Instead of peace of mind, our experience resulted in poor communication, improper fees, and severe financial damage. Key issues during their management include: * **Unauthorized Fee Increases:** Our agreement explicitly capped monthly management fees at $200, yet Lyon consistently charged us $225 every month. * **Failure to Notify & Lack of Oversight:** Tenants were allowed to vacate without providing the mandatory 30 days' notice, and we were never informed. Lyon also failed to conduct a move-out walkthrough prior to tenant departure to document the home's condition or hold the tenants accountable. * **Extensive Property Damage:** Upon regaining possession, the home was left in severe disrepair. Damage included permanent marker on hardwood floors, substantial holes in walls, missing door handles, broken towel bars, damaged bedroom doors, damage to the bathroom vanity, and missing electrical outlet covers. * **Shifted Responsibility & Unrentable Condition:** Despite failing to perform a move-out inspection or document damage while tenants were still responsible, Lyon informed us that we must cover all repair costs out-of-pocket and refused to relist the property until repairs were complete. Whenever something came up, it was handled quickly and professionally. Early in my tenancy, I noticed mold in the refrigerator's water dispenser, and they replaced the refrigerator almost immediately. When the old stove and cooktop stopped working properly, they replaced the full range with a brand-new, very nice appliance. When the water heater broke a few months later, that was also replaced practically right away. The maintenance staff were always kind, helpful, thorough, and respectful. I never felt like I had to chase anyone down or fight to get a necessary repair completed. One of the best examples of their reliability happened during a major snowstorm. The roads were barely passable, but I woke up one morning to find that my driveway was the only one in the neighborhood that had been plowed. My neighbors were genuinely asking how RentProv had managed to get it done. I eventually purchased the house I was renting, and they continued maintaining the property and responding to issues through my final days as a tenant. They never started doing the bare minimum just because I was about to close. Shannon, in particular, was wonderful--professional, thoughtful, organized, and genuinely invested in making sure everything was handled well. I can only speak to my own experience, but mine was consistently excellent from beginning to end.

I should also include some pertinents: no one else lived in the building except my mother who rented the floor below us. there are only two units. literally no one complained. also, when they couldn't get in touch with me because it was Friday night at 9pm, they began harassing my elderly mother (who again, rents a separate apartment and has nothing to do with my LEGAL medical marijuana. Lawyered up and they backed down like the unprofessional losers they are. we broke our lease early to get away from these incompetent morons. do yourself a favor, avoid at all costs. the lawyer was provided to me by a veterans organization free of charge. he looked into Brian Weinstein at rent prov and apparently he is WELL known in the legal community as a royal POS.

I had a pleasant experience with them. I dealt with both Jefrey and Irene, and I was happy with the customer service from both of them. I called about a property I had seen on Craigslist (yes, they do spam Craigslist - that much is true) - which was rented, but Jefrey offered to show me another property that met all of my requirements. I decided during the tour I would take the apartment, and I filled out the application and gave her both the application fee and the security deposit. A couple of days later Irene called me to say that my application had been approved, and that I should stop by to sign the lease. When I did, she went over everything with me, including all of my questions regarding pets. I had first asked about having two cats instead of one, and she said she would ask the landlord and get back to me. She didn't get back to me about it, but I decided I could only afford one cat, so I didn't matter in the end. She also suggested that I set up my electricity and internet early so that I would have them when I moved in. I had trouble setting the electricity up, since the electric company had my apartment labeled differently than the actual address of my apartment, I had trouble setting it up. I had to call back and forth between the electric company and Samson Realty a couple of times, but Samson Realty was very helpful in getting me the information I needed. I picked up my keys and moved in the other day. It remains to be seen how many problems I have with the apartment (things falling apart, etc.) but so far I'm happy with it considering my low budget AND it does fit all of my requirements. I was already familiar with the neighborhood before I moved in, so I know for a fact it's a relatively nice part of town. I had no problems with customer service, there was prompt kindly communication. Samson Realty seems to be hit or miss judging by these reviews, but I had a positive experience with them - maybe you will too.
