If you are a renter considering being a tenant of this company, PLEASE READ THIS. DO NOT rent through this company. They are absolute crooks!! They will find any way to charge you a fee for whatever they possibly can and they have absolutely zero sympathy for any situation/circumstance. My dog died and they charged me $100 to add a new dog to my lease! They claim that they do everything in accordance to their handbook/lease but that is only when it's in their favor. They hire absolutely terrible vendors to do all their repairs. On average it takes the vendors that they hire multiple trips to fix whatever it is that they're fixing. The property manager, Angela, is absolutely terrible. You have to be a certain type of person to be a property manager and she definitely fits the role. She is passive aggressive, rude, greedy and only in favor of the owner of the home. We paid our rent on time with the company every month for 4 years until we made the decision to move out. We were such good tenants that they had multiple of their employees/managers reaching out to BEG us to stay and renew our lease. When we finally got tired of their crooked ways of business and moved out, they took our ENTIRE security deposit of over $3,000 and even charged us for landscaping even though we had the yard landscaped prior to moving out! They also have no correspondence with each other so one person will tell you one thing, then another will tell you something different. They are extremely unprofessional and unorganized. I was a self manager that was considering selling my property because of the tenants. I know the tenant landlord law however in this instant society if I can't get a technician out on a Sunday morning at 6 am as soon as it happens, lord help you. Important things to know if you plan to rent from (or sign as a homeowner with) Arizona Property Brokerage: - [ ] You should run AWAY. Better yet, use HotPads to filter out property management companies all together and deal directly with homeowners. - [ ] They'll be very nice to you to get you in the door -- it won't last. If you question anything, they'll call you "abrasive." - [ ] They will attempt to raise your rent by at least $100/yr. every year, no matter how great of a tenant you are. - [ ] They do an annual walk through where they photograph everything in your house, invade your privacy and look in your closets. (The most recent was by a creepy guy half my age who spoke to me like I was an idiot.) - [ ] They force you to pay for a scammy "Renters Benefits Package" which signs you up for a bunch of crap you don't need that you'll be contending with for months after you move because those companies have sold your personal information to all sorts of other scam crap. The air filters they send you are also cheap. - [ ] They use substandard contractors for repairs and few things are really properly fixed. - [ ] They try to force you to use one specific carpet cleaner upon move out, which is ridiculous. - [ ] They tell you you're paying "way below market rate rent" which is a made up lie. I was a tenant for 3 years who consistently paid my rent early and in advance the entire time. I fixed many things myself and saved the homeowner thousands of dollars when I knew their contractors were trying to rip him off. During my last lease renewal negotiation they just refused to negotiate. It was $100/mo. increase - take it or leave it. Property management companies make more $$$ being greedy and pushing tenants out -- even good tenants, because they don't care about you -- or the homeowner for that matter. I found a WAY better & bigger house (with a pool!) for $25 less per month than what I was paying AZ Property Brokerage, dealing directly with the fabulous homeowners. I moved out at the end of February 2024, and as of May 6, 2024, my old house is still sitting empty. Why? Because they're greedy & tried jacking the rent up by hundreds of dollars. They've dropped the rent on Zillow every two weeks. Meanwhile the homeowner lost thousands of dollars because of their greed, and will be rolling the dice with new tenants on top of it. So if you're a homeowner, I definitely wouldn't sign with them either. Bottom line: I wouldn't rent from this company again if the world were flooded with pee and they had the only house for rent in a tree. No thank you, and good riddance! read more

I have heard nothing but bad things about this management company. They intimidate the tenants and make threats they have no right doing. Total invasion and harassment. No chance to talk or negotiate the circumstances. Doesn't matter to them if your disabled or elderly. Threats on paper. Sneaking on property to take candid pictures and use them against you. They have very poor customer service, they're unresponsive when problems arise and they give bad advice to property owners.  Debbie Silacci is listed on the BBB website as the owner, but the day-to-day operations are run by Alicia Weaver (who is very unprofessional and not honest).  In conclusion, I recommend avoiding Arizona Property Brokerage at all cost. read more

It's easy to write a bad review when a company is as bad as this one. WARNING for Renters: AZ Property Brokerage conducts random inspections of properties they manage. These inspections are mandatory and recorded with video and photos of your private space - If you don't give consent, they'll enter the property anyway and/or they'll convince the property owner to drop you as a tenant. Also, you can 100% count on them retaining a portion of your security deposit no matter how clean you leave the property. WARNING for Owners: AZ Property Brokerage didn't try to renegotiate my lease at the end of the term. They subsequently rented the property for $400 less per month than I was willing to offer. That's almost $5,000/year in lost revenue for the property owner. Overall, this company is a bunch of bullies -- The market is hot right now so they think they can freely be rude and aggressive. I've attached an email from their property manager who I can only assume has a split personality, conducting business practices where the thinks she has the say so not the owner of the property she "manages". Arizona Property Brokerage is awesome. Right at the beginning they answered all my questions. When we first moved in, they sent a handy man over to fix stuff I didn't even notice. They are on top of everything and have a great online payment system as well. Super easy to work with and quick. Loving my experience so far. read more
