Shortly after we wrote that review, we had a difference of opinion on a number of items and switched to another property manager for several years before terminating them. So far we have not met a property manager we like no one who treats their clients fairly. They all seem to have their hands in your pocket all the time. When there were issues in the unit she assessed the problems, call for free estamite, fix MAJOR PLUMBING jobs on her own with materials purchased from dollar tree, and charges too dollar for POOR SELF REPAIRS! Three tenants have left in 1 year of Krystyna taking over the property. read more

Always enjoyed working with Greg Rice and his team. They responded quickly to all service calls from tenants, and did good work. They also do a great job with getting units ready to rent ( not cheap) but then did a great job getting good tenants at top market rates. I didn't have time to manage it myself, and the Nexus team stepped in and ran my properties profitably. The maintenance guys were always excellent to work with, and understood cost/benefit decisions that are so often needed. read more

As a former tenant (with good reason) please do your research and don't go by the reviews on the Nexus site with 4.7 stars?! Go with the Yelp reviews of 2.5 stars to get the proper perspective. Greg Rice is a slumlord, not to mention very evasive. Will give you the runaround about fixing anything and then just go up on the rent months in a row to get you to leave. Very stupid business model when you have someone that always paid on time! I could write more, but do yourself a favor and just stay away from this company! You'll be glad you did! read more

PAWTUCKET LOCATION.. AVOID AT ALL COSTS! Ive been living in my apartment in RI for 3 months now and it has been the absolute WORST experience I've ever had to endure. I've had tenants from other units involved in management matters pertaining to my tenancy. Even after this was explained to the property management that it is an unprofessional business practice and they should not include others that are not involved on the lease, me and my wife were simply ignored and told there's nothing we can do. I had no heat days on end and my electricity would constantly trip randomly. Just to list a few MAJOR concerns: - Will cover up for "Slumlords" - Maintenance request are mostly denied. - Most of the properties they manage are not sanitary nor healthy to live in. (Pests, debris, mold) - Nothing gets done as said nor do they uphold their promises. - Managment is completely unprofessional and will "curse" you out. - Emergency hotline does nothing for you in the event of an emergency. - Will not allow enough time for notice of entry and will tell you as long as enough time is given they are entering regardless of the circumstances. - will rent to you with code violations. - Include illegal clauses on leases to relieve certain legal duties of landlord. - Mold present in multiple apartments shown to us prior to renting. The list goes on..... ***PET OWNERS BEWARE!!! Nexus does not respect the safety of your pets and will pick and choose who they are going to assess a pet fee. BEWARE!! ** After realizing something was not right with this property management company, I started doing my own research and I've found that this is a very common practice that Nexus property management of RI partakes in and they have a very extensive amount of RED FLAG complaints that point towards deceiving of potential renters/property status. I'm sharing this to help avoid someone going through what me and my family had to go through. It's sad we have professional company's out there scamming people for there hard earned money. read more

I've been trying to get in contact with someone from nexus for more than 3 weeks about the excessive amounts of dog poop not being picked up in the back yard. No one has emailed me back or called me. The downstairs neighbor let their son and his gf move in last year and it's been a problem since. They have 5 dogs! It's ridiculous. I have small children that can't even play in the yard because they don't pick up the dog poop. I can't even open the windows to my bedroom or my kitchen because the nauseating smell of animal feces comes into the house. It a health hazard. Nexus is quick to email me about a raise in my rent but can't get back in touch with me ? read more

These people are worse than slumlords. DO NOT rent from them I own property near one of their rentals, and nothing outside the properties kept up. The grass is over 2 FEET TALL IN some areas of the property. Whoever they have maintaining their lawns, does a horrible job, debris and dead grass are left on the lawn after it is cut. Also after looking online, I realize that it is not me that is unsatisfied with this management company that I have nothing to do with what I do on property near what they are managing and it is disgusting. Did business with Nexus when Nicholas first started the company. Things were really good for the first couple of years and I had no complaints. Then Greg Rice started managing my property and things went down hill over time. I was quoted a price for repair work and then charged more than quoted and was also charged twice for a repair. I provided a paper trail of the quote and invoices they had submitted for the work. They did agree to refund me some money but it was still more than what they quoted me. This wasn't the first or last time an incident like this occurred. Getting in touch with a person at Nexus regarding my unit was always a challenge. No one ever picked up the phone. It was always routed to a voice answering service they outsource too. And you would be lucky to get a call back. Not very personable IMHO. When I finally did get in touch with Greg Rice he would always have an attitude of arrogance. Funny Greg will say I was that one that was unreasonable but that is just his excuse for being incompetent in handling his business and being a shister. Went with a more professional company this time around and couldn't be more happy. There fee is also cheaper than Nexus too. Plus they answer the phone whenever I call. Nexus is more focused on franchising and other business opportunities then focusing on there current customer base. Would not recommend Nexus to anyone who needs to rent there units. Where has Nick D'Agnillo gone??? Is he aware how his company or at least some of his employees treat his clients??? I don't know he never got back to me with my concerns regarding Nexus or Greg Rice. If this was the Nexus of 6-7 years ago I would give them a 4 star review but with how the company has grown and evolved over the past couple of years I give them 1 due to there unprofessionalism. If you own property you are looking to lease or rent out avoid Nexus and go with one of the better reputable management companies out there in RI/MA. read more

Jesse Mayo is the property owner for t Rental units in West Warwick, RI. He uses Nexus Mgt to collect rent, monitor the facilities and evict tenants without just cause. I have a very good friend that was recently evicted by them stating that she clogged up the toilet in her apartment and it was messy. Yes, it was cluttered and I helped rectify that problem but the toilet malfunctioned while she was at work so how did she break it? Beats me! My friend's toilet sprayed sewer water throughout the bathroom and into the kitchen! When she called to tell them, three days later they came out to fix it. She was without the use of any water and a toilet for four days! And she had to go outside in the middle of the night to go to the bathroom! Not once did they offer her a hotel room until it was fixed and that is against the law in RI. Instead, they sent her an eviction notice blaming her for the toilet! That was Jesse Mayo's decision. This is the honest truth everyone. Do not rent from Properties owned or run by Jesse Mayo and Nexus Management!! read more

This used to be a great PM company. I have been using them for about 7 years. However, today they suddenly terminated the relationship because they left my tenant without heat for 10 days, and I told her I was sorry about it, advocated for her, and asked them if they would offer her compensation for that. They deflected responsibility by telling me our relationship had become "unhealthy" because I communicate directly with my tenants and because I had emailed the manager (Greg) of the company directly rather than sending all messages through the portal. So the gist of the sequence of events was that they messed up (no heat for 10 days), owner found out (due to communicating directly with tenant), owner politely asked them to make it right (via compensation to tenant), they didn't own up and instead retaliated (by terminating all relationships), and then blamed the owner (using language such as "unhealthy" and "unsustainable"). This is all very unprofessional. Thankfully I already have a system in place to manage the property myself, because otherwise I would be in the lurch. Also, thankfully my tenant had somewhere to stay over the holidays with her baby, as she waited and waited for Nexus to fix her heat. Further, they not only terminated the relationship with me, but also with my parents and all of their tenants, presumably because my parents also communicate directly with their tenants to make sure everything is running properly. They don't walk through the buildings regularly to check for issues, and don't answer phones or work on building relationships with the tenants via phone calls etc. Its very transactional. Work on the units also seems overpriced. I can usually get my own workers to turn over a unit with the same quality for 1/5th of the price. I hire my own plow and yard maintenance people too, as that is also a lot more cost-effective than using their service. I gave two stars because I do like how they make videos of the units when they rent them, they seemed to work long hours and be fairly responsive, their leases were pretty solid, and they are kind of rigidly by the book and rule-oriented, which can be reassuring for some people. read more

Incredibly disappointed with service/management. The ENTIRE BUILDING was out of water due to the water pump not working and needing to be replaced. NO ONE was notified and I only found out because I went to take a shower and had no water. I was given information after putting in a ticket to get the issue fixed. This is incredibly unacceptable. I am also not being told if it's all set despite asking. This is the second time something like this that affects the whole building has happened and no one has been probably notified. If we need to buy clean water for pets or ourselves in the summer we should be notified immediately! I'm seriously considering moving and never going with Nexus again considering the amount of issues I have been having here. read more

TERRIBLE. I reached out to the Providence AND the Fall River locations in regards to apartments they each had posted on their sites. I filled out the online forms multiple times. I still have yet to hear from Fall River. I actually got a text (after about 2 weeks of trying) from someone at the Providence office to let me know the apartment I was interested in had been rented. The person told me to go online and see what else was available and let him know if anything interested me. I told him I had on several occasions but no one ever responded. He said (quote) "Yes, but you're looking too soon." So that means my requests were seen but ignored. And please tell me how looking in SEPTEMBER for a move-in date of OCTOBER is too early!!!!!!!!!! I gave up. I can't be bothered. I unsubscribed from the YouTube videos and everything. Just say you don't want my business. read more

I thought I was renting from a decent person but I guess I was wrong. I've lived in my apartment for almost 3 years now and my son goes to a good school located where we live. There was mold in the bathroom, I brought up to Nexus in December. The mold was there all winter, Nexus has decided to leave me and my 6 year old boy in apartment growing with mold. Now Nexus wishes to renovate the whole apartment in May (they tell me this April 4th). How are they going to do that you ask? For "Business Reasons" they give me a little less than a month to pack up all our things, take my son from his school and kick us out to the street with nowhere to go, so Greg can renovate and re-rent for a higher price. I have no family to go to, I begged Greg Rice to give me more time to find a safe place to go but he believes he is being very "fair" / it's enough time and "it's nothing personal." I've always payed my rent and kept to myself, I've never felt so let down. Good luck trusting these people, I wouldn't rent from Greg if you have a small child. read more

Boy, can these guys manage property! They have an online system for maintenance requests at 11:50am I put in a request and at Noon Mike and Todd were walking in my apartment to fix my fridge which had been leaking on the ground. While they were here they fixed my toilet which went wonky that morning, the shower that had a loose handle, the dishwasher that was also leaking, and the garbage disposal which was clogged. The best part about all of this, they noticed the dishwasher and the garbage disposal and just fixed it, all the while saying "May as well do it while we are here." Both Mike and Todd were very nice and checked everything twice over. I am very glad that we have a great time of maintenance guys to call next time something happens with our kitchen appliances or anything for that matter! read more

I just signed a lease on a wonderful apartment with Nexus Management. Mikalai was incredibly responsive during my search. We scheduled a showing the same day I contacted him and I signed the lease 24 hours later. He was quick to reply with all of my questions and let me take my time during the showing to take in every detail of the residence. The online portal used to review documents and provide payments is clear and easy to navigate. read more

I recently found a property that I was interested in learning more about that was managed by Nexus. I called on a Friday afternoon, spoke with someone at their answering service who stated that she would pass a message along to the leasing agent. I received no response from anyone. The following Tuesday, I called again and again had a message relayed. Still no response. Wednesday, I spoke with someone else at the answering service who told me that the local office didn't open until 10 am and that the calls were routed to the answering service if no one was in the office or if they were busy. I attempted to call the office directly several times with no success. I eventually spoke with someone else at the answering service and I asked her to please urge the leasing agent to contact me. Less than 10 minutes later I received a text, not even a phone call, telling me that the property I was interested in was no longer available. One would think that a company whose business it is to find tenants and manage property would be a little more responsive to potential tenants. One would also think that such people would be more professional in their dealings with potential tenants. That was not the case here. I was very put off by the general lack of care or professionalism. I will not be giving this company my business. read more

Dealt with a malfunctioning toilet for 10 days. They promised to send Seth out to repair and no one responded. Not even a call to assure a pending repair. I was a tenant in a Nexus property for 3 months. I had to move out because of code violations that, to be fair, existed before the landlord hired them as the property management company. However, they did not handle these issues any more responsively than the slum landlord had. They did not respond to my requests for service- not even when I had a leak coming through the ceiling through a light fixture and chunks of ceiling falling down on my roommates bed. The city eventually stepped in because a tenant on another floor called code enforcement, who then found a long list of code violations and then deemed my unit "unlivable." When you call Nexus, they usually have a call service that answers the call (instead of someone who actually works at Nexus and knows what is going on) and tells you they will "pass the message along." I have called in on six separate occasions and only once did an actual Nexus staff person call me back. At best they are an unresponsive buffer for slum landlords. I am now involved in a court case with my landlord, the city and soon to be Nexus because they are trying to withhold my security deposit for leaving a condemned apartment before the lease was up. Very unprofessional and unresponsive. Choose Nexus if you want a legal mess on your hands. read more

Management means fee collection without caring for proprty. My girlfriend and I were looking at a property in Woonsocket. The agent was very nice and attentive. Initially we had problems trying to submit an application on their portal. And since this was the only way they would except one, we had to message the agent several times before figuring out it was a problem on their end. This worried us for potential issues in the future as far as making payments or maintenance requests. We unfortunately did not make it past the lease agreement. There were several concerning sections in the agreement and after asking for a revision the price was increased on the revised agreement with no explanation as to why. Figuring this was a good time to call it quits considering the initial issues and reading a couple of other reviews on other sites. We politely declined the agreement and with no response from the agent or anyone else to ask why or try and salvage our business, an email was sent voiding the agreement. So overall the professionalism was sub par and would rather just deal with a landlord or property group rather than a property management group that really just acts as a middle man for the landlord. My best advice is read the agreements closely as they make very simple mistakes and they wording can be so vague at times it could possibly put you in a bad position should any negative situations arise. Can't say we'll be looking at any nexus properties in the future. read more

I am reviewing as a rental property owner. I started a relationship with Nexus Property Management with 1 rental property and I am currently at 9 units and climbing. I am an out of state owner and there is no way I could feel comfortable about the care of my rental properties if it weren't for all of the professional people at Nexus Property Management. They cover everything: investment property purchases, management, leasing, and maintenance. And almost all correspondence, bills, money contributions, and maintenance requests can be made through their online Nexus Portal. Having Nexus property Management managing my properties takes all the worries out of rental property ownership. And the time I save allows me to focus on other investment opportunities and that, helps me buy more investment rental property! read more
