DO NOT LEASE a unit from this place they have a rat infestation and they lie to you about it. I purchased the insurance through them and the insurance didn't cover anything. I tried calling the manager of this facility and she lied, told me she would see if there was anything she could do it's been 2 weeks still no call back when I tried reaching back out to her the phone goes straight to voicemail. She lied about knowing they have a rat issue as well. The rat was dead in my unit for probably a month. It was wedged in between two boxes. Those boxes had my high end valuables in them. The smell is so bad, my stuff smells like death. There is nothing that can be done to get the smell out. She also told me I wasn't the first person that this has happened to and she never heard anything from the other customer that had an issue stating the insurance wouldn't cover and replace there items. Not to mention when we first looked at the unit it was empty nothing at all in the unit then days later they put some rat repellent in the units. If I would have had a slight clue about any of these issues I would have definitely been more cautious about putting my stuff here. There is also an old man on the property that I feel tries to "help you" so he can either get money from you or get stuff from you. I couldn't believe he asked to help me he is very fragile looking he also looks like he lives in the unit he's "renting". I also went to the property at about 9ish and two people were sitting outside the unit smoking, carrying on and they had there belongings everywhere. They were even blocking my storage unit with their stuff. Stay away from this storage facility or you'll end up like me. read more

Beware of water damage! A portion of the CubeSmart rental units at the 10025 Manchaca Rd, Austin location has leaky floors that allow water to penetrate into the rental unit and damage stored items - mattresses, boxes, etc. causing black mold and other water damages. To rent my 10x30' storage unit May 8th 2021, it was mandatory to have insurance. I could either provide my own or buy the CubeSmart-Affiliated insurance plan. I chose their plan. When I cleared my storage unit 2 months later, I was shocked to find my 2 mattresses covered in mold and with water stains on the lower part, forcing me to throw them out. The moisture also caused about 15 cardboard boxes to stick to the floor. These boxes contained clothes and shoes, books and CDs, and household items. The clothes and shoes were wet and moldy. It ruined 31 pairs of my leather shoes, pants, dresses. Books have moisture damage where pages stick together. The day I vacated the unit, a CubeSmart-person was waiting for me outside the unit to finish my move-out, so he could inspect it, telling me that they had water issues in that location. The manager, Racina Clark, was well aware of damaged storage units and confirmed that they had to repair several units because the water pressure had cracked the concrete floors and pushed the water into the units. She then referred me to their insurance person. However, their insurance agent, Andy Vizio, refused to cover my claim due to a clause in the insurance agreement that does not cover this particular water damage from the ground. I am now stuck with my losses caused by no fault of my own - except by renting at this location. It is misleading to make people buy your insurance plan and then not cover any damages. If you still choose to rent a unit at CubeSmart at 10025 Rd Manchaca Rd, Austin, be sure to protect yourself and your goods. Otherwise you may end up like me, with thousands of dollars of damages that no one cares about but you. read more

They are horrible! Happy to call you to pay your bill, but when they have a rodent problem... Nothing!! Never notified that our property was at risk of damage due to rodents! They put out poison then they all attacked the vehicle tubes to find water.. $400 in repairs later, they had nothing to say. Left numerous messages to the manager & not 1 return call! I appreciated how the staff keeps on top of things and checks the security of each of the storage cubes. There was a problem with mine that was due to my own stupidy and they contacted me to get it taken care of and were very nice about it. Storage area ok but what really sucks is their customer service. Before I rented I made sure that they had an automated email reminder system--they assured me they did. Now that I'm in the unit, no email reminders. Just a call when your payment is overdue--not a courtesy call that your payment will be overdue but a call to tell you pay now plus the late fee. Great scam to collect late fees! When I called and said "Where's my email reminder?" their response was "We can't send reminders, we can send an email bill." Well ok then send me the bill! Nope, no email bill. Even called the corporate office--corp office says "Sure, we send email reminders!" Nope, no reminder, just a call the day after late fee in effect. Yes they have autopay but remember that legally once you give a vendor your cc they can charge you what they want, when they want. Do I trust them? No way. Plus they don't honor their online advertised prices. Moving out as soon as I can.... read more

I have lived in Austin for 5 years and over the past years I've had the need for a storage unit on and off again. I first choose this location because I was living off Slaughter and the distance was perfect. The office staff, including Tony, are always helpful, friendly, and attentive. I later moved my things out of this location and into a new apartment but a few months later I acquiring a ton of stuff from my parents' house. I was in the market for another storage unit and even though I was living off SW Parkway (a reasonable distance) I still rented from CubeSmart because of the excellent customer service I've experienced! read more

I have no complaints about them. Both have helped me out whenever I had an on-site issue (or the time I lost the key to my storage unit). Nothing negative in this review reflects on them! Just their parent company who calls the shots. Read on, and remember 'caveat emptor' - buyer beware! I've been a tenant at this location since 9/2009 (4 years). There have been ongoing issues with the gate codes not working, the gate malfunctioning, and constant billing headaches with Cubesmart, as well as their arbitrary rate changes. Clearly there is some hidden legal clause in my contract that allows them to hike their rates at any point in time, as they have on three occasions. Magically they offer super low rates to new customers, while f**king over the existing loyal customer base like a variable rate credit card lender. Great business model. See how well it's worked for Gold's Gym (hint - they lose dozens of members every week to competitors!) The problem with storage is what a chore it is to pack up all your stuff, rent a truck, and move to a different facility. In this regard, Cubesmart knows once you move in, they have you by the testicles. I emailed the corporate manager multiple times in years 2-3 to dispute the rate hikes. His name is Max Duwaji. He is utterly worthless and ignores email correspondence from tenants, and is conveniently unavailable by phone. He's a toolshed (please quote me on this) and a textbook example of how customer relations can be destroyed by one bad middle manager in a company. Doesn't stop there, however. Their website (which I never needed to use until recently when my credit card expired and I needed to update account info), is horrible. Links don't work, or take forever to load, and they have intentionally glitched my info to reduce their means of contacting me! I filled out everything on my contract and where that info should be attached to my account, they have half a phone number, a broken email address, and no zip code. Again, ALL OF THIS INFO IS CLEARLY WRITTEN ON THE CONTRACT. Magic how the corporate peons missed that. I paid almost $30 in late fees because I didn't receive an email notifying me of the past-due credit card issue. Conclusion: I'll be moving out my stuff in 30 days. I've wasted way too much money with this company and its ass-inverted method of doing business. Never again! I will miss Richard and Sherry, however. Great storage facility and working with Wanda at the front desk was always a pleasure. She always welcomed us with a smile. I actually moved my stuff out the weekend Harvey hit. It was pouring. I had some problems getting through the gate, totally my own fault. I ran in, told Wanda what unit I was trying to access, she told confirmed my code and I ran out. I went back a few days later to cancel my account and not only did she remember me she had ALREADY taken care of the canceling of my unit. She saw moving truck and went back and noticed that the lock was off the unit so took initiative and closed my account. That is GREAT customer service! read more

I responded to an ad that offered a 10x30 unit for $175 per month, with first month free. Although Brenda was extremely helpful, knowledgeable and polite, the rate was higher than promised, there was a $22 "administrative fee" applied, and although we had over $2 million in business property insurance I had to agree to pay $12 dollars extra per month on the spot for insurance, that is unless I had a copy of the policy on me right then for proof. I was told I could come back later for a refund if I would bring the policy in. Again, real nice girl at the front desk and very apologetic, but the company policies are not at all customer service oriented. If not for the fact that our offices are just around the corner on Slaughter, I would have walked. Wake up owners, and learn something abut customer service and the fact that false advertising and hidden fees will cost you a lot in years to come... read more
