Courteous, professional, and very knowledgeable regarding his craft. A real class act. Would recommend! 5/5

I had Ryan perform an inspection for my 75 yr old home in Ravenna and he was very responsive, personable, and thorough. The report he produced will help guide repairs and improvements to the house. He spent the time to walk me through his findings and explain which were more critical than others. Definitely would recommend his services. read more

Ryan is incredibly thorough! He's responsive, professional, and punctual. He is clearly very knowledgeable and current on any/all changes to standards and laws that may affect you or cost thousands if it were missed. We could not have asked for a better inspector. read more

Needed a pre-inspection for a house we were offering on. Was very impressed by Ryan and the detailed inspection he provided us. Very experienced, knowledgeable and friendly. Definitely plan to leverage in the future. read more

Ryan is very professional and dedicated to deliver good services. We had an urgent inspection need for purchasing a home and he was very quick responding to our needs and making himself available. Very happy with his services and nice follow-up after inspection too :) read more

Ryan was smart, communicative, on time, and we trusted his evaluation of our commercial property. He is not as young as he looks in that photos. He brought the right tools, came ready to work, and knew his trade. I was able to save some money by following along and taking detailed notes rather than paying for his written work which was not required in our situation. Not only did he inspect, he shared his wisdom with us, about different approaches for maintaining a flat roof and shared with us a long list of professional people to get us started. He prioritized what needed to be done first and offered some comments were above and beyond. I had spoken to another inspector before contacting him who as gruff and unable to communicate in a style appropriate for our needs. I am so glad we were able to contact Ryan, who is a Seattle native and knows alot about weather-related things and how materials react to our climate etc. I highly recommend him. He is smart, clever, and has a spring in his step that was refreshing. He followed-up and was straight with us. If all professionals had his approach the world would be a better place. read more

This inspector uses an old-fashioned checklist, takes no pictures, and provides vague/no written reasoning for marking items as "unusable." His report showed a number of discrepancies, and was extremely misleading and inaccurate. After he did an inspection of our home, we spoke with THREE other (more experienced and highly qualified) inspectors regarding the report provided. All thought the report was "a bunch of baloney" and "very unprofessional." I won't use some of the other comments made! We hired four specialists/contractors to look at "major problems" this guy cited (seriously, this guy called the doors in our house a "major defect" because they stuck a little- nevermind that all of them latch and are completely useable). As it turns out, this inspector's assumptions were completely incorrect and concern was needlessly provoked. When we spoke with him after the inspection to clarify some of the issues (since there were no details or pictures provided on the report), he was arrogant and rude. It was recommended that we file a formal complaint with the Business Licensing Service and the Better Business Bureau regarding his extreme exaggeration and misrepresentation of the house. We are absolutely following that recommendation. While an inspector has a duty report the defects noted, his report painted a beautifully maintained, updated house as an unusable death trap. It was inaccurate at best, and licensed professional is supposed to honest in his assessment - not paint a completely different picture than the truth. Do yourself a favor and hire a more professional and honest inspector who uses custom-typed reports, takes photographs, has a background in construction, more experience, and most importantly, does not jump to extreme and ridiculous conclusions that are grossly incorrect. Much better inspectors are simple to find! read more

Ryan did a great job with my home inspection. He was thorough and explained all findings well. He is educated in building codes and requirements, and helped me in the buying process. Would highly recommend to any home buyer! read more

We just had Ryan Lepine out to do an inspection of our home and attic due to a leak caused by a roofing contractor. He was extremely knowledgeable, and helped separate fact from fear, and helped us understand what the reality of our situation is. He explained everything thoroughly, and answered a ton of questions... And yes, he came out on New Years Day. Best money I could have spent. read more

Ryan was super thorough, took photos, and knew building code. We did a pre-inspection before listing our home. He told us what was right with our home and the things that needed attention. He even offered to to re-inspect and update his report after we addressed the issues as part of the already reasonable fee. I would recommend Ryan at Lepine Home Inspections to anyone looking for a great home inspection. read more

Highly recommend! Ryan did a pre-purchase condo inspection for us. He was accommodating, thorough, easy to communicate with and conveyed information in a way that was readily understandable. He is a total professional. read more

Ryan is an expert at home inspections! He is incredibly thorough and detail oriented. He has in depth knowledge of new construction and ensures that the home is built to code. We felt confident in moving ahead with our purchase after working with Ryan! read more

Ryan is professional and thorough. There are more competitive priced inspectors on the market, but Ryan's knowledge is worth the cost difference. He diligently processes over the entire house. His vast knowledge of city codes and compliance regulations is extremely beneficial. His findings are legitimate and he takes the time to share possible solutions, along with the likelihood of finding such deficiencies, in other homes. I have hired Ryan to inspect two properties. I have been fully satisfied with his process and feel that the hands on inspection process that he utilizes is better than any sensor on the market. read more

If you're looking for a home inspector I can't recommend Ryan enough! He is very professional and extremely thorough in his inspections. He actually inspected 2 houses for us and both times gave us a book with all of his findings and took the time to review everything he found and discuss what was a big issue vs a smaller issue. Ryan specializes in older homes and we had many discussions about plumbing, oil tanks and electrical outlets. We paid him by check when the inspection was completed. read more

I called Ryan this afternoon to ask a question about crawl space ventilation. I added some vents to my crawl space to improve air flow and to prevent moisture issues. However, I immediately regretted my decision to drill large holes in the side of my house and wanted to talk to someone who might know a bit more about the subject. I found Ryan on Yelp. He was helpful, kind, and patient with me as he walked me through why I would/would not want to ventilate my crawl space. He was very knowledgeable and helped me make an informed decision. I will absolutely keep him in mind for any future home-inspection needs and will recommend him to my friends. Thank you, Ryan! read more

Highly recommend this professional. Ryan Lepine (owner) visited my home to investigate possible water leaks through a kitchen exhaust and bathroom vent. Ryan was prompt, professional and incredibly thorough. Not only did he diagnose our issue, saving us hundreds of dollars, he explained the issue and gave multiple solutions. Ryan also followed up with a detailed report via email within a few days. He is always available via phone or email for any questions. He is a gifted inspector and problem solver. Ryan Lepine Home Inspections will always be my first call for any problems I have with my home. read more

Working with Ryan Lepine was a huge success. His report was very detailed and he took the time to talk me through the full inspection report. He was responsive to all of my questions and I will be recommending his services to friends and family. Thanks Ryan! read more

Ryan was very detailed focused and prepared an excellent review of the property which aided my contractor in completing the punch-list. His prices were fair given his expertise and effort to fully evaluate the home. Highly recommended. read more

Ryan and his father have done 2 inspections for me on multi million dollar homes. The problems he identified were very real issues (e.g. non-functioning windows, water damage on a stucco structure). He is very thorough, professional and accurate. He gave me all of the information I asked for to assess any potential concerns. If I'm buying a house, I want an inspector who is going to call every little thing out. It's then up to me to determine what matters. Probably tough, if I were the seller. read more

My experience having Ryan inspect a home for me exceeded my expectations. When I initially called him up, I told him I was looking for someone to dig up every problem he could find so I new what I was buying. He exceeded my expectations and detailed out even the smallest issues. He presented me with a binder containing all of his notes broken out by room/area. He was on time to our appointment, presented his findings in a professional manner and let me follow him around so I could familiarize myself with the house. I will recommend Ryan Lepine for any job. read more

Ryan was recommended to me through a family connection and I couldn't be more pleased. His inspection was very thorough. I think he was there almost 4 hours and his report was comprehensive. I just closed on the property and will be using his report to prioritize all the remaining fixes that need to be done. read more

Ryan is extremely accurate and professional. He has been doing home inspections his whole life, and his father before him. I read a couple reviews below, and I found them funny/sad. The two people who are upset (which are from the same home inspection and ARE OBVIOUSLY SELLERS, not the actual client of Ryans), I can see where they are coming from and why they are so defensive. He definitely calls out the smallest blemishes and defects as he is hired to do (he calls everything a defect if something is wrong with it). It's up to the buyer to determine how important of a priority it is. I thought the same thing when I got the report! "oh, no, there are so many things wrong with this house!" but Ryan explained that it's HIS JOB to call out every last thing, and he does! and it's your job to determine whether you care or not! with that said. People can be very defensive especially when your calling out defects on a home you ARE TRYING TO SELL. thats why you need Ryan! To help with god aweful sellers trying to defend their home! Ryan saved me from a HUGE cost later, as well as was VERY HELPFUL in explaining everything to me. HE ALSO INCLUDED PHOTOS. which I believe is a recent thing from the last couple years. He has inspected 3 homes for me, and I have recommended him to friends who all recommend him. So I'd say, he's surely a qualified and professional inspector, as well as highly recommended by people who want thorough inspections. read more
