Bryan is amazing to work with! He is clearly passionate about home inspections and educating homebuyers about their space. I hired Bryan for an inspection and sewer scope. He's very thorough, highlights maintenance items that might need fixing, and is personable. Big ups to anyone looking for an inspector, you won't regret hiring Bryan! read more

When working with Bryan, it is obvious how passionate he is about educating people about their house. Although the sellers already had a pre-inspection, we were able to get an inspection contingency. We hired Bryan for an inspection and a sewer scope. We found Bryan's inspection to be much more thorough. His inspection included important items, particularly about the exterior/siding, that we have not seen in other inspections while looking at other homes. His report also helped us get an idea about what routine maintenance items will need to be done in the future to keep the house functioning well. Hiring Bryan helped us make a truly informed decision about our house. While his fees are very reasonable, Bryan's experience and advice is invaluable. We will be recommending Bryan to our friends. read more

Bryan was great! We needed an air quality test for our home. He was very responsive and quickly answered questions about the service and pricing. He was punctual on the day of service and pleasant to chat with. He even answered questions for us regarding other misc issues we were having around our home. Results of the air quality test came next day. We'll be reaching out to him the next time we need inspection services! read more

Bryan did an excellent job with our one year new construction inspection. He not only pointed out a few things that the builder should take care of under warranty but also was very helpful in pointing out things we should keep an eye out in terms of long term maintenance of the home. To top it off, all of his findings were provided in a very easy to access/read online form that was easy to share with the builder. read more

One of the best inspections that I've had! Very professional and thorough and Bryan took the time to explain everything before sending the report. A++ read more

Bryan did a full house inspection for a property that I made an offer. From the initial contact, to a phone call for confirmation of the appointment, to meeting Bryan, the process was all perfect. Bryan arrived on time, and spent 3 hours and did full top to bottom inspection of every details of the house. Along the process, he spent time patiently explained the technical details of the house, included HVAC, water heater, electrical systems, attic, crawl space, etc. to me as a new home owner. The Inspection Report arrived 24 hours later, with extreme details, photos, and recommendations for repairs, maintenance, and general knowledge. I am very satisfied with Bryan's work, and I highly recommend him as a Home Inspector without any hesitation. read more

Brian was really awesome. Quick to respond, very knowledgeable, friendly and ready to answer all questions, and share additional information. read more

Bryan did a great job with our inspection. First of all we had a snafu with our original date due to a power outage and he rearranged his schedule to get us in asap after that. He was thorough and gave us guidance for different items that need to be addressed at the property along with a time frame of how soon various things needed to be taken care of. The report was to us w/in just a few hours of him finishing the inspection. We would recommend his services 100%. read more

Bryan responded very quickly to a request to schedule an inspection. I had a limited window of time and he made room in his busy schedule. I appreciate his willingness to let me shadow him during the home inspection so I could ask plenty of questions and see what he was looking at. He is very kind and explained things well, which was extra appreciated as a first-time homebuyer. His fee was reasonable, somewhere in the middle of the quotes when I was shopping around. His inspection report came back well organized -- I was able to follow his notes and easily navigate the report. Would not hesitate to recommend Bryan! read more

IF we can give them 10 stars we would!!! Optimized Inspection Services (Bryan) did such a fantastic job on such a short notice - they were so accommodating and were able to come the following day. I wasn't able to be there, so this is written on behalf of my husband who was there. We went with the package that included the home inspection and sewer scope - which came out to be around $725. First off, Bryan is not only friendly and personable, but also extremely thorough and professional at what he does. He accidentally bumped into something and it caused a pretty bad bruise on his forehead, but had such a good, positive attitude about it (my husband was quite worried and felt very bad). The report came out the following day with pictures taken along with a detailed findings and suggestions on how/when things should be updated and the urgency. Everything was color coordinated so it was very easy to navigate. Everything is very well organized and because of his in depth knowledge on what to look out for, we felt extremely at peace when making an offer on the house (which we got! Yay!) Thank you so much to Bryan and his team!! HiGHLY HIGHLY Recommend if you're looking for an inspector!! read more

My wife and I are first time homebuyers. We unfortunately had to waive inspection on our offer to be competitive, but fortunately I found Bryan Mize! Bryan is professional, patient, and enthusiastic about the whole home-buyer/owner process. I was present for the inspection, but alternated between watching him and unpacking. He was very thorough and explained everything to me clearly, even if I had a bunch of "rookie" questions. The report I received was color coordinated based on urgency of the issue, each category was flushed out and very concise, and overall easy to read! I am so thankful to have had Bryan inspect my home. He took a bunch of stress off just by being friendly and responsive! I will recommend Bryan Mize to any home buyer. read more

Optimized did a superb job executing a presale inspection of our home in Issaquah - Bryan's key attributes included: * Thorough knowledge in construction requirements for the local area * Light hearted personality while being fully professional * Explains findings in realtime as you follow him thru the property * Documents these findings in a well organized report with suggestions on addressing items of concern * Very responsive even if he is out at another site * The report is clear and concise with a summary at the end of the report that should satisfy the potential buyer's needs (The previous inspector of our home when we initially purchased the property had missed several items - in other words "you get what you pay for") * Our home was a rather complex structure sitting on a steep hill with multi-levels, high rooftop, and multiple craw spaces. Bryan was able to negotiate all these areas. We will be using Bryan for the next home we purchase after this current sale. read more

Bryan did an amazing job inspecting my home that I'm getting ready to sell. The report was delivered on time, and it was very thorough. It was also very easy to ready and follow. It was one of the best inspections reports I've seen. Lastly, he's very professional, he's pricing very competitive, and he's on-time. I would highly recommend his service. Thank you. read more

Bryan was able to get our pre-inspection done quickly and professionally. He was informative, professional, and very easy to work with. He was able to give us information about the state of the house we were inspecting and also about things to watch out for in the future, given the age and condition of the property. We will definitely call upon him again if we need an inspection. read more

Bryan was amazing. Personable, unobtrusive and very thorough. His report (about 65 pages long) was detailed and very helpful in helping us understand all the systems in the house, their condition, and how to address items that needed attention. An excellent value! read more

This is the second house we have purchased and had inspected by Bryan and I must say he is amazing. In both cases he found things that the Seller provided inspector didn't even mention. Most recently it was an issue that could have cost us thousands of dollars. He is very knowledgeable, diligent, and experienced. We would never buy another house without having Optimized Inspection Services evaluating it first! Highly recommend his services to anyone buying or selling a home. read more

Bryan was a fantastic resource for my home inspection. Being a first time home buyer, Bryan did a great job answering questions, explaining hazards, issues, potential costs, recommended upgrades for each area. The inspection (including sewer scope assessment) was thorough and the report provided explains everything well with images, recommendations, and even with resources for self-education explaining theory related to the area or equipment. Lastly, the communication, scheduling and logistics was seamless and great! I highly recommend Bryan and his team for your upcoming home inspection! The 100% 5 star rating is totally understandable now! read more

I think they did a great job reviewing and inspecting a prospective house. I have been to other inspections where the inspector was in and out, they took 3 hours carefully reviewing the home and explaining concerns as they found them. quick return on the report. great resource for any buy. read more

Working with Bryan was such a pleasure! He accommodated my scheduling challenges well and was considerate in waiting for me to arrive at the property from the airport. Bryan was awesome and exactly what I was looking for. I wanted to find someone who wasn't going to cut corners, going to look into everything they possibly can with a great amount of detail, and have criticism as if they were going to buy the house. Bryan was all of that plus more (because I followed him around for the 3 hours constantly asking what he was doing and also asking him more questions I randomly thought of). Bryan walked me through all of his thoughts (even though he was going to write them up in the report) and also gave me general insight about homeownership (I'm a first time homebuyer) all while being so kind, patient, and understanding. I learned so much about the house itself, what I can do to different parts of it, who I could call for things I don't know how to do, and rough estimates of how much those things would cost. Not only does Bryan know a lot about every detail of the home, he was just a generally lovely person to talk with. He was very respectful to my partner and myself, as well as our real estate agent, and of course the property. Very realistic and down to earth, but also I consider myself to be more realistic so I know the limitations of home inspection. Just an FYI that NO ONE is going to live in your house for 3 months to test things out and let you know if your washer/dryer are going to crap out in 2 months time, that is just homeownership. Also Bryan did a great job at the sewer scope, despite physical limitations (a plug that was near impossibly to take off without using an electric saw or requiring a lot of work from a plumber), he gave us good insight about what to look out for in the future, and how often to perform a sewer scope just to keep an eye on specific potential problem areas (nothing serious though). And this was all after he really injured his hand (Bryan, I hope your hand is feeling better by now), but he kept on trucking to get the job done. If I know anyone who needs an inspector, or if I ever need a home inspected in this general area again, I am definitely calling Bryan. 10/10 would recommend to anyone. read more

Noticed mold up in my attic so wanted someone to come out and inspect it. While Bryan was here, he answered all my questions and concerns and gave some suggestions on how I should proceed. His report is super detailed too. It points out areas that are of immediate concern vs just maintenance. Thanks to Bryan, I have a lot better understanding of the issues in my attic and how I could approach them. read more

This was a good experience, something I wish we'd done much sooner. Our older 1950s family home isn't 100 percent ship shape by virtue of its age, but we knew that this was the right time to do a home inspection. We would like it to be updated, functional and safe. Bryan understood our situation, and suggested we use his report as a checklist which was exactly our hope. He examined everything and then spent some time discussing his findings, including different solutions. It was almost like he was thinking about what he'd do if it were his property. A native Washingtonian, property owner and realtor, Bryan is also a certified RRIO inspector. We are very thankful to have found Optimized Inspection Services! We ended up realizing that even if you aren't buying or selling a home, it's probably a good idea to have a home inspection regularly. read more

We enlisted Optimized Inspection Services to perform a pre-inspection on a prospective house, as in this current market we're likely not able to have a contingency to do a normal inspection. I worked with Bryan Mizen who was able to, on short notice, arrange a pre-inspection on the house for our peace of mind. Bryan arrived promptly, was respectful of the property, and contacted me back for a verbal review before writing up a full written & picture run-down of everything. All details were succinct, clear, and easy to read based on common sense and building code. If we get the house, we have a very good idea of what needs to be taken care of immediately, what can be taken care of over time, and what to expect in the future. If we don't get the house, I expect that I will utilize their services again! Highly recommended. read more

We were very impressed with Bryan's inspection service. Thank you! Would definitely recommend!

What an amazing experience! Bryan impressed me right off the bat with his excellent communication. Before we had even had a chance to conduct the inspection, he helped me navigate the City of Seattle rental registration department and correct a few errors. And he did all of that BEFORE we ever met and without me asking him to do so. It is the most above-and-beyond service I could have dreamed for. He was on-time for our scheduled inspection, he was friendly, taught me a few things about the house and landlord best practices, and delivered everything ahead of schedule. I'm beyond impressed and would HIGHLY suggest his inspection services to everyone. read more

This was my second inspection with Bryan. He is still great, thorough, funny. He explains things really well in great detail as I prefer without ever being condescending. There is never a mansplaining moment. His report has both a lot of detail and an organization that it makes it easy for someone who is not in the trades to really understand. read more

Bryan Mize of Optimized Inspection Services recently inspected another property for us. Once again, he showed up on time, did a thorough inspection inside and outside of the property, showing me the things he was concerned about and sharing with me what can be done to fix the issues that needed to be addressed. His report came later that evening and it carefully detailed the things we had discussed and more, as well as providing pictures. We couldn't have picked a better inspector! Bryan was the most professional, knowledgeable (and fun!) and made our short turnaround time seem like no problem. We have already recommended him to so many members of our family and friends.
