I strongly suggest that you find another company to service your crawlspace needs! I hired Ray to install a sump pump in my crawlspace due to water that was seeping in from the major rains that we had this past winter. When Ray came out to view my crawlspace and do the estimate, he indicated that he would be on top of things, but that was not the case. I never saw him again. Ray did not supervise his workers at all and they did something quite stupid! My crawlspace is almost 6 feet high and, therefore, stand-able and the dirt was very level. There are also shelves along two walls where I have Christmas decorations and other items stored. However, instead of running the necessary trench under the shelving, they ran it in front of the shelves and then did not put enough dirt back to even the ground. So the crawlspace is now a major fall hazard and Ray has refused to come back and fix the problem. At 72 years old, I don't want to wind up down in the crawlspace screaming, "I have fallen and I can't get up!", because I live alone and no one will hear me! read more

I agreed to an estimate for foundation work and a rat-slab with a payment of half the estimate on 6/18/24 or $11,529 and I agreed to pay half of the remainder on 7/29/24 on the promise that concrete was soon to be poured. It is now 1/23/25 and I do not have concrete or drainage, currently have freezing weather with no floor and pipe insulation, and part of the front wall is sagging. I've made repeated calls and text messages, mostly to no response and occasional half-hearted promises that it will be done soon, or after the holiday, or when part of the crew gets back, etc. In this context, I have hired another contractor to complete the insulation work. Do not believe that Diversified will complete your project. read more

Time will ultimately tell about the quality of their work but I am extremely happy today. The retaining wall and the concrete slab has elevated my crawlspace. They completed the work quickly and without issue. The jobsite was left pretty clean every night. The insulation work was done well. PLEASE DO NOT USE THIS COMPANY TILL YOU READ THIS REVIEW IN FULL. In short, the product is good but the workmanship and quality done by this company is dangerously lacking in quality and business processing. Billing has to be checked carefully for math errors and "new" cost amounts. I hired Diversified Crawlspace Services/Ratslab starting in mid November 2021. They did not start work till 12/16. There was a mess up of the initial deposit due to the credit card company and Diversified's own bank. The owner wanted me to fix his banking issues. So I was doing their business clerical interactions with the bank/credit cards. Inspecting myself under the house after the first day, I did not look up when crawling under the house to look and inspect things. I did see the water line coming into the house was not insulated and asked for them to finish the pipe insulation. They however did not take this moment to realize they did not insulate all the rest of the copper piping running under the house in Olympia WA. Only a 1/4 water line to the icemaker was insulated. ALL THE REST WAS NEGLECTED. YES, WITH THIS COMPANY THE CUSTOMER HAS TO CRAWL UNDER THE HOUSE AND INSPECT EVERYTHING. I DO MEAN EVERYTHING. Part of my heating venting was also left uninsulated. They did a good job sealing the pass through from the garage in that area though. I found 2 huge puddles of water, one an inch deep. I found all my copper pipes were uninsulated and dripping water condensation. This was also 3 days before the weather reports said the temperature was going to drop into the mid 20F and high teens in Olympia, WA. I sent pictures of the water and pipes to the owner. They arrived on 23rd to clear the water and insulate the pipes. What I did not expect was hammering and went underneath to find out what was happening. They found some water leaking in around a vent. Note the website points out this should have been found and corrected BEFORE the ratslab was put down. While under there I decided to start checking the pipes. On reaching around one pipe, I found they installed insulation 1 to 3 sizes too small leaving 1/3 of the pipe uninsulated. Conveniently hidden from direct sight by making the open insulation part facing upward. Only by hand inspection would I have found this. So I called the office and they had to leave and get the proper pipe insulation and redo the work. They still did a sad, incomplete job by not insulating the bends of the pipes. This is reflection of the lack of training and knowledge of the workers. I used rags and pipe insulation to finish the work before the big freeze came. On the third return, they used hydro concrete rather than a sealing paint as it turns out. By the time they did make it to, again, the puddle had evaporated. They sealed over areas and again hammered at the foundation to rework concrete to ensure the crawl space is sealed. When they then left they never bothered to look back and inspect (for themselves) the crawl space. The next day I found bits of insulation falling down and when moving around and reaching up to the support beams to help slid under things, I found they again cut corners and hide it. Some places the floor insulation goes over the support beams between the beam and the floor. In many many many other places they only bothered to insulate up to the edge of the bean on both sides. Leaving a 12x4x4 open void space uninsulated. I took more pictures of the mess left and spent an hour pushing the insulation that had fallen back into place. ALSO, they owner tried to add to the bill by incorrectly showing the monies paid initially. While asked for a paper copy to be postal mailed, they never did this as I did pay the final amount after the final inspection. So in conclusion, use this company but realize you will have to inspect and verify all the work yourself. You will have to double check all the paperwork carefully for addition errors and added amounts not previously agreed. read more

When someone finally picked up, she didn't like me yelling at her-she said she would contact the technician. Overpromises, doesn't complete job, takes your money and then ignores you We were really excited to get our crawl space completed so we can use it as storage. Ray seemed eager to get our business and was very responsive in getting us a quote including adding two doors to our crawl space so we can access it beyond the hole that is there now. After completing the rat slab, we were really excited and all that was left was to create the two doors. Ray's team came by fairly soon after the rat slab was completed to start work on the doors but his team didn't understand what to do. They had a drawing with measurements. I showed them the architect drawings I had, and explained to them what to do but it wasn't clicking. They tried to get a hold of Ray, but couldn't so decided to leave and come back another day. It's been nearly 2 months, and we have been strung along, ignored, even chastised by Ray for contacting him. First it was, his guy's appendix bursting, then it was blaming my husband for not being home when his guys were here (vs. having me, a female, I guess), then it was go buy the door and we'll come install it (which we did but he never came), then it became telling us that we don't need to be contacting him every other day and that he'll get back to us, and even chastised my husband when he sent Ray a text on a Sunday asking him for any updates after not hearing from Ray in days. I finally reached out to Ray to ask for a detailed breakdown of the quote and to provide us a refund for the incomplete work so that we can all move on. He claims the $500 we have left on our invoice covers the incomplete work. We've already paid over $8500 for this work. He has chosen to ignore our request for a detailed breakout. If he can show that $500 really does cover that unfinished work, then great but the fact that he's just chosen to ignore us makes it that much shadier. In addition, in the quote, it included a rudimentary drain system and install of a pump basin but that was never installed. When my husband asked about it, Ray said it's not anything to worry about it and we didn't need it. So do we also get money back for that? Keeping our fingers crossed we won't need that drain system and pump in the future. If you do choose to work with this company make sure to get a detailed breakdown of materials vs. labor and alignment on timing of work because if anything goes wrong you'll just get ignored and are out of luck like us. read more

A very unprofessional company: I called on a Wednesday, gave my info and requested a service agent. She says one will return my call within 24hrs, nope. I called them back on Friday again requesting service for a rental property, time sensitive. I get the technician on the phone and we book the following day, a Saturday to meet at property. I organize with the tenants for their pets to be roomed and await a call as to when to meet. The call I get is an excuse that he doesn't have what he needs with him and will have to re- schedule for Monday, now looking at 5 days since tenants complained about a horrible smell in their kitchen. Do not bother calling this company, they don't really want the business. read more

The problem was/has been communication, and it is serious enough that I can't recommend him, and wouldn't work with him again. I coordinated a project for three linked condos, and vouched for his business ahead of hiring him -- and was chagrined, embarrassed, frustrated, sorry we went with him. He didn't show up when expected/stated (except when receiving payment), didn't return calls/emails/texts, didn't document the work that was done (photos were agreed upon), hasn't yet provided invoices/receipts (although he's been paid -- my error). Called here on March 8 to have someone come out to quote on foundation vent work I needed done. Told at that time that they were booked Thru March and hadn't opened up April schedule yet. I asked if someone could call me back when April schedule opened up. No calls so on 3/31 I called them back. After explaining why I called I was put on hold for 8 minutes and when they came back in the line I was told that they had no openings until after April 15. When I asked how did the first two weeks of April fill up without me getting a call? She started some excuse about well maybe one of the supervisors could call you? SUSPENDED LICENSE, NOT BONDED, USING ANOTHER PERSON'S LICENSE APPARENTLY. I didn't know that till after the fact. Ray's guys did a decent job on my crawlspace, I guess- told me it would pass inspection when I sold,( but it didn't). I never met Ray, his guys came instead. They left a roll of vapor barrier, and since he was supposed to come check on the mouse traps they left in the crawl space, I let him know where the roll was left so he could pick up. No one ever came But, I thought he had done well enough at a good price on my crawl space, so I recommended him to mom, for a mobile home insurance job. Awful experience. Didn't show up as expected, wouldn't return calls, or give an invoice for the job, never returned to finish the job, left a fan jammed in spot in the crawl space that couldn't be pulled out, and we suspect he started a new leak while in crawl space. He finally ghosted us, after being paid - by check, by my 81 year old mom, without finishing the job. He seems nice, but.. something is wrong. After all that, I decided to do a contractor license lookup. Appears he is USING SOMEONE ELSE'S CONTRACTOR LICENSE NUMBER - which is SUSPENDED AS OF 5/29 2018. I am so disappointed with this company- When they first came out to look at my crawl space and attic, We need both of them cleaned out and restored. They gave their recommendations understood where we were at. I thought WOW I really like this company so forthcoming with information and solutions. They were out on 9/6 stating I'd have my quote within a day or so- I called back on 9/9 was told "o sorry" you'll have it by tonight. Need I say more? as of today 9/13 I have not received any quote any type of communication from them. I've called and even went as far as to e mail the company. The rep we were working with quit and we were left without any insulation and didn't know what to do with the colder weather coming. So I called Ray at Diversified. He was available in the evenings (when I'm off work) to set appointments and follow up. He was also available by text message. He gave me a better price than the bigger outfits and scheduled me right away. Ray's team worked hard and fast. Ray did some work for me two years ago and it went pretty well although communication and scheduling was challenging. I tried to use him again out of respect for him doing our first job but these days he simply cannot track details or keep an appointment to save himself. I had a window to get some work done and he strung me along until I got into a tricky situation which was very frustrating. One day he sent a crew who were unprepared to do the work and a couple of them got into a heated argument between themselves about pay while on our property - then rather than do the work they had materials for and fix it the next day they just left and then missed follow up appointments and calls. Ray and his team did a great job with our crawlspace. He was forthcoming about which repairs he thought we should prioritize and which were less important for our health and the longevity of our home. He was willing to spend as much time educating us as we needed in order to feel like we were making an informed decision. We ultimately settled on replacing the vapor barrier, repairing duct work, setting some traps and treating the dirt and area for mildew. He also assessed our home for possible entry points for pests. When we decided how we wanted to move forward, Ray was able to quickly get a team over to our house. The improvement in air quality in our house was immediately noticeable. My friend was using Diversified Restoration for project home of his, and recommended I try them for my home. I need a complete gut job of my crawlspace and setting up a new drainage system. Ray came twice to examine the place before taking on the job. He was very knowledgeable and came off very trustworthy. It was a big two day job. Him is his crew were great. They were courteous and clean. Everything was done on time with no issues. Ray said he was going to come back in a few weeks to check up on the space and make sure there's no traces of rodents. I've recommended Ray to all of my friends with crawl space issues however bc he quoted us fairly and laid down a concrete rat slab in one of our large crawl spaces as well as put up new insulation. Ray often takes a lot of time to finish or come by your place or even may reschedule the day of, but the end product is worth it.
