Ryan was smart, communicative, on time, and we trusted his evaluation of our commercial property. He is not as young as he looks in that photos. He brought the right tools, came ready to work, and knew his trade. I was able to save some money by following along and taking detailed notes rather than paying for his written work which was not required in our situation. Not only did he inspect, he shared his wisdom with us, about different approaches for maintaining a flat roof and shared with us a long list of professional people to get us started. He prioritized what needed to be done first and offered some comments were above and beyond. I had spoken to another inspector before contacting him who as gruff and unable to communicate in a style appropriate for our needs. I am so glad we were able to contact Ryan, who is a Seattle native and knows alot about weather-related things and how materials react to our climate etc. I highly recommend him. This inspector uses an old-fashioned checklist, takes no pictures, and provides vague/no written reasoning for marking items as "unusable." His report showed a number of discrepancies, and was extremely misleading and inaccurate. After he did an inspection of our home, we spoke with THREE other (more experienced and highly qualified) inspectors regarding the report provided. All thought the report was "a bunch of baloney" and "very unprofessional." I won't use some of the other comments made! We hired four specialists/contractors to look at "major problems" this guy cited (seriously, this guy called the doors in our house a "major defect" because they stuck a little- nevermind that all of them latch and are completely useable). As it turns out, this inspector's assumptions were completely incorrect and concern was needlessly provoked. When we spoke with him after the inspection to clarify some of the issues (since there were no details or pictures provided on the report), he was arrogant and rude. It was recommended that we file a formal complaint with the Business Licensing Service and the Better Business Bureau regarding his extreme exaggeration and misrepresentation of the house. We are absolutely following that recommendation. While an inspector has a duty report the defects noted, his report painted a beautifully maintained, updated house as an unusable death trap. It was inaccurate at best, and licensed professional is supposed to honest in his assessment - not paint a completely different picture than the truth. Do yourself a favor and hire a more professional and honest inspector who uses custom-typed reports, takes photographs, has a background in construction, more experience, and most importantly, does not jump to extreme and ridiculous conclusions that are grossly incorrect. Ryan and his father have done 2 inspections for me on multi million dollar homes. The problems he identified were very real issues (e.g. non-functioning windows, water damage on a stucco structure). Ryan is extremely accurate and professional. He has been doing home inspections his whole life, and his father before him. I read a couple reviews below, and I found them funny/sad. The two people who are upset (which are from the same home inspection and ARE OBVIOUSLY SELLERS, not the actual client of Ryans), I can see where they are coming from and why they are so defensive. He definitely calls out the smallest blemishes and defects as he is hired to do (he calls everything a defect if something is wrong with it). It's up to the buyer to determine how important of a priority it is. I thought the same thing when I got the report! "oh, no, there are so many things wrong with this house!" but Ryan explained that it's HIS JOB to call out every last thing, and he does! and it's your job to determine whether you care or not! with that said. People can be very defensive especially when your calling out defects on a home you ARE TRYING TO SELL. thats why you need Ryan! To help with god aweful sellers trying to defend their home! Ryan saved me from a HUGE cost later, as well as was VERY HELPFUL in explaining everything to me. HE ALSO INCLUDED PHOTOS. which I believe is a recent thing from the last couple years. He has inspected 3 homes for me, and I have recommended him to friends who all recommend him.
