He used a drone to get great detail on the roof and was able to chat through all the things he noticed with us. Great value and great service. I was notified my review was removed by Yelp HQ. I did have these inspection guys come out. I gave them a decent review and I am surprised why my review was removed. The report was timely and easy to access. I would er on the side of caution when these inspection reports come out especially with plumbing and electrical matters. Cole and Gui were very easy to work with. They asked questions if something didn't make sense to them. Their work seemed very thorough. The one thing I would have liked to see in the report is more context that some of the items mentioned were best practices rather than a requirement for a house built in 1936 (houses from that era are not always required to meet today's current code). We recently had a home inspection done by this group, I was blown away at the documentation and details that they provided us. I've had other home inspections over the years, And the report quality would always differ but not one company has really stood out. Now, RW West consultants and inspections, sets the gold standard. What set them apart: 1) Prior to inspection: They send you a SOW to digitally sign and prepay for the service online. 2) Technology: hot/cold sensing equipment for cooling and heating sources, cameras, video, and drones to capture hard to reach places. 3)Deliverables: You get a digital document in color that contains a line item for each item, with a image or video. Each item has a description with recommendation on what needs to happen and if it is DIY, handyman, or professional contractor to remedy that item. My family and I were purchasing a home in Woodinville, WA. When purchasing a home, it's very important to feel you can trust in the home inspection. Ron was thorough, always responsive to calls, helped educate us about aspects of the home inspection that we didn't understand, he was always willing to coordinate and communicate with general contractors and service people about his report, and he was very kind. When following up on items in the report that needed further investigation from a third party, I didn't have the expertise to assess whether the results were satisfactory. We scheduled the appointment on New Year's Day and messaged Ronald,and Ronald responded within 2 minutes to confirm the appointment. Our inspector Robert got to the house 30 minutes early (no charge) and finished on time. Whenever he saw something big (leak, mold, etc) he paused his inspection and told us immediately. One thing we've never seen before was the use of the heat sensor in the kitchen. Robert was thorough and the report was almost 73 pages long and came with snapshots, red highlighted words and plenty of major AND minor things that were of note to be fixed. We aren't bothered by the fact that we'll basically have to replace the roof and perhaps the deck. We are going into this with eyes wide open, and couldn't thank Robert more for showing us the way! ******The ONLY issue we have is that there are 3 trees' roots growing into the foundation of the house, and it was not observed or reported. We found it ourselves and one of our roofers noted we should look into it right away whole he was on break.. It can cost anywhere from $50,000-100,000 to fix something like this, depending on how bad it is. We will need to investigate further to see if it's as bad as it looks. We sure hope not. Just want to give a fair warning to other home buyers considering..perhaps ask for them to check outside the home more thoroughly. I wish we did. **** read more
