We assumed if a person is friendly and seems confident that must mean they are good at what they do. We were idiots. While both JJ and his wife are lovely people, very friendly and engaging, I will absolutely never recommend them and it was a huge wake up call for me to educate myself and search reviews first before hiring anyone to work on my home ever again. They missed thousands of dollars worth of what we learned were obvious issues in our home and the report we got was filled with lines like "contact a professional to see what they think." When I would ask for clarification he'd tell me he wasn't an expert, but other people are. Uh, I thought that's what I was doing hiring JJ. For example, there was a massive power conduit that was live just hanging off the Hvac system not connected to anything, probably left over from an earlier renovation done by the previous home owner. Being a first time home owner I didn't know what it was so I didn't question it being there. JJ walked all around the box completely missing the conduit, the giant wasp nest inside, and the fact that at some point in the recent past the darn thing had caught fire. The HVAC literally fried itself a week later. The same HVAC system he said was absolutely fine, but we should have a professional look it over too since he wasn't an expert. The professional said we were lucky it hadn't burned the house down and he couldn't believe anyone could have missed the obvious and dangerous problems. Long story short, I called all the other professionals (chimney sweep, electrician, plumber, roofer, pest control, etc), and every single one asked me why I didn't have my house inspected prior to purchasing. When I explained that I did, they told me I got ripped off. I tried to leave feedback for JJ through my realtor and the realtor got a response that basically said they would contact me (they never did) and they were very defensive that they had done a good job. The only positive I can give besides their personalities is they did give me a list of what all types of contractors typically work on a house which was helpful so that I could get the house properly inspected and fix all the problems they missed, but not for what they charged.

Who does that and doesn't go crazy?? Anyway.. They came in with walk talkies and thoroughly inspected our house with the detail of an eagle looking for prey. All the while talking to us and explaining everything in fantastic detail. At the end they had printed out pictures of the damages they found, presented in a binder and had downloaded the info to a website that explains and offers tips on repair. They also recommended great follow-up contractors that they had known and worked with for years in West Seattle. I have never been so impressed by a home inspection agency. He pointed out a few superficial things like a couple boards on the deck that needed replacing and some caulking that needed replacing in a bathroom. Fine. But for the attic, he wrote about two lines that a vent needed repair and there was "some organic material" that could be sprayed with fungicide. A month later, we move in and hear rats partying in all the walls and the attic. A professional goes up there...every single bay covered in black mold. All the insulation is complete Swiss cheese. So obvious that when I see pictures (I've never even been in an attic and know nothing about it) I can tell it's a complete rat's nest, literally. Nests and rodent excrement everywhere. Scattered mousetraps. Now we are going to have a bill for over $10,000. Shame on us for not doing proper due diligence. Don't make our mistake. If you see this company's name on an inspection report, either run away, or if you are in love with the house, pay a signicant amount to do your own inspection. Which you should probably do anyway. On the flip side, if you are offering on a house and some other group did an inspection and you want to o your own (good for you), DO NOT USE THIS COMPANY.

He was very responsive to scheduling by email and flexible with dates when I needed to reschedule. He did help me to identify some things that might be covered under the warranty, which I can now ask the builder to fix. But when he arrived it felt like he barreled through my home without respect for the fact that we are currently living here. And he ended up causing moderate damage to the paint on my bathroom door. If the builder fixes things he found on the inspection for free, maybe it will all have been worth it...

He was able to have one of his inspectors, Matt, come to the property within 24hrs to help meet our deadline. Uncommonly nice and helpful throughout the scheduling process. Matt showed up not only on time, but with a full plan and agenda on how he was going to tackle the inspection. He used a drone to get great detail on the roof and was able to chat through all the things he noticed with us. Great value and great service.
