At no point did I…read morerefuse to pay for services rendered--what I objected to was the lack of professionalism, last-minute changes, and misrepresentation of the job despite providing an inventory in advance.Your team arrived late and attempted to upsell, which created unnecessary stress and forced me to rent a truck myself in order to complete the move. This was not an issue of "budget," but rather of expectations set by your company not being met. Customers should be able to rely on a moving service to honor the scheduled time, come prepared, and communicate honestly. Unfortunately, that did not happen here. What's more telling is that several other reviews describe the same experience I had--so this isn't an isolated issue. Instead of addressing that pattern, your assumption is that I "couldn't afford the move"... interesting. While I understand setbacks can occur, dismissing concerns by blaming the customer is not good business practice. My review reflects my experience so that future customers can make informed decisions.

Trash cans have disappeared and the grand finale is the price rises without a notice or communication. I recently paid my unit bill based on the invoice received 1/21/24. I call to confirm they received payment and the new person says oh yeah we received payment but your $2.00 short. Pardon me! I paid the amount listed on your invoice as dated. Her response was oh the price changed as of 2/1/24. I said where was that information sent to me. Her response, oh yeah well it's now. I don't mean to sound disrespectful, (then again lack of professionalism falls in that parameter) but if you send an invoice wouldn't that be conveyed to a customer. If you don't understand how informing customers and customer service works just say that. Speaking of pricing my unit has now gone up over $200.00 in 2 years. I just received my invoice and it's jumped from mid 300's to $529 oh plus 2.00 for pettiness plus insurance of which they forced on customers when they arrived. I won't mention how things in my unit moved around and were broken. I do have those pictures of broken items. If your thinking this is the cheap place, your right but every so many months your bill rises with no communication. Their advertising is mute on cheapest in town, because raising a price over $200 in 2 years? Come on. Not even electric bills hit that high. Thats not inflation, that's being greedy. Storage facilities that don't have staff to maintain the basics as a clean restroom or trash cans. Staff that I've already had a negative experience with due to their tone. So what is really cheap? Nothing. What this new whatever is trying to sell is nothing but a set up for higher pricing in the long run. Moral of the story, if you need storage shop around and ask how they communicate change of fees as well as how often they raise the price. It doesn't matter the size of a unit customer service is what drives business. When you're failing in this area and not understanding of communication to customers or customer service in general, you get these type of reviews. Simple! This doesn't require a response from the manager just do better. These complaints I've highlighted are not difficult to fix but prudent if you don't want continued reviews like this one.

If you rent at American Self Storage, keep meticulous records - do not pay by phone if they offer - or by any means not automatically providing an immediate receipt. Always, always - keep your receipt. You WILL need it. I have been renting for an extended period - it has always been a bit of bearable hassle monthly, but the accounting issues have worsened over time. When alerted to an issue - they will sometimes respond, but not always. I know they receive the requests - I get the read receipts. Even when the mistake is large, and 100% on their end (which it always is) - you can not count on a reply. It is not always professional, in the most worrisome way. Even as your payment is always on time, or early - it has gotten to the point that I have to be concerned every month - that my belongings may not be as I left them. They do not call or email if there is a problem (there was never a real problem - their accounting is that bad - that you must worry). When I reached out asking them to call me personally or send an email, so I could immediately provide proof (my receipt) that everything was up to date- they didn't even bother to respond. It just should not be so stressful to rent a storage unit. I wonder about the hidden reviews on Yelp (you can still see them, they are not shown unless you click the link for other, or non-recommended reviews). I am not the only customer stressed with my experience at American Self Storage and I do not know why some of those reviews are now hidden - they haven't always been. I keep hoping things will get better, or at least return to only the monthly hassle, but they just do not seem to care enough to fix their issues. It's weird. Oh -as far as being open late if you need it - they definitely do not do that any more.

AVOID! DRIVER FELL ASLEEP AT THE WHEEL, $48K OF PROPERTY DAMAGED, REPEATEDLY LIED TO BY OWNER…read more This was our 3rd move with Suburban Solutions. I now wish that number was 0. Here's why: - They got into a major accident destroying much of our stuff - They lied about it straight to our faces in an attempt to cover it up - They told us they would cover the repair costs but then backed out for most costs Suburban Solutions is the worst and most dishonest company I've ever done business with. See excruciating details and cringe-worthy photos below, then decide whether this is the company you want to entrust with the contents of your home. First, the Suburban Solutions driver got into a major accident causing major damage. Brian, the OWNER of Suburban Solutions, called to say the damage was limited to front corner of the truck, and that he would take care of repairing the broken furniture. He said the driver was run off the road by another vehicle. Then he provided misinformation about the date and location making it harder to track down the police report (which told the truth of what actually happened - yeah, keep reading!). When our property arrived, the damage was much more severe. Several furniture pieces were broken beyond repair and almost all were battered. Most of our smaller items had been repacked into new boxes - along with dirt and weeds from the side of the road. Once he realized the extent of the damage, Brian reneged, saying he would only cover repairs for some (cheaper) items. He found vendors he said were rated 4.9, but they were 4.1. One vendor we called said they FIRED HIM as a client because they refused to do business the way he was trying to get them to. He told us the items would be fully repaired, but behind our back he told those vendors to only fix things minimally and ignore any dents, scratches, etc. We were without a sofa for weeks while he said repairs were in progress. We later learned he had refused to authorize the repairs so instead the sofa just sat there untouched. Our items were in pristine condition at the time of the move and Brian personally commented on how beautifully maintained everything was during the walkthrough. Thankfully, our renter's insurance applied, but when our claims adjustor spoke to him, he lied yet again, telling them that the pieces were in bad shape initially, hoping to deflect responsibility. Hold on, it gets better! A week after the move, the driver texted us to inform us that Brian had actually been LYING the whole time and had required him to play along! The driver had fallen asleep at the wheel while going 70mph. The truck overturned and the top of the truck broke off completely. Our stuff was smashed and dumped all over the side of the road. We were finally able to obtain the police report which confirmed the driver's version of the facts. This happened in the middle of the afternoon on day 2 of the journey after the driver picked up his cousin using the moving truck on day 1. Why was his cousin with him at all? And what were they doing the night before that caused him to doze off at 4pm? Regardless, according to the driver, he had called Brian an hour before the accident to tell him he was falling asleep, but Brian told him to keep going anyway. Brian has since fired the driver and reported to FMCSA that the driver has a "medical condition" that should prohibit him driving in the future. This was never disclosed to us, and if Brian knew about it, then why was he on the road in the first place? Or was this just another tactic for him to deflect blame away from himself? Look, accidents happen 1 in 10,000 times and we drew the short straw. It sucks. It's a low risk for you. But the outrageous lies that followed (and perhaps even led to the accident) were intentional, unprofessional, and fraudulent. Suburban Solutions lied then doubled down to save face after throwing our stuff - and our lives - into complete chaos for the next 6 weeks. They treated their previously loyal customers like total chumps. Hopefully this review and our formal complaint to BBB proves how badly their attempted cover-up backfired. In case Brian tries to reply to this and explain things off with more lies or sugarcoating, I've included photos of the state of our items, written exchanges with him (contact info redacted, of course), text exchanges with the driver (same), and the police report itself. Take a look for yourself. Then ask yourself: Are you willing to risk that this same thing happens to you? Are you willing to do business with a company whose owner will lie directly to your face after wrecking your life? You and your belongings deserve better. And Suburban Solutions deserves to be out of business.

The pricing was similar to other companies I received quotes from, but what set them apart was their thorough and upfront communication. Brian Fitzgerald covered every detail in his pre-move emails and texts, and I knew right away I was in good hands. Frankly speaking, I was very stressed leading up to my move - cramming things into boxes, worried about how many boxes I had, and concerned my sofa may not fit into the elevator at my new apartment building. To top it off, my moving day was the hottest day of the summer! Despite all of my concerns, Brian and Cortez made the move look easy. They were on time, communicative, efficient, respectful of my belongings, and pleasant to be around. I was constantly blown away throughout the experience as I watched how intentionally they wrapped furniture, stacked boxes, or asked for my preferences on where something should go. I'd say the stars aligned for a perfect moving day, but I think Brian and Cortez were just that good! I will 100% use again for my future moves.

The storage facility is clean, bright, modern, climate-controlled, secure, well-kept and well-managed - everything one would hope for In storing their belongings. The initial unit monthly price is fair/competitive for the Kensington/Rockville area, but I am concerned about the floating rate increases after six months. It would be nice to lock in a set rate for at least one year. As I understand, there is no cap on rate hikes or the frequency of hikes In Montgomery County (MC). This seems to be a new trend in storage unit facility management where a corporate third party oversees pricing for a storage facility by using a computer algorithm. Many different major local storage companies have subscribed to this third-party practice in MC. For a consumer, it is difficult, impractical, unnerving, and seems unfair in trying to manage one's storage/moving costs in one's budget with these price increase unknowns. Before moving one's belongings into any storage facility unit, one should consider the length of time the unit will be needed, the possibility of unlimited rate hikes in planning their budget, and future moving costs. I rate this facility FIVE (5) STARS because they earned the rating at my point of sale.
