I opted to replace the tank and bring it up to code but held off on the tankless option. I knew what the core problem was and that the drain was physically blocked some distance from the sink itself, and I realized that I couldn't fix it myself. We chatted and he asked me to text our exact address (which I did) and he texted back that he had a couple of jobs near us but that he thought he could be with by 7pm.
