Although the sellers already had a pre-inspection, we were able to get an inspection contingency. We hired Bryan for an inspection and a sewer scope. We found Bryan's inspection to be much more thorough. His inspection included important items, particularly about the exterior/siding, that we have not seen in other inspections while looking at other homes. His report also helped us get an idea about what routine maintenance items will need to be done in the future to keep the house functioning well. Hiring Bryan helped us make a truly informed decision about our house. While his fees are very reasonable, Bryan's experience and advice is invaluable. We will be recommending Bryan to our friends.

I think I'm still in shock over my experience with J…read more I could tell you about how this guy gave me an in-depth home inspection while I was out-of-state that made me feel like I was right there the whole time. 100% felt like that was some of the best money I've ever spent. I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! J is good people doing good work. I will never work with anyone else for home inspections.

He offered an option for a verbal pre-inspection, which was super helpful for saving costs in this crazy Seattle market. He was very thorough and had a lot of patience answering all our questions. Each inspection was between 2-4 hours (depending on size of house), which is something other realtor friends told us wasn't always common with pre-inspections. He went into the attic, crawlspace, and roof, even finding entry points that showed no sign of other inspectors going through. To give you an idea of how thorough he was, we're working with electricians now that we have a house. Even though Joe was…read moreon-time, polite, professional, and very knowledgeable, he missed too many egregious things that I think are unforgiveable. We had the buying inspection about 2 months ago, and Joe was seemingly thorough -- walking on the roof, entering the crawl space and attic, taking pictures, etc. He mentioned there was one leak in the attic, and based on his assessment of it, we were able to get the seller to pay for repairs and remediation. All good! Fast forward two months and I get a roofer to come look at my roof because we knew it was toward the end of its life in age. After coming down from the same attic that Joe was in, the roofer showed pictures of FOUR MORE leaks of equal or worse severity than the one Joe showed us. Knowing this would have made buying negotiations much different and likely saved us tens of thousands of dollars. I am not unreasonable, expecting an inspector to catch every little thing, but missing four roof leaks within ten yards of a leak that you did find is not just a small oversight. Despite the professionalism and efficient job, I cannot say that Joe did a thorough job, and I would not choose to get an inspection with Sage Home Inspections again.

He missed electrical tape covering a very corroded drain stack. His picture of the drain stack conveniently didn't include the corroded part. He said no issues with the chimney although there a multiple issues, (with both chimneys in my house) including a completely rotten support beam in the crawl space, failing mortar, and significant damage to the furnace chimney. Although he is not a mason he should have been able to recognize these signs of failure...and if he has no ability to recognize if their are issues with a chimney he should not say in his report "no issues with the chimney" Then some more minor things...sinks not secured to the walls...leaking drain under the kitchen sink. Those things aren't a huge deal but definitely speaks to lack of attention to detail. Everyday I hold my breath thinking about what other major issue that is If you are a seller looking for a pre inspection that doesn't point out some major problems then this is your guy. But if you are buying don't trust his report.
