NEVER RENT FROM THESE DISHONEST, UNCARING, GREED-DRIVEN MONSTERS. Where to begin? I rented property from this band of hateful greed-mongers for several years. The people are nasty and dishonest. It's no surprise that they have signs prominently posted in their lobby instructing visitors not to swear at them! Also no surprise that the front desk is empty and the door is locked. They have security cameras pointed at visitors. Why? Because these are horrendous humans you are dealing with. They do not care one bit about you, your family, your well-being, none of it. Just your money. These are the notes I made around the time I moved out: These people were completely unfair and absolutely horrible to do business with. I have many complaints against this company, ranging from a rickety old fence that blew down which they took too long to fix; to a dishwasher they outright refused to fix; at least two instances where they billed me $95 for late fees because THEY messed up -- and on top of it insisted that I drive 45 minutes to their office in Tempe to hand-deliver a cashier's check for the fees that were truly their fault. They never acknowledge wrongdoing. They have the power to abuse and neglect their tenants and they do so. And they seem to enjoy it. They will cause all kinds of stress and unnecessary suffering and expenses. These people will treat you like you're a criminal. Speaking of criminals, when I told them about criminal activity on the property they would not be bothered but gave me permission to hire my own electrician to install a motion sensor light, at my own expense. They refused to install peep/security holes in the front door for my and my family's safety. Every step of the way, they have expressed that they did not care an iota for the safety or well-being of the people living here. They care only about their profit. Their employees encouraged me to lie on my lease about the breed of my dog in order for them to collect an extra $300 per month. Invitation homes is the worst place to rent from, they don't care about their tenants. They over charge you in fees. I was charged $1325 for 3 windows which they didn't replace the whole window they only replaced the side panel. they claimed I vandalized the windows which was not true. They are so unfair and rude they don't want to hear what you have to say. the windows had a tiny crack when we moved in and when I did a walk through I pointed out the cracks and other minor stuff the guy was writing it down and told me he would notate it in the system and for me not to worry about it. 9 years later the cracks grew bigger , it spread and eventually broke due to the heat beaming on them. If you live in Phoenix you know how Hot it gets. I tried explaining to them what happened, they didn't want to hear it. One month later after the windows were replaced I get an email stating I owed $1325 for vandalizing the windows. I then called matienence to get info on who notated that they were vandalized he said he couldn't tell me who notated those notes. after he reviewed the technician notes the technician notated the damage in question does not appear to be caused by the tenant or anyone else in the household. He then assisted me with filing a formaI dispute on paper with the information from the technician. I called invitation homes back 3 days later. I spoke to a property manager named Ingrid De Leon Rosales I asked her if anyone reviewed my formal dispute that the matienence submitted on my behalf and she told me there is nothing else they can do it was already reviewed by Lilly another property manager and it was notated by Lilly that I refused to do a payment agreement I told Ingrid I never even spoke to a Lilly I didn't know who that was. She informed me there was nothing they could do that I have to pay for the damages unless I have proof that it was already cracked when I moved in or if I have a police report. They also stated there was nothing in the notes indicating there was any cracks at the time of move in. So for them to say they reviewed my dispute is a LIE they didn't even review it because the formal dispute was done in writing after I called them the first time. they never even read the technician notes. Not to mention.my rent increases every year. when I moved in I was paying $1080 now I'm paying $1873. They claim the rent increases every year due to the property taxes. I don't own this home so why are we responsible for the property taxes, and the $10 fee for cheap filters. If I would have known they were going to charge me for the windows I would have replaced them my self for $400. This fee of $1325 is insane. Cost of living is so bad that we are barely surviving. I definitely will not be renewing my lease. The home also has mold on the ceiling in the living room and bathroom I have done 2 work orders and the mold is still there. invitation homes does not care . all they want is $$$ from their tenants and they will make up things just to make you pay. Yet another issue with the house and Invitation Homes. We identified a leak in the drain pipe coming from the upstairs bathroom. I have attached pictures showing all steps of this process. It has leaked so much that the drywall behind the paint is eroded and there is mold on that floor under the leak. I'm going to describe what has been my experience in dealing with maintenance request for this house. This timeline is not unique for this issue. It has been my experience almost every time I have put in maintenance request. The leak was identified on Sunday, January 4, and a work order was created using the app. The plumbing company came out the following Thursday and fixed the leak. After he fixed the leak. He packed his tools up and said he was done. I asked him what about the drywall repair and painting, he mentioned he was only there to complete the drain line repair. So we had to create another work order. The drywall repair was scheduled for the 13th. On the 13th the worker came out and only took measurements for the repair. He informed us he would not be able to do the repair the same week and it would be next week before he could get out and do the repair. So I called Invitation Homes and they were able to schedule the repair the same week. After the repair was complete I was informed we would have to create a new work order for the paint, so we did. The painters came out on January 19 and painted the drywall but they were unaware that they were supposed to put a face plate/cover over the drain pipe. When they were cleaning up, they hit the wall with their ladder, causing a chip in the wall and left. On top of that, the paint did not fully cover the patch so there are white spots showing through the paint. So now I am waiting for Invitation Homes to give me a call back to schedule this work. Meanwhile, this whole time the room that this repair is in is completely unusable because we have furniture from that wall pushed into the center of the room while we wait for the repair to be completed. It looks like it will be another week before that happens. In the six months we've been in this house we've continuously had problems that have taken multiple weeks to remedy, which includes us having to create multiple w work orders for for the same problem. Having to take time off of work to be there for the services and not have access to the full house that we are paying for in our rent, whether it's carpet in a room that is saturated in urine, a broken dishwasher that took three weeks to fix. An AC unit that was down for over a week, an ADA claim that was ignored for multiple weeks. Now this, a leaky drain, which should've been completed start to finish in few days. However because of the way Invitation Homes operates will be lucky to be done in three weeks. Again, do not rent from Invitation Homes. It has been one headache after another. read more

I have been resident with invitation homes for about 2 years. I would recommend that no one should do business with rental company. I have some many problems with this company that just no where to start. The maintenance service is HORRIBLE!!!!! Due my original move-in my realty agent never got me any move-in paperwork just my rental receipt for the remaining monies owe to invitation homes. I need to keep in mind that this was the beginning of national lockdown in March of 2020. Later, I discovered that the home has great deal of damage with was done by the past tenant!! Due few months in this rental, I started to discover that home hasn't been repaired properly. I started calling for maintenance to repair badly repaired damages in the home. I started getting hit with maintenance trip charges of 75 dollars for damages that were repaired correctly in the first place or just normal and tear. I would have call the billing department to argue with them about that don't cause these damages. The maintenance are incompetent at completing repairs properly in addition not willing to buy new materials when need such as using damaged doors so the techs turned closet doors upside down and just install wheel assembly on the bottom of those doors. The cheapest of the maintenance department is unbelievable!!!! The latest disrespect was the tech arrived on 12/30/2021 to repair a shelf which has been broken for almost couple of months. The tech come in took pictures after he has remove screws not brackets into of kitchen cabinet and shelf!!! I found out later the tech said the damage was caused by resident which was completely a lie!!!!! The cabinet's shelf came down due the screws use which were stripped in shelf's slots underneath the shelf. Keep in mind that I was out of town due death of father in Florida. I received email about two days ago stated that I had received maintenance trip of 75.00 for damage not CAUSED BY ME OR FAMILY!!!! I called the billing department telling them that I don't caused these damages and asked for called from my property manager Diana Pullam!!! She has the nerve to send me email with staged pictures taken by lazy tech and stated that 75.00 was justified by these pictures!!! Called the billing department which asked by unbothered rep who surely don't give ****. I told told that Diana Pullam would give me CALL but she NEVER DID!!! I just she refusing to take responsibility for fraudulent techs!!! My primary issues closet doors not fixed correctly, sink cabinet not repaired since it removal since late October in 2021, and most needed kitchen light assembly to be replacement, etc. I just want this company to STOP WEAPONIZING maintenance calls concerning shotty repairs by lousy techs or/and normal and tear repairs!!!! Regards to Phoenix, Invitation Homes is not work the price. My lease is coming up and I was invited to renew my lease. I wish I had read some of the reviews of this company. They are a Private Equity company Driving the Price of the homes by increasing the rents. The house I live in does not match the price point. The Bad Upon moving in, The house was not clean. Dirty food was left in Drawers and Cabinets, Several Kitchen Drawers Were broken and held to gather with Wood screws, The Kitchen and Bath room cabinets were peeling from someone attempting to paint over them with Brown house paint that was peeling off everywhere, Bathroom Tubs and Bathroom Sinks were spray painted to cover up old color, so the paint is chipped and scratched up. Floors are all tile and grout is Black and Gooey, Door Bell was hanging out of wall, Bathroom Faucets did not work. Blinds and Ceiling vents covered in Brown Suet from previous Smokers and had not been cleared, Food left along kitchen floor walls, In the corners of Bathrooms was black mold. A couple of Walls still had Holes in walls and for the last 2 years the Holes are still there, I made a list of things that were wrong and they attempted to fix some of the issues but they did not complete the list nor did they followup on the situation. I made several attempts to correct the issue but in the end, THEY ONLY CARE ABOUT HIGH RENT FOR POOR QUALITY HOUSES. Seriously who Signs off on these houses, Where is the Management of this. $1600 a month for this, REALLY !! There was ZERO Quality Control from their management company. Let me also say there was New Kitchen Appliances, Fresh Paint on walls, Unfortunately the company that painted the walls painted over all the Electrical Outlets over light switches, over everything. They did not care what they painted. Bad paint job, The point Im making is they will only Increase Rents squeaking every dollar out of people they can, So I assume this company has High Renter Turn over. They DO NOT CARE ABOUT YOU, its only about HIGH RENTS for POOR Properties. Their Response is always " That's what the Markets are going for" The markets are driven by these companies forcing High Rents. The People seem nice. But but they are only smiling while they Stick you with High Rents for Poor houses at High Rents. So Lease is coming Due, Lets see if they Increase Rents or Does the Rent Go back down. They have automatic payment drafts on me and I have not called in any maintenance calls, House is Clean and taken care of by me. Yard is maintentained so Im gonna bet RENT goes up. !! Invitation Homes is a complete scam and fraud. They do not return security deposits. If you rent from them, just know that they will fraudulently steal your deposit. And you will have to go to court to get it back. On the last day of our move when we were away, they broke into the house without giving two-day notice and destroyed the house. They pulled everything out of the covers, dumped out boxes, broke things, and stole U-Haul blankets and our U-Haul dolly. Invitation Homes then took pictures of the house after they destroyed the place. We thought this was very strange as were already pre-paid for a cleanout and the cleaning person was going to come clean anyway, the following day. What they do is destroy the house, and then take pictures but will not send you the pictures after the pre-paid cleaning person does the cleanout. And then they do not give you access to the home to the take the after pictures. If you read Yelp reviews you will see many of the same stories. They run other scams at Invitation Homes as well, but I will not get into all of them. The point is that Invitation Home commits fraud to steal the security deposits. We are going to sue Invitation Homes for fraud and for our security deposit back. I hope others will too. Do not make it easy for Invitation Homes to commit fraud. It seems like with a quick Google search there have been many that have been frauded by Invitation Homes and numerous class-action lawsuits. In my opinion as a financial advisor, one of the reasons is because Invitation Homes is having major issues with SEC and are having a lot of financial issues. This is a form of real estate fraud. Invitation Homes is registered with the SEC and they are required to disclose any fraud cases against them and are required to act in a certain way and within the SEC's regulatory guidelines. I urge anyone else that has been frauded by Invitation Homes to file a report to the SEC and your location's real estate department as they have also had a real estate license, and act as the broker. I find when there is fraud in one place of a company, it is rampant everywhere. The SEC will be able to discover it, so please go to the SEC's website and file a complaint. I also recommend that you go file a complaint at the Federal Trade Commission if frauded by Invitation Homes. Update: 08.29.24: Again, I don't know where to begin. This time it's the pool service, or the LACK of it. No one takes responsibility for the issues for the pool, however we are FORCED to pay a fee each month, with no one caring or taking care of it! We've had algae in the pool for TWO WEEKS, placed work orders and countless calls to no avail. This lovely experience could you yours when you sign with Invitation Homes! Please, shop around. You won't regret it! See new pictures I added. Update: 07.10.24: i always pride myself with communication, however get ready for disappointment using the "on line" portal. All the messages from IH homes ask you to use this portal, and so I do. NEVER do I hear back from them. See the message from Curt H on our A/C issue. It's still not completely fixed, however I bet IH doesn't even know nor do they reach out. On 07.08.24 I placed a work order on our pool. It turned green over the weekend, and it still is. The response was that someone would be out to take care of it between 10:24 AM - 6:24 PM. Guess what, no one showed, and there is no communication from the vendor OR Invitation Homes. $125 a month fee, plus other fees btw. NOT part of your base rent. Be warned of this company, for they will take your money but when you need their assistance, they will when they have time and get the cheapest f IH are quick to get you into a property, however RUN! I say this for I've owned many homes in my day, and quickly moved to the area. The house is great, however it needs a lot of work, and anytime you request any maintenance it is quickly denied. We have been where almost a year, and our rent went up 250/ month for 2023. In fact they wanted to give us a deal for two years and the second year the rent was over $3,000.00? I moved in new rental home on March 13, 2020 which the home was supposed to ready for rental February 22, 2020 which the beginning of the current pandemic. I was told by rental reps that house had extensive damage done by the former tenants. I discovered in November that one of the blind slack was bend maybe because it was closed in the bedroom's window. The technician informed me that there maybe a charge for repair. I replied at that time that I haven't bend the blind slack so I called the office. I talked to the company's rep stated that I don't damage the blind and it was previous damage by former tenants. I also stated that there is still some previous damages still existing to which she stated that I wouldn't charged for the blind! Any other previous damages if they need to be address then state them in the future maintenance requests so when be known about circumstances. The technician stated he don't the blind's size in his van so he need to go to Home Deport or Walmart to purchase. He later stated that these stores don't have them in stock so he would need to order it!!! Later I received email for Imitation Home in December stated that I was be charged 75.00 fee for this blind that I don't damage or/and wasn't fixed ever!!!! It looks like the technician just glued or bend it back?! Today, December 24, this is my third call to Imitation Home about this matter of this incorrect fee of 75.00 which wasn't caused by my family!!! I did speak to C. Goodman which was very helpful, understanding and sympatric to my plight!!! She get all A's for handling this frustrating situation!!!! To Whom It May Concern, I am writing to express my profound frustration and anger as a tenant of Invitation Homes for the past 21 months. During this period, my air conditioner has failed three times. The maintenance team's repeated refusal to replace the AC unit or motor directly led to the third breakdown. As a result, my family and I have been displaced due to the extreme heat, with our thermostat now displaying "HOT" due to the high temperature. I was in communication with a representative from property management, and upon seeing the picture of the thermostat reading "HOT," his response was a highly unprofessional "LOL does that say HOT!" This level of unprofessionalism is utterly unacceptable. I have five children, including a 3-month-old and a 2-year-old. Despite my desperate pleas for assistance, we were told to find a hotel room on the third day after two technicians had already come, only to have Invitation Homes refuse to approve the repair quote. My family is now split between various relatives' homes, unable to reside in the house we diligently pay rent for each month. This situation is not just inconvenient but dangerous, given Arizona's laws requiring property owners to respond and fix any temperature issues within 72 hours when the temperature exceeds 82 degrees. Invitation Homes has shown a blatant disregard for this law and for the well-being of my family. I will be seeking legal advice on this matter and cannot, in good conscience, recommend this property management to anyone.
