Michael/Mila and their team - Adrian, Vlad, Felipe, and Martin - did an amazing job accommodating our custom requests for the bathroom renovation and made sure the outcome met our expectations. For the best results and experience, if you have a clear vision, I highly recommend communicating it thoroughly, with detailed requirements and image renders, to both the project manager and the working team directly. Don't hesitate to reach out to Lyvayko with your projects they're a family owned business who truly care about their customers and take pride in their work. Highly recommend and looking forward to working with the team again! read more

The whole Lyvayko team is great and did an incredible job on whole house flooring remodel, master bath and fireplace. They are very knowledge, expert remodelers and with a very reasonable price. Very happy with the entire process and result! Highly recommend if you are considering any type of remodel. read more

Due to a pipe leak my kitchen had to be totally remodeled. It was an insurance paid job (minus the deductible). Hired Lyvayko. They have a great showroom with lots of wonderful choices. Their designer was very helpful and encouraging in making the tough choices. I went with raised panel cabinet doors in dark wood, quartz countertops and a 2 foot by 4 foot cement subway tile. They perform all of the work themselves, I don't believe they had any subcontractors do any work. The crew worked hard and did a superb job, as you can see from the photos. Would fully recommend hiring them for any remodeling job you need done read more

We recently had a wonderful shower remodel completed by Lyvayko Building Systems. We wanted a groutless shower, using slabs for the walls and the shower base. Michael suggested Dekton or Daltile for our slab choices. Due to a long manufacturer wait time for the Dekton slabs that we chose, we decided to go with Daltile porcelain slabs. Working with porcelain slabs can be challenging and time consuming; however, Michael and his crew overcame difficulties with cutting and installing the full-length slabs for the walls and floor of our shower. They also installed a beautiful custom teak bench, moved the drain to the back wall of the shower and much more. Nothing was too difficult for them. Michael and his crew are hardworking, committed, pleasant, dependable, clean, honest, and experienced. We are thrilled with the workmanship, design and comfort of our new shower. Thank you Michael and the good people that work with you! read more

We can't say enough great things about Lyvayko Bathroom Systems. Michael and his crew were beyond the best. Vasily, Jacob and Sacha were consummate professionals and exceptionally clean (never left any tools, trash, even swept our stairs when leaving for the weekends;). Always here early morning and worked non-stop daily to complete our beautiful master bathroom remodel. I would also like to give props to Jose, Michael's recommended custom cabinet maker: excellent workmanship, cabinets turned out exactly as envisioned. Honestly, there was not 1 glitch during the entire process. We confidently and highly recommend this company, you will not be disappointed. As a matter of fact, the crew will be back to tackle our guest bathroom remodel in March. read more

I got 4 quotes for my bathrooms remodel, and am very glad I chose Lyvayko. Thoroughly impressed with the bathrooms remodel work. Michael and his family have generations of experience in bathroom remodel work and tile work. It's even in their company name! When I hire a contractor, I always worry about getting nickel and dimed, and the final bill being much higher than the original quote. No concerns with this company. The final bill matched the original quote. They even finished on time, exactly as their original schedule that was quoted. After the remodel was completed, my wife wasn't happy with the vertical caulking color next to the new tub. They came back and took care of it at no extra charge! read more

We could not have been happier. We did our kitchen , master bath, powder bath and laundry room. I contacted five contractors and actually got estimates from three. Lyvayko was in the middle with price, but we felt good about going with them after meeting with Michael jr. We agreed on a price and he told us the job would take three months. He was right on schedule in finishing it. Their work is impeccable. They make sure every detail is done without flaw. Every worker that worked on our job was professional and respectful of our property and us. Visily supervised the job and was a true pleasure to know. He would do whatever he had to to make sure the work was perfect. Thanks also to Mila, Michael sr, Adrian, Johnny, Peter, Sergay, Filipe, Junior, Vladimir and Jay. All true professionals. Great company! read more

This is a long overdue review of Lyvayko Bathroom Systems. We first contacted them back in the summer of 2020 to give us a quote for a shower remodel for all 4 bathrooms in our house, which also included breaking a wall in one of our bathrooms to make one full bathroom as well as to make a pocket door for that same bathroom. Michael Lyvayko Jr came out to give us a quote and suggested we use this new material called Dekton (https://www.cosentino.com/usa/dekton//) for our showers as it had advantages of being stain-proof, easy to clean, and fire-proof. Michael's quote was one of the higher ones, but we were impressed with the reviews on here as well as the advantages of Dekton. It's advertised as "maintenance free" by Michael, and for the most part it is. We were quoted a timeline of about 7 weeks to get the work done. I was skeptical about that and I was proved correct. It actually took longer to get the work done (Started in late October and finished in January 2021, for a total of 8 to 9 weeks not including holidays), but I don't blame that entirely on them. There were some issues with materials not arriving on time from Spain (due to supply chain issues), and a couple of other unforeseen issues like mold discovery that had to be addressed in the master shower. Once they started the work, the whole crew was very professional. In the end, the overall work was great and our showers looked fantastic. The only issue we had was that the grout on 2 of our shower floors kept getting cracked. We had Lyvayko come out at least 4 times to fix it (at no cost) before they finally determined that the best course of action was to replace the Dekton for the shower floors at no cost. I would highly recommend Lyvayko systems for your bathroom and kitchen needs. If anyone has questions, feel free to let me know. read more

Thank you Michael for constructing my beautiful balcony that my family and I were able to enjoy for a few years. This is a late post cause Michael constructed a balcony off by master bed a few years ago. He was professional , fairly priced and was trustworthy . I recently sold that house and the termite guy couldn't stop raving about what an amazing job Michael did. He said that Michael did a perfect job! I referred Michael to our neighbor recently and she of course was pleased with his work. Though we no longer live in San Diego, Michael will always be my go-to for any construction jobs ! read more

We just completed our Master and Guest bathroom remodel project with Lyvayko, and what a satisfying experience it turned out to be. Working with Michael and Mila on the initial design process and their ability to grasp our vision and turn it into solutions. They listened to our requirements and were able to give us a shower system having linear drain and no grout. Their workers were well versed and experienced in their respective fields. Cannot say enough about the quality and detail workmanship of Michael Sr. and Vasiliy, and their crew of Alex, Adrian, Frank, Caleb and Roberto. They were always willing to listen and accommodate our needs. All of them were pleasant to have in the house and communicate with. We are very happy with the work Lyvayko has done for us. read more

It was a great pleasure to work with Michael and his crew. They were here everyday on time, worked hard all day, and didn't miss a day until the job was finished. We actually enjoyed having them in our home! We had them do a complete bathroom remodel and a kitchen backsplash and their work is exceptional. Michael Sr. does beautiful "old world" quality tile work, and everything was done flawlessly. I have a really good friend who does finish work on very high end homes and he was very impressed with the quality of Lyvayko's work. I highly recommend Lyvayko! read more

Found Lyvayko Bathroom Systems via a neighborhood recommendation. I actually got 5 quotes based on recommendations. There was one less expensive quote. But I felt like Michael knew what he was doing and would make sure the results were perfect. Lyvayko also had all 5-star reviews on Yelp (12 of them). So I went with him. I was not disappointed. Lyvayko is a family run business. They take pride in their work and don't just hand off the critical work to unsupervised folks learning on the job. They were able to put in a curbless walk-in shower where my tub was. Retiled the walls and the floor. Everything is level and matches up with the hallway wood floors. Also, they were the only quotes I got that put in a shower system that was not hot-mop (if that's what you're looking for). 10/10 would use again. read more

We found Lyvayko after reading online reviews and were very happy with the service and the end result. We appreciated the personal attention from the time we began the conversation to the last day of the job and it's always nice to work with a family owned/operated business of this nature. This is obviously an awkward time to have people doing work in your home but everyone was so kind and pleasant while they were here. Every time time we had questions or concerns they were addressed immediately. The bathroom was built in a timely manner and the price was quite competitive. I'm not the best photographer but including some photos. We love our new bathroom and are grateful to Lyvayko. Would definitely recommend! read more

This is the second time we have used Lyvayko Bathroom Systems and both times we were very pleased with the results. In early 2020 we gutted our whole 1550 square foot rental and the Lyvayko family came in and did such precise and beautiful tile work from one plumline for the whole house. We decided together to use the same tile for the showers above the tubs. They also installed new bathroom cabinets, redid the whole kitchen, and 3 bedroom closets. It was like a new house. Last month Lyvayko had to work very quickly on our granny flat and within 2 weeks they replaced the cracked prefab shower with an exquisite tiled one, repairing the subfloor. Our new tenants arrived 2 days early and all was ready for them. Each job was done in a timely manner, with old world craftsmanship and professionalism and within budget. Every worker on each job knew what he or she was doing and did it well. Lyvayko Bathroom Systems is our go to firm. read more

I had a marble table that needed to be resurfaced. I checked out several methods of accomplishing the project. I settled on Lyvayko as they had the optimal technical solution for my project (More AntiEtch), and offered a price that was attractive relative to other firms I considered. They were not the cheapest, but at the project's conclusion I was very satisfied with the outcome and the cost. I am in Orange County so I was initially concerned with working with a firm in northern San Diego County. However, this turned out to be non-issue as Mila provided appropriate communication all along, and the pick-up and delivery of my very substantial table was accomplished smoothly and conveniently. read more

Lyvayko Bathroom Systems remodeled our guest bath and then about 2 months later remodeled our master bath and living room. The work is meticulous and professional. Lyvayko is my favorite contractor ever. I have been in the construction business for 43 years and worked with many contractors. These gentlemen are highly skilled, honest, reliable, clean, and just really nice people. The work they did was started and completed on schedule and as quoted with no change order requests. The pricing was fair and reasonable (5 quotes--they were second low bid), they did a great job, they communicated effectively on scheduling and details of the projects, they cleaned up daily and left a safe workplace every evening, they started and finished as promised. What else can you ask for in a construction team. These are guys I would invite to my house as dinner guests. read more

*****FIVE STARS IS NOT ENOUGH***** Michael and his father are amazing. My Brother Robert of BTB Construction is my GC and he has used LYVAYKO as a sub on 5 or 6 jobs for me. The last job was perfect just like all the others. I had a rental property with some damage in one of the bathrooms. Michael swooped right in. He and Michael Sr. bid the job well, started the moment they said they would, and finished right on time. I have worked with MANY people in the construction trades, and I can count on 1 hand the number of contractors that have this kind of integrity, work quality, morals and professionalism. I would have a few fingers to spare too! I will try to post some pictures next, and feel free to call me for a live review of Michael's work. Patrick Cain 619-787-2246 read more

I have used Lyvayko for 2 houses. Remodeling all baths and kitchens for both houses. Michael and his team were wonderful! Pricing was more than fair, quality is amazing. Even many years later, their quality stands the test of time. They run a tight ship and my home was never in disarray, even in the middle of remodeling! Michael and his team were awesome! Our new bathroom and shower looks like something from a luxury hotel. His team was incredibly polite and on time and did top quality work. They met our every wish, tearing out the old prefab shower, fixing the walls, tearing out the base, tiling everything with intricate cuts, redoing our vanity slab, hanging our hardware. Michael helped us every step of the way if we had questions. I highly recommend them; we are definitely using them to remodel our guest bathroom next. read more

My husband hire a couple friends to help us remodel a hallway bath, but it turned into a nightmare. A little piece of advice, don't hire friends to do any remodels. The bath was so bad, half finished, tiling was awful, vanity was crooked, and I could go on and on. I then found Michael and he was our lifesaver! He and his family turned our kids bathroom into something gorgeous. The first time my teenage son used it he said it was too beautiful that he felt like he was in a luxury hotel bathroom. Michael was honest and reasonable priced. His dad and uncle did a lot of the work and were very easy to work with. I am saving up to get our master bath and kitchen remodel done and I will be definitely hiring Michael again. read more

Michael and his family remodeled our master bathroom in our downtown high rise condo. We could not be more pleased with the work they did. Throughout the remodel Michael was always professional, on time, and available for questions. Similarly, his workers were just as punctual and conscientious. They spent extra time placing protective paper, matts and plastic on the surrounding walls and floors to minimize the impact of the remodel. All the Lyvayko technicians worked tirelessly from the time they arrived until early evening, their efforts enabling the job to be finished quickly (about 2.5 weeks for a full bathroom remodel). The Lyvayko operation is truly a family owned business, many of the workers are related, and they treated us like family too. On the technical side, Michael and his workers were top notch as well. The Lyvayko staff are extremely knowledgeable and experienced in the latest renovation practices. Michael senior and his brother Jacob did the tile work for our shower, and they were truly artisans and perfectionists. Their work looks better than I imagined. The project went flawlessly until we ran into a slight hiccup with a toilet install at the very end. Michael then took his own time to personally resolve the issue. The new bathroom looks modern, stylish and is more functional. Lastly, renovations in high rise condos are notoriously difficult- from parking, to transporting tools and materials, working within HOA guidelines...Michael was ready for this, knew how to handle the challenges that presented, and was always patient and compliant in jumping through some of the HOA hoops. After multiple experiences with bad contractors, it was truly a pleasure working with Michael and his staff. I highly recommend them! read more
