Brought nothing but chaos. Transfer from previous HOA to this new GUD states NO LATE FEE 1st month/March 2026 because of "balance forward"/monies paid by home owners will only be effective March 1st 2026. YET THEY POSTED $15 FEE. Never did I ever had late fee due to set up auto pay. Clearly they over promise and under deliver! Why am I even surprised. Needless to say they place MESA, AZ on every statement, BUT WAIT YOU CAN NOT SEND ANY PAYMENTS THEIR. I hoped for better HOA managment, but its NOTGUD! GUD is a corrupt organization that flagrantly violates Arizona law, arbitrarily imposes fines, and does not record or address disputes raised by home owners. They approach homeowners & their representatives with an utter lack of professionalism and ethics. They fail to publish meeting dates of the association board, stripping homeowners of any recourse or opportunity to be heard. Unfortunately, the laws in AZ don't include recourse / remedies for homeowners against corrupt HOAs or their management companies - so they have no fear of punishment for violating the law and continue to do so. You should seriously consider NOT buying property in communities managed by this organization as any HOA that would work with them is likely also corrupt and will use GUD to extort homeowners. I find it fascinating that GUD cannot provide board meeting dates for our community, citing they "reached out to the board multiple times to get this scheduled and have received no response" but GUD alleges at every turn "the board" reviewed our "request" and decided to not make changes. For Jim (who alleges to be the owner but is the Digital Communications & HOA Compliance Specialist): you should get your story straight - either GUD is able to contact the board, get a response, and produce evidence of this; or you're not able to get responses from the board and that's why you deny homeowners the right to be heard. Hector, one of the representatives I had the displeasure of interacting with, could barely write coherently and had the audacity to threaten me with attorney fees for continuing to follow up on my inquiries. GUD community management has been a gigantic pain in my side for a long time!! They manage the property I've had for 7 years. It's always a lack of communication/customer service or issues with their insane fee policies. It's extremely difficult to get ahold of someone on the office phone and they take weeks respond to emails in many cases. The high monthly dues are not enough for GUD, they fee you for the most ridiculous issues. If your bank account info changes and have issues with payments etc. Be prepared to be very dissatisfied with this money-grubbing company. It's only about the money for them and they are NOT there to help you or your community at all! Don't buy into the 5 stars reviews listed here. It's a fat lie!! read more

Exceptional Customer Service and Resolution After a recent situation I experienced, I had the opportunity to speak directly with Jonathan Brown, the president of GUD Community Management -- and I couldn't be more impressed. He took the time to listen, understand my concerns, and handled everything with professionalism, empathy, and care. Predatory at best. Their homeowner portal is riddled with 'admin" fees. Charge homeowners fines that make zero sense or are not applicable. Also, if you dont trust this company, and refuse to set up automatic payments (which also has a transaction fee every month) and choose to mail in your checks they will not check the post mark on the check and add late fees which will continue to build up until that is paid in full. HOA boards dont go with this management company unless you loathe and hate your fellow neighbor. read more

By far the worst HOA management company to ever have to deal with. I have places multiple call to this business with questions and I do not get a call back. They are quick to transfer you to accounts receivable, which is a dead end. They don't want to have a discussion. THEN, the Collections Letter arrives. The audacity to not return a call yet automatically send out a collections letter. Their next problem is the fact the numbers in their account "ledgers" (and I use that term lightly) ...don't mirror the figures in their app. The third problem is that the dashboard and the account details in the app also have different amounts. So, after 2 months of trying to speak with these idiots, I finally get Hector, who seems to be a very polite man which did is best to explain and justify their pathetic account receivable system. So, I ask to speak with Jonathan Brown to discuss my concerns (which was attempted during the month of February as well). As expected, he is not available, again! What a surprise. Hard to believe they have been in business since 2001. Shame on me for not being at board meetings when the decision to partner with GUD Community Management was made. But I will be there to voice my concerns from now on. read more

Well, our initial experience with this property management company was OK, some changes that were made within the organization just kind of lead us to seek out another company. We felt the communication was lacking, Service went downhill and community satisfaction went down as a result. Now that we've changed companies, still not perfect, but it certainly better than the service that we would've expected from this company. Several owners from our HOA have valid concerns with GUD refusing to allow inspection of our HOA records. Per the management agreement you (Jonathan Brown) signed around June 2024 GUD is paid to "Manage Homeowner communication" and "Maintain corporate records, individual Homeowner records, and lot file records for Association." As you know, I did not call or email you or GUD 100 times in a week as was claimed falsely by GUD via public posting about me as an owner after leaving an honest review to help other HOA's considering contracting with you. As you know, a contractor was hired who posted a sign in our community saying "F*** YOU" directed at me. I am entitled to review records related to this harassment. You prohibiting owners from reviewing our HOA records and making false claims about owners calling and emailing GUD 100 times in a week is problematic and bad business given you are concealing documents owners are entitled to review per our CC&R's, A.R.S. and your signed management agreement. Please see the attached portion of the contract showing GUD contracted to "Manage Homeowner communication" and "Maintain corporate records, individual Homeowner records, and lot file records for Association." Please advise as to if you will follow the signed contract. Please advise as if you will remove false claims against me. I've been calling GUD for several days to make a payment and no one has returned my relevant messages left in a professional manner. Now I am getting an error message when I call (480) 635-1133 that states "The person you are trying to reach is not available goodbye." Does GUD have a new number or who should I call to process my CC payment? Owners from our community are also having trouble getting our HOA documents from GUD. Dear GUD & Virtual Staff - There's a lot of abandon car's - especially on Butte St., in the 'Montana Vista Subdivision'. Many houses on the Northside of E. Boise St. are over grown and very successful at growing weed/seeds for other's to pull. If you could encourage the lazy or infirmed to get help with maintaining their yards - at least once-per-year that would be a noticeable improvement. I have been both a HOA board member (president) as well as a regular home owner being managed by GUD management. In the recent months our community changed hands to a new manager from the one we grew to love and depend on. Our new one is awful. She doesn't seem to know our CC&Rs and wastes money on violation letters that are not violations. But my main issue is with her not taking accountability for screw ups. I have gotten the run around for months on the issue of a payment due to my son (15) for a trash service he does for the community for the past 6 or so years. He has been paid a mere $10 a month to bring in and out the trash can at our community center. He has not been paid for a year now. He is autistic and has done this job for 6 years now receiving a $30 check every 3 months like clock work up till 2024. He got his last check in January 2024. I wasn't made aware he wasn't paid till November. He is now owed $100 for work he continued to do without being paid. And now I just get a run around and no answers. Screwing over a kid is not acceptable. I have emailed everyone I can think of to get this resolved and seem to be getting ignored. Again. When I'm late on my HOA dues I'm charged $15 a month. How much should he get for a year or back pay? Do better. read more

My property management company just switched from Snow to GUD. I have been on auto pay for years with no issues. I missed the memo that autopay was no longer in effect and got charged a $25 fee for a "Collection Letter" and a $15 fee for being late. My fault for missing the emails but the fees are brutal considering it is my first payment since THEY turned off autopay and my first missed payment in 20 years of living here and it was only one month past due. I am not looking forward to working with a nickel and dime community management company ($25 fee for a letter is insane!). As a side note, the only options for autopay that you can setup through GUD include per transaction fees. Update: 5/18/2024 Wow! Really misleading saying they waived fees through April when my bill was due in April. Also note the response says you can use your own banks bill pay to avoid the transaction fees. My statement above is correct, you cannot setup autopay through GUD without incurring fees. To their point you can avoid transaction fees by using a third party bill pay as long as they don't charge fees. read more

I am updating my previous review. Jonathan reached out after seeing my negative review to see how he could rectify the issue. I was pleasantly shocked. I didn't think that it would even be read by management. He is waiving the fee that occurred while I was setting up my account with Snow Properties. He also said he would send a notice to all in regards to loose cats leaving their business in others yards. I realize there's strays but some are my neighbors so I was pleased he said he would do that. He has already sent the notice out! :) I feel heard and appreciated as resident now. Mary Chaira took the reins for our complex about seven years ago. Jonathan reference your response, what part of my comments do you disagree with since you have not communicated with us up until this review. We have paperwork from American Family, notifications, letters, bills, and no response from Kari Griffiths as to why our insurance was not paid when there was plenty of money in the account to pay it, and no response from Kari as to whether or not the non payment from Oct-Dec. was from negligence, or deliberate, when one of the main concerns of the management should have been to keep the insurance current and in force. Then when we attempted to get clarification from GUD we received no response whatsoever even though we left messages and I personally spoke to Lily Dereche who is Kari's assistant about what was going on and she advised that she would immediately speak to Kari and have her call me that day. I received no response either from Lily or Kari after that. read more

Snow Property service is the most incompetent and disrespectful HOA that I have ever had to pay fees to. I had an ongoing issue with my girlfriends car being towed from the guest parking even though she never parked for consecutive nights. It says in the bylaws of the HOA that guest parking can be used up to 3 nights in a row. My girlfriend has never stayed more than 2 nights in a row. Aside from not receiving any customer service, it took over a month for my issue to be addressed/ responded to. Once they did respond, I was told to pay a registration fee in order to speak with the community assistant. Upon paying that, I received the email attached below stating that they do not have to communicate with me. This property management company does not provide any value to our condo, the only service they manage is landscaping. Our water gets shut off regularly, there are people constantly working on the roof as early as 7 am, and the worst of it all is the complete disrespect that stems from the very top of the management company. This is no way to treat anyone, especially someone who pays monthly fees that are supposed to contribute to great customer service with timely responsiveness. In the 5 years that we've lived at our residence, we have had 3 or 4 management companies and only one had a Community Manager who was ON TOP OF THINGS and very responsive to any and all inquiries or requests that I had. Snow Property Management was that company and they were acquired by GUD Community Management, who recently took over after a very brief stint by a property management company whose name I deliberately have forgotten - THANK GOODNESS! Janae Kinkaid was our Community Manager when Snow was in place and now she is back with GUD and we all couldn't be happier. She really raises the bar as far as reponsiveness, completing tasks that she promises she will do and showing that she actually cares about her job and the people she serves. Unethical and problematic. Quick to fine residents for weeds yet the common areas look terrible. Hired the cheapest company possible to pave the roads, you can tell..it looks awful. If you ever think of living in a community who is managed by GUD I would highly recommend not doing it and if for some reason you find yourself forced into this and you can RUN / MOVE do it! I have dealt with many HOA companies in my life. You are either for them, or against them! I have typically leaned on for them as they keep your property value up and the subdivision looking nice. This company is extremely difficult to work with, like the other comments say, makes me want to sell my house. This also has altered my opinion as I'll be buying a home with property and no HOA. The experience we've had as a community echos many of the reviews written here. When GUD (formerly Snow Property Management) took over after the corrupt company we had, we (homeowners) received condescending emails from property manager Michael in which he treated us more as children than as being in service to us. Over time, the emails lightened some, but did not exhibit the level of professionalism that is to be expected of someone in his role. In addition to the poor service, he would send emails that were confusing, frustrating, grammatically incorrect, and left many homeowners to fend for themselves when attempting to transition to new policies or portal. Meeting dates were announced only a week to days ahead and community communications were not transparent. Community projects have had incredibly poor oversight, which has resulted in damage where GUD refuses to acknowledge, resolve, or assist us in taking the measures to do so. After some time, we learned one of GUD's employees, Larry Burns, had been the active HOA president (2022-2024). During this time, it is rumored a loan was taken out for repaving our community; no homeowners voted for or approved of the 1 million dollar loan. The lack of communication and transparency has only further fostered a relationship of contention between GUD and community members. When I presented to the HOA via Michael a serious concern regarding building infrastructure, I was told 3 out of 5 members voted to take no action despite my mounting evidence; I'm unsure and doubt my concern was represented appropriately. Jonathan Brown, Owner and President of GUD met with me for an hour, listened to my personal experience and interactions with Michael, however, that meeting, which took place 6 months ago has remained unfruitful. In emails leading up to the meeting, Jonathan exhibited 'gaslighting' behaviors in which much blame was placed on the HOA. Many of the solutions I offered included how to build a relationship with our community. Also during the meeting he stated communication was their focus for this year and yet nothing has changed. Employees are a direct reflection of its leadership and as we continue to experience problems, it is clear Jonathan Brown is unfit to lead a major property management company. In the past two months, Larry Burns has left as president and Michael has been removed as our community manager. We hope our next manager, Nery, will work with us to make living in our community better, however, after two years of GUD, low morale with homeowners may indicate we need to end our relationship with GUD and hire a company with a long-standing reputation of excellence. While we are not at the point of taking legal action against GUD, we are investigating what actions we can take at the city and state level to resolve the numerous discrepancies we have experienced. read more

I've never felt compelled to leave a review for an HOA property management company until today. The way Rick speaks to homeowners is reprehensible. He's somehow forgotten that he works FOR the homeowners. Additionally there have been several recent "resolutions" passed by our HOA board that cannot be found anywhere in the published meeting minutes. Policies that Rick sends out to our community don't align with the written documents available to us in our homeowner's portal, and most recently we've been notified that the fine for not over seeding is $2500 (not a typo) per month! It's egregious. But again the written fine schedule available to homeowners on the communication portal states it's $450 and then increases $50 a month. Homeowners were never notified that the Board passed a "resolution" for $2500 a month fines and our meeting minutes have not be published since April of 2022. read more

Very impressed with GUD. Our HOA recently hired GUD as our management company and they have been extremely responsive to all communications and requests. I can't think of any response that took longer than 24 hours for them to address. When we notified them of a broken gate on the weekend, it was fixed within a couple hours. Emails and messages I have sent have all received responses that same day. GUD has a good website that shows useful information about the community and let's me easily see my own account. Staff have been friendly, helpful, and transparent. Before hiring GUD, we read reviews. Google had fairly positive reviews and many of them. YELP had lower ratings, but fewer ratings. I read the negative reviews, but they have not matched the actual experience we are having. I wonder if some of the discrepancy is related to the change in management (GUD used to be Snow, but was purchased by new owners recently). read more
