Bryan was a joy to work with! We really appreciated how he broke down everything that he noticed that we should be aware of that day, before sending us the final report. I'd highly recommend working with Bryan! read more

If you're looking for an inspector Bryan is definitely who you should call! I'm a first time homeowner doing this on my own so admittedly am even that much more nervous and cautious. Bryan took his time explaining to me everything he was doing and what to look for to calm my concerns and help me be part of the process which was critical to me. I also learned a ton of extra stuff because he has so much experience and is a wealth of knowledge! Best of luck but call Bryan :) read more

We hired Chris Shea again for a full inspection for a new construction home that we are purchasing. Chris did what appeared to be a very thorough inspection and delivered the full written report within 24 hours as promised. Would definitely hire again for a 3rd time! read more

Our landlords have decided to sell their house to us and we were under a time crunch to make a decision. Despite living here for 9 yrs and knowing a lot about house, we still wanted to make sure we were making a solid decision especially in the crazy market we are in. Bryan was the third home inspector I had contacted and the only one to respond quickly. Within in 72 hrs he was at our house giving it a thorough looking over. He answered all our questions while he was there and even had names of companies for us to contact should we decide to do the work to the items he found. His report was detailed and easy to understand, even for the construction illiterate. I am hoping we close on the house very soon. But if we don't, Bryan is on speed dial to inspect the next one. read more

Bryan is an excellent home inspector! He did a thorough inspection which greatly helped us while deciding to buy our first home. His reports were extremely detailed, that gave us a lot of insight to the condition of the house and the issues it may currently have or come up in the future. Seemed like he cared and knew what he was talking about. Totally recommend! read more

Buying a home in Seattle can be a harrowing experience. Sometimes the difference between getting a home under contract and missing out on something great comes down to tiny details like the ability to get an inspection within 48 hours of the offer being accepted. When we found ourselves in that position, we were beyond fortunate to reach out to Chris and Optimized Inspection Services. We had used Chris for a pre-inspection on the very first home we put an offer in on. His professionalism, attention to detail and informative explanations helped my husband and I (both first time home buyers), feel fully informed about the house we were considering. We lost that house, but we gained a confidence in Chris. Needless to say, when we had our dream home within reach, we called, somewhat frantically, to see if we could possibly arrange a full inspection within the 48 hour window. Chris was available the very next morning. He arrived bright and early and ready to work. He was efficient, thorough and incredibly detailed. Later that evening, we received the full 47 page report, complete with pictures and in-depth assessments of each potential area of concern. Thanks to the comprehensive report and timeliness of its arrival, we were able to move forward quickly and with confidence. Although my husband and I have little experience with inspection services, my father-in-law has been a contractor for decades, and he was equally impressed. I hope that we will be in our new house for many years to come, but should there be occasion for us to hire an inspector in the future, Chris and Optimized Inspection Services will be our first call. read more

Bryan was so quick to respond to our request for a home inspection and was able to schedule a visit very quickly. He was quick, thorough, and respectful while inspecting our home. Also very respectful in regards to mask-wearing and keeping distance. Any issues found were carefully explained and he offered helpful tips. He got us a report right away, as promised. I'd recommend Optimized in a heartbeat! read more

Bryan was friendly, efficient, helpful, and unobtrusive. Quick turnaround time! We would definitely use again.

Good inspector. He was on time. Knowledgeable Thorough Time Efficient while still taking time to answer any questions or make sure we had a clear understanding before moving on. Architecturally and historically acute: knew of major earthquakes in Seattle and took the year of the home into consideration based on earthquakes. He knew the historical significance of the architectural era. I loved that because I studied architecture. Personable with clients when sharing information. Yes this is wrong ..... But you could probably do this to fix it. And smiled a lot while cracking a few jokes to ease the first time home buyer jitters. Gave a clear recap of the big issues we need to address and how long we could go before needing to finish it. Very happy. thank you and look forward to recommending him again. read more

We LOVED our experience with this company. One, they got back to us quickly and then they made time for our inspection in a couple of days. When we were there, Chris was thorough and transparent about what he was doing. After the inspection, we got a thorough report sent to us. What a wonderful experience and we HIGHLY recommend this company for your home inspection needs. Thank you! read more

My wife & I toured a home on a Sunday just before a Seahawks playoff game. We realized we'd need to submit an offer quickly so we started reaching out to every inspector in the area. Given that it was a Sunday night during a Hawks playoff game, we didn't have much luck. Except Chris from Optimized, who responded quickly via text. In just a few minutes Chris agreed to inspect the house the next morning. Despite a snowstorm that night, he showed up on time and performed a detailed inspection. Afterward he walked us through his findings in-person, making us aware of some significant structural issues at the house and saving us from submitting an offer we'd likely later regret. On top of that, he gave us a very detailed home operating handbook - literally 90+ pages with color photos covering every aspect of home maintenance. We did end up paying a bit more for Optimized compared to competitors ($550 vs. ~$450) because of an additional charge given the age of this particular house, but well-worth the money in my opinion given us the service and attention to detail. Thanks, Chris! read more

We needed a home inspection within a very short period of time. Bryan was able to accommodate our request and we were very pleased with his service. This was our first home purchase and he was very informative and answered all of our questions. We would highly recommend his services to anyone looking for an honest and professional individual. Thank you Bryan for making this part of the home buying process stress free! read more

I hired Bryan to perform a pre-purchase home inspection near Seattle, and he was excellent to work with. He walked me around the exterior and interior and pointed out everything he thought was both good as well as what needed fixing, and provided plenty of background to help me eventually settle in and maintain or even upgrade the place going forward. Super-friendly guy, very patient and professional. I would go with Bryan in a heartbeat if I had to do it again. read more

Brian Mize is the best low pressure Real Estate Agents I know. I paid several in the past, Brian pegs the meter in knowledge, and complete customer service. He educated me about any detail I needed to allow me to get a better outcome (deal) in the Real Estate adventure. He helped me improve my ability to find a loan (he used to be an Loan Officer), decide what I want in a property (house, siting on the lot, location, etc.), which house 'like this' might be a better choice than the other offerings, inspectors, counter-offers. I could go on for pages. He also was able to offer, and reel back the lectures about creative financing (30-year fixed for me), buy back, lease back options, and all sorts of other 'things to think about'. When asking about friends' positioins, he is quick to offer suggestions that are creative, to the point, and truely helpful. Others I have dealt with start off with how they can hook the customer. Brian seems dedicated to having people NOT have the less-than-par experinces I have had in the past. I could not recommend him highly enough, or to more people. read more

I needed a last minute house pre-inspection. Brian quickly responded to my message and was able to do so on short notice. He shared his candid thoughts and highlighted important details all while being very engaging and personable throughout the entire inspection. It was evident he knew what he was doing and there was a purpose in every step he took. He provided great details but his knowledge of homes allowed him to be efficient and not allow for any wasted moments. I will definitely use his services again. read more

Bryan came ready to work! He got things done efficiently even with my two young toddlers. He was kind to them and never made them feel like they were in the way. Bryan hit all the marks: professional, knowledgeable, responsive, thorough, and thoughtful. Working with new homebuyers can be a challenge because they ask so many questions. Bryan didn't skip a beat. He covered all aspects of the condo building, including the roof. (To be honest, it made me a little nervous watching him access the roof. And, I don't recall any home inspector taking this much time to examine the exterior.) Needless to say, I was impressed. Then, we went inside. His observations and recommendations were helpful and insightful. His manner is professional yet easy going, and at times humorous. My only hesitation in posting this review is that he won't be available next time I need him. read more

Bryan is the only home inspector I know of that is a licensed home inspector and that is registered with MLS. That's important since if you don't have a real estate agent, he has the keys to get access to any MLS-listed property. Bryan did a really thorough job and was a really down to earth guy. His report was super detailed and contained all sorts of details that I would never have noticed. His price was great and he was very accommodating to our schedule. Would definitely use Bryan again! read more

Highly recommend! He was thorough, affordable and provided our inspection results in a timely matter.

After an offer on our first home was accepted, we were in a mad rush to get an inspection done right away. Our realtor called Bryan on that day (Sunday) and he was able to schedule us for first thing the next morning. He showed up promptly as scheduled and after a brief intro he immediately got to inspecting the outside. Within 30 minutes he suggested I walk around with him to show me everything he found. He pointed out a number of items that weren't serious; some would go in his report and others were merely suggestions to prevent future problems. We then made our way inside and he got back to work. He climbed up on the roof, went in the attic, and checked every room, light switch, faucet, plug, etc. He had some fancy gadgets like one that checks dampness of carpet and another that trips GFCIs. He was sure to check in multiple times throughout the inspection to catch me up on his findings. He finished up within three hours and was on his way. His report arrived the next day and was very thorough. It was broken down into categories (foundation, roof, bathrooms, etc) and he categorized his findings by low and high priority repairs. I appreciated that the last few pages summarized his findings by those priorities. Overall, I felt Bryan did a great job and I would recommend him and his services to anyone needing an inspection. read more

Bryan fit in our home inspection on short notice and is extremely personable. He took time to answer our questions during the inspection and provided a detailed home inspection report along with many photos for us. I appreciate how he color codes the repairs/maintenance concerns so that you know red ones should be addressed as soon as possible. Chris was there too being trained by Bryan and he was very good-natured too. Will definitely use Bryan again in a heartbeat if we need a home inspection performed again and we highly recommend him. read more

I'm in the process of buying the house that I've been renting for a few years and needed a thorough inspection. Optimized had great ratings and was able to come out in fairly short notice. Well, first of all, BRYAN IS AAAAAAWESOME! My husband Jameson and I met Bryan and his apprentice Chris at the house we are buying. Bryan was there on time and started inspection process. This is our first house and we had a lot of questions. Bryan took time and was very patient and friendly with us. None of our questions or concerns were disregarded. More than that, we had fun doing it, joking and laughing. I felt like I completely trusted Bryan right away. He treated me the way my father treats me. He even let me use his flashlight to see the attic for myself and showed me how his equipment for checking power, moisture level and mold presence works. Bryan explained every step of the way and in less than 12h had the report with all the pictures he was taking in the house and recommendations sent to my email. Great person, a true professional and truly nice dealing with. read more

Bryan was patient and talked us through everything he saw. During the inspection, I asked questions and he took time to explain issues and what I should do next. And he gave us suggestions about simple maintenance we would want to do on the house, took informative pictures, and documented everything clearly. I would highly recommend him to any of my family and friends. Thank you for an awesome job. read more

I will be recommending Bryan Mize for years. We had met a few real estate agents before and they all seemed to have a "salesperson" feel. That kind of underlying pressure to buy something. Bryan does not have that vibe, he wants you to find a house that you are happy with and he tells it like it is. He is smart and funny and a great real estate agent. We are buying our first home and he has kept us on track and offers excellent, straightforward answers to all of our questions. He knows what he is talking about and it shows. He also recommended a wonderful mortgage broker when we were having trouble with the ones we had found on our own. I also really appreciate his responsiveness. He calls or emails back very quickly, something that is important when you're a nervous first-time buyer! read more

Very thorough job! Bryan looked through the entire house and pointed out things that I would have never noticed. Loved working with him.

Bryan has been fantastic to work with from beginning to end. He pointed out items in the house that I'd have probably never even thought about checking, which was the whole point of hiring a professional inspector in the first place. He sends a written report with pictures shortly after the inspection, and a link to higher-resolution photos as well. I've now used him for two home inspections (since the first house deal fell through), and have been very impressed with the whole process. Bryan was able to fit me in on very short notice before I left town, which saved me a week of delay on our closing date. Should I need another home inspection in the future, he'll definitely be my first call! read more
