Well insulated and sealed air handler in attic.

Earlier this year I hired Eco Performance Builders install a new heat pump system, remove my old gas furnace, relocate equipment into the attic, replace all ductwork, remove existing attic insulation, air-seal the attic, and eventually reinstall insulation. The experience was outstanding from start to finish. What really set this company apart is that they actually performed proper Manual J load calculations to size the system--something almost no other contractor I contacted was willing to do (load calculations are code required by the way). Every other quote I received assumed a system size based purely on square footage and would have resulted in a dramatically oversized system. Instead, this team took the time to measure, assess, and design a system tailored specifically to my home's demand. They even performed a blower door test to quantify air leakage--another thing no one else offered. As a result, I ended up with a 2.5-ton heat pump. Meanwhile, all other companies wanted to replace what was there (4-ton) or go even higher (5-ton). One company wanted to put in a 100k BTU furnace which is absurd. Their design work was thoughtful and meticulous. The Manual J and Manual S calculations they did ensured that the system was sized properly including duct sizes and lengths. They showed attention to detail with locating and aiming registers to reduce duct lengths (less energy loss due to being in the unconditioned attic) and to improve comfort (limiting air blowing on you in bed). They also took care to locate the ducts so they can bury them in the future attic insulation as much as possible. The on-site crew was excellent--friendly, respectful, and professional every day. They kept the workspace clean, coordinated work around my partner's daytime sleep schedule, and were incredibly flexible with scheduling overall. I've had to push back adding attic insulation multiple times so I can do a few attic projects first, and they've never complained or made it an issue (I still am not ready and they are fine with it). The resulting system has been working great since they installed the heat pump and air sealed in May. The system is basically silent and my house has been quite comfortable. I'm pretty sure the system has been more efficient than my old furnace based on my energy monitoring system that measures current to the unit and PG&E bills from last year, and this is without attic insulation. Regarding cost, you would think that EPB would be significantly more expensive especially considering they will do the proper design work. However, I got a few quotes additional quotes and EPB actually end up significantly cheaper than all other companies that didn't include any real design work! In short, this is the only company I found that actually does things the right way, prioritizing proper design and customer satisfaction. I thought this would hurt the bank but it didn't. I'm extremely happy with the results and would recommend them without hesitation.

Once I managed to get into the tough access locations it became clear I would need a couple of experts! (1) First I brought in my license electrician to investigate and secure anything of concern. (2) Contacted a roofer through my association to secure and harden any roof locations as able. (3) Now I need a cleanup expert to remove insulation clean the Attic for further inspection, along with re-insulating and maintaining it in the future! Upon checking out local companies and reviews I chose Mr Attic, it was definitely the right choice. I was able to get Sean one of their estimators that afternoon to inspect and get me a proposal for the job. I must mention I did HVAC work for 34+ years so I do have a trade sense and the proposed price and scope of work felt reasonable. It was clear upon meeting Sean that he was an expert at all things attic which gave me confidence in the job they would do and I felt I could trust him, I was not disappointed! They removed all the old fouled from rodent insulation in very neat fashion making no mess in my home or the work environment. They did some screening and foam work to seal and harden against future rodents. My return air duct to the HVAC system had been scratched on by squirrels and slightly collapsed so they took care of that too along with all new insulation some of which was in very tight to get to places. They were very accommodating to my timing which allowed for my electrician to come through once again for a final look along with some other attic access required improvements I wanted to deal with. (Note) Big improvement on HVAC air flow! And what a difference properly laid out thick insulation makes! Wow. I feel a lot better about that attic now! Those who find themselves in attics at times know what I mean This has been a great experience with a good company with a solid follow-through! Would definitely recommend Eric S

However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. It was fixed in about 3 hours with two plumbers. Definitely recommend Crawlspace Clean for rodent control and crawlspace cleaning. 5 stars.

Best company - by far- in the Bay Area. AND they a the licensed too! Verrrrry important!! Many companies on Yelp are not licensed companies. AJ and his team went above and beyond to make sure everything was done 100% right. They were incredibly thorough, detail-oriented, and took the time to explain everything along the way. AJ especially stands out. He is a very reasonable guy, and transparent with what needed to be done, which sadly seemed like a rarity these days in the business world. I can tell he genuinely cares about doing the job properly and treating his customers fairly. At no point did I feel pressured or upsold (like I did with the several other companies I met with) just honest advice and quality work. He even offered to come over after the job was done to do a final walkthrough and address any concerns (if any) with my dad. The whole team was professional, hardworking, and they clearly take pride in what they do. If you are dealing with rodents or insulation issues and want a company you can trust, go with Honest Rodent Proofing! I would say, they did an excellent job - Starting with Jeremy, who accommodated my schedule for preliminary inspect and gave me a on the spot quote. Elder and the guys did an excellent job in covering up the entire house and finished the job in 2 days. My house had no insulation in the walls- to very less in the attic. After the insulation my Heat as well as Cold is retained inside the house. Heat turns on once in a 24 Hr cycle vs multiple times in an hour previously. If you are thinking of in wall insulation, it's totally worth it. The quote was the most competitive and they were very flexible. I was initially impressed with what seemed like a thorough and well-considered estimate. It felt…read morelike the team really evaluated my attic and cooling needs. The addition of two QuietCool fans also seemed like a major plus, as I was already familiar with the product and expected it would significantly help with cooling. When it came to the insulation work, I was very pleased. The crew did an excellent job removing the old insulation and installing the new. They worked efficiently, protected my floors well, and ensured that no insulation debris entered the living areas. That part of the job was handled professionally. However, I was less impressed with the radiant barrier installation. This may partly be due to a misunderstanding on my end, as I expected a different type of material, but the end result did not meet my expectations. The biggest issue, unfortunately, was the installation of the fans. At best, it was very poorly executed. The fans are 16" units with 12" duct openings, yet they were installed directly against the gables, which severely restricts airflow. Proper installation should have included a box or shroud to help direct airflow effectively through the fans. Because of this poor airflow, the fans do not cool the attic--in fact, they appear to make things worse. I can actually watch the temperature on the thermostat increase when the fans are turned on. I reached out to my representative multiple times, but the response was disappointing. I was told they could not take the fans back, and when I asked why the attic temperature increases when they are running, I was told there was no explanation and nothing further could be done. As temperatures continue to rise, I'm left frustrated that I spent $1,200 on two fans that perform the opposite of what was promised, with no meaningful support or resolution offered. UPDATE: After posting my initial review, I was contacted by both the project manager and the owner. I reiterated the reasons for my frustration, explaining that my review reflected my honest impression of what I saw as a lack of clear communication and effective management of the project and customer expectations. The project manager apologized for the communication breakdown and asked if I would be open to giving them an opportunity to make things right. A technician was then sent out, and he took the time to fully understand the issue, carefully examine the installation, and make several adjustments to the original work. He believes these changes will help improve airflow in the attic. Since my attic has some unique characteristics, he also provided helpful suggestions for additional ways to improve cooling and airflow--something I feel should have been addressed during the initial planning stage of the project. Whether these changes will result in significant improvement remains to be seen; I'll have a better sense once the weather warms up. I do appreciate the follow-up and the willingness of the project manager to reach out and try to make things right, and I have updated my review accordingly. That said, I want to be clear that the increase in my rating is largely due to the technician and the time he invested in evaluating the full situation, as well as both implementing and proposing thoughtful solutions.
