Well several months and several push backs later (literally 5, 5 different closing dates given to us) our house which was "worst case scenario" that was supposed to be once again done on this friday Jan 14th is getting pushed back AGAIN and we found out TODAY! We have been nice this entire process but feel as if being nice put us on the back burner because houses that started after us are already done and moved in. We extended our lease twice on our apartment and they won't extend it again due to it being last minute and already leased out after us. We have movers scheduled for Saturday so we're gonna have to find a place to live and hire movers twice for Pultes fault! This is very unprofessional and unacceptable.

The cabinetry, flooring, carpets, fencing, and landscaping are of terrible quality. The electrical panel is a 15/20 so I cannot have the lights on and vacuum at the same time without popping the panel. The same thing happens when I have the lights on and want to use several appliances at once in the kitchen such as an air fryer and rice cooker, the panel pops multiple times. I am resetting it 7-8 times each day. I had them come out and they said the panel isn't strong enough to handle what I am doing. This is ridiculous. The "sod" that was put in is basically a blanket of weeds. It is unbelievable. I have called the warranty place multiple times because of standing water on the side of the house and it hasn't been taken care of. The cabinets are cheap and feel like they are going to break at any moment. The handles are all crooked and are noticeably off. The homeowners association is super controlling and requires "permission for backyard gazebos, landscaping, and fence stain, including requiring the name of the landscape company. Yet, they allow the "sod" that is used in the new build to be a blanket of weeds. The project manager was great to work with and when we did the blue tape walk through was great. However, there were things that were not taken care of and I eventually gave up on them. The one highlight through this process was my realtor, Alex. He was absolutely amazing. Pulte mortgage was awful and I ended up going with a different lender. I am trying to not have buyer's remorse but to say I am disappointed with the quality is an understatement.

    home has a lot of issues!!…read more pillar in front of the house is over the cement step - almost 3 inches.. they said that the cement foundation and the pillar was designed like that. so when i asked since both things are designed like that, did they design it to be aesthetically ugly??they said that it is structurally sound so they are not fixing it!! my front walkway is 32 inches above ground without railing! per code any structure above 30 inches requires railings. i guess this is how they build their houses! - broken bones waiting to happen incomplete ethernet and cable wiring! they told me att will take care of it. sales guy didnt lie! but he failed to mention i have to pay $150! it does not take much for the guy installing to put in the end connectors! and pulte wants me to pay $150 more after closing? it probably doesnt cost them anything to have the guy install/finish the job! - he then tells me "thats how they build their houses!" not acceptable! - field manager says thats how it is in their contract. so you designed your contract for people to pay more after closing? for what? for pulte to save a few dollars? so that your contractor friends can make money out of us after closing? electrical plugs / switches are out of place!! 1. there is no plug in the middle of the living room and master bedroom where the tv / ethernet outlet is positioned! 2. outlet not in middle in the game room beside the tv / ethernet outlet is positioned! 3. switches are not consistent to which the ceiling fan and light turns on - they quote an NEC code that they need to have an outlet every 12 feet. he confirmed that there is no minimum between outlets. when i confronted him, he says "we only paid for so much outlets" - so if you paid for x amount then place them properly!!! - now i have to pay $2000 to fix this electrical problems!!! cracks / chips on the tile floor! gaps in the cabinets! missing insulation in the attic. leaking a/c system blowing into attic!! leaking faucets!!! and of course i wasnt paying attention coz i assumed pulte BUILT A QUALITY HOME... WRONG!!! apparently water sat there for a while that the wood is now warped!! crack in the cement in the walk/path in front of my house!! they said to tell the city!... when asked again, they said warranty will fix it after it meets a certain criteria. but this was there before closing! it should be perfect before i close on the house! poor quality and workmanship! poor paint quality on the walls. the wood on the outside pillar was also painted white and i can see through it like a sheer curtain!!! im sure they painted the inside the same way!! - i asked them about the poorly painted pillar outside, they said it needed repainting... so you do admit its poorly painted! the whole house is probably too! he also said a little water will wipe the paint off. that not paint then.. thats mud/putty or watered down paint.. he even mentioned that the VP of pulte loves this painter that hes contracted to paint all the houses! probably because of cost - this guy probably charged the cheapest! i wonder why... beware!!! poor paint quality in your homes!!!! poor landscaping!! water pooling during heavy rains and ground is squishy!! stain on driveway!! missing soffits and their excuse is a "new system" that they are using... then they added vents in the roof! but if i didnt say anything they would not have done anything about it! also fridge has no wheel lock. every time i open it it slides!!! they said that it didnt come with one but something that needs to be purchased! AND PULTE IS NOT PAYING FOR IT!! he said if it helps, he will buy it himself!! REALLY?? PULTE MAKING YOUR STAFF PAY FOR YOUR MISTAKES?? i also complained about the math in closing because it didnt match! then they later sent us a rebate!!     I bought a poultice and text home in August of 2019 had it built from the ground up moved in…read moreNovember of 2019 then found out that I had over 70 items that needed to be repaired on the home so when I moved in November it was not moving ready they didn't finish with the 70 work orders until mid February and they still didn't finish all the repairs that they needed to get done the advisor that was working with me ended up quitting because she couldn't believe how they were treating us in our home she went to work for another company the other gentleman that we dealt with his first name was Matt he represents pulte centex homes he told us that they were done helping us with all of the major problems with the homes they inform me that I had a structure warranty that was 10 years I have now the 4x8 sheets of plywood on the roof of the patio separating they just contacted me and said that they are not covered because it's on the patio that I had to pay an extra $5,000 for and since it's really is attached to the house it is still not covered by warranty so the 4x8 sheets of plywood that are falling down I am responsible for I also had a problem with the plumbing in the master bathroom where the sink drain and the plunger are turning black the plumbing company that they use to build the house came out and replaced the drain and the plunger in the sink and the plumber told me he had no idea what turned it black and he really didn't know what to do about it but he replaced the parts it continued to turn black when I called back and said it turned black again they told me it was no longer under warranty and they would not repair it so pulte centex homes are not worth purchasing because you cannot get a repaired.

In 2021 while still under warranty the plumbing the sink in the master bathroom started turning black along with the plunger so I contacted warranty they sent out the plumbing company he replaced the neck of the drain and the plunger and said he had no idea why they're turned black about a month later I contacted the warranty apartment again and told them that it was turning black and they told me it was no longer under warranty and if I wanted it corrected I would have to call a plumber. It is now January of 2024 and the roof of the patio is separating the 4x8 sheets of plywood are actually separating I contacted the warranty department they told me that since it was part of the patio that I had to purchase that was extra like I don't know $5,000 or 7,000 or something I don't know how much it was expensive and it's very small that is attached to my home was not covered under the warranty so it was my responsibility to fix anything that is falling apart on the patio I just want everyone to be aware of what you're purchasing you are purchasing a home with all of the flaws with actually no warranty you cannot get anything fixed so if I could get a decent interest rate like I got in 2019 I wouldn't live in this house. This is a house that's going to continue to fall apart it's not even last it's 10-year structural warranty which I do not know what the hell covers I guess if the roof completely caves in or the walls fall down maybe it's covered stay away from pulte and centex homes for your own well bring. I wish this hell on no one

Throughout this process, I have been highly recommending Pulte to everyone I've spoken to, sharing how positive my experience has been. Up until this point, I have felt welcomed and valued, as everyone I've encountered has been friendly and open. However, after a recent incident at the model home in Bison Ridge this morning, I am no longer sure I can continue to give such positive feedback. I can only hope that moving forward, everything flows smoothly. During my visit to the model home, I had an unfortunate experience with one of your sales agents, Rikki Rivers. I went in to review design options available to me in preparation for my upcoming design center appointment this Wednesday. When I asked if there were folders available for review, Rikki responded in a condescending manner, insisting that I should have already completed a wish list. Despite my explanation that I had not received one, she spoke to me as if I were mistaken or uninformed. While waiting for the sales consultant I have been working with, Ruben Escobedo, our small talk felt odd and uncomfortable. She continued speaking to me in a way that felt like she was talking down to me rather than with me, as if I didn't know what I was doing. When Ruben arrived, he clarified that I had not yet been given a wish list, explained why, and stated that we would be discussing it that day. Rikki then made a comment regarding her sales training, but by that point, I had already expressed my concern to Ruben about how she had treated me. He acknowledged the issue and apologized on her behalf. To be completely honest, I strongly feel that I was treated this way because I am Black. There was a level of dismissiveness, judgment, and condescension in the way she interacted with me that I couldn't ignore. It wasn't just a misunderstanding--it was the way she carried herself in our conversation, the tone she used, and the underlying assumption that I must not know what I was doing. This kind of treatment is disheartening, especially in an industry where buying a home should be an exciting and respected milestone, not an experience where one has to question whether they are being treated unfairly due to their race. In today's climate, where division and tensions seem to be at an all-time high, I find it unacceptable that a homebuyer investing a significant amount of money can still be treated this way. Buying a home is a major milestone, one that should be met with professionalism, respect, and support--especially from a company that prides itself on customer satisfaction. Yet, this experience left me feeling judged and diminished rather than valued as a customer. I am bringing this to your attention because I believe that every homebuyer, regardless of background, should be treated with the same level of dignity and professionalism. Up until this incident, my experience with Pulte had been overwhelmingly positive, and I was looking forward to this journey. I hope this is addressed appropriately so that no other homebuyer has to experience something similar. I would appreciate your guidance on how situations like this are handled within your organization and what steps are taken to ensure that all customers receive the respect they deserve.     A year after writing this review, here's an update: in addition to the problems previously…read morementioned, our vinyl wood flooring is now coming apart (two and a half years after installation) and cracks have appeared in our drywall. We have learned that due to a loophole in Texas real estate laws, Pulte didn't have to disclose to buyers about the significant road expansion that was going to occur, so they knowingly sold retirement homes to people without giving them critical information about something that was going to adversely affect their quality of life. Our perception remains that Pulte cuts corners, hires the cheapest unskilled laborers they can find to build the homes, doesn't disclose important information to potential buyers, and generally builds sub-par houses. Most of the buyers of Sun City homes are seniors coming from other states and are limited in their ability to oversee the construction of their homes, and are then under pressure to close because they have relocated. Pulte, it appears, takes advantage of that by providing buyers with homes that are not of the quality that was promised. We'll never buy another Pulte-built house, and would discourage anyone else from doing so.

Having moved from living on large ag parcels to a "over 55" community, we were honestly not sure what to expect with our lifestyle change, but we love it here. Touring around prior to our purchase it was encouraging to have folks wave to us from golf carts and SxS vehicles as well as hikers. Lovely and welcoming neighbors and many activities from jazz dance to horticulture to Corvette club, good dog park, and much more. The HOA is apparently strict on rules but all in all we are good with that as the neighborhoods are very nicely kept. If you want to be free to have junk strewn about your yard you likely would not be happy here. We were VERY cautious about the Pulte built homes (ours is mid 2000's) as there are so many bad reviews of Pulte, but we had a very thorough (and expensive) home inspection and having built a custom home are familiar with building practices. Our home passed inspection with no significant issues and for example after 17 years our home has zero cracks in the stucco and no evidence of water leaking or foundation settling. That said, be very careful with a Pulte built home (or any home actually) and hire a qualified inspector with great reviews. A couple of young relatives visited recently and absolutely love this place which was a pleasant surprise. We also have other friends who are too young to move here who are actually counting down the time until they qualify which is a running joke of sorts.

    In Charge Electric has been extremely disappointing. They missed my scheduled Jan 5 appointment and…read moredidn't bother to notify me. When they finally showed the next day, the technician didn't install my kitchen pendant light according to the work order. I spent two weeks chasing their salesperson just to get a basic installation corrected--messages and calls ignored. When the technician came back on Jan 19, I was told I had to pay extra for a Deako 3 rocker switch, despite the issue being entirely their mistake. And after requesting a quote for a lighted mirror installation, I waited 14 days with zero response. Not a single follow up, no accountability, no customer care. This review is not about the technicians' workmanship; it's about the company's poor communication, lack of follow-through, and refusal to take responsibility. It's obvious they rely on mandatory builder contracts instead of earning customer loyalty. Their high prices don't match their low effort service. I will not give In Charge Electric another dollar, and I strongly urge other homeowners to document everything, demand proper service, and push back hard when companies fail to meet basic standards - you shouldn't have to chase someone to take your money.

(do NOT work with Adrian Nelson- sales rep) *They will only contact you promptly if you chargeback your payment for incomplete services rendered. ---------- August 26, 2025, paid $845 total for EV charger installation WITH permitting from city, The company did the EV Charger installation WITHOUT permitting, thus placing my house at risk with the city, home insurance, and possibly me and my wife's life in danger if not done correctly. I reached out countless times to the sales representative Adrian Nelson but was left on read and ghosted-- I was under the impression permitting was going to be done, and I would not have known it was not done but I kept contacting City department, and they said no attempt has been made to permit since 09/30/2025. Now in February 2026, I am disputing the charge with my credit card company now, as I have an illegal charger installed because their failure to complete the permitting. I also emailed with escalation to management, but nobody had contacted us. Surprisingly, 3 minutes after filing a chargeback with our credit card company, we receive a phone call from In-Charge trying to tell us that the charger and permitting is happening. Few hours later, Sales Rep Adrian Nelson contacts saying he is doing the permitting. This is 5 months late, and again our house, lives, insurance policy is at stake, and they ignored the problem until a charge back.
