RENTERS BEWARE! The property owner is a major mean-spirited, vindictive, rent-gouging POS coward. Just out for the all-mighty buck. He could care less about the tenants and takes advantage of them or evicts you with false proof. Except for delinquent rent. Makes up reasons why you should not get your security deposit back. His properties are never updated or maintained for as long as you live there. For instance example, No rug cleaning or fresh paint. They're very slow in the response to maintenance calls. The quality of properties is outdated. No amenities. Noncommercial washers and dryers, they're old outdated small coin machines. No value in the properties he owns and what he charges for rent. Been a resident of governor francis apartments for longer than I want to be. Can't grow tomatoes or flowers on my patio but my neighbor has a pot plant in his window. Also 2-3 peripheral use the parking lot/street as their personal auto repair shop including painting. No pets allowed but somehow somebody is allowed 2yorkie's . At least I don't have to hear them. read more

I was fortunate to find postings of apartments on Craigslist by Leigh one of the staff at Fleetwood Management. Currently I'm staying at Hollow Crest Apartments, one of several properties owned by Fleetwood Management. I have to say this is one of their newer and better locations to choose from. Their best would be Hillcrest which is right next door to Hollow Crest, slightly more expensive and geared more to someone who's ready to settle down. Hollow Crest fits more in my budget of around $700-$800 a month for rent. Also has an elevator which made it easy to move to my apartment on the top floor. Close to the I-95 highway and in between East Greenwich and Warwick on Post Road. It's right near the Remington House Inn and across from a cemetery so it's nice and quiet aside from the occasional busy traffic during rush hours but the building is pushed downhill and away from the road. Occasionally you wouldn't even see it off the road except for the sign for Hollow Crest. The apartment building itself has a nice giant parking lot enough for residents and visitors. No assigned parking except for the handicap and reserved parking near the main door. The main door is locked and all residents need a key to get in while visitors can use the buzzer to page people to let them in. It's a 3 floor building and there's about 40 1-bedroom units all designed the same way with electric heating and wall to wall carpeting. Since I've been here my electric bill has been between $40 - $100. Probably because I haven't had to turn on the heat much and I use 1 CFL lamp to light my whole apartment. All the rooms are wired for FIOs but I'm stuck with COX since it's cheaper for me. A nice thing is that each room is self contained with it's own water boiler in the doorway closet and a fuse box in the bedroom in case anything trips off. Thankfully haven't had to, but good to know it's there. Also like my apartment in East Side, there are wall ACs in the living room and bedroom There are two laundry rooms on the second and third floor with 2 washers and dryers. Haven't had too much problems with sharing the facilities with other residents and they get the job done. All the neighbors I ran into have been middle age and up and they've all been pretty friendly so nothing bad to report there. Maintenance is pretty prompt about getting things fixed. I had a problem with my garbage disposal and after a day of putting in a call, they came in and had it fixed and even told me what the problem was and how to fix it myself if I needed to. Stairs and hallways are kept clean by a cleaning crew that comes in every so often to vacuum and steam clean the floors. Management was pretty helpful getting me set up and took care of fixing any problems before I moved in (carpets were steamcleaned and a broken stove handle was fixed). They are also pretty good about putting up fire inspection notices and lease information and they give a six day leeway of when rent is due so really no excuse for late rent. Some minor things that stops me from giving five stars is the dumpster for trash bags is located away from the building in a corner of the parking lot. At night there's virtually no light to see anything so I need a flashlight. There's also been times in the morning, some racoons or squirrels dumpster diving overnight gets trapped in there, so caution has to be given when opening to throw in trash in case they come flying out and maul your face. Also some morning construction wakes me up in the early mornings on the land located next door. Maybe for a new building? Closing the window muffles the sound a bit but still noticable. Despite that, great place to live for a single person or a couple starting out. I visited their other locations which are cheaper in rent but a bit dated. I was contracted to do a job for Fleetwood Management. A representative named Ryan Taylor was supposed to give me a check for $3,000 at the completion of the job. He signed a very detailed contract that stated when money was to be made available to me. It is 6 days after that job was completed. He has not paid one single cent. I wish I had seen all these reviews to know what type of person he was. If this is how he treats the contractors that work for him... I will say a prayer for all these poor tenants. read more

Don't move there you'll be sorry do not believe the positive write up from the management pictures of an empty apartment that clearly says they live there already ..how ironic ...yes they start off at $700-$800 they kept hiking up the rent ^ ^ ^.up up and away no notice.. go ahead ask them about rent hikes.. the place is one of those dive/dumps 1 inch of the bottom of your enter doors have the bottom ripped off now everybody can hear your business its like talking to them right in front of you ... bugs everywhere talk about tarantulas you would think they would live in the desert not an apartment building..(other things not mentioned) there is black growing and smell constantly has to be cleaned on the areas windows and corner walls it was well grounded into the rugs with rust growing into the rugs there was dog smell like washed water dog smell , while the air conditioners had been so old since the time of the builden had black inside them from the water sitting in them not being able to leak out from not being tilted enough the smell everytime you turn it on was a rusted stale red tide smell..it always made our nose clogged just take the cover off one conditioner and look ..if you want freedom dont settle for a management company read more

I love where I live I love my apt. But management does not get back to you at all.'my lease is up in November I have been a great tenant and I want to move into a 1 bd and have tried to contact them Multiple times because their is one across the hall that is open. Do they call me back no. Just ignored. How about you stop ignoring your existing tenants because your great tenants will always find somewhere to go and have a place that actually appreciates having good tenants word of advice on the business Field. read more

I lived part time in one of the Warwick buildings managed by this company. The outsides of the building are infested with bugs and spiders to the point u always find spider friends walking thru your place throughout the year...with Giant monster spiders that live on the porches. A simple power wash and bug treatment would fix that. The yard was not taken care of last year that the piles of leaves are still all rotting on the grass. Whenever you call maintenance you get the voicemail and hardly ever get answered unless its a legally bound item that needs to be fixed immediately. I.e. dead refrigerators, etc. Even if u repeatedly leave messages for a plumbing issue after never getting a hold of anyone live on the phone or a callback for about a year...finally you get an answer and told you'll see help and they don't show...you end up just resorting to fixing it yourself just to get it done. Decent temporary stop if u need something quick but I wouldn't stay long. I don't know how they are at their more pricey locations so do some research before signing on. read more

I currently live at Taylor Court Apartment complex on Church Ave in Warwick and I would never refer anyone to this place. It's a complete dump! I've been here since July and they have not once cleaned the property, there is trash along the walkway, in the bushes, and all over the parking lot. Not only outside, but there's trash on the floors in the hallways such as cups, socks, McDonald's bags, etc. I am so ashamed to have family and friends come over. Right now, it's after 4pm with almost a foot of snow in the parking lot and they haven't sent a single plow all day. I pay way too much for rent to be treated with such disrespect by the owner of this property. read more

I have lived at their Church Avenue location for a five years and have no complaints! The staff is always professional and personable, always remembering my name. They are always willing to help with anything that comes up and I never had a problem with them. They took care of my fridge promptly when the freezer wasn't working, as well as my food disposal. I would say that from my experience and in talking with my neighbors most maintenance is done same day, which is great. The apartment was very clean upon arrival and I was fortunate to have all new appliances. There is coin-operated laundry machines in each apartment building and they have a professional cleaning company that cleans the halls and common areas every two weeks. Parking is very convenient and there has never been any problems with security or noise. There's a very convenient bus line that stops/starts just outside apartment complex. Even with the historic snow storms we have been having (2nd snowiest February ever so far!) they have taken excellent care of the lots and walkways. They have always kept the lots clean and accessible and even come back after the storm to clean up and take care of individual spots. Just a great housing firm to deal with. read more

I lived there for 8 years and loved it.had to move out to a 2 bedroom because we had a baby.i would definitely recommend it.i would move back there in a second if I was looking for a 1 bedroom or studio or if they had 2 bedrooms at this location.the people in office were always nice and respectful they treat u great.llots were always plowed grass was always cut.awesome place read more
