The property features a playground, several dining options, a general store, live music, a swimming pool with a swim-up bar, mini golf, fishing, a water park for kids, and more. Most of the amenities are well-maintained, clean, and provide plenty of entertainment for families. The on-site restaurant was actually better than expected. It's nothing fancy, but the food is tasty. Some menu items are a bit pricey, while others are reasonably priced. They offer a variety of accommodations, including cabins, tent sites, and RV hookup spots, which gives visitors plenty of options depending on their style of camping. The location is another plus. It's right on the river and just outside of Waco, making it feel like a getaway while still being close enough to town if you want to grab something or explore the city. They also offer golf cart rentals, which can be very helpful if your cabin or RV site is located farther away from the main amenities. **The Bad** One of the biggest drawbacks is that most amenities don't open until around 10-11 a.m. If you have kids who wake up early, you're left waiting several hours before there's much to do. I can understand limited hours during the week, but on weekends--and especially throughout the summer--the water park and other family attractions should open earlier. There's no reason the water park couldn't open at 9 a.m. The park markets itself as a kid-focused destination, but in reality it feels more like an RV resort with some great family amenities added in. The cabins are another area where expectations should be managed. The descriptions on the website make them sound much larger than they actually are. We stayed in a cabin advertised to sleep 10 people, and with only four people it already felt somewhat cramped. If you're traveling with a larger group, I'd strongly recommend booking multiple cabins next to each other instead of relying on one large cabin. The cabins could also use a more thorough cleaning. I completely understand that being near the river means bugs and outdoor debris are unavoidable. However, our floors were noticeably dirty, and the walls had shoe marks, scuffs, and other stains throughout the cabin. It felt like only the most frequently used areas received attention during cleaning, rather than the entire cabin. Another surprise was that the beds weren't made upon arrival. Instead, guests are given packaged sheets and expected to make the beds themselves. At the price point they're charging, I think that should already be taken care of before guests arrive. Lastly, the overall value feels a bit off. The experience is enjoyable, but it comes across as overpriced for what you actually receive. **Overall** We had a fun weekend and genuinely enjoyed our stay. However, after reflecting on the experience, it felt like the property falls a little short in several areas. The amenities--especially the water park and on-site dining--do a lot of the heavy lifting when it comes to the overall experience. Without those, my rating would be significantly lower.

All services: electrical (30&50 amp), water and waste worked without flaw. Wi-Fi is free and band width is very good. Jim and his son provided us a picnic table without asking. 8 spots are pull through, with 4 designed as back-in access. Propane is available upon request. Located minutes away are some of our favorite Waco locations. The Homestead Heritage community is a must see. Be sure to have breakfast at Cafe Homestead. Cameron park has miles of biking trails and family play areas. If you're into antiquing, there's more than a dozen stores to visit in the downtown area. Be sure to call ahead for reservations. The RV lots and cabins do fill up fast during peak season.

I like how big the complex is, there are so many buildings & units, there's 2 pools, and all throughout the complex it's surrounded by tons of trees. The interior of the apartments are nice (ours was) very spacious depending on how much furniture you have. Living there we didn't experience any big problems with bugs inside our home. We rarely needed anything repaired, but there were a few things in our restroom that could have been fixed or redone before we moved in. The complex is pretty quiet, unless you have loud neighbors (like we did.) The only awful thing is that our cars were being broken into, and our belongings were thrown all over and stolen.

But that's not the case and your apartment won't look half as good as the model that they show u. They show you the one that never had drywall needing to be replaced, has new cabinets and doesn't have paint spots everywhere from where they dripped while painting. Peoples cars were broken into, they sent messages around the holidays for "holiday safety" because they know peoples cars were getting broken into, sketchy people who don't live there would be driving around at night looking at the cars, in the lease you sign something saying that you agree they can tow ur car if there's a broken window that's not fixed right away. Imagine having your car broken into and then it gets towed because someone broke into your window My apartment you can tell had water damage and they just added drywall and painted over it, but there's still bumps and clumps under the paint, the walls look nasty and the laundry "room" smelled like mold. Not only that but the water pipes break all the time and need repairing so at least twice a month u have no water. No head up so u get ready to take a shower in the morning and there's no water, or u get home and there's no water. When the water turns back on it doesn't come out clean even after days sometimes. People leave trash everywhere, I would walk past 20 cigarette butts on the way to my apartment. But everyone once in a while someone will come clean up. The neighbors are noisy noisy noisy, they got some weird techno music going on til the AM and they send messages out all the time to keep it down, yet the next day it still goes on. My favorite part is that it's not on the weekend and it's not just til 12am, it's til 4am when u have work the next day. My apartment looked like $900 apartment but it was $1150 and just went up closer to $1200 but not at all worth it. The sewer cap outside of my building was emptying out into the bushes in front of the building so there was just a big ol pile of doodoo for weeks that smelled horrible. When we moved in we were told that it was a quick "make ready" so there was things that were done have assed. The shower was scraped at the bottom and just when we move in they tell us it would be 48 hours that we can't be in the unit if we wanted it fixed. The carpet was lifting, had something under it and there was a bump in a spot, it was damaged and had paint or something already on it , but now they're trying to charge us for carpet cleaning. Chances are if you move here you won't want to stay long. They'll do anything they can to charge you for something. You can clean the entire apartment spotless. And they'll find something to charge you for.

Then we got to feed and pet the capybaras, which were way friendlier than I thought they would be! The babies enjoyed some extra belly rubs too. Bottle feeding the kangaroo was so fun too- little Dundee was SO soft and loved all the pets, even gave us kisses! The giraffes were super friendly and greeted us every time we were nearby; feeding and getting quality time with them was an extra treat. The safari ride tour was also amazing- 5 of us fit comfortably and got to feed/see lots of animals that we wouldn't normally get to experience. We were surprised at how this place wasn't crowded at all in the middle of July when it is peak vacation season, so it really felt like we had the whole place to ourselves. They also have a beautiful main lodge area that is comfortable and welcoming with additional animals to enjoy.
