We recently had Brandal out for two different inspections - one was a pre inspection on a home that we ultimately did not get - and the 2nd was on the home that we wound up buying.
For both inspections, Brandal arrived early to start running and testing everything, was easy to understand, had a great sense of humor, and pointed out everything that was worth discussing - whether it was good or bad. The home we bought was built in 1952 and from his description, Brandal's own home is from the same period, so when he was describing how our house was wired or plumbed he referred to his own home now and then as a good median indicator as to what was used at the time for materials, what works safely and well today, and what code issues should be kept in mind. Brandal's sense of humor made things quite fun considering how bland a home inspection could be. He poked fun at how narrow the opening was to the attic in the first home we inspected, for example; and at the end of our first inspection said that he hoped we'd never see him again as a silly nod to wishing us luck that we would be able to successfully buy the home and therefore not need to hire him again.
Brandal's pricing is in line with the rest of the local market and he offered us a great rate for our first inspection since it was considered a "pre-inspection". This meant that we inspected the home prior to making an offer, so Brandal walked us through everything and visually pointed out things to take note of. There was no written report included with the pre-inspection, and we had the option to pay the difference and have him draw up the report later if we wanted. On the home we ultimately purchased, the full inspection took close to three hours (2 bedroom, single story home) and I was impressed with how long it took for him and his assistant to thoroughly look at all the details. They clearly don't rush through the process and take each appointment seriously. The written report was delivered to us the same evening as the inspection, and included dozens of photographs for visual aids, and notes on every point they inspected (whether it was functioning, defective, or in need of attention). The report was easy to read and interpret and thanks to them being so thorough, we had a great foundation to negotiate with the seller of our home to get a few things fixed.
We'll happily recommend Brandal to anyone else looking for a home inspector. He was great to work with and a huge help in us understanding all the different features of our home that are in need of attention and how we can go about addressing those in the future.
