I would leave zero stars but it isn't an option. avoid at all costs. they don't take care of the property, everything you need done will be done late and bare minimum. the "property cleanup crew" they sent was literally an elderly man and his two adult children. they showed up in a rented box truck with one shovel. they then stole MY shovel, and the yard was not cleaned up. bricks strewn about, poison ivy, it was pathetic. I'm a combat veteran with ptsd. I have a medical marijuana card and grow my own medicine. the owner of the building I was renting was fine with it, as it was completely legal. Rent Prov called the police on us, who showed up and told them that I wasn't breaking any laws. They then tried to evict us, even though the owner told us it was okay since the police made it clear it was all on the level. I should also include some pertinents: no one else lived in the building except my mother who rented the floor below us. there are only two units. literally no one complained. also, when they couldn't get in touch with me because it was Friday night at 9pm, they began harassing my elderly mother (who again, rents a separate apartment and has nothing to do with my LEGAL medical marijuana. Lawyered up and they backed down like the unprofessional losers they are. we broke our lease early to get away from these incompetent morons. do yourself a favor, avoid at all costs. the lawyer was provided to me by a veterans organization free of charge. he looked into Brian Weinstein at rent prov and apparently he is WELL known in the legal community as a royal POS. read more

I escaped as soon as their colors began to appear. Their karmic snowball is evident. Perhaps not their own fault but the market they play with. Fair experience, not the most pleasant. Make sure all your bills make sense, and keep with your periphery. Renter's market is nothing to play with in today's world, making you want to settle for a "fair experience". I would have given 1 star and a much worse review if the end process had been escalated. Communication is off-set by the strong need to stay afloat, and if there's an opportunity for them to win, they will. So this review is from my experience in 2018. Ryan was very patient with me and my particularness I was extremely lucky my first round and scored an awesome place, long term resident moving out of her westside Victorian in May. Sadly, I had to move and when I came back to PVD. Same professionalism and responsiveness, but rental agents have no control for availability. Providence is strongly affected by the student school year. They are very clear as communication for showings and that's all you ask for, also if your in a Jamn and need to sublet they have the paperwork but only if your landlord approves it. read more

I had already moved out of state and relied on her completely to manage the showing, sale, negotiation and closing process. Guess what!? they said it was. but they needed the Deposit (1 Months rent) to hold it, sounds normal to me, until the day after we sent in the deposit (same day), oh wait, sorry, the place we HAD YOU PUT A DEPOSIT DOWN ON was rented yesterday morning..before we even made the deposit. so lets start looking at your other options... So, we applied, had a HARD PULL on our credit, were approved, paid the deposit, then opps, we rented it to someone else?!? really??? ok, lets look at your other options WE have available... That seems to be their motive. pull your credit, take your money, then try and get you to settle for something you don't want since you don't want to hurt your credit going somewhere else to apply... SHADY SHADY SHADY! and FYI, I'm white, professional male, with a 765 Credit score. they don't discriminate, they will try and take advantage of ANYONE (not claiming I deserve anything more than anyone else, but other reviews have stated race as a potential reason for crappy treatment, obviously they treat anyone or everyone just as bad.... *Edit post reply... Wish I could leave zero stars. Signed lease with 5 of my friends for an apartment on Oakland Ave that had a move in date of June 1st. Was told by realtor Ryan that our apartment was "move in" ready and that the apartment was cleaned. We showed up for our keys and uhauls ready to move in and the place was DISGUSTING! Nothing was cleaned even during a PANDEMIC. Something seemed sketchy about this place so we started looking around deeper and figured out the apartment was infested with cockroaches that they didn't tell us about. Our stove was broken, cockroach eggs in the dishwasher, grime on all doors and surfaces, bathroom sink was broken, and screens on windows were gone, none of the bedroom locks work either. YET, this was "move in" ready to them. How can ANYBODY look at an apartment like this and say that it has been cleaned and ready for move in?! After all of the problems arose, our realtor stopped all communication with us and our parents and ignored all phone calls and texts. SO UNPROFESSIONAL!! My roommates and I have now been left with no place to live for about a week now when this should have all been resolved BEFORE new tenants arrived. Do not choose this company under any circumstance! Complete incompetence does not begin to describe this pathetic company. To start they tried to get me and my roommates to consider moving to a new place because they most likely had a willing buyer for their property a couple months into our lease. Forgot to mention there were 5 of us and the new place they offered had 4 bedrooms, let me know if that makes any sense. We had a large tree in the backyard and we thought one of the branches could be dangerous if they fell so we put in a maintenance request. We put in on October 17th, got a response the 20th that offered us nothing. We reached out to them around 6 weeks later in early December because they had not said a word. They did not say anything until late January, explaining they were going to do nothing about it because it seemed structurally sound. That structurally sound branch fell in a windstorm a couple of weeks later right on top of our neighbors car. This company and the people that run it are about as structurally sound as that branch. Their most recent venture in incompetence was to have a litany of chainsaws and other construction equipment work on the property at 8 AM on a Saturday! Not sure if they can operate that early or not but still pretty inconsiderate considering we were not informed that they were coming. Giving this company a 1 Star review is a massive compliment. read more

My experience with Ryan was great, he was professional and knowledgable. After I made a deposit I had an unforeseen family emergency occur and couldn't take the apartment, and had asked if my deposit could be refunded. He respectfully and promptly directed me to his boss Brian. I'll start by saying that I'm aware that typically deposits aren't refundable. I spoke with Brian and told him my situation and he said that "I'm not trying to run a scam on you but once the place is rented we can refund the deposit" I thought that was weird because I never implied or thought that a scam was going on. All he said was that he would be in touch once it was rented. The ad was never reposted by them on their website or craigslist until after July 1st. He assured me once it was rented my deposit would be refunded. I don't have that statement in writing but that's what he said verbatim. So 4 weeks go by and I left him 3-5 voicemails and 5 text messages that were ALL Left unreturned. I had a few friends text Ryan who originally showed me the property to see if it was rented. It wasn't until 7/15 that Ryan responded via text and said it was rented. So today I went in to talk to Brian, the supposed manager, and he said that because they couldn't rent the apartment by July 1st that they had to keep the deposit. Of course none of this was mentioned in the phone call. He kept saying "I think I said in our conversation on the phone ...." He remembers none of our conversation. A manager of a real estate business shouldn't be making " I think I said....." statements or conducting business in this manner. Had no clue what he was talking about or what he said over the phone and now has $500.00 of my money that I can't get back. I'm perplexed as to how a manager of a rental company would tell someone that a deposit could be refunded. Then when the time comes and after hunting him down and then finally showing up at the office all these stipulations apply that should have been told to me before, especially since I was counting on that money. I'll be contacting my lawyer. Don't go near this place. He has no clue what he is talking about or how to run a business and is clearly trying to scam people. read more

I wish I read all the terrible reviews before signing a lease with this company. I've always dealt with Ryan and he's very kind and responsive, but on my latest apartment I had to deal with the listing agent Brian Weinstein. When I got to my apartment with my movers, I realized there was a window missing in the bedroom of my FIRST FLOOR apartment. Just a big hole in the house. I called all my contacts at Rentprov and after an hour someone finally responded to me. I was panicking. Brian showed up about an hour after that and was not apologetic at all. He brought over a garbage bag and duct tape and said "its like sleeping with your windows open"... Not when you're a single female in PVD on a first floor, bud. He couldn't promise me that anyone would show up to board it up or install a window that day. I honestly don't think they would have done anything for me at all that day if I didn't follow up with them multiple times. Finally around 7 some guy knocked on my door and installed a broken / used window. Everything went downhill from here. As I looked around, I realized all the other items that weren't done. No hot water, no blinds or screens on the windows, no hardware on the kitchen cabinets, no shelves in the closets to hang anything, some rooms don't have working lights, holes in the walls, dirt all over all the walls and a layer of construction dust everywhere, no shower rod, broken toilet seat, no washer and dryer in the basement as promised, old sinks and other garbage in my parking spot etc... The worst part is they completely ghost me all the time and don't explain anything. I have a long string of one sided texts, unanswered phone calls and lists left undone. When they finally answer they lie and say stuff in getting done and then it doesn't. They NEVER give me notice when people are coming in and out which is completely illegal. The guys come and do half of a projects (the worst handy work I've ever seen) they literally drilled 12 holes to hang a shelf in the closet, installed it wrong and now it bends and all my clothes fall off. I haven't heard from Brian in a week and there's some guy in my apartment right now (which I saw on my security camera). What if I had been getting out of the shower? I have a dog that I need to worry about if there's people working there. I texted Brian again today about giving me 24 hour notice and he is still ignoring me. It's been two weeks and all the stuff isn't done. I still have no heat. The biggest kick in the balls is that I found out there is an Airbnb above me when a family of 7 showed up with a baby. I looked at the listing and its gorgeous. Completely finished, an island and gas fireplace in the kitchen, pure luxury. It's completely mind boggling that I can't get them to answer me and get a window and there's a luxury pad above me. I feel so helpless. I can't afford to move again and I can't waste the money I've spent on this apartment. I've been renting for 12 years in NYC and PVD and I've never been treated so poorly in my life. This doesn't seem like the right place to complain about why landlords can suck and not do their job. This is a place to leave a review about your experience with Rent Prov Realty. My roommate and I worked with JB from Rent Prov. This was our first time working with a realtor to find an apartment. He was punctual, very friendly, and had a great sense of humor. He was also very honest and gave us great advice regarding the personalities of each apartment's landlords, the pros and cons of the areas we were looking at, and if the price of rent was reasonable. He even went out of his way to drive us around to each apartment because we had walked and it was snowy out! And also stayed late a few times at the office to help us finish paperwork and sign the lease. When/if we are ever looking to rent another apartment I will be going back to JB at Rent Prov. The other staff that works at Rent Prov are friendly and welcoming. It's a very casual atmosphere with smiles from the secretary and laughter and jokes from the realtors. To my understanding being a realtor is a demanding busy job, but everyone who works there seemed both friendly and professional and eager to help the next client. I even went back with homemade cupcakes to thank them for their exceptional service! It is conveniently located on Atwells Ave. I would recommend this place to any of my friends looking to rent around the area. read more

Went through these guys to rent a house with roommates. Submitting the application on their website is where it got sketchy, when they asked for my bank username, password and PIN number. We all paid 25 dollars for the application plus another 125 each to take it off the market. They took it down and said the landlord would contact us. I then had to send them a whole list of things wrong that needed to be fixed. Was anything done about it? No. Went to them with other issues and they said they'd call me asap. I am highly disappointed by this business. They held onto my deposit for 2 over weeks, I was told the unit was mine. I then went on a scheduled vacation, with the understanding that a lease would be emailed for my review while I was away. I didn't receive it. I called the leasing agent upon my return to find out they went with another tenant! A mere 10 days before my move in date! I am now caught between a rock and a hard place, as I haven't been actively searching and assured my current landlord I'd be out by the 15th. This is a disgraceful way of doing business! This company put two of the worst human beings in the apartment above. I have no slept in months. They were notified about it but did nothing. I'll start with something positive: We signed the lease, got the keys, and are in the apartment. That's just about all I can say. We found out that we were approved for the apartment a week after applying, and we were only told because we badgered the rental agent. We then never heard from her about when we could sign the lease until we badgered her over the course of a week (numerous ignored calls/texts/emails). When we went to sign the lease, their entire office was very unprofessional. While my roommate and I were in one room reading and signing the lease, the agents and office staff (all quite young) were very casually dressed and loudly discussing previous nights' drunken debauchery. They were dropping f bombs in the middle of the lobby. Also, prior to this, my roommate went to the office and was ignored by the staff for a full 5 minutes before he had to ask someone to help him (the person at the desk was conspicuously on facebook the entire time). Also, when we looked at the apartment, it was in dire need of cleaning. When we asked if it would be cleaned before move-in, they said it would. When we signed the lease and got the keys, we found that it hadn't. They told them to let us know if we needed anything, so we told them. We were told they would get in touch with the landlord and take care of this. A half hour later, they told us to just go to the landlord ourselves. We found it odd that they said they would tend to things and then not follow through. Honestly, though, I blame the landlord more than the rental agents on the cleanliness, but it would have been nice if they had done more to get that done. This group really needs to up their game and professionalism if they want to have more customers in the future. At this point, I would only rent from them again if it was an apartment that I really liked and absolutely had to live in. read more

She met with me and suggested how I could increase rental value. Her recommendations were insightful and very helpful. Shannon got me more rent than I expected. She was very diligent running credit of prospective tenants, running a criminal background check and giving me her personal insights about the prospects. In the end, I got really good group of tenants. She always gets back to her clients quickly, is very dependable and is knowledgeable about rental real estate. I highly recommend Shannon! read more

I had a truly terrible time working with this business to find an apartment. The agents were unresponsive, disorganized, and completely disrespectful of our time and money. Two separate agents were late or didn't show up at all to appointments. We filled out an application and put down a deposit for an apartment that we shouldn't have even seen because we were misinformed about the apartment's policies. Do not give any money to this business, even a mere 25 dollar application fee. They required $500 turned in with your application to stop showing the apartment. If for some reason you aren't approved you should receive your $500 back. When I went to cash the check of the refund I paid cash for the day before nobody signed the check. They say nobody will be there till Monday to sign the check. This place needs to get their act together or save everyone else the trouble and close. read more

No signs up that said you could not park there and no towing signs. Two girls out back calling on customers to get cars towed. Years after the fact, this was still the worst moving experience of my entire life, and I have rented in Providence for over 10 years. There were so many unacceptable transgressions it would be shorter to list what didn't go wrong. 1. From the beginning, I made it known that I needed a place that accepted small dogs and a cat. I've owned these animals for 8 years and would never have even considered a place that wouldn't allow them. I was assured I would only be shown apartments that allowed animals. Cut to a month after moving in, and the landlord calls me and says he has never allowed animals! Luckily he was pretty understanding and did not force me to choose between my new home or my animals. 2. I was told SEVERAL times I would be able to move in sometime before the 1st of the month because the apartment should be vacated and cleaned before a new tenant moves in anyways right? And I obviously needed to be out of old apartment by the 1st as well. Wasn't given the keys until about 10 am the day I moved in, which wasn't until the 1st! The current tenant was literally still moving out while I was forced to drop my stuff in the front yard. Can't very well move in while someone is moving out, can I? I was also charged 2 days prorated rent at my old place because of this. 3. I paid over $1,300 cash for first and security to RentProv. When I went to get the keys (on the 1st of course) they claimed they had no record of my cash payment and I would need to pay them to get the keys. Luckily, I had already sensed how scummy these people are, and had the receipt they printed for me with me. They quickly found record of my payment once I showed them the receipt. In short, AVOID THIS PLACE at all costs. Horrible people. read more

I was completely unsatisfied with the realtor I worked with. The second time I went to see the apartment the windows would not open and I told the realtor about it and he said he would notify the landlord and they would be fixed before I moved in. Move in day comes and he admits he forgot to tell him. Completely unacceptable. Then as I am paying the rest of my balance with a check. I'm told on the spot RentProv does not accept checks when paying off the rest of the balance. And even though I was uncomfortable putting that much on my credit card I had no choice, they wouldn't give me the apartment. Long story short, I did not feel like priority with this company and was rather dissatisfied with the service. You email they don't respond, you text them, they don't respond. It's frustrating when you're a first time renter. Thankfully my apartment is wonderful and now that I no longer deal RentProv I am happy. read more

We chose to use rentprov to find our apartment, and it's has been the worst decision we could have made!! Shannon did nothing but lie to us about the apartment. When we first talked we told her we needed a place that allowed dogs, and guess what we can't have dogs in our place. Even though when we saw the place we asked and she said "no puppies and no pit bulls." We fell in love with a dog, so we called our landlord to find out what paperwork we needed and they said absolutely no dogs! So now we are stuck in a year long lease because she lied to us. Beware. I cannot feasibly express in words, how repulsive this business is. I rent a two bedroom apartment from them in downtown Providence. The realtor associated with RentProv Realty that I worked with was moderately helpful: he wanted to provide assistance insofar as it led to fattening his pocket. The broker attempted to collect 'first, last, and security,' a practice which is unlawful in the state of RI. It took me three separate lease revisions to collaborate on a lease with them that was consistent with RI state law. In addition, Michaela, their receptionist, is a crass, unhelpful, and functionally-illiterate individual. Every request I have made has gone no further than this unwilling receptionist. After two months of residing here their maintenance team is non-existent. Furthermore, my bathroom vanity, weighing about 60-70 pounds, fell off the wall (where it was suspended by two flimsy aluminum brackets) and almost took off my toes. The roof-top terrace offered by my unit has remained closed since the first week I moved in, and I am greeted every morning by the 8-10 vagrants who congregate outside my door and beg. If they are not there, the puddle of piss from their service dogs has not dried yet, from the previous night's festivities. It sucks to suffer the real-life inadequacies that result from "quick-flips" in real estate. Beware. read more

Ryan Lemay at RentProv helped my roommates and I find our new place. I had never used a realtor ever; I've had my luck on craigslist over the years, so I was skeptical going into this experience. I have to say I'm extremely satisfied. Ryan called back promptly after I left him a voicemail regarding a couple properties. He worked around 3 completely different schedules and went out to what ended up being our new apartment on 3 separate occasions so we could all see it before making a decision. His line of communication was constantly open and he kept us updated every step of the way. He was a a great liaison between all 3 of us girls and the landlord, and did what he could to get everything done in a timely manner. He was professional and courteous and answered and addressed our questions and concerns.
