Lyon is the worst management company I've ever dealt with. Especially very poor experience with hoa manager Patty. She is very unprofessional and full of fake words and promises. She doesn't return calls or emails. They promise 24/7 maintenance but never answer their phones. I moved into this property a month ago, and since day one there have been multiple unresolved maintenance issues. Despite daily follow-ups, nothing has been fixed. When I mentioned I would escalate this to the HOA, I received a call claiming the issue was "hot fixed." That was completely false -- the very next day, the leak continued. This situation has been a source of mental stress. I cannot even use my bathroom for regular use and have been forced to use the kitchen sink for basic needs. This is completely unacceptable. If you're looking for a peaceful living experience -- do not rent with this property management group. They show no care for tenants and only seem interested in collecting rent, not providing livable conditions. I can't say enough bad things about this business. Honestly, there was not one thing (as a tenant) that they "oversaw"(I use that term exceptionally lightly) that they did not somehow mess up. It was absolutely HYSTERICAL by the time the owner severed her contract with them just a mere few months after bringing them on, because of how bad they were at their jobs, from something basic like a getting a rental agreement right (they deleted the one with all of the errors and never sent a new one for us to sign, so we had no rental agreement for over three months), to needing repairs that we had to tell 6 different people about over and over and over again, and send pictures to six different people even though two different people came here and took pictures, only to be asked if we could email them again and tell them what was going on, to a complete and utter debacle with a pest control company that they screwed up so bad, he had to call us and come to our house FOUR times to get the correct answers from us, the tenants, not the management company, because they kept getting it WRONG. I can't NOT recommend them strongly enough. Horrible! If there were "zero" stars, they would have earned less than that. read more

DO NOT RECOMMEND. They were fired in March and they just sent eviction notices to 4 of my tenants dated 4/16/24. ----- They charge $300 per snow storm to shovel a property with no driveway, covered porch, and about 13 stairs. They charge $550 for my property with a driveway to be shoveled/plowed. Plus that 10% vendor fee! They also threw out 4 different keyless entry keypads I had on my properties without telling me- replacing them with standard deadbolts. They will not reimburse me. They were supposed to send out rent increase notices with a start date of 3/1. In March I reminded them so they could be active May 1st. When I fired them they rescinded those- causing me to loose out now on 4 months of increased rents on multiple units. They sent a rent increase notice to a tenant on a lease. They didn't send out a new lease (ended 2/29- I didn't find out till April) to a tenant on section 8/VASH which is required. A tenant in one unit moved into a vacant unit. The vacant unit had been empty since they took over management in November and they took no action in renting it out till mid February. Then they used awful pictures that were dark, no lights on, shades drawn. One unit rented for $2095 with the last tenant and they wanted to list it for rent for $2000. That unit failed inspection, which it had passed for the previous tenant, because the apartment was dirty. How come I had paid over $800 to have unit flipped? The property manager asked me if it was ok the tenants had moved to the other unit and for them to stay- the units are on different floors, have a $400 price difference, and one is almost double the size of the other. The property manager frank had suggested twice to have their lease ended due to lease violations. I agreed both times and checked up on it. They never did anything. read more

Well I feel bad for tenants of this property management company!! I reached out in April to see a property on Spring Street in Pawtucket was put on a list for the showing after 2 weeks of hearing NOTHING I called and spoke with Zy who told me it was already rented!! No communication from Lyon at all!! I gave them another chance just 3 weeks ago was put on a list for showing of a property in East Providence went to the scheduled showing went home submitted an application and fees and waited!! Week one called got Zy again ohh it's still vacant, week 2 still vacant waiting on the Landlord to decide we will contact you via email when they decide. Week 3 called on Monday still vacant per Zy again just be patient and wait for the communication from us. Then today called again and AMAZING it is rented!! No communication sent out at all and if I didn't call I would still be waiting to hear!! Oh but don't worry we can move your application to another location! Really??!! This made us "late" on moving out and we were docked on our security deposit although a tenant was ALWAYS home when a walk through was scheduled. Lyon property management is the worst rental company in Rhode Island. 2 of my breakers tripped during a heatwave in the summer and my breaker box was in the basement which Lyon management said I could not use for storage, the basement door had a master lock on it so I called Maintenance three days in a row and they never came out to unlock the door for me or to reset the breakers. I finally got a call back from maintenance and they told me to cut the lock off the door myself, I found out why they didn't want me to use the basement, there was live wires just dangling from the ceiling and duct taped to the basement walls, the basement would flood if it rained, if you ran the dishwasher and the kitchen sink at the same time the plumbing couldn't handle it and water would overflow into the basement. My furnace stopped working in the middle of winter, sent out a dozen maintenance requests and never heard back, I went out and bought the parts to fix furnace with my own money and saved the receipts. They would not reimburse me for the parts. They are just a horrible company. The manager of Lyon lies and try's to screw people over. I WOULD NOT RECOMMEND THIS COMPANY TO MY WORSE ENEMY. I have also spent some one on one time with Kim, who by the way has been a pleasure to work with, and I have nothing bad to say about either one of them. This company is responsive and respectful. To see Kim working together with tenants shows her true spirit and heart. Many of these people know her by name and if they don't, they do after meeting her! As someone who has lived in a property "managed" by Lyon, I urge any property owners who care about their tenants to think twice about these guys. They are unresponsive to maintenance issues and completely unreachable by phone. They show up over an hour after emergencies have been reported and because of lack of follow through, the police and fire department often have to be called (this actually happened twice in two days). They run fire alarm testings on Saturday mornings without giving tenants any warnings. It was consistently one issue after another. My entire stay under their "management" was completely miserable. And on top of everything, I still haven't gotten my entire security deposit back. Avoid at all costs. read more

Do not rent 1000 Willett Avenue #9. I have been a resident for two years. They don't clean the hallways or laundry room ever. I cleaned the hallways since I moved in. The worst part is property manager lives in the building. He not only manages the property but owns the property management company. He takes no pride in his company, properties and himself as a human. When I moved in the apartment was infested with mice, there were drug baggies, the appliances didn't work and the apartment wasn't cleaned. They take forever to respond to issues and rarely fix the problem correctly unless it's changing a lightbulb. The fence that surrounds the dumpster has been broken for months and is basically falling over. There is trash on the sides and behind it. I haven't had hot water in the kitchen in over a year. No water pressure in the bathroom. You can't bathe and half of the time you can't even fully shower without the water running out. The neighbors below me have the same issue and are infested with mice. I'm not sure how the property manager wouldn't be embarrassed to have his son and girlfriend there. The newest problem is the soffit is rotted out and animals are building nests in the roof. The noise is all day and night long. The rent is cheap and I guess you get what you pay for. PLEASE DO NOT RENT FROM THESE PEOPLE!!! PLEASE PLEASE FOR YOUR SAKE READ THE FULL REVIEW!!!! I don't even know where to begin. They were unprofessional and unorganized from the beginning. Our property manager gave us the run around for weeks. He showed us two apartments, the first apartment was eh but the second apartment we loved and we told him we wanted it and he assured us it was ours and our application was already approved (mind you they charged us twice for the application and never Reimbursed us). Shortly thereafter he emailed us a lease. It was then I saw it was for the first apartment he showed us, not the apartment we had already agreed on. So when I called him he informed me that he rented out basically from underneath us because the people were willing to give him more money. Ok, I get wanting more money if you can get it, but he allowed us to sit back for 3 weeks thinking we had a place to live soon NOT LOOKING ANYWHERE ELSE! We had a time crunch on our move date and now that weeks went by that we were assured we had an apartment and weren't looking for others we literally had no choice but to take the first one he'd shown us. So believe it or not that's when things get worse. We moved in on a Saturday. And from the second we opened the door we could barely hear each other over the neighbors music. That went on literally all day and all night, on top of the sketchy people in and out all night long screaming and yelling. We had to deep clean for literally hours, everything in this place was either broken, falling apart, filthy and moldy or just missing. Finally around 5 am my fiancée and I sit down for the first time and I see a bug on the wall. So she kills it, so what right? One bug. Nope, a minute later we see another on the couch so this time I get up and catch it in a tissue, I look closer and realize it's a freaking bed bug! We had to move out less then 24 hrs after moving in. We had to leave pretty much everything we owned. All we were able to take was things that could go in the dryer. Thousands of dollars worth of furniture gone, as well as irreplaceable items I had that were my Sisters's whom has passed on. It was absolutely utterly devastating and traumatizing. The property manager "Juan" then proceeds to tell us he's not dealing with it because Sunday's are his day off. Never mind the fact that when the neighbors saw us moving back out they informed us that Juan the shady incompetent property manager was very aware of the bed bug situation and still allowed us to move in! As well as the downstairs neighbor telling us her apartment has a mouse/rat infestation. Lyons property management not only screwed us on the first apartment but they then knowingly rented us a bed bug riddled rat infested apartment. And when we tried to contact Juan as well as the main office no one called us back, they started avoiding our calls and text. We now have had to consult with a legal team to get it resolved (if even possible). Which is thousands of dollars more then we're already out. Please please do not rent or buy or even so much as inquire about this company or any of their properties. They come off very persuasive and reassuring but I can promise you they are master scam artist who just want your money under any condition. These people will destroy you financially, and emotionally and then dodge you and take zero responsibility or action. Renters and buyers beware. Please please never rent from these people. My apartment was managed by Badger Realty for three months. After three months Lyon Realty begin to manage the property. It takes them forever to fix anything in the apartment. Many things they refuse to fix it all. Their buildings have rats. The rats chew holes under the house. They can give you diseases. They are very cheap and ignore tenants complaints. Save yourself some money and go somewhere else because I moved out. Don't believe these fake reviews that you read online because they're probably written by the company themselves.
