He also takes the time (or more accurately his wife takes the time) to provide a thorough written report with photos to help document anything of interest. I couldn't recommend Don more highly. He is always my first call after one of my buyers comes under contract.

He walked through the house with us room by room and area by area when he finished and then produced a complete report with photos. He seemed very thorough and knowledgeable and gave good advice - although he was quick to point out when things were beyond the scope of his expertise and the general inspection process (which is as to be expected with any home inspection). There were just a couple things that we pointed out when we were going through the house together and asked him about that he had yet to identify which eventually made it into the report, so we were glad we asked every question we could think of. We also paid the additional fee for a sewer scope and he provided us with a video of this service. We were thankful that we chose to do this and recommend that no one skip this important aspect of an inspection! I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! He was thrown off because there were buildings on the property he didn't even get entry to and 7 months into living in the home a hose bib started to leak. We call a plumber to replace it. I have been assured that the first year I am covered well the plumber tells me 3in of water is in the crawl and when I call John to get information about the warranty he won't pick up. Needs new piping, needs new flue linings, double filled, crack and fills, water proofing and chimney caps the whole chimney!! After calling him and said "don't know what to tell you" AND HUNG UP THE PHONE. $1,650.00 later and a inspector that overlooked something huge! -if the chimney fell apart it would crush the gas furnace building a block up and can cause carbon monoxide poisoning on top of the Piping not being stable at all which can slide off and gas would literally leak into our home!!!!! Absolutely absurd and unprofessional. Stay away!!! $450 later for just this inspection to needing to pay $1,650 for his mistake! Just imagine pieces or the whole thing caving in and hitting your GAS furnace and then you die of a carbon monoxide leak caused because John was specific in his report only thing "rain caps" okay well what about that it's caving in? Please done go with a company that doesn't care about you or your purchase! He also says it comes with a 100 day inspection guarantee but doesn't cover chimneys, well actually doesn't cover a lot of things! So bogus!

There is another one star review that I would like to echo. We bought a house that this company inspected. He pointed out a few superficial things like a couple boards on the deck that needed replacing and some caulking that needed replacing in a bathroom. Fine. But for the attic, he wrote about two lines that a vent needed repair and there was "some organic material" that could be sprayed with fungicide. A month later, we move in and hear rats partying in all the walls and the attic. A professional goes up there...every single bay covered in black mold. All the insulation is complete Swiss cheese. So obvious that when I see pictures (I've never even been in an attic and know nothing about it) I can tell it's a complete rat's nest, literally. Nests and rodent excrement everywhere. Scattered mousetraps. Now we are going to have a bill for over $10,000. Shame on us for not doing proper due diligence. Don't make our mistake. If you see this company's name on an inspection report, either run away, or if you are in love with the house, pay a signicant amount to do your own inspection. Which you should probably do anyway. On the flip side, if you are offering on a house and some other group did an inspection and you want to o your own (good for you), DO NOT USE THIS COMPANY.

However I didn't hire him to be my friend, I hired him to inspect my house. Most of the inspection was great, but some things were completely wrong or missing. The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.

An example of this was when a potential buyer already set up a preinspection on the sale of our home. Upon reading Jim's inspection report, the potential buyer immediately cancelled their own inspection, saying, in their words, that Jim's inspection report was very thorough and is more than adequate for them. Not only did it save everybody the time and effort (and stress!) of having multiple inspections, but it also translated in real $$$ savings for all parties involved. From the beginning, they were flexible on scheduling and did their best to work around our ever-changing timeline that evolved as we negotiated with our builder. Communication was prompt and direct. Jim and Merlita were respectful of our new (very clean) space and took steps to be sure they made as little impact as possible. And they summarize all their findings in a detailed report, complete with photos, descriptions and simple / easy to understand 'what this means' findings. Even after the inspection, they followed up quickly which was unexpected but welcome. Our home is new construction which sounds simple but they caught several unfinished / poorly finished details that would have cost us thousands down the line including a misaligned truss that could have had pretty big structural implications. Thanks to them, the builder went back and finished or fixed 5-6 items before we closed. They also made several recommendations for preventative maintenance that would save us money in the long run and would help our home age better. I trust Jim and Merlita and whole heartedly recommend their services. When I'm looking for a home inspector in the future, they'll be my first call.
