I recently bought a house that Key Inspections had provided a pre-inspection for. They missed A LOT. Like over ten thousand dollars a lot. They caught plenty of small things to keep an eye on, but notably missed some major issues: - Mold in the basement bathroom (and an overall ventilation issue) - Multiple leaks in plumbing and water damage - Multiple dead electric outlets - Some serious electric code violations with the main panel When they performed the inspection, the house was furnished, but none of the above issues were blocked or covered by furniture. The leaks had obvious water damage that was both visible and detectable with a moisture detector. It was by no means a useless inspection, they did find some things (but generally more obvious things like missing smoke detectors and railings), but the missed mold, electric outlets, and leaks is concerning. The first couple electric outlets was passable, but once I got to 7 broken outlets/switches and then found the mold and leaks, the pass was gone. Anyways, I plan on bringing in another inspector at some point to double check my house, since I don't have peace of mind from theirs. read more

The report is digital and easy to view and understand. I especially like the color system for categories issues found by high and low priority. The page is responsive and user-friendly. I had Key Inspection Services come out to my house AFTER I bought my house for a peace of mind and they were who was recommended by my realtor. We opted for the top package that included air quality testing and sewer scope. The inspector did find a few items that we were unaware of however he also did miss some very critical items that we had found if you had looked a little harder. They missed a roof leak in the attic from the chimney and missed termite damage in the garage. This type of damage is why we want an inspector in the first place. I share this as feedback for the inspectors for a learning opportunity. read more

We have used three times now. The workers are prompt and kind and thorough. They saved us thousands in roof repairs after pointing out issues with the roof that the seller's pre inspection had missed...in two different houses! Each time the roofer agreed with Key Services. The format of the report is clear and easy to understand and they tend to point out the important stuff, rather than nitpick every last thing. They did a bad job. They didn't meet their own contractual obligations. We paid for them to scope our house sewer line but they scoped the city-owned portion of the sewer line out in the street. They didnt scope correctly & failed to take accountability for neglecting to do their job. Pretty disappointed , we called to make an inspection . We gave all our info for a house . We gave them location . ( they checked it and said the location was fine ) well guess what , now they said it's too far for them . ( I understand that things happen but with the initial appointment they "checked " ) we got the confirmation email today at 5:51 and literally 10 mins later they call to cancel because they didn't check properly . Brandon did our inspection. I was curious when I saw a one star review here saying they did not actually go up on the roof, but Brandon did, despite being a very high roof and relatively difficult access. (If you have high roof, make sure you let them know how high in advance to bring the appropriate ladder. I think we got lucky because there was a ladder in the garage.) The inspection only took 2 hours which worried me a bit, but it was not a huge property and it was newer, so perhaps that's why. It cost ~$450. Brandon was open to answering questions, invited us to follow along, which I appreciated. He seems very experienced, and thoroughly answered our questions regarding the worst case scenario, similar instances he'd seen, local service providers, other possible solutions, what we might encounter with repairs, and what to expect if we went through with the property, etc. He also explained to us the parts of the roof, and we learned a lot about roof terminology. He alerted us to a possible issue with the roof, that it wasn't properly installed and rotting pretty badly, etc. Something that none of us could've seen. The house looked so perfect! But hey, a $450 inspection is well worth a $12,000 bullet dodged. A word of general, unsolicited homebuying advice: before you go into inspection, do a quick Google search of the basics. Things like what's the most expensive fixes in a home and actually write out your deal breakers are, like foundation issues, electrical, sewer, etc. (Maybe even bring a marble and an Outlet tester on house tours if you're looking at an older property, they go for less than $10.) Helps keep you rational. Also, be sure to double check with your real estate agent that all necessary keys to crawl spaces, electrical shut off, etc are at the house. There was one space that was inaccessible (which is my agent's fault, not Key) which I was a bit miffed about. Anyway, back to Key. I am most satisfied with the report I received. It was concise, easy to read, formatting is clear, and the text is descriptive. They take relevant pictures and videos too, and everything is organized well, and the link is easily shareable. (Which our parents and friends appreciated). They also gave us a free book the basics of home maintenance (with checklists for each season, each year etc) and explanations and diagrams of how things work in the home. I'm a first time buyer so I don't know the local scene, or industry standard so take my review with a grain of salt, but I was very satisfied with the inspection service. read more

We hired Key Inspection to check our newly remodeled house in Sammamish. Nathan and the other guy showed up on time (actually 15 minutes earlier to inspect exterior parts). They patiently explained everything to me while they were inspecting, and also gave safety suggestions. Their inspection is very thorough and didn't skip any corner. One thing i really appreciate is that, after they found water backing up in shower sink when vanity faucet was opened, they dive deep the issue and tried several ways to see if the water would overflow or just backing up. My only complaint is about cleanliness. The inspector today did not turn off all the heating fans, close all the windows, or shut all the cupboard/cabinets they opened. I had to go room by room and clean up after him once he left. Also, he tracked a good amount of dirt into my home despite me asking for there to be no shoes (yes, he removed his shoes, but we walked around in my garage picking up dirt IN HIS SOCKS) and then just wandered into my main living room tracking in all kinds of stuff. I'm pretty particular about keeping my place clean, and this was kind of inconsiderate. Everything else was fine. read more

The things I expect when I hire a "professional" home inspector is to at least look at things I cannot or am too afraid to look at myself, ie the Crawl Space, Attic, and ROOF. I was charged $500+ and I expect these areas to be looked at up close to find any major and minor issues. However when the inspector came to my home, they did not go on my roof like I expected and, instead, used a camera attached to a pole to take "aerial" photos at a few locations of the roof. This kind of superficial inspection service is NOT worth the cost they are charging you and not what I signed up for. read more
