This is Chip and Johanna Gaines's fancy boutique hotel. I did not stay here but simply went to their coffee shop and sat in the lobby, which is open to the public. I noticed they don't have a separate Yelp page for the coffee shop. The library is gorgeous and has major dark academia vibes. It is reserved for hotel guests only, so I just took a quick peek and didn't linger. I got the maple pecan latte, which was a sweet and tasty drink that I enjoyed. There were plenty of college students studying here on a Sunday afternoon. We weren't able to get a comfortable height table at first, but one later opened up. They have some seats with awkwardly low coffee tables, which were mostly open. They have a lot of open space that could do with more tables and seating. The hotel is lovely. Skip Brssserie restaurant as it is Slow and understaffed. Pastry was stale and little taste. Was nice to see and accomodations were nice but not luxurious. You can't go to Waco without seeing the impact of Chip and Joanna Gaines throughout town. One shining example of their brilliance is the Hotel 1928, an old hotel in downtown Waco that has been renovated and brought back to life. Every inch of the hotel is beautiful and filled with so many little nuances that keep you interested. The staff members were amazing and probably used to being a tourist trap. My friend is a local business owner who took us there for cocktails after a day of Black Friday shopping. Drinks were perfection and the prices shocked this Californian in the best possible way because of the happy hour prices. I loved visiting this hotel and hope to stay there on my next trip to Waco. read more

I was so excited to spend my birthday here. I called to reserve my room for myself and a guest. I was saddened to discover I was overcharged and had to spend time calling to investigate. It's a newer hotel. Mistakes happen. I moved on. When we arrived at the hotel, it really is stunning in real life. The details in design were absolutely gorgeous. My room was clean and the bed was incredibly comfortable. The view was awful. I opened my windows to a sign obstructing my view....of the parking lot. Bummer. Whatever. We lounged in the bar for dinner, drinks, snacks. Had coffee and sandwiches to go at the coffee bar. The staff was mostly friendly. Unlike other reviewers, I didn't receive any special treatment for my birthday, which was really disappointing. Especially at this price point, I wish they would have acknowledged my birthday, since I happened to mention it 4,000 times. I've had better service at the Ritz for far less $$$. Sad. All in all, like another reviewer stated, it's a one time thing. I don't think I'd go back. If they can't muster a happy birthday after spending over a grand for 1 night, I won't bother next year. read more

Trying to figure where to start. The brick outside the front of the hotel are the original bricks. You enter into the hotel and immediately the reception area is beautifully done. The receptionist is friendly and welcomes you look around the hotel. Turn to the right and you face the sitting area of the cafe. Walk through the cafe and you will see the Library below. Continue walking and you will see a painting that will make you smile and laugh. Beyond the painting is the elevator that will take you to the breathtaking rooftop restaurant. It's amazing! The decor and the view! Back to the reception area. If you turn to the left you will enter another restaurant that is more casual than the rooftop. We had the 1928 double patty Smashed Burger with thick cut fries and their Pea Risotto with Truffle Mushrooms! Wow! I loved the way they designed and renovated everything to bring you back to the glamour of 1928. We plan to bring our entire family here for Christmas! Hotel 1928 is fairly new to Waco, so we were excited to visit. As soon as you walk in, it feels like you stepped into another city. The interior decor looks like a page ripped out of Architectural Digest. I was floored by how flawless everything looked. We decided to eat at The Brassiere, located on the bottom floor of the hotel. Even though we had made reservations, we had to wait 15 minutes to be seated. The front desk staff was kind and provided a complimentary appetizer for the wait. Once we were seated, the waiter was courteous and provided a few recommendations. Sadly, the food was mediocre, and there wasn't anything memorable other than the Korean fried wings and the biscuits. After our meal, we walked around the hotel. There's a beautiful reading room in the basement, a cafe near the lobby, another restaurant upstairs with a different menu, and a rooftop. The rooftop setup was beautiful, with individual sections for each party to sit. I loved how everything was beautifully decorated. Hopefully, they will work on improving the food menu. read more

There is so much to unpack here.... First, five stars for Shawn in Bertie's. Great server, super attentive, and really cared about his customers. The risotto was excellent, the rest 2- 3 stars at best. Drinks very expensive for half-glass cocktails. More than four drinks in the menu they couldn't make due to an ingredient being out. Fudge cake? No, just a brownie imposter. Jam for the cornbread so runny it ran off the bread. More like juice than jam. The furniture was so wobbly in the restaurant, that not only were are seats rocking back and forth so was the table. Had to try to eat while holding on to drinks so they wouldn't fall off the table. The was on a design show correct? Manager in Bertie's did not visit any tables just scowled at customers. Dirty dishes left all over hotel and not one outlet had a bag to put our leftovers in. Store in hotel pretty barren with just a few overpriced items. This could be so much better with experienced hospitality people walking the hotel to make sure it is presentable. After a 2.5 hour drive for a birthday celebration, so disappointing. read more

My family and I only stayed here for one night last month for my birthday as there were no rooms available for a longer stay with the days I wanted. But one night was enough for us to experience it and say that we stayed at Chip and Joanna's hotel as it is pricey! And this is just for the basic Austin room. The hotel is beautiful and well done. It's so neat to watch the Fixer Upper: the hotel series and see it in real life. Everyone we've interacted with was so pleasant, from check in, to shopping at their hotel boutique, and to dining at both restaurants. The room we stayed at was beautiful and spacious for my husband and I along with our 5 month daughter. We had room to lay out our suitcase and for her pack and play and still walked around comfortably. And shortly after check in, we got a knock on our door from a sweet lady that brought us warm chocolate chip cookies and room slippers! What a sweet touch! Also, when we walked in the room, there was a card and champagne waiting for us as I made a note that we were celebrating my birthday. That was so special! My husband was really impressed with the rooms and that the walls weren't paper thin where we could hear our neighbors or people walking down the hall. The hotel offers valet parking only, but we found street parking at the front of the hotel and Waco's downtown parking is free! Overall, it's definitely worth it to stay overnight! From the show, each room is different so it's neat that if we were to come back, the room will be different than the last. read more

Another excellent dinner! Sat by the window, very comfortable spot on a rainy evening. Lauren was my server (see photo) and she knew the menu, recommended the steak salad wedge, which was very tasty, loaded with blue cheese and bacon, and I also ordered the pork chop (which I have had before. Delicious -- tender, perfectly cooked. This place has delicious coffee and I appreciate that Lauren made a fresh pot for me and brought regular refills of coffee before I requested it and then gave me a to go cup, which was a very nice way to end the meal. Excellent service and food. Thanks Lauren! I also wanted to acknowledge a young woman that Lauren was training, and regrettably, I forgot her name. This is a fascinating place filled with nooks and crannies of interest and good food and service in the downstairs restaurant. It's fairly pricey but is very nicely appointed. My new favorite place to work and have a cocktail. The bartender Sara and the hostess where the best. Service and atmosphere were on point. Now once the new people came in at 5.... Ugh I wouldn't have loved it as much. Less attentive, more of the hostess and bartenders holding the bar up rather than serving people. 6:30, it's very slow in here and you have 2 bartenders polishing their hands non stop. Very annoying to an ex manager. Side note, thought I'd head to the coffee bar at the beginning and those 2 had no idea about the wines, their pours or their prices. Then their buddy walked up and I was ignored so I went to the restaurant. Where do I even begin? A list, yeahhhhhh, a list of things that need fixing or they might be around only a short time no matter whose name is "behind " the hotel. Could it be a matter of biting off something too big to handle? Or hiring hotel staff that have never run a hotel? Here's my experience at Hotel 1928 last night Dec 22, 2023. My GF had arranged a room as a gift for my upcoming birthday and made it known to the hotel staff upon reservation. From seeing the show featuring the hotel renovation, it's going to appeal to show fans, and we were no different upon arrival. Now here's the list of issues; 1. No verification of identification upon check-in - just released the room no questions asked. 2. The champagne bottle requested was delivered without a personal note - even though it was ordered during the reservation call and specifically communicated what the champagne was meant to celebrate. Case in point - do this at a Ritz Carlton - they handle it perfectly. 3. Encountered a medical issue that had us leave the hotel around 11pm - therefore my GF called for our vehicle via Valet, and the front desk clerk walked us right across the street to our vehicle. This after he explained that the valet parking guy leaves at 11 pm but my GF called the front desk requesting the vehicle at 10:50 pm. 4. My GF wanted to change the coffee delivery service from 07:00 to 09:00 due to us returning after 2 am from Urgent Care close by. The front desk person who was different than the one who was manning the counter when we arrived, told her that she needed to call the desk in the morning to arrange that and that he could not cancel it at that moment. Such "service"! 5. Morning of the 23rd - My GF called in to change the coffee delivery service to 09:00. We decided to pack up and leave close to that time just waiting to get off the property. It then occurred to us at 09:15 that there was never a knock on the door for coffee delivery. When we opened the door at around 09:20, there in front of the door - ON THE FLOOR!, was a serving tray with a pot of coffee and 2 cups! WHY DIDN'T they announce their delivery with a nice rap on the door? So we moved it out of our way and walked past it. 6. Checkout time - since my GF arranged the room she went to settle accounts at the front desk. She attempted to pay using cash - they refused cash! Even when she specified during check-in that she wished to pay cash, - they said nothing! 7. Step back in time to 2 AM upon our return from urgent care - my GF asked the night desk employee to help her settle the account then and there so that we could leave early in the morning and know that we were paid up completely. He said he could not do that at that time - why not? If a late checkout is at noon but you paid for it all before actually walking out would they settle then and there? If the argument is that they don't want you to charge anything more after close out - wouldn't that require you to sign a receipt for that purchase? 8. My GF goes to the front desk to check out this morning and wants to use cash, as stated above. They don't take cash! WTH!? Seriously? What hotel doesn't take cash? We have visited some of the finest hotels in the world and they all take cash and card. She was forced to use only a credit card and it gets better - They never printed a receipt OR had her sign a receipt for them as any "normal" hotel does upon checkout when they charge your credit card. She called the hotel and requested a copy of a receipt with all charges so they sent her one. 9. Going over the receipt line by line - she noticed 2 separate charges totaling over $200 - charged in a restaurant we never ate at inside the hotel. The only dinner we had, treating two other people as well to dinner, was at Berties on the Roof. These charges were to another named eatery onsite. Given that evidence, she looks at the ONLY receipt she was asked to sign for and that's the one from dinner last night! They had her sign to charge her CC! These 2 other charges - she never signed anything for them as she never made the charges. She is now waiting to get a call back from the manager to discuss these faulty charges before disputing them with her CC company. Overall perspective; Hotel 1928, despite only being open for a month, give or take, is NOT a luxury boutique hotel. I believe it is catering to the fans who follow the shows put forth by the people who renovated the hotel. Don't get me wrong, the hotel is nice and the work and effort make it look very nice - even though I agree with another reviewer's comments about Berties looking like an ice cream parlor. If you're expecting Five Star service - forget it as it does not exist at Hotel 1928. I believe the confusion of this hotel is that it doesn't know what kind of hotel it's trying to be; 5 stars with excellent service or a very nice Motel 6 with lipstick. read more

This place was beautiful. Make sure to watch the renovation episodes on Magnolia. Food was delicious and the cheesy burger was really cheesy. The staff was really kind and accommodating. Make sure to make a reservation prior to coming even if the restaurant isn't full because they prepared our table, gave us a notification via text and we were seated right away. While well appointed and beautiful this hotel is lacking in a few areas. The valet is not helpful unloading or loading bags from the car. Three men stood and watched while I struggled to get bags from the trunk. The front desk -would be nice to have an adult not just college kids. The safe in our room was locked. We were unable to use it as we discovered last minute that it was locked. When I told them the next morning that it was locked, the college girl looked at me like I had four heads and said "OK". Our shower did not have any conditioner. We had to call down for that. They said it would be right up and it took about 45 minutes. There is no bellman for luggage assistance. The elevator does not work properly. Every time we were in it I thought we were going to get stuck. It stays closed once you get to the floor that you are arriving at for close to a minute before it opens. We did dine at Berties on the rooftop. I will leave a separate review on Bertie's page for that. That was an epic fail. They need a new management team. read more
