We've lived in a PRS managed property for just one year. The house was/is the cutest! We've loved living here and have taken care of the home as if we owned it. Unfortunately, the actual homeowners decided they wanted their house back after only one year, so we are now scrambling to find another place to live in an economy that is not friendly to the renter. Hopefully, when PRS sees this 5-star review, they'll find a way to give us a good rental reference that recognizes an entire year of on-time, if not early, rent payments (and, to be honest, they were mostly early). Because twice now, we've been turned down for houses that were pretty much a lock, until they reached out to PRS for a rental reference. I mean, you'd think my husband had posted a single star review or something! If my husband had done something like that, I would've deleted it as soon as I found out and posted a 5-star review myself....hey! So, just to be clear, PRS IS THE GREATEST! Most of the reviews are from renters. I am the landlord. They managed my 2 older triplexes properties in Yavapai county for couple of months I think 2022 or 23 and then for more than a yearI think in 2024-25. They did quite good job but when they quoted me 40k for 2 roof replacement by their contractor, it did not fly with me, so I decided to take over and now I have to deal with tenants, which is not fun. But 2 roofs costed me only 20k But if you are landlord and do not like headaches and have a newer property in AZ. which does not requite too much maintenance, I will recommend them highly as a landlord. read more

Lived in one of their properties for 7 months now. Pool cleaning is the owners responsibility yet they refuse to have it properly cleaned. I have to pay out of my pocket to use my own pool. They take months to fix things, deny requests and blame me for faulty pool equipment even though they don't maintain it when they're required to. They could care less and are often rude. Will never rent from them again and neither should anyone else. Quite possibly the worst rental company I've ever worked with. Here are some highlights for the 4 years I spent in their property. We had a leak in the garage that turned into black mold because they refused to fix it for months. We were stuck with an unusable garage AND mold for 4 months. Then, when they sent out someone to repair it, they never finished the drywall and left us with exposed wiring. Another leak formed and ruined our water heater. Only then did they send someone almost 8 months later to finish the garage. Garage broke a few months ago and my car was stuck inside. They didn't seem that an emergency even though I couldn't get anywhere. When they sent someone out to fix it, it would open but wouldn't close unless we manually pulled it shut. So it remains broken. Noticing a pattern? They didn't trim our giant (60-80 feet) eucalyptus tree for 3 years despite that being their responsibility PER OUR LEASE. Monsoon season got bad a few years ago and branches flew off and hit our single paned fragile windows. They refused to fix it for again, months. We were harassed for weeks by companies showing up to the house trying to get the property owner for failure to pay taxes on the property for FIVE years. The house wasn't painted at all the entire time we lived there so we kept getting HOA letters and fines. I think it got up to like 4k by the 3rd year. Our back door never was fully functional but the lock wouldn't engage and they told us to just put a door or something to keep it secure instead of fixing it, and only when I confronted them about it after they threatened to break the lease over dead grass did they finally send someone to fix it. We went through 4 vendors because PRS kept telling them it was too expensive. Sprinklers never worked. Claimed we had to fix them, but they were broken when we moved in. Place wasn't clean when we moved in. We didn't have a toilet in the spare bathroom nor did we have a shower head for the spare. End of story they don't maintain their properties and it's like pulling teeth to get them to respond to anything. Terrible company to rent from, made worse by the dreadful customer service of property agent Jeanine Watson. -When we initially received our lease I had a lot of questions and Jeanine was rude, impatient, and condescending. We ultimately didn't want to move forward but felt trapped financially because our full deposit and fees wouldn't have been refunded. -During a phone call about the condition of the home at move in, my husband was talking on speaker phone and I jumped in to share something. Someone in the background of the call on the PRS end responded with "who's that bitch?" to me speaking. -We wanted to initiate lawn services. Jeanine had offered that PRS could facilitate this and the cost would be added to our rent. After she initiated the discussion, she then ceased responding to us and did not reply to any follow up emails. -At move out PRS deliberately ignored our walk through paperwork and charged us with numerous things that we had documented at move in. We complained, and they agreed on a few more refunds but not all the ones we had documented. At one point Jeanine said she knew we had documented it, but it wasn't true, meaning that 2 years after we claimed something was damaged she decided it wasn't true. Most egregiously, she charged us to replace closet doors that were missing at move in. We fought, filed charges with the attorney general's office and the Better Business Bureau. PRS ignored our filings until we were too broke to wait any longer and had to accept their shitty offer. That same day, not even 24 hours later, they respond to BBB saying we had resolved our complaint. Shameful behavior that steals from tenants and takes advantage of poverty to maintain excellent BBB ratings. The only positive about this company was assistant property manager Raven Snively, who was always polite and kind. read more

This is by far the worst company to tent thru. You will not get your owed deposit back and you will never meet a single person who is a supposed property manager. Doors are locked and w/o appt no entry. Thell let invoices for work not done ie paint touchup not required but charged. Carpet steam cleaning. Never wore outdoor shoes in house. Ect. Agree with everyone else. Absolute WORST property management company to exist. If you can avoid it, please dont rent from them. And if you're a landlord, please find another company to represent your property. I'm sure their fees are very low, but it's not worth it- unless you want to be known as a slumlord. I'm not sure where to begin, we rented from them in Tempe for 6 months. We had a gas leak, cockroach infestation, mold, a broken pool system, a busted pipe in the master bathroom that ended up being repaired... but we didnt have access/use of the master bathroom/the actual master bedroom for TWO MONTHS. The bathroom was a literal hole for most of that time because a plumber dug it up and then didnt return for weeks. PRS says its not their job to follow up with whoever they contract out for work... so jobs will sit unfinished. I can home one weekend to find people working at our rental even though no one had said they were coming. Came back a little while later and the hall bathroom toilet was disconnected. While the master bathroom was still under construction. Just a mess of a company. They also dont clean when they turn the place over. Our place was disgusting when we moved in. It reeked of cat pee, and when we brought it up they said, "that's unfortunate. It will always smell like cat pee. Previous tenant had cats. Try plug-ins." We had to hire someone to clean the floors ourselves, and when they showed up, one of the floor cleaners asked if I was trying to get my deposit back...assuming I had been living there and moving out. I said NOPE this is me moving in after paying a cleaning fee to the property management company. They said it looked like no one had ever touched the floors. I agreed. The actual cleaners PRS uses told us they are never hired to do a "deep clean," even when homes sorely need it. I also agree with what's been said in regards to speaking with PRS employees. Yazmin is especially unhelpful and always has an attitude. They rushed us into paying for the rental when we applied saying we'd lose it if we didnt pay right away, so we did and signed a lease (months before the move in date). When the move in date got closer, we hadn't heard from them so we reached out. They said they would have to push our date back. This was a week before we were to move in, and we'd already packed and had everything in storage. We were in an airbnb. We said absolutely not, we signed a lease with a start date. They said while we may have signed, they never did so it wasnt valid. I could go on and on. This company doesnt deserve 1 star. If anyone has any questions I'd be happy to answer them! Wow!!! A huge shoutout to our Property Management Company, PRS Mgmt. We are renters and at about 2am I heard an awful noise coming from outside. I thought maybe someone's AC or pool pump was going out. It was ours, our AC. I came back inside and turned it off completely (it was really cool outside last night, no issues) I woke around 6am and put in the repair request. PRS called us back in 5 minutes!!! 6:15am with a live person asking about what was going on with the AC. At 7:00am a gentleman from AC Rangers called and asked us to take pictures of the unit and the thermostat. 9:00am Jay was at our door diagnosed the problem and installed a new motor. 11:00am we are cooling to 76 degrees! I am so impressed with this level of service and so grateful to PRS Mgmt! We are truly blessed! read more

PRS posts flyers in all their available single-family rental homes. 1 flyer read, "This property has been inspected, and all scheduled repairs and cleaning are completed." I did a video, as I always do, when 1st viewing, noticing the home wasn't being presented in a 'normal rental standards' of clean. Although all leases are negotiable, PRS was unwilling. In a time crunch, I signed a lease & moved in. It was then when filling out the detailed move-in sheet that gave up the propertys' little secret in how bad the home had gone being neglected in properly maintaining the homes' appliances & the interior. The refrigerator didn't work properly & took PRS 2wks to replace it. Spenser's T.V & Appliances delivered a used refrig without it being clean. The inside looked like it was just snatched out from an employee break room & fell off a truck as it was loaded up for delivery. I took a video while being set up in home by Spencer's delivery driver. Now, on the PRS webpage under the heading POLICIES on RENTING, it claims "Condition: We believe we have a higher than normal standard in the preparation of rental units." Ok, the only way to believe that statement to be true is *if* they're basing a 'normal standard' of a run down & barely liveable dwelling. is dirty a run down. On top of all that, the Property Mgr. hadn't submitted the proper(all i's dotted & t's crossed) paperwork to the PHX Water Co.. **Something is SERIOUSLY WRONG in how the PHX Water Co. functions** It's VERY DYSFUNCTIONAL!!!! I wanted to see a property they listed. Went through all the online steps. Called and waited through their voice mail recording to reach the operator. I managed to speak to her once. Since then though, they just won't answer the phone. I see how bad their reviews are now. They'd not have to do much to avoid bad reviews but obviously they don't CARE. It's insane to be a rental company and not answer your PHONE. Now I've decided not to go through with the self-guided tour, (are those really safe, anyway ?!), because I have a few questions I need to have answered first. Property manager Jena was always very responsive and provided a ton of help, especially initially when we moved in and had to get everything set up. Always available when we ran into an issue but stayed out of our hair otherwise, which is exactly what we wanted. Unfortunately our landlord recently passed, and the new management company it shows one. Well, king story short, the property manager is rude and doesn't care to listen to the residents. We had weeds and we're in the process of cleaning them, I got a call from the property manager, and she was not prepared for the call. Even I was at work I took the time to answer, and when I asked if we can please go to the point of the call (since she was all over the place), she got upset, and started talking super fast. Honestly I didn't even understand what she said, and before I could pot a word in she hung up. Then I received a very unprofessional email, letting me know a crew was coming, I called and told them to not send anyone, as we were in the process of cleaning. Well they sent someone the same day to check the yard , which I just said it was not finished yet. The following week they sent a crew to clean the yard again. I had to turn the poor landscapers away. If you want good customer service for your tenants, please don't use them to manage your home. And if you are looking to rent, please look for another company that understands what professionalism is, and where the property manager doesn't make it a personal insult when you disagree with them. read more

This company is a scam company. They have five more listings on their website at the time then when you go take a look because you have to view the property before you're able to apply then all of a sudden it's gone. Then when you actually apply wasting your money applying for your dog you your spouse or whoever you're applying for they just take your money and then never actually call you back. They may actually end up calling your cosigner who's not your spouse or anything. And still have the fees for all three of your applications. Then you called him on the phone number that they have stayed it on their website and they still don't answer the phone. Would never recommend this company. Very sexist and takes money. This company is the worst. I had moved in with my friend and we had filed all the paperwork and assumed I was okay to move in (we had not received any notice contrary to my moving in). 4 or 5 months later when my roommate had moved out, I had called the company trying to figure out why I couldn't pay my bill online. I was informed that I was not added on the lease. According to my friend, the company had said that that is not allowed. Tenants apparently cannot add tenants onto the lease. With that being said, I drove to the office to drop off the rent. As it turns out, my rent amount wasn't sufficient so they sent me back a "money order" which was actually a photo copy of the original money order I had sent in. They did this action deliberately to prevent me from being able to get my money back. I took the photo copy of the money order to Walmart and they said I need to original, so instead of being decent human beings, these crooks took my money, made it impossible for me to get my $700 back and accused me of not making rent. Do yourself a favor and rent from any other place. PRS is a bunch of crooks that screw over the tenants in any way possible. read more

These people are crooks! Do Not rent from these people! My wife and I rented this property in 2015 and PRS took over management in Dec 2021 after the death of the landlords wife. The property owners were absolutely delightful to rent from for 6 years. Then PRS took over and it was one nightmare after another for 6 months when we finally had enough and moved out. The first thing they did was raise the rent for January after the owners told us they wouldn't raise the rent for as long as we chose to stay there. PRS said the raise was to cover state and city taxes and their administration fees. I protested because the owners never charged extra for taxes...I assumed they just absorbed them as part of the rent. PRS' response was "tough, you have to pay anyway." Then, in early January they sent me a certified letter telling me that I failed to pay January rent. I had paid January rent in mid December directly to the owners, just like I always did. PRS said that owner didn't inform them that I had paid the rent directly. Then PRS sent me an email instructing me to set up rent payments through their online system as this was the only way they would accept rent payments. It took them over 3 weeks to set me up an account so I could pay through their system and as I always paid my rent 10 days to 2 weeks early, this got things screwed up in a hurry. I was finally able to pay February rent just before the end of January. I had set up rent payments to be automatically deducted from my bank account. In mid February PRS unilaterally changed their online rent payment system and sent me an email telling me I had to enroll in this new system to pay my March rent. Well, they ended up double dipping me twice for March rent! One from the old system and again for the new system! Needless to say this created a whole new mess for ME to clean up. My bank was very helpful and reversed one of the rent charges immediately, but it took 2 months before this PRS caused mess was cleared up permanently. By this time I had had enough of PRS. I gave notice to terminate when I paid my May rent. I requested at that time to schedule the final walk though inspection for late May as we were leaving the state early. They informed us that we would have to drop off the keys when we left the property and PRS would do the final inspection without us. This seemed odd, but we went along. We hired professional house cleaners and carpet cleaners to finish up the cleaning and dropped the keys as instructed an provided receipts for the carpet and house cleaning. Two weeks later I received an email from PRS stating that the house was badly damaged by nicotine and cigarette smoke and several other damages and that they were not going to refund any of our security deposit. I emailed them back and said this is unacceptable. The house was cleaner when we moved out that it was when we moved in 6 years earlier. Yes, my wife is a smoker. But the previous tenants were also smokers and the owners knew this when we moved in. Nothing in the original lease prohibited smoking in the house and the owners never objected when they came to the house every month to pick up the rent check. PRS refused to negotiate any kind of agreement concerning the deposit. They just said that they could have charged us the extra cost of cleaning the HVAC system of all the cigarette odors and painting the walls that they say were "dripping nicotine." This hyperbole is obviously ridiculous, and I told them so. Basically, what they have done is used my deposit to subsidize the long overdue renovation of this rental property. It isn't worth pursuing this any further in the courts as we now live in another state, but please beware for PRS Property Management. They are crooks and frauds. M Brown read more

When calling in to inquire about a property the lady that answered the phone was very rude. She was quick to cut me off everytime I asked a question. When asking about the fees that are all associated with the property she told me if this isn't you, you should just move on. This is the worst rental property management I've ever used. Slow or no response when repairs were needed. Their rent payment sites never worked even after repeated requests to fix the issues. They charged extra to take your payment into the office. Wouldn't credit account promptly which caused interest to accrue but refused to remove the charge from the account. Raised the rent almost yearly along with many administrative fees. Wanted me to pay 50 dollars to use my driveway. Kept over 200.00 of my security deposit as administrative fees. Do not rent from this company. They will collect your application fees and process your application along with many other's and then decide which one they want to rent the house. Then everyone else is out of the money they spent for the application. Professional, ethical companies process one application at a time. I toured one of their houses as me and my roommates are looking to move. We really liked the house and they did a good job at cleaning it up. However, as soon as the tour was over i could not get ahold of them to save my life. I called 10+ times and after navigating the automated menu to the message machine i have not gotten a call back. Two emails have been sent as well. There is nowhere to submit the application on their website and as nice as the house was, i could not see myself living there when i cant even ask them a simple question about the house. PRS if you are reading this please respond to my emails and voicemails or we are going to find somewhere else. read more

Rondi and the rest of the team are excellent. They have provided me with excellent tenants and have given exceptional service. When my property was vacant, they quickly found renters for me. The negative reviews on Yelp and Google Reviews are only a tiny fraction of the large group of people affected and all are true. This is the most onerous, greedy, petulant, avaricious, uncool, arbitrary, incompetent and arrogant company in this industry that takes advantage of the most vulnerable people with no means to fight them in courts and they are proud of it. If you owe them any amount they certainly will take you to court and get a judgment against you and garnish your wages or get a writ of judgment to take your property because they are experts at how to manipulate the legal system to their favor. They don't do joint final inspections with you because they want to keep your Security Deposit by any means possible or fabricate them if necessary. Rent from them at your own peril, bad credit, judgments, loss of security deposit will be their way of thanking you for renting from them and for making all your payments on time. They don't do the repairs or upkeep to the house unless you pay for it. We finished our lease but not before going through a horrendous experience every time we requested any repairs they made it to be an ordeal. They gave excuses such as: "the handyman called you and you never answered" or "the owner refuses to fix such a repair". They have refused to do their final joint inspection and to give a report of why they are keeping our security deposit. They flat out steal from their tenants under the guise of "Admin Fees" there is no other word for their arbitrary keeping of the refundable deposits. They have you sign a company written rental agreement to fit their shady way of doing business. (they don't use the standard AAR Rental Agreement for this very reason). We have tried in vain to deal with them directly but they refuse to do the right thing so we went to the AZ Attorney General and requested a consumer fraud investigation because PRS acts like this is normal procedures at the end of every lease of the taking their tenants security deposits for no valid legal reason. They are not returning the security deposits nor will they provide an accounting as required in the Arizona Tenant Act. We exhausted all possible means of getting this resolved directly with them and had no choice but to report them to the AZ Attorney General for a consumer fraud investigation. According to the Arizona Landlord Tenant Act, they now owe us twice the amount of the security deposit as in Arizona Security Deposit Limits and Deadlines as outlined in AZ ARS 33-1321. The AZ Attorney General will put a stop to their heavy handed and shady business practices and hope the AZ Attorney General shuts them down after they go through a sampling of their end of lease bad dealings with the public. The Attorney General has such power that if a business is in fact doing this to the public, they will shut them down, no kidding! The Attorney General shut down a car repair shop (Transplant in Tempe) for similar shady practices after investigating them. Protection of the public is the utmost mission of the Attorney General's Office and filing a complaint online is easy and quickly acted upon. Don't trust the BBB rating from businesses that pay a fee to the Better Business Bureau. The BBB gives them a 5 Star rating yet they do not publish all their many bad reviews. Do not! I repeat do not rent from PRS Property Management. If there was the option of zero stars that would be too much for this company. I recently was had to break my lease with this so called agency. I went above and beyond to get renters to replace me, made sure they had to do nothing for the future tenants to move in. I even replaced and repaired where the termites were getting into the house and the black mold was building up in the bathrooms next to the shower stalls. I reported this to PRS and they ignored my repair requests time and time again. When we broke our lease we did everything they asked and was told we would be getting our deposit in the mail as soon as the new tenants take possession of the property. We waited and waited, tried emailing them and received back rude and crass emails about how it is a different department. A month after the property had new tenants in it we received our "deposit refund information" We got a slap in the face saying that with all the charges and broken windows we owe them money. There was no broken window when I left and now they are saying there is a broken window. First of all If there was a broken window while I was there I would have my renters insurance cover it. instead of being charged $450.00 for the window now I would have paid my $50 deductible to the insurance. The letter I received said that I could dispute the charges. I did send a letter back asking to clarify some of the charges. I asked about a turnover charge bill and to prove to me the window wasn't broken after I have moved out and the new tenants had moved in. The response I got was...... "Turnover Bill-Please refer to your lease under Breach of Contract which explains the costs associated when a lease has been broken. 2. Broken Window- Please see attached photo. This was not listed on your move in checklist nor on my move in checklist prior to you occupying the home." "Due to the fact that you did not comply with the terms of your lease and your dispute required considerable investigation into the questions you brought up, this is our explanation of the charges. Please read your lease. It is very clear on these issues." I did comply with the terms of my lease and made my payments until it got rented. They couldn't provide me proof on who broke the window they are just making me pay for it. This company is a bunch of frauds and will do anything to keep your deposit. read more

1. Rocks were finally put in the front yard. Now I can focus on fixing the backyard. 2. They came by for an inspection. All they did was take photos of the bathroom and backyard. I thought it was an odd inspection but seems to have gone well. 3. I had to trim the back yard neighbors trees that was pushing the wall over. I figured it probably fell under the grass is up to you and trees thing from the front yard. There is a bulk pickup in November and Ill have it all taken away then. Nov 1st, I am fertilizer and tilling the back yard then seeding it with Rye. I changed three of the sprinklers (because they charge me for them if someone comes out to do it) to ones that rotate so that the areas where no sprinklers were located receive water. The dozens of negative reviews here really speak for themselves. I cannot recommend this company to tenants or landlords. I'm surprised to see they have 2 stars. I rented a property that they managed for about 8 years. Things were fine initially, but about 3 years ago it started going downhill, culminating in a very frustrating and unnecessarily difficult experience in vacating prior to the lease end. Very disorganized. They send "guidelines" that are misleading or say that they will do something that they later don't do, and then blame the tenant for misunderstandings and say they're not obligated to follow their own guidelines. The accounting department has no information about the account. Emergency maintenance requests aren't resolved until over a week later. For an EMERGENCY request. I would never rent from a property that uses this company again and I have let my friends who are looking for property management companies to manage their investment properties to stay far, far away from PRS. read more
