I purchased a Lennar home in Leyden Rock, Arvada, CO in March and since then have had nothing but issues with the builders of the home Lennar. Below is a list of issues that we noted on the final inspection tour and also since we moved in on March 12th. We are still waiting for some of these issues to be addressed by the builders and it has taken constant emails and phone calls to get the little progress that we have.
· No Certificate of Occupancy obtained - delaying closing on March 7th and rendering my son homeless
· Garage doors didn't work
· Broken window in master bathroom
· Broken window in basement
· Outlets not functioning on kitchen island
· Sloppy paintwork on exterior - redone in a hurry because it was painted the wrong colour to begin with
· Stairs to the garage from the mud room were unstable
· Both screen doors were not installed properly and didn't slide
· Loose shingles on the roof
· Leak in plumbing when landscapers tried to turn on the Sprinkler system
· Rattle in down stairs bathroom vent - still not fixed
· Gouge in cement stairs outside front door - still not fixed
· Mice inhabiting the garage - need some concrete fill-in in various places to prevent entry
It started on March 7th when we were supposed to close but Lennar forgot to get the Certificate of Occupancy on the property, and when the inspector was dispatched he failed the property because the retaining wall had not been built to the approved plans. My son had moved out of his apartment and had his belongings collected by a moving company with the anticipation of being able to close and move in. He had to go to a hotel for the night, rent a storage unit for his belongings and reengage the moving company for the following Sunday. We were promised a total reimbursement of all his moving expenses but as of today - almost 3 months later we are still waiting for $450 - having had to fight Lennar for the money. with multiple explanations, phone calls and emails.
It seems our house was also painted the wrong colour as there is an HOA rule that houses next door cannot be the same colour and ours was painted gray like our neighbour. This was not communicated to us and was only disclosed when my son went to sign the closing documents.
Since then we have continued to try and get the above list of defects addressed and as of today we are still waiting for the rattle in the downstairs bathroom vent to be fixed and the gouge in the concrete to be filled. We are also now dealing with a mouse infestation in the garage because the garage doors were not sealed properly and the mice have free access.
We paid over a half a million dollars for this house - it was marketed as upgraded and luxury - and we have seen nothing but shoddy workmanship, no attention to detail and a remarkable lack of Customer Care and Service once they got our money. We continually send emails, make phone calls and to date the progress has been remarkably slow.
They continue to build houses at an alarming rate and they seem to be selling as fast as they are thrown up. But be warned - once they have closed and have pocketed you rmoney, they don't care about you any more. Horrible company.
I would never buy another Lennar home and will be advising anyone I know in the same vein read more
