We had a highly positive experience with ELM while replacing our Eichler roof and about 70 linear feet of siding. Full credit to Rodrigo and Lincon, who were on top of things throughout the project. First, they patiently explained the full roofing process to me in detail when I was getting estimates. This was not my experience with some of the other roofing companies who felt rushed or were asking me to cut corners. In contrast, ELM gave me several alternatives before we zeroed on to a torchdown roof. Next, Rodrigo and Lincon were very communicative on our group chat and kept me apprised of the progress throughout, including tons of photos. Rodrigo was also very proactive in dealing with the city for permits as well as clarifications etc, which happened several times since our city is one of the stricter ones. During all this, we had a running clock since we were in contract to sell the house, but Rodrigo and company kept things in motion, sometimes working late hours to ensure completion on time, which we did with several days to spare. It was also very nice of them to talk to my buyers to tell them about the new roof in detail. I was also pleasantly surprised with their integrity. For example, the roofing torch is huge and heavy and accidentally did some minor damage to the house. They fixed it without questions in a very timely manner. They also provided us with a courtesy cleanup inside the house to cleanup roofing debris after demolition. So yeah, thanks to Rodrigo, Lincon, and their crew, we have a brand new roof and siding. They are polite, professional, reasonably priced, great at communication, and clean up well after themselves. Would recommend them 100/100. read more

My partner and I happened to get a leak in our roof in basically the luckiest possible place, so we saw it as soon as it started and it wasn't serious yet, but obviously we still needed it fixed. So we got in touch with ELM Roofing and had them come out to do an inspection. Lucas was great. He identified the issue quickly, stepped us through what our options were, and kept us in the loop the entire time. He checked the roof out with a drone, since it was too high to run a single ladder up, and we got to watch the neighbor's resident hummingbirds go nuts trying to threaten it away. Evidently hummingbirds hate drones! We had our entire roof and the garage roof replaced, because the builder had cheaped out on underlayment materials and is a pain to get to fix anything under warranty. So, y'know, forget him, but this isn't a review about him. We've got a much tougher underlayment now, all the chipped tiles we had have been replaced, and it is quite honestly better than new now. They did clean work, too. Didn't mess up the yard at all, they were fastidious about noise levels and allowed work times, everything you'd hope a certified contractor would do (but do they? Well...many don't, believe me). Quick and thorough, and when the project got interrupted by rain, they kept us informed about that, too. They came out on a Saturday to get ahead of the weather and even let us know exactly what the local weekend construction ordinances were ahead of time so we'd know what to expect. I think that's what I'd say about them the most: No surprises. They don't do anything unexpected with the final invoice, they don't jerk you around, they don't treat you like you won't understand what they're doing. You're fully in the loop at all times and you're treated as a partner in the project. You get exactly the work and quality promised. And it's good work, with a 20 year guarantee. I'd highly recommend them. read more

ELM Roofing helped me and my family out with a roof that sorely needed replacing. They were quick to respond to our query, and clear communicators who quickly understood our situation and how best to handle it. They gave us an extremely reasonable quote and did excellent work. We found ELM here and based on their positive reviews, had Matt come out and give us a quote which was very competitive. We liked the way he used a drone to survey our roof as part of the quote process and then provide photos & updates throughout the work. ELM was very responsive to any questions & requests we had. They included a QA review when the work was completed. We also liked their project completion process which gave us the power to say everything was completed to our satisfaction. We would not hesitate to recommend ELM or use them again in the future. Great customer service, great workers, great work! read more

ELM and Refael specifically saved the day, again! We had an issue with the city around our downspout that was causing us enormous grief, as we could not figure out a realistic way to meet the ask from the city. Refael suggested we bring the inspector back and the two of them worked out a great path forward. This was the second time in a year where Refael helped us out in a jam. Thanks! read more

I compared three local roofing companies and ultimately chose ELM. They provided a comprehensive quote with detailed explanations of the materials, workmanship, and entire process, along with their contractor's license information. Their pricing was also the most competitive of the three. Throughout the project, Leandro, the manager, was on-site every day to inspect the work and keep me updated at every step. He was always responsive, professional, and reliable, which made the entire process much easier and gave me great peace of mind. I had a great experience working with ELM and would highly recommend them! read more

Outstanding! That is one word to describe my overall experience with ELM Roofing Contractors from A to Z to replace the entire roof, gutters, and downspouts of the house. They were meticulous, clean, and timely. Leandro Q., the Roof Inspector/Project Manager, was exceptional and is a consummate professional: his proposal was thorough and rich in relevant details of their licenses, insurance liability, the exact materials to be used and the step by step scope of work to be done that I used it as a template against the other two bidders who did not even come close; he gave me a real brochure of the roof type that the others did not--while giving out an original brochure (not a copy of a copy) is no big deal, it showed class and attention to details; he communicated daily including giving detailed project updates that never left me wondering what the status was; he responded to my texts or calls promptly; he was proactive; he was on -site to check daily; he's knowledgeable and resolved issues that came up quickly and effectively; and Leandro is genuinely polite, patient, and pleasant to deal with. Last but not least, a big thank you to the excellent work of the assigned foreman, Tarciscio, for checking the work done to ensure quality and compliance with city codes to pass the final inspection. read more

Chose ELM to replace my roof among several estimates. That turned out to be a great choice. The project manager Leandro Queiroz leading the team has done an excellent job. Here are some of the points worth pointing out: (1) Attention to details from day one (2) Provide updates and photos on every major progress (3) The whole team kept the surrounding area clean (4) Excellent Insulation work. The old attic was vacuumed so clean that looked like a brand new attic. The insulation was very thick and solid. (5) Constant checking team's work himself, making sure it met the best quality. (6) A true five star project. read more

Quoted me $10,700.00 for a small leak repair that I paid another company $1,600.00 to fix. If you have a simple leak these are not the guys for you. They don't want small jobs and they will try to talk you into replacing half the roof! Update: Derek has been calling me repeatedly about my 2 star review. The facts are Derek quoted me almost 11 grand to fix that leak! You guys were way out of line. No other quote exceeded $3,600.00. It is my opinion that you don't want small jobs and were not the right fit for me. I'm entitled to my honest opinion and that's how I feel about it. All my roof needed was the mortar patched, and the hole fixed. There was nothing wrong with the underlayment. We checked! The company I hired patched up ALL the holes in the mortar on the whole roof and replaced 19 broken tiles in addition to fixing the leak for $3,600.00. To just fix the leak would have been $1,600.00. That is an appropriate quote for a simple leak, not what you did. read more

I highly recommend ELM Roofing Contractors and manager Thiago. We recently had our roof replaced and the experience was smooth from start to finish. The quote was competitive, the team was professional, responsive, and clearly very experienced. The roof installation was done neatly and efficiently, and the final result looks fantastic. When the first rains hit a few weeks ago, the roof leaked. It turns out the workers clogged the trap for the roof drain with their construction debris. When I called them, they sent out Milton who contacted a plumber to unclog the drain within a few hours. Milton returned a week or so later and added tar and roofing where the drain from the first floor roof, passed through the wall into a downspout down to the garage roof. We'll see whether that fixes the issue. I knocked off one star for clogging the drain and not checking it but they did respond quickly when I called them so they still get 4 stars. read more

We had a great experience with ELM. Max was super knowledgeable and from start to finish, walked us through every step of the process, answered all our questions, and made sure we were comfortable with everything before moving forward. The installation was quick, and the quality of the new flat roof really shows. Since having it installed, we've noticed a huge improvement in our home's temperature where it's been 10-20 degrees cooler inside, and we've barely had to run our AC this summer. That alone makes it well worth the investment in 80mil TPO away from standard torch down. Highly recommend this company for anyone looking for reliable roofing work! read more

We first hired this team to repair sections of flat roof on our 12,000 sq. ft. Commercial warehouse building. They did an outstanding job, the work was completed on schedule, the site was kept clean, and the entire process was handled with professionalism and efficiency. Because of that great experience, we hired them to replace the roof on our 6,000 sq. ft. home in saratoga, which included flat sections and some very challenging angles. Once again, they delivered excellent workmanship. The crew was prompt, organized, and incredibly professional, and they maintained a clean job site throughout the project. They also repaired areas of our balconies, and the quality of the work was excellent. Communication was exceptional. I hired ELM Roofing to help renovate my flat roof. Rodrigo was wonderful to work with, very patient, communicative, and flexible. I considered both a reroof and silicone coating, and Rodrigo worked with me as I thought through the options. Their prices were very reasonable, and it is clear that they are experienced and an established company. I especially liked that Rodrigo has experience in solar. My roof work was related to a solar project, and it was fantastic that he knew what to expect there. (Verdict is still pending on the solar company.) The foreman Alvarro was also really good and experienced, and pleasant to work with. To improve quality, they included extras like polyester(?) webbing at the edges of the roof, which I appreciated. I hope this roof lasts for a long time. When it's time for a re-roof I will start with ELM. read more

I can't say enough good things about ELM Roofing Contractors and their manager, Matt. We recently had the roof replaced on our ADU and the whole experience was very good. The quote was reasonable and the team was responsive. During the tear-off we requested that they take out every old nail so that the plywood was perfectly smooth and ready for the new underlayment and they honored our request. They worked efficiently and kept everything neat, the whole project was finished in two days. Throughout the project, they kept us in the loop, showed up when they said they would, and made sure everything--from scheduling to inspections--was handled smoothly. I've been putting off getting our roof replaced for way too long. I was worried that since we have solar installed, it would complicate the process. We evaluated multiple vendors and ELM was the best vendor who gave us the most peace of mind. Thiago was assigned to our project and he was very professional, clear and friendly in guiding us throughout the process. We had a great experience with ELM Roofing replacing our old leaky roof. Thiago was really communicative and had all the answers I needed for my first big renovation project as a homeowner. He was great at explaining the process and keeping me informed about the permits and timeline. He was able to schedule us a full 6 weeks before another company I also got a quote from, and ELM's quote came in less than that other company. This allowed us to have a new roof before the rainy season started here in Half Moon Bay. The work itself was completed surprisingly quickly in just 3 days, and we even had a double roof which required extra demolition and they had to fix up quite a few places that had dry rot. The men who did the work were respectful and did cleanup after the job was complete. Our roof looks fantastic now and we won't have to worry about it for a few decades. I recommend contacting Thiago and ELM if you are needing this type of work done. read more

I was lucky to find Refael and his team from ELM roofing to work on my roofing project this year. This is a complicated project since we are adding framing for insulation and ventilation on top of the roof. There are also electric, hvac and solar involved. I prepared for the project in the last couple of years. However, my previous contractor walked away last minute due to the rain (and the anticipated project duration) in September. Before I give it up this year, I found ELM Roofing had the right qualifications, and Refael was able to start project the same week I signed the contract (including arranging sub-contractors). Looking back, this would be a challenging project to finish without Refael's coordination and dedication to it. His team (Francisco and Edgar) are hard-working professionals. I liked Edgar's attention-to-detail on the installation of shingles, gutters and air vents. The new roof looks amazing, and it has gone through a few rainy days without a problem. read more

I would like to thank Lucas and his team by replacing my roof. I talked to multiple roofing companies before deciding to go with ELM Roofing. They were not the lowest nor the highest bid, but decided to go with ELM because Lucas answered all of my questions and concerns about the replacement and installation of the new roof. It was important to me to understand the process and was reassured my questions and concerns would be followed up. The new roof installation was not a smooth process, but everything came together and completed. I'm completely satisfied and happy with the work, the tidiness of the job, and its appearance. Even my neighbor dropped by and complemented how the roof looks. Thanks again Lucas for managing the roof project as it made my stress level manageable. Professional, hard working and just a really great experience working with Gerardo and the team!

I went with ELM roofing at the recommendation of a neighbor. The quote provided was fair when compared to the few others I had received and I feel extremely satisfied with the work that was done. Sean and his team were professional in our interactions and in their workmanship. They also cleaned up before leaving each day which I appreciated a lot. Pretty sure my driveway had never been cleaner. Sean was also super patient walking me through the process, helping me choose a color, and answering all of the questions I had (I had a lot). We engaged ELM Roofing to fix ~1.2ksqft of flat roofs on our house this winter and they did a phenomenal job. He took a ton of time to explain the various issues with my roof and went above and beyond to help us fix troubled spots on our 2nd floor patio. Based on the research I did, I also found their pricing to be fair and transparent. If you have roofing needs in the bay area, look no further than ELM! read more

Wow, where do I even begin? My roof was beyond repair--it hadn't been replaced in over three decades since I bought my home. To make matters worse, it has steep roof pitches and no vertical sides. So, I thought taking on this job for them would be like taking a masterclass. However, Elm Roofing Contractors quickly exceeded all my expectations. They dispelled my fears that their sales pitch and offer was too good to be true. Working with them ultimately turned out to be a masterclass in integrity and quality work, for me. From the very first overview with Amir, the project manager, who is respectful, professional, personable, and transparent regarding potential problems and how it could possibly change the price - to the quality workmanship of the entire crew, Elm Roofing Contractors truly knocked it out of the ball park. Byron and Jose in particular, were always in beastmode as they worked on my roof from about 8 am to after 5 pm, sometimes even until 7 pm. Their work was exceptional. Elm Roofing Contractors are awesome and true to their word. The price was fair and the quality of work was above and beyond what I could imagine I would refer them without hesitation, and to anyone without question. read more

Reached out to a few different companies for a quote to replace a roof for a house in San Leandro and my dad was genuinely more impressed with this one out of all the rest because they were prepared with showing him options of shingles, went through what timeline looked like, and had their project manager there on their first meeting. They communicated with us from start to finish and got the project completed as they projected. It was an absolute pleasure working with Amir, Claudia and the ELM team. We had not one, not two, not three, but four old roofs rotting over our heads with really steep pitches. Amir showed up, gave us a very precise quote, explained all the affiliated costs and process and what they'd need from us. As soon as we paid the deposit, we were able to schedule within a week and the work was completed in six business days. (They also provided financing options as well, which was very much appreciated.) Something critical to note: they were not the cheapest offer we received, but were absolutely competitive. That said, we opted for them because of their professionalism, preparation work they did on the site, warranty and the thorough service they provided. For example: when scrapping off four layers of roof, sometimes an old shingle falls where it shouldn't. In my instance, on an apple sappling and on my livin room ceiling. I immediately told Amir and the team replaced the drywall the next day, came to paint the day after, and found my exact sappling and replaced it the day after that. No additional charge and offering nothing but grace in the process. They're insured, bonded, have an outstanding warranty on the work and did an incredible job. I highly recommend them! I recently had ELM Roofing Contractors replace my roof and I'm really impressed with the service I received. Carlos came out to give us a quote and was very knowledgeable and professional. What really stood out was that he noticed a few places where water may have been penetrating the old shingles. Seeing that there was a storm coming in a couple days, Carlos went above and beyond by adding tarps to my roof the same day he gave me a quote, which gave me peace of mind as the storm came through and we had to wait for better weather to start the project. The work itself was done quickly and efficiently. My only minor complaints there was some minor work that needed to be fixed, and we did experience some leaking into the house overnight when the old roof was off. Both of these are common with getting a new roof installed, and ELM Roofing Contractors was quick to fix these issues. Everything looks great now. I'd give more than 5 stars if I could! What an absolutely amazing experience! From the moment I reached out through Yelp, my experience with ELM was fantastic. The request was responded to very quickly and the next day Celio came to the house to discuss options and needs. From the time that I reached out to ELM to the time the project was fully complete, only a little over three weeks went by. They had to remove 35 solar panels, strip off the existing roof, replace three skylights, put down a new roof, and reinstall all 35 solar panels. The price was absolutely reasonable for the work that was done and was on the lower end of middle of the road compared to the other companies that gave me a quote. I highly recommend Lucas and ELM Roofing. Exceptional experience all around. Upon returning to SF from a holiday trip, we discovered we had a very bad roof leak caused by the recent winter storms. Our master bedroom ceiling was sagging and had pooling water on the drywall. Not a great experience coming home from a trip. I called a few companies on Dec 31 to come out and provide a quote, and fortunately Lucas with ELM Roofing was available to come out on Jan 2. The holiday week and multiple storms caused some availability challenges for other companies. Lucas was on time, very professional, and notably used a drone to get great photos of our roof. I appreciated his use of technology which enabled him to show us how poor of a condition our roof was in. Whomever our prior owners were definitely didn't maintain it very well and did a pretty poor job of patching it up. It looks like there were 3-4 repair jobs at various points. It was very clear we needed a new roof and it was not going to be a quick repair. I signed the contract on Jan 5 and Lucas started on the permitting process with the city. He also provided me with the documentation I needed to get my HOA's approval (they were also great). After coordinating with the city, Lucas scheduled our roof repair for Jan 16. The day before the roof replacement, Lucas and I chatted about what to expect for the day, including making sure we got permission from neighbors to use their parking spots. The roof repair took just one day (~10 hours total), which was fantastic. Here is an overview of how it worked. - Demolition: The demolition team arrived in the morning around 7:30am and finished removing our roof by 8:30am, though it was already partially gone on its own base on the photos. The demo team had their own disposal truck and were extremely considerate about the debris. They did a great job cleaning up. - Prep: The next team spent about 3 hours getting the roof ready for installation. Lucas arrived during this window to check on the project and make sure everything was going okay. - Delivery: A large truck with a crane arrived around 11:30am and delivered the roofing materials. It had a conveyer belt to deliver supplies directly to the roof. It was really cool to watch, and I didn't get much work done as I was just staring at the supply deliver for an hour. I went outside to check it out as well, looking like one of those dads in auto commercials staring at workers doing their jobs. The truck was off the street by 12:30pm. - Installation: The team spent about 4.5 hours installing the roof and were done around 5pm. So from my first call to roof replacement was 2 weeks. That was an extremely fast turnaround considering that involved waiting out the storms to finish, getting permitting with the city, ordering and getting supplies delivered, and getting the HOA to sign off. Really A+ work from Lucas all around. He project managed everything and came by in person to check the finished project to close out the project. If you have a roof issue, I highly recommend Lucas and the ELM Roofing team. read more

Tamir met up with my mother & husband to provide a quote for her mobile home w/sky light to be reroofed. He was on time, polite and helpful. She was particularly concerned about the skylight and they did inspect it and indicated it was good to stay. Once she chose ELM for the job Rafael became the project manager. ELM worked with the government to get permits, which took quite a while due to it being a mobile home and the inspector coming from Sacramento.. When she called for updates throughout the job they did respond quickly. They brought color samples to her in person and left them with her so she could get management approval. Her neighborhood will not allow dumpsters and ELM was very helpful in bringing a dump truck to receive the old roof debris as it was removed and drove it away the same day. They removed the old turbines, covered the holes, and installed a newer style of vents. They worked quickly and efficiently even in our extreme early fall heat waves.
