It was a nightmare situation as a previous contractor broke it and left me abandoned and my main water supply wouldn't turn off so I could literally not sleep for 24 hours as I had to empty a bowl every 30 to 60 minutes (the supply valve is low so it would not accommodate anything larger underneath) or it would flood and ruin the new flooring that was just installed. It did ruin my brand new baseboard that I had just had installed the day before. He kept blaming me saying by turning the giant nut I somehow ruined the pipe which I don't understand but I did everything to try and loosen the bolt under urgent and impossible conditions and stress and I found no special instructions or tool that specified one as a necessity to use on it in all my research or that I had done anything wrong, but it had been there for 30 years and was fused on tight and wouldn't budge even with two vise grips. With the flooding happening I was desperate to get it removed so I thought that his continuous commentary was strange. He also said I had to loosen that nut clockwise as if it were reversely threaded but discovered that was not the case multiple times in my research so again I'm very confused. If something had been critically missed I wish he would've at least told me or made it clear what my alternative was otherwise assigning blame does little good; I am not an experienced plumber. I did not see nor was ever shown how he ultimately removed it so the whole point was moot. He walked off with my channel locks which I informed him of immediately after he left. He said he didn't have it then the next day he said he did but that he couldn't return them until after I left the area for a couple weeks at which point I told him he could drive out to my house. Luckily he changed his mind and returned them that morning as it really isn't my responsibility to retrieve them. I had been thru two days of hell from the previous contractor with 8 hours sleep over three nights. But he did the job and it took him no more than 15 to 20 minutes. There's a really big gash in my wall now where the valve is but I guess he had to do that to cut the pipe. I will have to find a wall cover plate or something to hide it or else patch it up. I then had to call another contractor to check the toilet seating as the flooring installer who left me with the leaking supply valve was supposed to handle it but did not do it right. Ultimately I had to hire three contractors in 36 hours for the same bathroom.

Recently, one of the pipes connected to our water softener in the garage suddenly burst late at night, around 11:00 PM. A large amount of water sprayed everywhere and flooded the garage floor. We contacted two other plumbing companies we found online, but unfortunately, neither of them responded. Thankfully, we found American Plumbing & Rooter. When we called, Rich answered the phone right away and was incredibly helpful. He quickly scheduled an appointment for us, and a plumber arrived at 8:30 the next morning to replace the damaged water softener. We were very impressed with how efficient, friendly, and professional they were. The plumber was patient and took the time to explain why the pipe had burst and gave us very helpful recommendations to prevent similar problems in the future. Their follow-up service was also outstanding. A few days later, Sunday night, we were surprised to discover that we had no hot water. We texted Rich to ask what might have happened, and he responded very quickly. He explained that when the water softener pipe burst, the large amount of water spraying out may have extinguished the pilot light on the nearby water heater. He then patiently walked us through the steps to check it. Sure enough, the pilot light was out, exactly as he had explained. They were very patient and listened to my concerns as I had just been ripped off by a different competing place who had been out three times including charging us for coolant when it was spot on obvious there was corrosion and a leak (I do not recommend Simply The Best). Jason provided the quote and the install was done within a few days which is excellent response time considering I was in a jam and summer is here. Installers were very professional and even had the job done under the quoted time frame and did preventative maintenance on the other existing unit. Recommended. Straight forward, friendly and professional and don't play games with you like some of the other guys. They charged us $375 to replace two toilet supply lines, yet we later discovered they installed the same type of plastic-nut connection that had failed in the first place. When we raised our concerns with the owner Jayson he offered to come back out for a charge to replace with what we thought they had already installed. Later in the day, after the contractor had left, I…read morewas taking my recycle bin out to the street for pickup and saw where some water or other fluid was dumped in the gravel of the landscaping we just had done a few months ago. I don't know what chemicals etc. are in the water that was dumped but the fluid was dumped right next to fairly new plants and left an unsightly hole in the gravel. Further, I don't know what if any harm may be done to the new plants. I have ZERO tolerance for contractors who act disrespectfully towards the property where they're working. The place where the water was dumped was just a couple of feet from the driveway. If the water was dumped in the driveway, it would run down to the curb and follow the slope of the street as drainage and NOT risk any harm being done to our new plants. If we notice any adverse changes to our plants, there will be some follow-on activity with P&L. Just careless. I have to admit that I am skeptical of any company that provides "virtual quotes" without seeing the work site for themselves. But they requested a couple of pictures of old water heater installation to assess the job, provided a quote "sight unseen", and did the work with no extra cost added (always a concern with virtual quotes). They were the cheapest of the 3 bids that I got. No long-winded sales pitch that I should install a $5K tankless unit. The tech provided instructions on the annual flushing process. I'm satisfied. I'm hoping that at last I have a go-to plumber.

The system was diagnosed as having low refrigerant and likely a significant leak, with poor cooling performance and a very low temperature differential. The report recommended full system replacement. While those findings can indicate a serious issue, the recommendation to replace the entire system was made without documenting the actual leak location, performing a leak isolation test, or clearly identifying which component had failed. When I called the office for clarification, I spoke with Danny, who became defensive when I asked questions about the diagnosis and why repair options were not being considered. During that conversation, he told me to "stop acting so crazy" simply for asking for clarification on the findings, which was unprofessional and inappropriate. Danny was also confused regarding the home warranty process (see attached invoice from K&K) including statements that I would need to pay K&K directly, which contradicts the home warranty company. For context, I obtained a second opinion from another licensed HVAC company, which recommended a more measured approach including leak testing, refrigerant recharge, and evaluation of individual components before considering full system replacement. At a minimum, I would expect clear documentation of diagnostic steps, confirmation of failure points, and professional communication when recommending a major system replacement. Based on this experience, I would strongly advise other homeowners with home warranty coverage to get a second opinion before approving full HVAC system replacement recommendations from this company.
