It had all the charm you'd hope for (the vintage feel, the clawfoot tub, even the most creative little touches like the sink), while still being incredibly comfortable with modern amenities. You can tell a lot of care went into making it both beautiful and livable. What really makes this place stand out, though, is the setting. Waking up to open fields, wildflowers, and animals nearby, and then winding down under a sky full of stars--it felt peaceful in a way that's hard to find. It was the kind of place that gently pushes you out of your comfort zone in a safe and meaningful way, and those are the experiences that stick. There were also a few thoughtful touches and moments during our stay that made it feel even more special and memorable. It created some true core memories for my kids--those little unexpected experiences that you don't forget. The caretakers were absolutely wonderful. From the moment we arrived, they made us feel welcome and took extra time to make sure we were comfortable. You can feel how much they care about the space, the animals, and the people who visit. This isn't a typical stay--it's something much more intentional. It feels like a place where the land and animals are genuinely cared for, and you're invited to be part of that, even if just for a short time. We will absolutely be back, and are already looking forward to trying some of the other spaces on the property next time.

The carriage house we stayed in wasn't as clean as the pictures on the site when you book it. Seems a little more run down. The inside is fine, obviously small but has amenities you need. The grill they have was very rusted and in my opinion not safe at all. If you have it on your site to have to use then maybe one that isn't rusted through and spill's charcoal all over the ground. This house also is in the hub of the area with animals and the food barn- we had a number of people try to open the door so I wish they had a sign on the front stoop stating it's a cabin! My other issue is with this cabin that isn't told is that a worker or people on the property will open the side (right side pictured) and there is laundry I assume or something they use as storage- it was NOT ok on a Saturday when we are sleeping for someone to start going in there and banging around at 6:30 in the morning!! Like come on! It should've been an appropriate time after 8 or at least a text from them letting us know! Woke my kiddo up and you can hear everything since the house is old! Overall the experience was fine but definitely wish they would be more honest on pictures and site. The other properties on the grounds look more well kept so maybe we would try those.

He was very knowledgeable and friendly and accommodating! It was good to go on an animal safari where we felt the animals were happy, well cared for and well fed. The food in the restaurant was incredible! We LOVED every dish we ordered! It was delicious and high quality. The unique food offerings created by the chef were better than we even expected. This was the best chicken fried steak we've ever had and we're Texans so we've eaten a lot of chicken fried steak in our lives. Be sure to check the time and days the restaurant is open. I wish I had asked the name of the chef! Two things we wish could've been a little better: 1. We went in July and it was HOT and the wagons don't have a place to be together as a group out of the heat. We went to the upstairs of the main buildings. We were asked to leave because they were going to have a meeting in the upstairs room, so we were told we could go downstairs. Then the ACs needed attention and we were asked to go somewhere else, maybe the saloon/restaurant. This was 4pm and the Saloon had just opened. We just needed a place in the shade with AC to play board/card games. This led to problem 2: the waitress. The waitress on 7/25/26 between 4-7pm (possibly BrigaL) told us we were just taking up space and unless we ordered something we needed to leave (there were NO other customers in there at this point). So we decided to order an early dinner for our entire party. Once we were ready to order, the waitress never approached us. We walked up to her and told her we were ready to order. She replied, "I was waiting on you.". Then, while we ordered, we received multiple eye rolls, frustrated sighs , and obvious unhappiness with us. While this could've been overlooked, we were given our bill at the end without a receipt. My husband did quick math and noticed it was almost $20 over what we had ordered. When we asked about it, she frustratedly told us that was for the water. For our family of six, she charged us $3/person for cups of water! She took our bill and after maybe 5-10 minutes brought it back with the water price taken off and the little pay-at-the-table box. She looked directly over my husband's shoulder, almost touching him, staring at the screen while he chose his tip amount. It was EXTREMELY awkward, uncomfortable, and unprofessional! The whole experience with her was so poor, we knew we could not handle eating another meal there in case she was the only server. ( It seemed to be there was only one server per night. The server on our first night, 7/24, was great! ). Overlooking that very uncomfortable evening at the restaurant (the food was still amazing and incredible), we had a great time! We just wish there was a cool area for families to hang out in the middle of the summer. We did swim while we were there, but we needed another place to play games and just be together as a family. We would recommend this Ranch for family reunions and gatherings!

    My daughter had her wedding at this beautiful venue in China Spring, TX. When we went to visit the…read morevenue we were told it could fit up to 300 people but it would be tight. We had approx 240 guests and we felt it was a tight fit. Their kitchen is small and made for a very tight situation with the caterer and all the supplies needed for the reception. It also has a small commercial fridge which had some of the owners drinks in it but we managed to fill it up with some of our drinks. They do provide ice but we also brought in two huge coolers of ice to pack drinks in, that didn't fit in the kitchen fridge. If you have a large bridal party the bridal suite will be very tight ( we had bride, MOB, 7 bridesmaids, MOG, makeup artist and hairstylist) and no room for all to sit especially with everyone's bags and dresses. Due to the size of the wedding we were required to hire two bartenders and two security guards. One bartender showed up and the second security guard was pulled away due to a family matter. The owners of the venue did step in as bartender and security guard. Our wedding party was the first to use their silo accommodations. They are beautiful rooms and a great outdoor area set up with fire pit and games. If you live in the Waco and surrounding area this is a great place for a wedding. For our out of town guests they either stayed at Airbnbs or at hotels in Waco. We did advise them all to be prepared for a 35-40 minute drive to the venue.
