Got an inspection from PWNIG prior to purchasing a house last summer, and the inspector found that there was a 2 inches sinking in a corner of a room. He said that it has probably been there for a long time and is not an active problem because there are no cracks on the walls or the window frames. He also said that in order to find out definitively if there is a problem with the structure of the house, walls will probably have to be opened up. After moving in, we got a foundation consultant to come take a look just to make sure it's not an active problem. He immediately saw a blacked and leaking gutter next to that corner and determined that the sinking is active and was due to the leaking gutter. He was able to stick a screwdriver right through the wood around the windows on the exterior of the house in that corner. He stated that he trains inspectors and any inspector definitely should have noticed the problem. He then recommended us to hire a real estate attorney to sue the seller because they did not disclose the water damage which he believes the seller definitely knew about. We got a quote from a contractor who could repair all the water damage for $50,000. We hired an attorney and unfortunately, we could not win the case because the inspection report mentioned the sunken floor. Apparently legally, since the sunken floor was mentioned in the report (although the inspector told us verbally not to worry about it), it was up to us to look more into it before putting in an offer. We felt very misled by the inspection from PNWIG and are devastated that the house will cost us an additional $50,000 on top of attorney fees. This problem should have been noticed by the inspector, especially because of the evident leakage of the gutter. Even the attorney, by looking at the picture of the sinking floor, told us that the rot was evident. I'm not sure if the inspector downplayed the problem because he was brought in by my agent, or if it was a gross omission of the leaking gutter and rot, but either way, I would definitely not recommend to get an inspection with this company. read more

Tyler was prompt, efficient & explained everything every step of the way. He answered all my questions. Friendly and professional. highly recommend the company and Tyler. read more

Prompt appointment. Good communication with process. On time with scheduled appointment. Test report was very detailed.

Fast appointment's. Tyler was thorough, explained everything and had great customer service.

Very disappointed which they didn't find the series water leaking problems in the crawl space. What they said on the report they found standing water in the crawl space, I was curiosity if you find the standing water why you don't keep searching where is the problem. This is not a small leaking problem and it is not that hard to find out. Ummmmm read more

Pacific Northwest Inspections Group - Home Inspectors Near Me - Bellevue, Washington

loved them. Darren did a very thorough job at the same time as being very respectful of our home. highly recommend them.

Great, friendly and thorough inspectors! Tyler was awesome and meticulously went through the report findings.

I called Wednesday afternoon and was able to have service done for Friday. I was quoted $1200+ with other companies for lead base paint inspection, PNWIG quoted me $450. They were early and very efficient. Would highly recommend to all! read more

Tyler is a true professional. His knowledge of housing codes and structures is second to none. He really helped us understand the importance of some of the issues that he found. And he did his due diligence on the second inspection. read more

Darren and team were amazing and professional during a home inspection. I needed a last minute home and sewage pre-inspection on a Sunday, which most inspection companies do not do or not available. Not only did Darren come out that day, he was extremely thorough in finding even the smallest of things like tiny holes in windows to larger issues within the house. He also gave valuable recommendations on repairs and helped me prioritize which things I would need to consider getting done first. Hands down, I will be recommending Darren and company to any of my friends needing home and sewage inspection. Thank you so much!!! read more

We had a home inspection before purchasing it. The inspector told us that there was no knob and tube wiring in the house but the house is 90% knob and tube. Our home owners insurance is now void and it will cost $30,000 to fix. The 3 electricians that we have had in the house said that the inspector should have been able to easily identify this. Even for the hefty price tag of $700, you cannot expect quality service from this company. read more

First, I never post reviews, but Tyler was great! He was on-time which is a peeve of mine. He was masked up and professional. Before he started, he explained what he was going to do and what he would not do. He explained how he would do the inspection. He asked if there were certain things about which I had concerns or what questions I had. Once he started, he explained things - good or bad - as he came across them, particular the things I had expressed concern. He kept me posted as he moved through the property and was very thorough. When he was done he walked me through the house to point out important features of the home about which I should know: where things were located (nice to know where the circuit box is before the lights go out!); how things worked; stuff that had nothing to do with the inspection, but are important to know. Then he showed me how to access the report on their on-line portal and went through the report summary with me. He again asked if I had questions or if he failed to cover something. I could not have asked for more. Very pleased and have peace of mind about our home purchase. Thanks! read more

Recently needed an air quality and mold inspection for our (very lived in) home. Darren and company were as local as you can get - headquartered practically in our neighborhood - and very well reviewed. Our inquiry was very quickly responded to, and we had an appointment within a day of our initial contact. Darren brought the professional gear (and then some) for the job, and was very respectful of our home. He immediately made us comfortable with his presence, and conducted a thorough inspection. We are glad we found him, and look forward to the results of the tests! read more

Extremely thorough and very honest. Darren went beyond what any inspector has ever done for me or my family on any of our real estate investments. I will only use this company from here on out. Darren from PNWIG is a very professional and detailed inspector. He has all the gears and inspected thoroughly for each perspective of the condo, even the crawl space below the condo. We especially appreciate him being able to do the inspection in a very short notice. We actually contacted his company again later for another inspection. More updates: For another inspection, we had some unpleasant experience. We paid $425 for the inspection and another $175 for the final walk though for the condo, just want to make sure everything is fine after we move in. Despite inspecting twice, they failed to identify the problem of the microwave and we only found the microwave not able to heat stuff after moving in. I contacted them later but they claimed testing whether the microwave is functioning is not part of the scope, despite the total inspection fee of $600 we have paid. So, be cautious of hiring this company since there are many things which might be not within their inspection scope, like a failed microwave. read more

We called PNWIG and Darren was out the next day (which was a Sunday)! He was thorough, knowledgeable and very friendly. The report was easy to understand and the turnaround was quick. We would definitely recommend PNWIG for any asbestos needs. read more

Darren was very professional and thorough while being personable and putting things in perspective when explaining his findings. He makes home inspections FUN! We learned a lot and will never hire anyone other than Darren going forward. He also had our report to us same day!!! Thank you, read more

Very very superficial inspection for the same money that others go pretty deep (we have had at least 7 different houses inspected). Missed a leak and water damage problem in the house. Go elsewhere. read more

I have had the great pleasure of dealing with both Darren and Tyler from PNWIG on a fairly regular basis. As a real estate agent, they are not only one of the companies that I recommend to clients in need of an inspection, they are also the company that I personally used when buying my own home. I can't say enough about their service, availability, and professionalism. read more

Darren is a very good inspector. I used PNWIG two times. After inspection, I got a very detail report about 60 pages. That I can repair my house with limited budget. read more

We bought our new house knowing nothing will be perfect even with brand new construction. Glad that we called Pacific Northwest Inspection Group! Darren helps us identify 10+ issues which we will have no way identifying ourselves (e.g. uneven insulation on certain corner of the house, defects in brand new oven...etc.) and the builder agrees to fix most of those! read more

Darren provided a very fast inspection which initially seemed too quick. After reviewing the results I was amazed to see how much he found that I would not have as a fairly competent handy man. In short I was able to get a new roof for the house I'm buying and a great initial to do list for later on. I was also pleased to hear that my 1980 home did not have asbestos in the popcorn ceiling. The report far surpassed my expectations. There were several pages of writing (not the copy and paste type) and professional grade photos showing the damage and an example of how it should look. My only issue is the receptionist. I'm not sure if she was hired because she is family or not but her communication skill are downright painful. I won't rant on about her but she did insult my wife for being from the south in less than five minutes. After hearing about my wife's home state of Georgia she later made the comment "they lost the war, why don't they just get over it". Having said that, the inspector clearly made up for the lack of professionalism and I would not hesitate to use his service for one second. He provided the most helpful and professional service I think I have ever received anywhere from any business. read more

I am a real estate agent and have used PNWIG three times now all on short notice. They have had someone out there on time, completed the inspection quickly and thoroughly and sent a report out within 24 hours. They even were flexible when we needed to move an inspection date at the last minute. Great working with them and will be using them in the future for sure. read more

PNWIG came to do an interior lead paint test. They were very friendly, efficient, and thorough and I would definitely hire them again.

Worked with Darren. This review is for the inspection he and PNWIG did for a potential home purchase in Southeast Green Lake. I had used them before and wrote a review on Google Reviews. I chose to go with this group for my residential home inspection because they also do commercial inspections, have several employees, are quick to respond by email and phone. Many other inspectors are not nearly as professional, being a single person business. My logic is that if they do a commercial inspection and fail they get sued, so they have to bring their A game. My real estate agent from Windermere who had not worked with them before said, "Darren was far and above other inspectors." This is why I insisted on using PNWIG again. read more

Tyler was fantastic! This was my first home I put an offer in on and he was kind and respectful as we went throughout the house. He allowed me to ask questions and seek clarification without making me feel like I didn't know anything!! Thanks you Tyler and PNWIG!! read more

If you're looking for a home in this current market you're already pulling your hair out. I can make at least one step easy for you and that is getting the home inspection. Darren has inspected two homes for us. The first was after our offer was accepted and thanks to him we were able to find out a bunch of things wrong with the home that would've cost us $50,000+ to fix. Needless to say that helped up get out of a money pit. The second was done on very short notice as a pre-inspection to try and get an upper hand over other offers. A great report but sadly we were outbid. Please consider Darren when you get your home inspection. He's a real laid back class act who truly loves what he is doing. read more

Recently worked with Darren to get an inspection for our new home. My wife and I were extremely pleased with the attention to detail in the inspection. We found Darren extremely knowledgeable and a consummate professional throughout the process. He was able to answer any and all questions and had no problem explaining the process and what he was looking for as he went down his check list and examined every nook on the premises. As a new home owner I appreciated the consideration to giving us a general idea how much time we should expect out of the big ticket items like furnace, water heater and roof. The writeup afterwords is also very thorough and laid out in sections with diagrams and proper remediation. Would easily recommend and couldn't be happier with PNWIG. read more

We recently did a pre-inspection for a home and Darren and his son came out on time, greeted me and started their work right away. They were friendly and provided me very detailed inspection report. Also, explained many concerns they found onsite - very helpful. Highly recommend if you need a good detailed inspection. read more

I'm a Real Estate Broker working over 16 years in WA state. I highly recommend PNWIG for completing inspections and pre-inspections. PNWIG is a pleasure to work with, they are very available from the initial phone consultation, to scheduling time where they make it work for my client's and my schedules. Very punctual, always arrive on time and prepared. Priced very reasonably and their reports are great to work with, listing out all important details that need to be addressed. Will definitely recommend them again and again to my clients. read more

I recently bought my first home (new construction) and hired Darren. Darren was a fantastic inspector all around, and went above and beyond in many areas, and brought me peace-of-mind. I found Darren through my agent because I was concerned with some construction "deviations" on a entrance post that I accidentally discovered and needed an on-site structural inspection. Before even going to the site, Darren looked at the pictures I took of the issue and help me understand the scope and potential fixes for the problem. He was able to squeeze the on site visit the very next day since I was closing pretty soon, and spoke with the builder in-person while he was on-site. I was very satisfied with his in-depth knowledge and hustle to look at the problem that I hired Darren for the full-inspection as well. Again, Darren was very thorough with the inspection, and patiently explained every issue that was discovered. My walk-through with the site superintendent was on the next day, and Darren provided me a quality inspection report in less than 24 hours. Even after the walk through of the house, I received advice and detailed schematics from Darren when I sent him the after-fix photos I got from the builder. All-in-all, Darren is super knowledgeable, patient, responsive, provided me with in-depth explanations of discovered issues and had great hustle to meet my tight deadlines. Did I mention the all of the paperwork for the whole process was done electronically? That saved a bunch of time also. Darren is an inspector that you can depend on. read more
