Several years ago when I purchased my home, this company performed the inspection. Upon moving in I immediately had two instances of water leaking, including from my second floor through the ceiling of my first floor. Later I had a roof leak. I never left negative feedback about these incidents, but finally and most recently, I found important information missing from the original inspection report that was needed for an essential maintenance, spurring this late feedback. In each instance when I attempted to get any helpful information from this business, I was met with a shrug. I will leave it to the reader of this review to judge whether this is standard service quality and behavior from an inspection business; these are merely the events that happened. read more

I'm coming back 1.5 years post inspection to share my experience. First off, Lars was only at my house for a 2-2.5 hours and when past inspections I've received took anywhere between 4-5 hours. He missed A LOT of issues that later came to light within the next few months/within a year. There was a HOLE in my roof near ventilation pipe (you can actually see daylight seeping in) and the slow leak in my roof led to mold growth and rot. He was barely glancing around doing his inspection. A completely different demeanor than most inspectors I've used who were hyperfocused on their work. Very disappointed. He had offered a discount to inspect a newer home like mine and I guess the old adage of "you get what you pay for" applies. read more

2 stars just because Lars is a very nice person.   Unfortunately, the quality of the inspection is very poor. After the inspection, he did not notice serious visual problems for my newly constructed townhouse.   He could not notice that the exhaust fan in my bathroom was not connected to the ventilation. And the other 3 fans has no suction at all. Cracks in multiple tile areas was missed as well. Squeaky stairs and bathroom(for extra service what was paid) and if this obvious was missed than probably much more when it come to details. I also pid him extra so he can spend more on this inspection. That's really frustrating me because 400$ that I paid not worth at all. Pictures attached read more

I'm very impressed with Lars' inspection over my new house prior to purchase. Lars is very thorough, and covered hard to reach places like attic, roof top and crawl space. The inspection report provided by Lars is very detailed, yet super intuitive. Every issue reported by Lars has high resolution photos attached to help illustrate the problem, accompanied with text explaining why it is an issue. Lars is also very patient with questions. When I asked what is the plastic plate above my fireplace, he went ahead to unscrew the plate to confirm his theory that the plate covers a Murphy tube for TV cables. After the inspection, he followed up over email to ask me if I have any questions over the report and offered to help answer any questions in the future. I would highly recommend Lars to be your home inspector. We recently hired Lars to do a home inspection after the transaction was closed. During this time, it's hard to put in a contract with inspection contingency. So we decided to waive it and do a home inspection after the transaction closes. Lars was on time for the inspection. Lars prepared us the report in a timely manner: despite that I mentioned I'm not in a hurry to get the report, the next morning the report showed up in my inbox. That's less than 18 hours of turn around time. Lars was extremely knowledgable and informative. Lars was also very meticulous. Lars spotted that there might be signs of invasive plants - Bamboos in the yard. The wiring of a ventilation fan in the attic was not done correctly, etc. The cost was affordable. Lars spent 3+ hours onsite for the inspection of a 2600 sqft single family house. The charge was very reasonable compared to previous inspection I got a few years ago for an inspection that took only 1 hour. read more

Lars recently inspected a house I was considering buying and thank goodness he did! He spent over 4 hours in the house reviewing the exterior, the roof, the interior, and the foundation - that last part being key. Lars noticed some settling in the house, cracks in the foundation and a rotting beam running across several piers. He then managed to find access to the crawl space that had been carpeted over. Once in, he discovered that the foundation wall was bowing (which you couldn't tell from outside). He walked me through everything he found, wrote up a very detailed report, and recommended that we call a structural engineer. It turns out, the house was slipping down a hill. Without Lars, we may not have discovered this until after we bought the house. Instead, we were able to walk away from what could have been a massive money pit. Thank you, Lars! read more

Lars did great job inspecting our house in Edmonds from top to bottom! He came right away even with a short notice, which was nice since we needed to have our inspection done quickly. In the past, we had to hire inspectors for other house purchases. But we always felt that those inspectors' reports did't really tell us anything about the house and wast of our money.
