Titan conducted an inspection for the seller of the home I was interested in purchasing. Titan said home was in good shape, furnace was 0k and roof nearing end of life expectancy. Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report. read more

I called Titan on Valentines Day weekend. I was able to secure an inspection asap. I was greeted by a friendly and knowledgable inspector named Scott B. He was very thorough with the inspection on an old house from 1910. I valued his interests into taking his time to asses the home rather than using a quick checklist sheet. This is the 2nd time we asked Titan to inspect a house we were purchasing. This happened to be new construction. We were impressed the 1st time (about 3.5 years ago), and we are equally, if not more, amazed with the attention to details from our inspector (Emmitt Medina). The items he inspected and pointed out ranged from building code related items, to details like shower bench slopes, to hidden ones (crawl space and attic), to every electrical outlet, to cosmetic items like doors that aren't painted uniformly. It took the builder almost a month to correct everything that Emmitt found. In short, we cannot be more enthusiastic in recommending Titan (and Emmitt) for any home inspection needs. read more

Now that's it's been a few months in, there are a few issues with the house that are starting to pop up, which should've been caught during the inspection. As a first time home buyer, I wasn't knowledgeable on everything that should be checked and had felt like the inspector was thorough. Unfortunately they seemed nice but I'm questioning their integrity now. The inspector was friends with the lady selling the house to us... maybe a conflict of interest there. The inspection report said there was a small amount of feces down in the crawl space and it should probably be cleaned out. We had someone come out to look at it and he said the crawl space is absolutely infested with mice and it's so bad that it would definitely be toxic to our health. It will cost around $13k to have cleaned out and fixed. This is a much different story than the inspector saying "a tiny bit of feces on your vapor barrier... you might have had some mice down there at one point but other than that looks great" ...., Well we sure do. It's absolutely infested. Not just on the vapor barrier but in ALL of the insulation too. Very disappointed and regretting using an inspector that was recommended by the lady selling her own house. Titan has 5 stars so I thought I could trust them. There are also other discrepancies but this was the big one :/ read more

I hired Titan Inspection Services to do a home inspection on a mobile home that I purchased for my disabled brother. My wife and I manage his estate due to his disability and we found a modest mobile home in a nice area for him. We liked the older but well kept mobile but needed to be sure that it didn't have any major surprises, little ones were expected. We used Titan in the past and worked with Emit with good results. He wasn't available so Titan sent Kevin. We got a detailed inspection report with nothing that drew red flags. After closing on the property, my brother and his partner (also disabled) moved in. I decided to check his gutters for leaves and needles while the weather was nice and in doing so I noticed above the front deck a 5 foot slit in the edge of the roofing membrane of the mobile home. I took a picture and contacted Titan to ask why this wasn't mentioned in the inspection report. Their quality control person took our information and said that she would contact the owners and get back to us after the weekend. Meanwhile I contacted a roofing company who inspected the roof and informed us that it needed immediate replacement due to its poor condition. They quoted $6000 for a similar replacement roof and told us it looked like the damaged area had been there for years due to the exposure of the underlaying foam material. We waited and Titan contacted us and said that the inspector had mentioned that the roof had bad flashing and that it had soft spots. We said that was true but that he had also said in the report that it had no leaks and had about 15 years of life left. Titan refused to agree to any responsibility for the roof due to their inspection. We seem to be left holding the bag for a complete roof replacement. We would never have bought the mobile had we known of the condition of the roof. This damage should have been obvious to an inspector and we should have been informed. We feel that Titan failed to provide us a proper thorough inspection which is why we hired them in the first place. While we have used Titan in the past for several home inspections, we cannot continue to use them due to their inability to provide the service that they are hired for. read more

I wish roof pictures resolution was better. Inspector did not go on the roof. He used a drone, so pictures came out blurry. I used to live in a hurricane prone city. One of the hurricanes left me with a hole in a roof and I lived with a blue tarp for 3 months until it got fixed. So yes, I'm a bit paranoid about the roof "health". Appointment scheduling was very easy. Receptionist was very helpful in accommodating our and our agent's schedules. Our inspection was scheduled for 9am. Emmitt arrived a couple of minutes early, asked us what exactly we are interested in and right at 9am sharp inspection began. He was very thorough, explained us what/how he was checking and answered all the questions no matter how crazy they were. He didn't talk about some points, but everything was covered in a report. I did have questions about my fave subject - roof. I was hesitant about calling on a weekend, but Emmitt didn't have a problem with it at all and explained everything patiently.
