Sunday lunch with friends. This place was REALLY good! Since we were a party of 5, the server suggested family style. We ordered 3 entrees which with family style, the salad, chopped cuc tomato & tzatziki ) offered gratis. Pita with butter is offered table side with refills. We shared: 1) boneless chicken 2) Egypt kabob (seasoned gr beef) 3) kabob torsh (gr lamb marinated with pomegranate) The platter came out & looked amazing! We added polo lati (sumac, butter & tomato rice). Besides the meats and regular basmati rice, they had house-made pickles(dill), red onion slices, charred tomatoes, jalapeños, & lemon wedges. The meats were grilled beautifully, lamb wasn't "gamey", tender chicken breast nicely marinated in maybe a yoghurt base, pickles, lemon, jalapeños were a nice tart contrast. Almost forgot about the sumac on the side. I really enjoy sumac & the tartness it adds. Kind of reminds me of Japanese shiso. The salad with crisp iceberg lettuce, red cabbage & a pink dressing (tasted similar to 1,000 isle dsg). Pink from pomegranate(?) sumac(?). Anyway the salad was simple but nice. Tzatziki was creamy & tart. The cucumber tomato relish was HAND CUT! Not food processed. Perfectly nice square cuts. Fresh, simple & refreshing. Will return when in the area. This spot is centrally located for our friend group. Ample parking. Staff helpful with ordering for the newbies. While we've all had Mediterranean meals prior, all restaurants vary a bit. The guy was super patient & informative.

We were visiting from San Jose and found Koobikland. The presentation of the plates were so pretty. The grilled chicken was so so tender. The beef koobidah was also delicious. I also enjoyed the eggplant and bread. Service was very good. Very nice ambiance.

Amazing local spot if you're in Orange, CA! Our first time here and we ordered the Kashkhe o' bademjan, eggplant borani, beef koobideh, & chicken koobideh. Everything was delicious! Meats were flavorful and tender. Chef/owner was very friendly and welcoming. Will definitely be coming back soon!

If you're even thinking about going to Koobikland, just go. Seriously. This place is an absolute gem in Orange. From the moment you walk in, you can tell it's not your average spot. The vibe is super welcoming, creative, and just straight-up fun. Everything feels thoughtfully put together, from the layout to the little details that make the whole experience feel unique. And the food? Absolutely delicious. Every bite tasted fresh, flavorful, and clearly made with care. You can tell they're not cutting corners, everything feels intentional and high quality. It's the kind of food you keep thinking about after you leave and can't wait to come back for. What really stood out to me was how much care and passion goes into what they do. You don't get that cookie-cutter, rushed feeling here, it's the opposite. The staff is friendly, helpful, and genuinely seems like they want you to have a great time, which makes a huge difference. Whether you're going with friends, family, or even just checking it out solo, it's one of those places that leaves you in a better mood than when you walked in. It's memorable, it's different, and honestly, Orange is lucky to have it. 10/10, already planning my next visit!

Beef Koobideh with Saffron rice and grilled tomato and pepper.

Excellent place for Persian cuisine. This was my first time coming here so of course I had to try the Koobideh. Much like judging an Italian place by their pizza or lasagna or a Mexican place by their Tacos and rice, so do I judge a Persian place by its Koobideh and Saffron rice. Both were very excellent. The beef Koobideh was juicy and flavorful. Some of the best I ever had. The saffron rice was done very well. Rice should be easy but unfortunately not everyone gets rice done right. No worries here as the rice was perfect and tasty. Not only is this a good time to support your local Persian businesses but it is always a good time to support this excellent restaurant. If you never had Persian food, or if you have and are looking for a great place, look no further. Koobikland is the way to go. Good food. Good people. Enjoy.

Quiet, piano guitar or mandolin music, real tablecloths for real people, no snooty a- holes screaming into their phones. You'll will take home extras of their filet mignon meat skewers because u eat the entree. ALL of it. Plus saffron rice and elegant service. Heaven on earth. I saw old farts from old orange like me, old and young middle eastern people, and a bunch of white/asians hoping for a brain break. No one spoke above a whisper because they didn't have to. Best food since Colleary's bistro, really. Too much booze for me at the Tartan room. This place only serves beer, wine and real Arabic coffee in tiny cups. You will be asleep or awakes for days, guaranteed. Food made by the owners. Confused young waiters who love cash tips. I am two-timing Rosine's. It's that GOOD.

Honestly might have been my first time trying Persian food and I've definitely added it to my favorites. Definitely some similarities to Greek food and overall very healthy and filling. Friendly service, they were super welcoming and happily helped with recommendations. We all got an order of the Koobideh and some chicken on the side. I'd say I can put away food pretty well and this had me pushing a bit with lots of flavorful, filling protein. Meat was seasoned well, tender, juicy, and balanced out with the rice and vegetables. I don't care much for sauces and was pleased that the yogurt sauce was not necessary because nothing was dry.

The yummiest Zafron butter I've ever had with bread.

Thank You TikTok for recommending this hidden gem, since Koobikland has become my absolute favorite Persian Restaurant in SoCal (coming from a Persian Gal)... My friend and I checked this place out for lunch today, and can't wait to return and try different items off of their menu... Food = 5/5 Presentation = 5/5 Customer Service = 5/5 Value= 5/5 Ambiance = 5/5 There is plenty of free parking in the shopping center..

Eggplant Borani

Got the eggplant Borani as an appetizer. It was really good, it also had like a Smokey taste to it. I'm not sure what caused it but it was really good with out food. Me and my friend got the combo platter with beef and chicken. Beef was very juicy and well made. Chicken was flavorful but the beef was our favorite. Definitely a must try. Inside was very nice and they sometimes have a person playing the piano so this would be a great spot for a Date. Service was so kind. We will be back!

Yummy kabob and nice combination of flavors with white rice and saffron rice on top of that tray and salad and mixed yogurt and cucumbers with mint , fresh bread with butter and delicious food all in one order in friendly area and ambience with friendly staff. We had a best experience as always here. I recommend this place to everyone who wants to try good food with best price. I love the ambiance of this restaurant with Persian decoration and some vintage stuff from iran . Enjoy with your friends over there, don't go alone !

Kaseh Kabob and Polo Lati

Outstanding Persian Cuisine with a Modern Touch! I stopped by Koobikland Restaurant in Orange, CA during my trip from Northern California, and it was one of the best Persian cuisines I've ever had! The drinks and juices were incredibly fresh and refreshing. We ordered Kase Kabab with Polo Lati and the Reza Loghmeh (had to try it since my name is Reza ) - everything was perfectly cooked, flavorful, and beautifully served. If you're looking for authentic Persian food with a modern touch, this is the place! I just wish they'd open a branch in NorCal!

We love the food here and the service. It's our second time and we highly recommend if you love Mediterranean food.

This place didn't look like your typical Mediterranean spot, and from the outside it seemed small. But I kept noticing the great reviews, so I finally decided to give it a shot today. From the moment I walked in, I was greeted by the owner, Ali. He's a genuinely kind and humble person, and you can immediately tell he has real passion for what he does. He took my order and told me it would be ready in about 10-15 minutes, which is exactly what you'd expect for fresh food. I stepped out to the stores next door, and when I came back, everything was ready. Since I'm not very experienced with Mediterranean food, he took the time to recommend sauces and help me decide. I told him I'd be eating there instead of taking it to go, and that's when the experience really stood out. The food was incredible. The chicken was juicy, fresh, and full of flavor. The beef was tender and perfectly cooked. The rice was warm, soft, and complemented everything really well. On top of that, Ali was extremely attentive--he noticed I liked the pickles and brought me extra without me even asking. That's the kind of detail you only get from someone who truly cares about their customers and takes pride in their food. He came back to check on me and asked how everything tasted. I told him it was delicious, and out of curiosity I asked if they pre-cook their food like most places. He told me, "No, we cook everything fresh to order." And honestly, you can taste the difference. This small restaurant deserves way more recognition than it gets. The hospitality, the service, and the commitment to fresh, made-to-order food really set it apart from a lot of places today. To Ali and his son working in the back--thank you for the hospitality, the conversation, and the amazing food. You truly deserve this five-star review. If you're thinking about trying this place, don't hesitate. I 100% recommend it.

It wasn't quite as good as I expected from the reviews, but it's decent for the amount of food you get and that rice! Premium Mixed Grill Plate -- 3/5 I liked the chicken the best out of the three. The beef kebab just tasted like regular ground beef to me and the lamb was overdone, which was a bummer. But the rice? Amazing. It was so fluffy and flowery. I would come back just for that rice. Shawarma Loaded Fries -- 2/5 I probably should have skipped these and just gotten another plate. It was kind of a sticky mess and the combo just didn't really work. You get a great portion of beef shawarma, but the raw onion, shredded cheese, and pickle slices felt like a really unusual combination. I usually love pickles in my Mediterranean food, but this just wasn't it for me.
