Advantage Roofing recently finished re-roofing my home, and I am delighted to finally have some peace of mind after several years of chasing leaks. Sergio did the original inspection and estimate, and went over both the company and the work plan with me before I selected them from the several other companies who provided estimates. Their estimate was in the middle, and they didn't require payment except the deposit until completion of work and final inspection. The project manager Luis and his team completed the work, which was a complete tear-off and re-shingle, in a little more than 3 days. They did a beautiful job, including some improved flashing compared with the last time it was done, and those new Ohagen vents. They cleaned up and left the site spotless every day, no nails or other waste. The concrete pad around the house is cleaner than when they started. At the end, I asked Luis how long he thinks this roof might last. "Forty years" was his confident reply. It's so nice not to have to worry about any more leaks! Advantage roofing replaced our roof and we very much regret working with them. Short version: The crew came in like wrecking balls and caused thousands of dollars in damages to our property, broke our water heater, leaving us without hot water for 7 weeks, and left us running around coordinating all of the repairs ourselves for many weeks. To their credit, they did eventually recognize that they did cause the damages and paid us back for them. If we had it to do over again, we wouldn't hesitate to use a different company and save ourselves countless hours or stress and frustration. Full story: We got quotes from a few companies and Luis seemed to us to be the most professional and trustworthy, so we chose Advantage even though it would be many months before our turn in line would come up. On the day they were to start the work, they wanted to park their demo truck on the sidewalk in front of my house. I told them to enter from one side and not the other because of my neighbor's tree. They ignored me completely and proceeded to tear branches off his tree as I watched shaking my head. Not a great start but I was still naively hopeful that they would be able to do roofing work well. I had to apologize to the neighbor for the damage they caused him. After the demo was done and they started the new roof, they plugged in some high-power equipment to our exterior outlets and blew our breakers multiple times. They also broke our tankless water heater by moving the venting so aggressively that the entire water heater eventually had to be replaced. We couldn't figure out why the hot water heater wasn't working at first and it took many days of our work PTO and scheduling appointments with plumbers and electricians as we tried to figure out how to repair the damage. We weren't sure that Advantage Roofing would pay us back and we had just shelled out huge amounts of money for the new roof, so it was weeks of stress. Luis, who had seemed so professional and trustworthy at first, suddenly started to say things like "we will look into what we can do..." and "sorry but we did the best we could..." rather than actually taking the responsibility for the damage and coordinating the repairs themselves. Companies like this have insurance for a reason but rather than filing a claim with their insurance and, for example, putting us in a hotel while the hot water was being repaired or scheduling plumbers and repairs themselves, they just made vague assurances that they would consider paying us back for anything that was their fault. At first, they offered to pay us back for only half of the repairs (the nerve!) Paying for the damage they caused was the least that they could do, considering we went SEVEN WEEKS with cold showers and used many of our work PTO days to coordinate repairs. During the repairs, we also learned that in addition to damaging the water heater, they also tore the pipes (gutter drains and plumbing exhaust pipes) away from our rear wall, damaging them and then not even reattaching them. Those had to be replaced completely in the end and then we had to have the new pipes painted. So, so much time and energy was wasted because of the careless work their crew did. Not to mention that they didn't tell us about any of the damage they caused - we had to be discovering it on our own and only then did they acknowledge the damage they caused. Lastly, I will add that one of the valleys that they created was not sloped enough to drain water, leaving rain to pool in one spot. That will likely eventually become a source of leaks into our house. They supposedly guarantee their work, so I sent them photos within a week or so of the work being done and they simply said that they "did the best that they could do." What? What a cop-out. No, more like you did "the best that you did do..." Advantage Roofing does have a high number of good reviews, and I am glad that some other clients have had good experiences with them. After everything we have been through with them, my recommendation would be that you work with a different company or that you be very vigilant of their work if you do decide to give them a chance. Unfortunately, if you're not happy with the end result, there's no shortage of apologies or excuses that they can find once you've paid. To their credit, I am glad that they at least paid us back for the costs of most of the repairs so that we didn't have to file a complaint with the Contractors State License Board. What frustrated us more than anything in the end was their indifference to our lack of hot water for so on, indifference to the time and energy lost coordinating all the repairs. read more

We did not have to deal with all that awful smell from the tar. We also had Skylights that were cracking and all the wood and metal were rotten. They went beyond our expectation. Because of changing insurance underwriters' requirements, I was given an insanely tight deadline to completely tear off and replace my current, functioning, but ugly roof, including installing a plywood deck over the joists. This happened right in the middle of weeks of constant rain. Luis's bid was quick and comprehensive, with contingencies and potential necessary changes spelled out in detail. The estimate was made with quality materials spec'd and labor costs plainly and fairly itemized. Luis and his workers were very helpful and professional. He understood the need to work around the rain to meet the looming deadline. They squeezed my project in so that whenever rain stopped the work, everything was still waterproofed until work could resume. This efficiency and planning allowed me to get the roof done and documented by the insurance deadline. In the course of the project, which took 5 days spread over a couple of weeks, Advantage discovered several issues. There were 4 prior roofs, rather than the expected 2. Two of the skylights needed to be replaced due to dry rot. All of the changes were made while still meeting the deadline and remaining reasonable in costs. I was consulted as to materials and design. The workers cleaned up very well after each day's work, and were friendly and accommodating to me and the neighbors. Throughout the project, Luis was easy to contact, kept me informed of progress, and responded to questions quickly. The results look great. It's been raining since about 5 minutes after the final skylights were installed, and everything is watertight and draining well. I needed my roof replaced for my rental property in SSF! After many bad impressions I decided to give Advantage a call in late Nov 2020. Spoke to Dave who was very pleasant over the phone and made an appt to have someone chk on my roof & an in-person appt with my husband and I in early Dec 2020. Luis came to our home with a full on descriptive, detailed power point presentation of what would be done, along with a pamphlet with many selections of shingles. Due to rain and other customers ahead of me, my roof was completed in early April 2021. The work took a total of 3 days, they were professional, respectable, hard working men who took pride in their work. My roof looks amazing. They left some nails that they missed during their clean-up but one call and an hour later they had someone out there with a magnet sweeper making sure no others were left behind. They were very thorough in their work and courteous of any mess that could have gotten on my neighbors side. Recently, Advantage Roofing installed a TPO roof for my aunt. During last year's severe rainstorms, when I called Advantage and spoke to Dave, he asked Jesus to help unclog the drains on the roof. I thought I had taken care of this before the rain started by having someone else clean out the gutters, etc. However, this person didn't clean out the drains, which resulted in the roof looking like a swimming pool due to the heavy and unrelenting rain. It was difficult to get anyone to help during that time, as all of the roofers in the area were busy. If not for Dave's and Jesus' willingness to help, the place could've been subjected to catastrophic loss. The amount of water on the roof was a scary sight to see. Jesus unclogged the roof drains. I'm most grateful for his help. Later, I met with Jesus again, as he was the project manager for the installation of the TPO roof. In order to obtain an estimate, I met with Luis, who is very knowledgeable, kind and patient. He took the time to explain the process. The other places that I got estimates from didn't do this. Also, he provided me with a folder of materials, along with the proposed contract, which also included a copy of the Company's certificate of insurance. I don't know of any other companies that do this along with taking the time to provide a presentation. Prior to executing the contract and during the job, both Dave and Luis were highly responsive to my questions. For a flat roof, TPO is the preferred roofing material over Modified Bitumen. Due to there having been prior leaks in the roof, I requested that there be a tear off of the old roof prior to installation. I'm glad that the tear off was done because Jesus discovered that the plywood was too thin (3/8"). To remedy this, thicker plywood (1/2") was installed across the entire roof on top of the existing plywood. While the roof was being installed, I regularly visited the worksite. Project manager Jesus and his crew always were willing to assist me with accessing the roof. I'm glad that I followed the job closely, so I understood how TPO is applied, where the drains are located, etc. Thus, I'm now in a much better position to properly maintain the roof in the future. Installation of a TPO roof is very labor intensive. It's akin to doing a form of handicraft. There were so many small pieces that needed to be installed meticulously by hand over corners and in other areas. I like to understand how things are done, so I'm glad that both Luis and Jesus were so amenable to my regularly visiting the jobsite. What also provided me with additional confidence, is knowing that Dave, Luis, and Jesus (project manager), and Geraldo (installer) all have worked in the industry for many years. If I recall correctly, they each have at least 20 to 30 years, or more of experience. My overall impression of Advantage Roofing, is that this is more than a business to them. They truly want one to be happy with their work. Moreover, of all of the companies that I've interviewed, Advantage Roofing has the longest warranty. I chose Advantage Roofing due to a variety of factors (i.e., reviews, its willingness to help me when no one else would, willingness to answer questions, and responsiveness). There are few roofing companies that consistently have good reviews. What I think distinguishes Advantage Roofing over other companies, is that they're very responsive and truly care about their customers. I highly recommend Advantage Roofing for roofing work in SF. After requesting a quote, we met in-person with Luis. Luis wasn't pushy or smarmy at all, just to-the-point and careful in explaining our options. We had a bitumen roof, and we decided to have Luis's team replace that with a TPO roof, which Luis said and my research confirmed should be a better option for our area's microclimate. We shopped around for competing quotes, and it turned out TPO cost about the same as redoing the bitumen roof, so better product for the same price. From there, we waited until the rain let up, then Luis's team went to work scheduling the roofing work, getting the permits, working with me to resolve a few minor issues as the work progressed, and then clearing the permit. I was also very impressed with the one-site crew, with the project manager Jesus being easy to work with, diligent, and responsive. In addition, their team was respectful and efficient, getting the roof done in just two or so days. It's been only a few days since the roof was completed, so time will tell how the roof holds up. Excellent! I had my roof done over a year ago by advantage roofing. They did an excellent job. I was very impressed with Luis from the initial roof inspection and the follow up presentation. He was professional and thorough. He took the time to explain the whole process to me. I had them install insulation, a TPO roof and a new skylight. They did a great job. They even helped me with problems I had with my light well. Luis and his team were so responsive. Although they were busy on other jobs, they came right away to put a temporary cover over my light well during the heavy rains and winds. And they came more than once and at such short notice. We had a TPO roof installed on our flat roof house in San Francisco. I got three quotes and chose Advantage. One of the quotes was wildly more expensive by about $80,000 (seriously?) but Advantage's quote seemed reasonable. We had a discussion about roofing materials, and how to fix a roof drain that wasn't draining well. I have the added complication of having some small greenhouses on the roof to grow tomatoes. The team did the roof on time and on budget. There were some wood planks that needed replacing but no dry rot. I would definitely recommend this business. read more

Luis was fully transparent about the various options available and the lead time. They were actually able to start 2 weeks earlier than initially discussed and completed the job within a few days. Could not recommend this company more. Called during one of the big storms we had this winter after we had several leaks. Many companies weren't bothering to return calls etc. These guys came out pretty quickly and gave us a very competitive estimate. Luis did a great job of walking me through the details of the work they would do and what it would look like etc. Once the work started I was super impressed. The work crew could not have been more polite and accommodating. Very neat. At the same time we had a solar tube installed in my kitchen. Provides so much light. They were great about cleaning up and working around the pets. Bottom line- The roof looks fantastic, I'm not broke cause I paid a very fair price, and next winter it can rain all it wants but my house will be very dry for years to come. read more

Unfortunately they cannot service my area, but he spent time both on the phone with me and via text to explain the differences in approaches to roofing flat roofs. I rarely write reviews but feel these guys are worth the effort, after all the extra effort they put In for me. From the first meeting with Luis until the prompt early completion, the team were uniformly excellent in service and quality. Luis gave me a very fair estimate and when I gave the go ahead he kept in touch to be sure we started and completed before the coming rainy season. The crew was on site between 7 and 8 every AM .t As it became clear that rain may be coming they put on extra crew and finished what could have been a 2-3 week job in one week! For the last main day we had 10 men on site-really something. All the crew were clean respectful of the job site and knew what to do-I learned that many have been working for Advantage for years. Besides owners David and Luis, both of whom I met, the company is small with 2 to 3 crews-actually an ideal "goldilocks" size for SF jobs, I believe. The project manager Jesus is an experienced professional who gave me his personal # to keep in touch throughout the job.
