Through the prompts and towards the end of my process, it requested me to provide my credit card as verification, so I opted out and x'ed out. Within seconds- I received a call from Raphael at Rosenbaum Reality Group. Talk about a "bait and switch"! LOL From this conversation I was able to book a tour (without payment) of the property that same day. I was provided the access code to enter with my family when we arrived to the address. It had just rained, so we found many concerns from that alone. This was an older home with zero upgrades, back yard needed some landscaping done, front entry needed the bird poop & cobwebs removed. The deck off the Master Bedroom had some wood rot (probably from rain water settling in those areas) and had portions where it was extremely unstable. NOT SAFE!! That said, the view from the home is what you are paying for bottom line! We thought additional work would have to go into cleaning & questioned that as the renters. Would we have been responsible for additional tidying up at move-in as this home was seemingly being rented "as is"?! I addressed these concerns with Raphael and proposed a bid at $2,800 a month to the owner. The owner countered back with still a price range that was to high (for the conditions of the home) and not in our budget especially with ALL the additional expenses this property management company charges. Administrations Fee- These property management companies can charge a 1.9% to 3.3% MONTHLY administrative fee! Plus, a renters "benefit package" that's mandatory and another $75 dollars MORE a month along with the one time admin fee of $250 upon acceptance, that is also non refundable! *The Catch- With most of these shady Property Management Companies it seems fairly standards to tack on these ridiculous / bogus charges to make up for the loss when Arizona cities took away the residential rental taxes. So, that means property owners can no longer impose a tax on residential rentals after December 31, 2024. Yet, this is how they're working around it to still suck that money out of the renter, by making it look legit and there's no option to opt out! They claim they have a $350 redecorating fee?! That's just a fancy term for a cleaning fee, which clearly they don't clean prior to you touring and or when you rent! So, are they actually doing this prior to move in or just keeping your money and calling it something it's not?! You decide based off touring their rentals! *Important Note- Standard Deposit ( if you get any money back at the end of your lease, this can be used toward the purchase of a home specifically the closing costs. Just not the one you're leaving or any of their other rental properties! They have an enrollment choice (do not do this) which is cheaper. However, it's prorated with an additional percentage that is added and divided by your 12 month lease. It's almost $900 more annually! You do not get these funds back at all-ZERO. I suggest you stay far away from dealing with this incompetent liaison agency and best of luck in your rental house hunting.

She will give you feedback and professional opinions on what you are trying to achieve and has the most up to date data on her site. You will find that Zillow and other such sites show a vast amount of homes but with her site you get to see the true and accurate inventory. With her up to date technology involving home buying, it makes your job easier to find your dream home. She also had several recommendations on Lenders to speak to, however she never pressured us into picking anyone. She wants to ensure you feel good about who is your lender and that they are as top of the line as she is. She works all hours of the day and will be there for you every second of every day! She is an incredible and top notch Realtor and you will NOT be disappointed. She is truly magnificent and her dedication to making sure you have an amazing experience is fantastic. PICK HER!!! What separated Mitch, and overnight skylight, from the others was his enthusiasm, commitment, and passion for what he was doing and talking about. Not going to lie, I had my reservations considering they were relatively new company with a new license. I voiced these concerns to Mitch and he understand yet was committed to starting his business off on the right foot. In today's world it's important to give a new business the opportunity to build a positive reputation and that is exactly what they've started doing. Mitch and his partner (Who, I might add, is a 3rd generation, glass person), do it right! No issues, on time, excellent work and they stand behind their work and the product they install. I would lightly recommend overnight skylight and the team.

    Terrible experience -- a year later, our windows are still not fixed. They are not even one star…read moreworthy. We hired Alta Glazing (actually "Overnight Skylight LLC") after a sales pitch from "Taylor" promising highquality windows, expert installation, and a "model home" discount. After signing and financing through GreenSky, communication stopped until they suddenly asked to install. When the crew arrived, the front windows were the wrong size, the installers were inexperienced, and the work that was supposed to take two days dragged on. The new front windows didn't match the arches, but with our old windows removed, we had no choice but to let them proceed. We repeatedly reported issues: broken slider latches, poor fit, sloppy caulking and paint, and shutters that no longer opened. Alta delayed for weeks at a time. When crews finally returned, they fixed only minor items and admitted the front windows were incorrectly sized and installed. More missed appointments followed, and multiple contractors confirmed the work was substandard. In August, a new installer, Will from Lumberjack Remodeling, inspected everything and was shocked by the poor workmanship. He agreed the front windows needed to be completely removed and replaced and said new windows would be ordered. Months passed with little communication. When the replacements finally arrived, they were ordered incorrectly again. Will promised compensation but never followed through. By early 2026, neither Will nor Alta's owner, Mitch Reeve, would respond. After more than a year of delays, broken promises, and acknowledged installation defects, we filed a complaint with the Arizona Registrar of Contractors and are preparing a lawsuit for breach of contract and fraud. The Registrar of Contractors is scheduled to come to our home in March 2026.
