Not only was the report thorough, but Kyle took the time to ensure we fully understood everything he had noted, and talked us through each concern and finding. He pointed out that the tile grout in one of the bathrooms is showing signs of absorbing moisture, it needs to be cleaned and sealed. We fixed that. He also stated that "the glass door to the bathroom shower does not appear to be made of tempered safety glass. This is non-standard and unsafe." We can improve that. But he further wrote , " the finishes and fixtures are old and will be increasingly unreliable. Updating / remodeling this bathroom would be a logical improvement in the near term. The urgency of updating will depend on how often this bathroom is to be used and personal desired for reliability and cosmetic appearance". Inspectors must avoid subjective judgments and opinions, instead rely on objective observations. They should not state that a system is "old and will fail soon" as they are not qualified to predict its lifespan. The term "old" for prediction a failure becomes problematic when used in a subjective or speculative manner. We communicated with him about this, but he responded that he had done many inspections and never received a complaint like this before, which is not true, just take a look here on Yelp. I'm filing a complaint to the Department of Licensing. He needs to stop using unprofessional subjective judgments and opinions. He will never change if we all keep silence.

I would absolutely recommend Reid to anyone needing an inspection. This guy went above and beyond…read morethe call of duty. Actually, more like below and beyond! Let me explain: the seller is out of the country and hired a contractor to put a new deck on the house before selling. Apparently the contractor built the deck over the crawl space entrance, leaving no clear access to the space. This meant we would have to have the seller hire a new deck guy and then have the inspection be completed at a different date. This would have derailed our entire closing timeline. Instead of letting all that happen, without saying a word, Reid suited up and found a way to shimmy through the small opening to get under the house. And he found a bunch of issues that needed attention! Thank goodness he did that! I even tried to tip him for his efforts and he wouldn't accept. Class act, this guy! Not only was he completely thorough and went beyond the call of duty, he also sent us a 41 page report outlining everything in detail so we know what's going on with the house. He also sent a summary report highlighting what was in the longer report. Really fantastic! And if you're extra nice, maybe he will let you meet his brilliant dog. :)

Given the other reviews, maybe I just got Reid on an "off" day. The day of the inspection, I was…read morereally happy with his focus and the amount of information he provided me with, but I was very disappointed when I got the written report. There was plumbing under the house that had been cut out (bank owned and not secured so some plumbing and electrical were ripped out) but he didn't take any pictures of it, or even include it in the report. We requested he amend the report, and he did, but did not even apologize for not including this important issue in the first place. He told us that there was a likely leak or break in the water main but did not include it in the report. When asked to add it to the report, he did not. I get the feeling that he was speculating and did not want to document this?? If he felt it was important enough to tell us about it, it should go in the report as well. At the end of the inspection he told me I would not find anything substantial in the report that we did not discuss during the inspection. The report included multiple items (such as unsupported floor beams) that were not brought to my attention during the inspection. It was extremely important to have a thorough written report in order to request repairs from the bank. We had to request multiple revisions of the inspection report and in my opinion, that should not have happened.

He also takes the time (or more accurately his wife takes the time) to provide a thorough written report with photos to help document anything of interest. I couldn't recommend Don more highly. I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! J is good people doing good work. I will never work with anyone else for home inspections.
