Great drinks here, but the wait can be long, hence 4 stars. Lots of people order online in advance, so if you don't like waiting, that would be a good option. Their boba drinks use real fruits, and they have many different kind of unique flavors, like guava, lychee, mango pomelo, etc, and many toppings option as well. No table seatings inside, just chairs along the wall. They do have a food menu as well, serving snack foods like calamari, popcorn chicken, etc, and entrees like ramen and curry, although you will have to take it to go.

Service was quick and easy. I do wish there was still seating inside, but it looks like they got rid of it after COVID, so it feels more like a grab-and-go spot now. Their popcorn chicken is usually a must-order for me. It's a generous portion, and the batter and seasoning are always good. Usually it comes with more basil and garlic, but this time I barely got any. I also found a small piece of plastic while eating, which was pretty disappointing. I got the guava green tea, which was really refreshing and good. Overall, it was a bit disappointing this time, but I'd probably still come back.

Basil Popcorn Chicken is my go to!

My husband and I like to go to itea for their basil popcorn chicken whenever we want a yummy snack. It's always fried well with a good amount of batter (not too much and not too little), and the chicken itself is juicy and tender. You get quite a bit so it's a hefty snack ;) I do wish that they ask us what spice level we want (or just default to allow the spice to be added on our own), so that we can customize it to our liking or dietary restrictions. We'll just need to remember to request spice level ourselves. Although itea offers lots of food options, it seems like they no longer put out tables but still have benches on the side to sit on. Just something to keep in mind before visiting!

This location is very hidden! Thanks for DoorDash, so I get to know it exists! Wow the drinks are huge for $6.75! The mango drink tasted good and with real mango chunks. The milk tea is on par! Will come again. Ambiance was nice, Christmas tree was nice.

I ordered a Prime Black Tea Kreama but got an ordinary black tea. I believe it's an honest mistake and it should've been easy to resolve. However I already left the store and there's no way for me to contact the store and send the proof online. No customer service link or email, and the website is down. I'm disappointed.

Drink: Fresh Mango Pomelo Sago (10/10) - I adjusted this to 50% sugar since they can only do 100% or 50% for this drink and it seemed like so many sweet things going on so I reduced it since I don't have a huge sweet tooth. It was the right choice because it was still fairly sweet but it was yummy! It felt like a dessert in drink form. I can really taste the coconut milk which I loved for both the flavor and creamy texture. The sago was also really good! It was just a drink filled with lots of toppings, layers, and flavors that combined really well. Service: They work pretty efficiently while it's always so busy. The wait for the drink may take a bit of time to come out but that's because they get so many orders and some people bulk order for their families or friends. Ambiance: It's more of a pick-up and go type of place. There's no tables and there's only seats for you to wait for your order. It's a small store but pretty busy!

Another I-Tea and this one in Castro Valley, Enough parking but so many idiot drivers that can't park here for some reason. The store is pretty wide for a wait area. This location is always busy. The staff are all just for work. No enjoyment to show their customers. This I-Tea is a hit or miss. I love their smoothies and mango drinks. Their drinks never seem to be consistent. Not even sweet, too sweet or not enough ingredients. I like their popcorn chicken as it has dried basil and whole garlic cloves in it but there are times it doesn't have enough spice. They don't even ask the level of spice you want. I still come when I crave and it's close to home. Good luck to all! Haha [118R,2025]

This review is for the service. Service would be more efficient if there were clear signs on where to line up. The left register is to pick up orders. The right is to place orders. Also our order did not correspond to the beeper number. We waited ~25 minutes for our order. Next time, easier to order on the website.

Loved the drinks and their frequent customer app was good... food was good also, decent beef dishes. Very disappointing that when I had 10 drinks and enough for the freebie, their app went down for several months and the new app doesn't record prior purchases so no freebie. Haven't gone back since then.

    Latoya H.

The food is great! Garlic basil popcorn is a family favorite! The wait was about 20 minutes. I asked the cashier to suggest a drink with caffeine because I needed some caffeine. She recommended K6, a brown sugar boba latte, but it was not to my liking.

I had been to the church before, but I didn't remember the massive coffee hangout there! It's so spacious and offers plenty of seating. How long has this place been here? I wish it were closer to where I live in San Jose! I could easily imagine sitting in one of the comfortable nooks, studying or grading papers. It's also a fantastic spot to meet up or chat with a group of friends. It was definitely a nice place for a date! When we walked in, there were hardly any available seats, but the line at the counter wasn't long. We found a quiet corner to sit and enjoyed our breakfast. I ordered a hot latte with maple syrup in the name, though I can't recall the exact name. It paired nicely with my pastry. The almond croissant I ordered was delectable, with just the right amount of sweetness and flakiness. My partner enjoyed his cappuccino and savory bacon croissant. We walked up two steps to the restroom and were surprised to find more seats and tables. I wish I had noticed that area when I was looking for a place to sit. Oh well, it was comfortable where we were. The girls should have more playdates with their cousins so we can come here more often. Making it a bit cramp when you're trying to stand in line, look at what's available, and order at the same time. Parking here is hard to get to as well, the lot is super small and fits only one car at a time. If you happen to land a spot here your best bet is to reverse all the way out because a three point turn will turn into a multipoint turn quickly. My suggestion is to park in the lot in the plaza next door and walk over. As for the baked goods the Spicy Lemongrass Chicken Croissant is phenomenal and the Strawberry Moon is a classic. The flavor profiles here lean Asian with many call backs to flavors such as ube and passionfruit. They also seem to change their menu often too so keep an eye out on the newer items as you visit. In terms of aesthetics of the pastries you can see the love in the folds of each one. The strawberry moon croissant is a good example of this because the amount of ridges in the croissant shows how many times it was folded while making it. That alone is back breaking work and truly a labor of love for something that gets consumed in minutes. Last but not least the staff, we love a good mom and pop shop. The entire family is in on this, from the cashier, baristas, and pastry chef. If you're looking for a AAPI business to support, this is the one to go to. They're kind, diligent, and when a pastry sells out you can always count on them to make more. Disappointment does not run in this family! There is a large assortment of empanadas, from meat options like chorizo and chicken, to vegetarian like corn and onion, to sweet options too like apples. The menu also boasts lots of great drinks including mate tea! Lucky us, the empanadas we ordered weren't in stock so we had to wait ~10 for freshly baked ones. They came out buttery and piping hot, even with little hand-stamped letters on them so you know what you're eating, and it was so delicious. Most are about $5.50 each. Add oregano chimichurri for a bit extra if you want or pair with a tea, but these empanadas really hit the snacky spot. Ok first of all I love Philz and have never had a problem until now. I went in and tried to order…read moreseveral different kinds of coffee and the person literally refused to let me customize my order. I wanted the pistachio spice without the spices and she then said "well then it wouldn't be a pistachio spice". So then I asked if I could just have the filtered soul with the pistachio syrup and she said "no we can't do that, maybe try the cashew drink cause it has pistachio". Ok sure since that's what she recommended, so asked if I could have it with regular milk instead. And so then she said "no sorry cashew is in the name so you can't change the milk". So I had to settle for a mocha tesora. I've never once had my customizations denied at any coffee place let alone been made feel stupid for even asking. Btw - the sign above her literally says "all drinks are customizable". I just don't get what the big deal was. Ok that's my rant. Thanks for reading.
