The report recommended full system replacement. While those findings can indicate a serious issue, the recommendation to replace the entire system was made without documenting the actual leak location, performing a leak isolation test, or clearly identifying which component had failed. When I called the office for clarification, I spoke with Danny, who became defensive when I asked questions about the diagnosis and why repair options were not being considered. During that conversation, he told me to "stop acting so crazy" simply for asking for clarification on the findings, which was unprofessional and inappropriate. Danny was also confused regarding the home warranty process (see attached invoice from K&K) including statements that I would need to pay K&K directly, which contradicts the home warranty company. For context, I obtained a second opinion from another licensed HVAC company, which recommended a more measured approach including leak testing, refrigerant recharge, and evaluation of individual components before considering full system replacement. At a minimum, I would expect clear documentation of diagnostic steps, confirmation of failure points, and professional communication when recommending a major system replacement. Based on this experience, I would strongly advise other homeowners with home warranty coverage to get a second opinion before approving full HVAC system replacement recommendations from this company. We have been super happy with Danny and his guys at K&K. They came out about 5 years ago to service one of our air conditioners and fixed it for $250. Then a year and a half ago, as it was cooling off, we had them come back out to check on them (given they were 23 years old) and it was deemed time to replace them before they gave out in the heat of summer. I was so grateful...there was no pressing for upgrades, they didn't need a crane to get them all the way around one side of the house to the other through the back (like other companies said was needed). It kept our expenses SO much more reasonable. So I texted their contact to cancel. Sorry folks, but being late for a scheduled appointment and a no call/no show in our industry is a dealbreaker. If you can't be on time, how dependable will you be with the demolition of the existing system, getting the new equipment, ductwork, piping, t-stat, and insulation to the job in a timely manner; then installing it, charging the lines, doing start-up, and commissioning the new system after a blow-down? I put 25 years working in the Sheet Metal trade here in Arizona--17 of those years as a Foreman on large commercial and industrial projects before I got into estimating Mechanical systems. Our air conditioner stopped cooling Thursday Night. K&K Heating and Air responded to my request for repair and sent a technician next morning for Friday repair. Jelani was an outstanding technician. He arrived during the predicted window and promptly fixed our air conditioner. He accurately diagnosed the problem: dirty and clogged coils. He carefully and fully cleaned them with a water hose. He also checked for other potential causes but found them irrelevant. After cleaning the coils, the air conditioner resumed cooling. My landlord asked me to call these folks for AC repair. I called on a Tuesday and they said they'd have someone at my house between 2-4 on the Friday before a long weekend. Someone finally showed up, in an unmarked vehicle, after 5pm. The fix was simple: replace coolant. Today (Tuesday, 4 days later) they called me 5x in 20 minutes. I ignored the calls, as I was working and they'd already been out. Then they showed up (apparently it was them since I was in a work meeting) and rang my doorbell off and on for 10 minutes. Our 3.5 ton builder-grade Carrier unit crapped out. I called around and talked to several companies. The differences in quotes was staggering. Our AC unit was not cooling and the motor in the unit was making a loud grinding sound.
