    Although customer service experience at the location has been pleasant, the overall experience…read moredealing with this company has been detrimental due to their abusive corporate decisions. In the course of 2 years, company decided to raise my agreed rental rate 3 times for up to 50% more than initially agreed. After confronting the manager, I was told this is out of their hands since corporate decides when and how much the rental increases occur. Instead of moving my business elsewhere, manager offered a smaller unit at a much lesser rate, taking into account that "rate will not increase for at least a year and even if it does, increase will be marginal". Trusting this company I decided to go ahead with the downgrade. To my surprise, less than 4 months later I receive ANOTHER RATE INCREASE NOTICE!! This time the increase would be for more than 50% starting next month. This increase like all the others happen for NO JUSTIFIABLE reason. As expressed by many others, this company has a long history of PREDATORY BILLING PRACTICES. They purposely wait for you to be settled with your storage to increase your rates, not by a marginal amount but increases of over 50% of your agreed rental agreement. I appealed this with their superiors in writing but they failed to even respond. I am now in the process of starting to take legal action against this company and needless to say I recommend everyone to stay away from this corporation completely!

They tell you to move to a bigger unit to lower rent then 4 months later it is increased. The elevators work occasionally. The temperature control doesn't work. It's very dim in the building in certain areas. There is never carts available and trash is always lying around. I wouldn't waste my time or money. They make the front lobby look nice but the rest of the area is nasty and outdated. It's not a safe area. Pick a newer storage place. There are so many nearby.

    This is my experience with this particular location in Lanham Seabrook. The others locations may or…read moremay not have the same issues . **But I would AVOID this location if possible. I originally rented my first unit in 2021. The listed property manager at the time was A. Addison. 2. Upsized Unit (Late 2023 / Early 2024) I upgraded to a larger unit. My costs were: Rent: $143.00 Admin Fee: $28.00 The contract also included storage insurance: Coverage Amount: $5,000 Monthly Premium: $16 Insurance Start Date: 1/23/2024 3. Unit Leak & Damage (January 2024) When I accessed the new unit (Unit 6066), I discovered that all of my belongings had been soaked by rain. I immediately emailed the management team with photos and video. 4. Filed Insurance Claim (1/26/24) I submitted a claim through Xercor for $28.00, including full documentation. 5. Master Policy Notice Xercor later emailed stating that my claim fell under a master policy held by the storage facility, not a personal policy. 6. Submitted Additional Documentation .I provided an affidavit confirming the accuracy of my $28.00 claim. Transferred to New Unit & Poor Service (February 2024) Management assigned me a new unit (6514) and told me I could take possession on 2/3/24. However: The manager never removed the lock. I arrived at 7 AM but management did not show up until 10 AM, leaving me waiting 3 hours in the parking lot. This was extremely unprofessional and inconvenient. 10. Claim Denied (February 2024) Despite paying monthly insurance fees, my $28.00 claim was denied, which made the insurance feel like a scam. 11. Gate Access Issues (2/19/24) My access code suddenly stopped working due to an internal "mix-up" that occurred during my transfer from the leaking unit. Ongoing Billing Errors & Additional Fees (2024-2025) The problems continued for more than a year: Feb 6, 2025: I received a new invoice with insurance charges added again, even after my claim had already been denied. Feb-Apr 2025: I provided proof of homeowners insurance multiple times, but they continued charging me for storage insurance. Late April 2025: Manager Theresa finally submitted a request to correct my account. The Owners never corrected . I asked for an updated statement four times, but the management team still did not refund the unnecessary insurance fees. Nov 2025: They charged me again for insurance and added a $5 online payment fee. Overall Summary This facility: Charges unnecessary and repeated fees Fails to honor their own insurance policies Provides extremely poor customer service Has ongoing management and billing incompetence Creates unnecessary stress and financial inconvenience Based on my documented experience, this storage location tends to nickel-and-dime customers, lacks proper management, and offers unreliable service. Not very clean in my opinion and my images I can add upon request. Recommendation: Do yourself a favor and avoid this location. The emotional stress, inconvenience, and constant billing issues simply aren't worth it.

    1) Not all Extra Space storage facilities are equal. When we were in the process of planning our…read morerelocation from the west coast to Maryland we needed to temporarily store some things so we called Extra Space storage and reserved a storage unit sight unseen. When we arrived to Maryland and finally saw it, we immediately ran as fast as we could to find a new location (see my review of the Extra Space storage on Old Ardmore Rd). Lesson #1, If you can get someone to check out the location if you can't. 2) We came to this location and the manager Tanesha was great. She worked with us to get a space that was conveniently located for the movers to be able to quickly unload the truck when they arrived and would also give us quick access so that we could get the things we need from storage while we were on our temporary living arrangement. Lesson #2 Being on the ground level of a climate controlled facility near an entry point is best. Everything was going great and we had no issues or problems for 6 months, until 2 weeks before we were about to move into our new permanent Maryland address.... 3) Fire!!! There was a fire in the 1st level bathroom which caused the sprinklers came on. We got the call to come down and see the damage and there was water in our storage unit. About 1/3 of our possessions were sitting in water. We had to come down and bring our own mops and towels to clear the water the best we could. The folks in the office basically were of the attitude of "yeah it happened" and told us what we should fill out an insurance claim. Lesson #3, no matter how nice and new the facility is, insure your stuff! (when you rent a storage unit they offer insurance which thankfully we got the maximum they offered). Just a few days before we were to move our stuff out, we just happened to go by the unit and there were people running around in the facility in "hazmat-like" suits (because of the mold). They basically said they were there to help the renters to go through their stuff and anything that was not water damaged would go to a new storage space on the 2nd floor and anything that was water damaged would have to be removed (taken home or put on of the many dumpsters in the parking lot). It was a blessing that my wife and I stopped in when we did because the management team had not contacted us about this operation where we need to go through our things and only move the undamaged stuff. So the first 6 months of our experience was great. The last 2 weeks were a total mess. The good part was that the insurance paid us exactly what we put in the claim no questions asked.

    This was my first time renting a storage unit and my experience was great. The staff at this…read morelocation are super helpful. We worked closely with Curt. He was pleasant on the phone. He answered all of our questions and made the move in process smooth. When we realized we did not have enough space he worked diligently to find us another unit on the same floor. The location had a great move in special. Considering I was on a time crunch everything worked out well. I was very happy with the controlled access and the fact you can only access your assigned floor. The facility is clean. Highly recommend this location.
