In mid-March, our unit in Hamilton Hall, lower Queen Anne, suffered a significant water leak from units above, causing extensive damage to our belongings. Despite constant pleas with Dustin for assistance, including shutting off the water and arranging for a plumber, we were left to manage the crisis largely on our own. After enduring three days of this nightmare, a plumber finally addressed the issue, but the subsequent "repair" process was far more invasive than anticipated. Without warning, a demolition crew arrived late one evening and proceeded to demolish a significant portion of our apartment, leaving us bewildered and uninformed. In the following weeks, our interactions with Dustin only exacerbated our frustration. His lack of empathy, condescension, and dismissive attitude towards our concerns further compounded our distress. Even after vacating the unit, we encountered resistance and unprofessional behavior when attempting to navigate the insurance process. Despite providing evidence of ongoing leaks and damages, Dustin's response was consistently dismissive, leaving us feeling unheard and unsupported. The lack of accountability and communication from Davis Property Management only intensified our ordeal, culminating in a refusal to acknowledge responsibility for damages to our belongings. The entire experience was disheartening and left us feeling powerless. Dustin's refusal to cooperate with our insurance, coupled with his negligence in managing key audits and addressing ongoing issues, underscored the disregard for tenant well-being and satisfaction. It's evident that Davis Property Management prioritizes their bottom line over tenant welfare. My advice to prospective renters is to exercise caution and ensure comprehensive renter's insurance coverage. Our insurance ultimately provided more assistance than Dustin and his team ever did. In conclusion, I cannot in good conscience recommend Davis Property Management or Dustin Moran to anyone. Our harrowing experience has left us deeply disillusioned and disappointed, without so much as a token apology for the distress caused. RENTERS BEWARE. DO NOT RENT FROM THIS COMPANY. My Roommate and I dealt with Dustin Moran for 2 years while renting a Townhouse in Ballard, WA. Almost every communication we had with Dustin during the duration of our lease was unpleasant. Within two weeks of signing the lease, before we had even moved into the property, we were falsely accused of having a dog. This type of accusatory behavior continued throughout the duration of our lease. On 5/31/2025 after 2 years living at the property, we made the decision that it was time to leave the management company. On 6/30/2025, Dustin Moran sent us a Security Deposit Extension Letter charging us $5,459.59 for new floors and cleaning despite us hiring professional cleaners on moveout. Their justification for new flooring? Two yellowish spots in the living room that were left by the floor protectors we put on our couch legs. We've been going back and forth now for over a month trying to get our deposit back and have finally made the decision to file in small claims court and sue these guys for violating RCW 59.18.280 (1)(c) (i) & (iv). Like many other reviews have mentioned, if you do end up renting or are currently renting, make sure you take detailed move-in and move-out pictures and be prepared to fight if you want your deposit back. Avoid Davis Property Management at all costs--especially Dustin. From the very beginning, working with him was a complete nightmare. His unprofessionalism was evident even before we moved into the property. We toured the home while it was still occupied and noticed pre-existing damage, but once we moved in, many of these issues were never fully repaired. We had to push them to re-clean and fix multiple things, and Dustin repeatedly dismissed concerns, saying, "Don't expect us to fix everything--it's a rental." Fast forward three years later, and they turned around and charged us for all those same issues, taking nearly our entire $3,000 deposit, leaving us with only $55. When reviewing their deductions, it was clear that most were for painting, grout maintenance, and other routine upkeep--nothing beyond normal wear and tear. It's an obvious cash grab. We tried calling multiple times, left messages, and even emailed Dustin directly on several occasions, yet received no response. Their lack of accountability and blatant disregard for ethical property management is appalling. If you're considering renting from Davis Property Management, run in the other direction. Generally speaking, DPM has surpassed my hopes, and we are fortunate to have such an incredible property supervisor. The workplace vibe is excellent, and different partners are all around cordial and supportive. We had an incredible experience renting a property through DPM. They handle us professionally -- awesome people to work with. Overall it has been an excellent encounter with DPM. The surveying was smooth. The lease was effortless. Any repair problems or work requests are taken care of immediately. DPM fulfilled their promise in giving us an extraordinary experience. I don't even feel like I own a rental property (except when the checks arrive lol). They did a great job in finding suitable renters and are always professional and helpful when we talk to them. He has an atittude when asked to do simple things, like replacing an oven that broke (took three weeks to replace and then bought the wrong appliance that did not fit in the space). His communication skills are the worst i've ever seen, he does not know how to be professional. He asked for an incredible move-out fee ($3,000) for a place we took good care of, attempting to charge us for normal wear and tear for a place we lived in for 7 years.
