    I would leave zero stars but it isn't an option. avoid at all costs…read more they don't take care of the property, everything you need done will be done late and bare minimum. the "property cleanup crew" they sent was literally an elderly man and his two adult children. they showed up in a rented box truck with one shovel. they then stole MY shovel, and the yard was not cleaned up. bricks strewn about, poison ivy, it was pathetic. I'm a combat veteran with ptsd. I have a medical marijuana card and grow my own medicine. the owner of the building I was renting was fine with it, as it was completely legal. Rent Prov called the police on us, who showed up and told them that I wasn't breaking any laws. They then tried to evict us, even though the owner told us it was okay since the police made it clear it was all on the level. I should also include some pertinents: no one else lived in the building except my mother who rented the floor below us. there are only two units. literally no one complained. also, when they couldn't get in touch with me because it was Friday night at 9pm, they began harassing my elderly mother (who again, rents a separate apartment and has nothing to do with my LEGAL medical marijuana. Lawyered up and they backed down like the unprofessional losers they are. we broke our lease early to get away from these incompetent morons. do yourself a favor, avoid at all costs. the lawyer was provided to me by a veterans organization free of charge. he looked into Brian Weinstein at rent prov and apparently he is WELL known in the legal community as a royal POS.

Make sure all your bills make sense, and keep with your periphery. Renter's market is nothing to play with in today's world, making you want to settle for a "fair experience". I would have given 1 star and a much worse review if the end process had been escalated. Communication is off-set by the strong need to stay afloat, and if there's an opportunity for them to win, they will. The bane of renting regardless where you go, just personally it did not fit my needs.

I went to Ben after…read moreseeing one realtor who was very unresponsive and just didn't understand what I/we were looking for. I know I didn't make it easy for Ben either. I had him show me/us at least 30+ houses between MA, CT and RI. He helped my husband (at the time) and I buy our first home together in 2016, then later down the road when life happens and things don't work out, he then also helped us sell our home in 2018. Ben made what can be a very stressful process seem so seamless. We all had a few meals together, went on motorcycle rides and spent time together while Ben went out of his way to get to know us and what exactly we were looking for. To speak even more highly, the first time home we bought was in Connecticut where the agency was not yet licensed. Ben went out of his way to have his broker get licensed there just for us, and spent more time getting to know the area just for us as well. Ben made the experience quite incredible, and I'd be thrilled to use him again and refer him to anyone!

I had rental property in Pawtucket, not living there and…read morecommuting from Boston was a hardship I found Badger Realty and Jason Badger managed my properties during all that time providing all the services that I needed at a very reasonable price, bringing in new tenants resolving issues, collecting rents and putting up with complaints which was not part of the service, snow removal it really is "one call does it all" I can go on and on but I would not use anyone else , Jason is honest, dedicated to his clients and a real hard working person, most people say that the property management companies in RI are all the same I can tell you from my experience they are not! try Badger and you will see the difference immediately. Inessa is ahead of sales and helps Jason with all the other services, she's always there when you need it, she has great contacts for contractors or anything you may need, she found great tenants for my apartments, and like Jason honest hard working person that will take the time to listen to your issues and resolve them. When I sold one of my house I went with Badger , Inessa sold it the first day it went on the market for more than the asking price (and the seller's market was not that great), She followed through with all the paperwork and supported me all the way until it was finalized . I can assure everyone, people like this are hard to find I was lucky, I thank them for their service and excellence I hope who ever reads this may find the help and peace of mind they need like I did.     NEVER RENT WITH BILODEAU! I rented with them for three…read moreyears on Elmgrove Ave, each year I paid the increased prices and followed their property rules as asked to. I lost my job due to the economy, I spoke with them and asked if they'd be willing to work with me and instead of trying they took me right to court. Now, at court we were told they'd use the security deposit to the owed rent (it increased each year and each year I paid that increase). Instead they used that deposit to renovate the space - put in a new bathroom, kitchen appliances, rugs ect ect. Before they took us to court I found out I was pregnant and even brought that to the lawyer. They chose to ignore this and continue charging and unwilling to work with me. After living with them for three years they did NOTHING to help me out when hit with losing my job, which is uncontrollable in this economy. They are terrible, will up charge you and will do anything they can to squeeze every last penny out of you with no concern for you! While living there I had MANYMANYMANY issues with the apartment which were only FULLY fixed after they kicked us out but when we lived there I often had to submit multiple reports before they sent any type of maintenance out! This included the ceiling falling in on the tub, leaks from the ceiling into my personal belongings, ac leaking onto the rug causing a permanent odor, ants, and of course a flooded basement! They required renters insurance then the insurance couldn't do anything about my moldy belongings in the basement! The property managers did the least they could do maintain and keep water out of the basement and have no regard for your personal belongings! They think the location will make up for how poor the apartment space is! No way they should be charging over 1700 for that space given how poorly it is maintained and how quickly they'll slap a bandaid on an issue rather than actually finding a resolution!
