Got an inspection from PWNIG prior to purchasing a house last summer, and the inspector found that there was a 2 inches sinking in a corner of a room. He said that it has probably been there for a long time and is not an active problem because there are no cracks on the walls or the window frames. He also said that in order to find out definitively if there is a problem with the structure of the house, walls will probably have to be opened up. After moving in, we got a foundation consultant to come take a look just to make sure it's not an active problem. He immediately saw a blacked and leaking gutter next to that corner and determined that the sinking is active and was due to the leaking gutter. He was able to stick a screwdriver right through the wood around the windows on the exterior of the house in that corner. He stated that he trains inspectors and any inspector definitely should have noticed the problem. He then recommended us to hire a real estate attorney to sue the seller because they did not disclose the water damage which he believes the seller definitely knew about. We got a quote from a contractor who could repair all the water damage for $50,000. We hired an attorney and unfortunately, we could not win the case because the inspection report mentioned the sunken floor. Apparently legally, since the sunken floor was mentioned in the report (although the inspector told us verbally not to worry about it), it was up to us to look more into it before putting in an offer. We felt very misled by the inspection from PNWIG and are devastated that the house will cost us an additional $50,000 on top of attorney fees. This problem should have been noticed by the inspector, especially because of the evident leakage of the gutter. Even the attorney, by looking at the picture of the sinking floor, told us that the rot was evident. I'm not sure if the inspector downplayed the problem because he was brought in by my agent, or if it was a gross omission of the leaking gutter and rot, but either way, I would definitely not recommend to get an inspection with this company. read more

We had a home inspection before purchasing it. The inspector told us that there was no knob and tube wiring in the house but the house is 90% knob and tube. Our home owners insurance is now void and it will cost $30,000 to fix. The 3 electricians that we have had in the house said that the inspector should have been able to easily identify this. First, I never post reviews, but Tyler was great! He was on-time which is a peeve of mine. He was masked up and professional. Before he started, he explained what he was going to do and what he would not do. He explained how he would do the inspection. He asked if there were certain things about which I had concerns or what questions I had. Once he started, he explained things - good or bad - as he came across them, particular the things I had expressed concern. He kept me posted as he moved through the property and was very thorough. When he was done he walked me through the house to point out important features of the home about which I should know: where things were located (nice to know where the circuit box is before the lights go out!); how things worked; stuff that had nothing to do with the inspection, but are important to know. Then he showed me how to access the report on their on-line portal and went through the report summary with me. He again asked if I had questions or if he failed to cover something. Darren from PNWIG is a very professional and detailed inspector. He has all the gears and inspected thoroughly for each perspective of the condo, even the crawl space below the condo. We especially appreciate him being able to do the inspection in a very short notice. We actually contacted his company again later for another inspection. More updates: For another inspection, we had some unpleasant experience. We paid $425 for the inspection and another $175 for the final walk though for the condo, just want to make sure everything is fine after we move in. Despite inspecting twice, they failed to identify the problem of the microwave and we only found the microwave not able to heat stuff after moving in. I contacted them later but they claimed testing whether the microwave is functioning is not part of the scope, despite the total inspection fee of $600 we have paid. So, be cautious of hiring this company since there are many things which might be not within their inspection scope, like a failed microwave. read more

Darren provided a very fast inspection which initially seemed too quick. After reviewing the results I was amazed to see how much he found that I would not have as a fairly competent handy man. In short I was able to get a new roof for the house I'm buying and a great initial to do list for later on. I was also pleased to hear that my 1980 home did not have asbestos in the popcorn ceiling. The report far surpassed my expectations. There were several pages of writing (not the copy and paste type) and professional grade photos showing the damage and an example of how it should look. My only issue is the receptionist. I'm not sure if she was hired because she is family or not but her communication skill are downright painful. I won't rant on about her but she did insult my wife for being from the south in less than five minutes. After hearing about my wife's home state of Georgia she later made the comment "they lost the war, why don't they just get over it". Having said that, the inspector clearly made up for the lack of professionalism and I would not hesitate to use his service for one second. He provided the most helpful and professional service I think I have ever received anywhere from any business. read more

I recently bought my first home (new construction) and hired Darren. Darren was a fantastic inspector all around, and went above and beyond in many areas, and brought me peace-of-mind. I found Darren through my agent because I was concerned with some construction "deviations" on a entrance post that I accidentally discovered and needed an on-site structural inspection. Before even going to the site, Darren looked at the pictures I took of the issue and help me understand the scope and potential fixes for the problem. He was able to squeeze the on site visit the very next day since I was closing pretty soon, and spoke with the builder in-person while he was on-site. I was very satisfied with his in-depth knowledge and hustle to look at the problem that I hired Darren for the full-inspection as well.
