We originally just wanted insulation blown over what we had, but decided after seeing the amount of dirt, old animal debris, missing insects and lack of sealing of holes and areas we would have it all removed and replaced. $$$ but so well done! I went up and checked before, during and post work and we are so pleased. We are now properly vented and have airflow, have all areas sealed, vent fans sealed correctly and enough insulation. It took only about an hour for the estimate, including the 1/2 hour the gentleman took to write it up and provide photos, work to be done and costs (in a color pamphlet!). He also reviewed what was found and what work should be done and why. We were really impressed. The actual work was scheduled week later and took 2 days (did not take an entire day each day). They were quick, clean, put up plastic barriers to protect the walls, house and floor. No leakage of any debris or old soiled insulation occurred. 10/10 would hire again. I hired these guys to clean out attic and basement, and to seal ducts and replace insulation due to rodent damage. After the work, I discovered an unusual amount of dust accumulating in my house and tracked it down to the attic intake duct not being sealed and the new blow in cellulose insulation being sucked into my air system. I removed the blow in insulation to seal it and found all the shoddy work done by the Crawl Pros crew: unsealed ducts, horribly sloppy foam spray sealing, wrapped ducts with large gaps where insulation is missing, old rat droppings not cleaned up, sand from blasting not vacuumed, bent blow in depth gauge to mislead about actual insulation depth, old insulation re-used and buried, loose staples from a failed staple gun, and damaged hardwood floor near attic entrance. We hired Crawl Pros September 2025 and the sales guy "guaranteed" having our crawl space completely remediated and re-done would rid of us unwanted rodents "GUARANTEED", all access points would be identified and sealed. $7,300. Next morning we came downstairs to a dead mouse on the inside of our front door, we thought he might have gotten in with the crew accessing our interior access to the crawl space from the front door. The sales guy told us he could see where they were coming up the sink areas from the crawl space and that would be taken care of. But then we kept finding rodent droppings under our sink and over several months my husband set a trap under the sink and caught at least 5 mice. He set humane traps, drove them miles away and released them in the forest. Their pest control came out and each time told us they did not find any mice nor any entry points. How can that be?! Finally during one trip when I was insistent I heard a mouse, I was told maybe it was just trapped down there, they caught it and removed it. Our free pest control visits came to an end and I was asked to continue but why would I pay to be told there is no way they are getting in yet they were and somehow coming up through our sink which is what we told the sales guy with his assurance it would be resolved with their $7,000 + work. The crawl space looked clean but they remediated nothing. Then they wanted me to sign a document basically stating my warranty would be voided since I discontinued my pest control service. I did not sign it after repeated messages to do so. Do not waste your hard earned money. We've lived in the PNW for 15 years and have NEVER had an issue except our first house and the company that came out did a great job and sealed it all up and we never had an issue again 7 years while living there and the access point there was from the exterior. The "Guarantee" is useless when they do not resolve the issue you contracted them to resolve for you. read more

Hired this company because a friend had used them several years ago and said that they guarantee their work, hired them paid over $6000.00 to have the vapor barrier replaced and any holes closed so that no rodents could get in......they came in January and by February I had activity of rodents in my crawl space again....called them back and they said because we didn't agree to their pest control program they would not guarantee the work!!!! I told them that they were hired to make sure that no pest could get in!!!! They sent someone out to check and sure enough there were signs of rodents again , said one must have been trapped in there!!! Not likely!! But ok! The proposal I received included several additional services that I did not request. I simply asked that those items be removed so the proposal reflected the scope I originally asked for. The proposal itself already included a clause stating the work would be considered partial remediation with no warranty attached, so liability concerns had already been addressed in writing. Instead of adjusting the scope, the company withdrew the proposal and sent an email suggesting my request to remove those additional items were "demands." Based on my experience, be very clear about scope and expectations before requesting a proposal from this company. They will scope creep on you. read more

The estimator who came was smooth the presentation was somewhat professional. The work was not. Showed up late did not complete the work listed in our contract. We videoed our crawl space sent it to the estimator. We were told someone would be out to finish, waited to hear from someone, contacted the office and was told "With the busy season in full swing our repair slots are limited" If the work was done correctly the first time no need to reschedule. my 5 year review is that the vapor barrier failed, told them the pumps failed and they scheduled me out a week, after that week they told me the amp rating for the breaker was to week so it tripped the breaker when pumps turned on. Though I knew that wasn't true because it's been working for 5 years. They also charged me $250 to come out and I'd bet money they didn't go under the house. The warranty is a scam, if you miss the $150 (or whatever it is) annual payment to keep it up to date, you're screwed. anyways. initially great, but long term go with a different contractor. Classic case of under promise & overdeliver! Zach was thorough with inspection and bid. They were not the cheapest bid, but delivered top quality work! The crew of six removed all existing nasty old insulation under my house in just a couple hours. They cleanly bagged and hauled all away. They screened the inner perimeter with stainless mesh and cemented with apx 30 sacks of cement to insure no more critters could enter under my old post & beam home. They sealed every pipe, electrical pass thru, etc. to insure total critter protection! The next day all the insulation was completed with all heating ducts lifted from the floor with new clean white heavy vapor barrior underneath. I am extreemly pleased with the results. Unfortunately I cannot give this company a good review. I initially hired Crawl Pros because a previous company failed to clean rat feces from my attic. The Crawl Pros field representative Scott came to my home, confirmed the existence of old feces, and said Crawl Pros would "take care of it." He quoted me a price to "sanitize and deodorize attic space" and reinstall blown-in insulation. A few weeks after Crawl Pros did the job, I was cutting out a piece of my ceiling and a lot of old rat feces fell out. It was all just sitting there underneath the new insulation above the drywall. When I contacted the company about this, instead of offering to make it right, they made several shifting claims. First, they claimed that "there's nothing in writing in the contract what you read and sign [sic] that indicates that we would do that." But the contract indicates that the scope of work is to "sanitize and deodorize attic space." When confronted with that language, Crawl Pros claimed that this language only meant that they would spray the feces with a disinfectant and leave it there. I'm not sure how exactly you sanitize a rat turd, but this company seems to believe it's possible. And yet its own website says that "clearing rodent droppings" is "critical to a clean attic." And CDC guidelines for cleaning up after rodents specifies removing and discarding feces. Second, when confronted by the turds, the Crawl Pros field representative claimed that on his initial visit, he had recommended that I have the previous company "come back and do a better job cleaning up the leftover debris and rat turds." That was a complete fabrication. I initially called Crawl Pros because I lost faith in the previous company to complete the work. I made that clear when I was describing the scope of work initially. Third, the owner himself e-mailed me and claimed--for the first time--that "we have no way of knowing if those rat feces are from before we did the work." He made this claim even though the feces was petrified (dry/old) and it was sitting exactly between the new insulation and the ceiling dry wall. There is also no evidence of a current infestation, so there is no other explanation for the presence of feces. Sadly, so far this company has done everything to avoid accountability and nothing to make things right. Before I wrote this review, I asked them to remove the insulation so that I could clean the attic myself. I also asked them to return the money I paid them. They refused and simply told me they'd be "more than happy" to remove and reinstall the insulation for "an additional charge." Here's what I'm concerned is actually happening: Crawl Pros leads its customers to believe that their attic or crawl space has been cleaned, but it does not actually do any cleaning. And then when a customer like me discovers that the work wasn't done, Crawl Pros relies on a misleading interpretation of the contract to claim that it never had the obligation to clean in the first place. This is a deceptive practice. I would not hire this company or recommend them to anyone. read more

Less than a year later, we called them to say we think we have a problem with more Rodents underneath the house and their initial job was to seal the house, and they would not respond to our request to come out unless we paid them additional $250. read more

I don't know how to fully express my content with these folks. They're one of the best companies you can have in your home. They understand dirt and owner's perspective. Hence, they tarp from wall to ceiling and floor before entering the home. They're very carefully with insulation - fast and careful - and make sure everything is done carefully and to spec. They help you get rebates. They're worth every dollar. My inspector came back and think that their work is better in quality and standards then a new build. after 19 phone calls and many emails, I was finally able to get the job done. if you want to use your credit card, you will be asked to give someone you don't know all of your card information over the phone. They will tell you they can send you a secure link. Thats a lie, you can't use the secure link for credit card. The secure link is good for taking money out of your checking account. Our house is 25 years old and the crawl space needed to be completely redone. William Dufresne came and gave us a really professional quote and presentation. It was thorough and he took the time to answer all our questions. The crew came out in a few days. They worked hard and were very tidy and respectful of the property. I initially picked this company because I felt that the sales representative was thorough and respectful. We moved into a house that was built in the 1900s and it needed to be insulated in the basement and stated in the contract to have all entrance points for rats or mice to be screened off and or poured concrete to remove any of the entrances. We had lived in our house without any rodent problems two years prior to the insulation. Immediately after insulation was put into the basement we started to smell decaying smells. I went to the basement and was able to locate 3 dead rodents. I called the sales representative he came out and tried to locate a location of entrance that may have been missed during my extensive and expensive insulation project. Well the problem only continued, I ended up having to rip out a majority of my insulation, have contacted the company with pictures of before and after which I will post below. They did offer to come out and give me an estimate to fix the issue on my dime, and offered no solutions to resolve the problem they created. Sorry about the graphic photos but this is what I'm left with after paying thousands of dollars. Everything was fine until their installer refused to acknowledged any english I spoke to him and walked away from me when I tried to show him something. I could not ask any questions or get answers from this crew. That being said, they appeared to do good work and everything seemed to be o.k. Days later my wife and I experienced a constance smell permeating our entire house, I called their receptionist and asked what was the chemical they used to disinfect and when could we expect it to fully dissipate. She did not know and did to call us back to see if things were o,k. Something the crew could have explained to me but were either unwilling or unable. A week has gone by no call back from Tacoma Crawl Pros, no follow up or anything. So now we are about a week and a half into this foul smell and I called back and demanded someone come out and inspect their job. In their defense they did respond. Upon entering our house they both noticed that the smell was probably natural gas. So basically we were sitting on a time bomb of natural gas. All the while we thought it was their disinfectant that was making us sick. Their inspector found the leak, it was a natural gas line that was punctured most likely by the installers staple gun. The problem was solved finally but we received no apology and as of this date have only received a $5 dollar gift card. Sad way to run a company. read more

I moved into a 30 year old house and after the attic was inspected I wanted it brought up to todays standards so I called CRAWL PROS. Jose provided a quote and statement of work to remove old insulation and replace with new and this included removing debris and rodent feces. Jose only came out once to provide a quote and get the 50% down payment to lock the price in but was hands off from then on. The guys that came out on a Friday did a good job keeping the inside of the house clean while working in the attic but trashed the yard that rainy day with the insulation they were removing. One of the guys also broke some electrical wiring, but thankfully I had the weekend to get it fixed before they returned on Monday. Unfortunately while electrical wires were being repaired I saw the job of removing everything CRAWL PROS said they would was not removed. I took photos of a lot of debris and rodent feces that was not removed. I thought for sure they would complete prepping the attic Monday before blowing in Insulation (I was wrong). When they arrived and set up they were prepared to blow, not vacuum. One of the guys looked to be the lead and I did my best to tell him about what was still in the attic that needed to be removed and I showed him the photos so he could see where and what I was talking about. My Spanish isn't that good -- he replied "no problem" giving me the impression it would be taken care of, but again I was wrong and he did nothing to correct the problem, just covered it up with the new insulation. Other noteworthy information is the contract advises CRAWL PROS is not responsible for stress cracks in the ceiling and as a General Contractor I can understand that to a degree. In some cases it is hard to avoid when putting your weight in the attic to prevent sheetrock seems from not cracking but there are practices to minimize the damage to the ceiling, practices CRAWL PROS did not use causing a lot of damage that contractually I agreed to accept by signing the quote. While I was in the house and they were working in the attic above me I heard a loud pop where one of the guys put his knee through the ceiling. This was clearly damage the guy was aware he caused, but he said nothing about it. When they were done with the job a supervisor came out to make sure the job was done and get my approval, but I told him I was very unsatisfied with the coverup of debris and feces with the new insulation and also the damage to my ceiling. He told me they were all stress cracks and the contract states CRAWL PROS is not responsible and I agreed to signing that with the foolish belief they would be careful to keep stress cracks to a minimum. I showed the supervisor where a knee punched a hole in the ceiling and he tried to tell me that was a stress crack. We went around and around before he said he would have someone come out and repair the hole, but that was a year ago and they were paid in full. The way they were paid is an illegal practice on two counts. First they kept a record of my Visa card and took the second half from it while the supervisor was in the house talking with me. They should not have kept the Visa card information and draw money from that account without my permission. Secondly it was agreed the last 50% would be payed when they 100% done. They have the money and haven't been back to finish the job. As a side note I need to warn people about companies like this that do a good job when it can be seen such as keeping the house clean, but don't do the larger part of the job they contractually agree to do. One must inspect or have an independent inspector look over CRAWL PROS shoulder during the job to make sure they are doing what they said they would do. Based on my experience I believe the other reviews that rate CRAWL PROS high were based on the house being kept somewhat clean during the work and not the bulk of the work they paid for such as getting 8 inches of blow in insulation here and there in place of the 16 inches evenly distributed as agreed to. read more

We went with Crawl Pros because their pricing was on par with the other companies but there service seemed very comprehensive. They took care of everything both the crawls space and attics are like brand new. The service includes four month of pest service. Their pride in workmanship is very impressive they researched and use the best products they can find and I am confident I will not have to worry about mice or rats in our house for years to come. We needed our crawl space cleaned out... it was a hot mess down there! Lots of dirt and dust, and I don't even know what else, but we did not want to go down to see! Checked a few places out on Yelp, did some research and had Crawl Pros come out for an estimate. Topher came out, crawled under the house and did his inspection. We received a clear estimate of the work to be done. I had a lot of questions after reading over the estimate, so I emailed Topher and he quickly answered all of my questions. We made the appt to get the work done. Two employees came out to do the work and did a great job. We are very happy with the work that was completed. They completely cleaned out the entire space, put down a vapor barrier, took out the old insulation, and replaced the insulation. They also made sure all vents were properly attached and sealed. We were advised to get the vents cleaned out after crawl pros did their work in the crawlspace, so we did that with another company since that isn't something Crawl Pros does. We have great flow through our vents now, and no more dirt and dust! Will definitely use them again, and would recommend them as well! read more

We went with Crawl Pros in 2020 and were told, in order to keep our warranty it would $100 annually. They just came out and serviced our sump pump. It took them all of 40 minutes and they charged us $418 for the service. Price gouging is what I would call this. Make sure you get something in writing from them so that your warranty rate does not go up 318%. read more

We called Crawl Pros because we heard chewing and gnawing sounds in our attic and between some beams in the floor between our first and second floors. Their service technician Zach came to our home, gave us an estimate, we accepted it a few days later. He came out and placed traps in the attic. We were also seeking information on how they would seal off entry points and deal with the ruined insulation and accessing the pests that were between our first and second floors. He really did not have an answer for that. Per estimate they come every seven days to check up on the rats. Zach was a non show on three of them. Crawl Pros sent us a text to confirm his first appointment but the following appointments they either did not send a confirmation text or they would send out one for the wrong date. I would have to call and correct them. We were growing frustrated at their lack of a game plan regarding the access points, insulation issues, etc. Last Friday Zach was a no show for the second time, I called Nyela in the office about this and to expressed our frustration at the last minute no shows and lack of progress. He was supposed to be here at 9AM but Nyela called to say he was a no show again. I said we are done, mail us an invoice. I cannot recommend Crawl Pros to anyone. read more

I have worked with Crawl Pros on two occasions, in 2018 and 2021, in two different houses. Both houses had significant rodent issues and damage, and one house also had significant water issues in the crawlspace. After getting a number of estimates, I decided to have crawl pros do the work. Although they were not the cheapest bid, they seemed the most professional and proposed comprehensive solutions to the issues I had. In both cases, I was extremely pleased with the results. The work was done efficiently, with no evidence that anyone tried to take any shortcuts. In addition to remediating the damage caused by the rodents, they did a very good job of sealing potential entry points as well as sealing cracks and penetrations between the crawlspace and the heated areas of the house. They also installed a drain system with sump pump to take care of the water issue. They also have a pest control division, Pest Pros, with whom one can contract for ongoing inspection and treatment of all sorts of pest issues. If one contracts for bimonthly crawlspace inspections, Crawl Pros will guarantee their work and remediate without additional charge any damage caused by rodents. I am not aware that other companies do this. I would not hesitate to use them again, and would recommend them highly to anyone looking for a complete, professional solution. read more

I cannot comment on any work since I did not have any work done. Their estimator, Joseph was very polite and thorough. Nice guy. My complaint and hence the 1 star review is because of another issue. We were selling our house and assumed the buyer would want the crawlspace done. So, I signed a contract on 9/15/16 and put down half the money as a deposit (~$1700). on 9/17/16, our realtor informed us the buyer had not asked to have the crawlspace done. So, I called on 9/17/16 to cancel the job. The office was closed so I left a voicemail. I called again on Monday (maybe Tuesday) to verify my cancellation request was received. I got a call back on Wednesday (9/21/16) saying that since I had signed the contract, I could not cancel. I then had my realtor talk to them to see if something could be worked out. She spoke to the owner, Richard. He said there was a 72 hour cancellation period and he offered to deliver the materials to my house. (At this point, I didn't realize I had actually called within the 72 hour window to cancel the job). He said the supplies had already been purchased and I would not be able to cancel without losing my deposit. So, I decided to donate the supplies to Habitat for Humanity. I asked Elizabeth (operations manager) for a list of supplies that had been ordered for my job. She stated 23.25 bags of R-30x16 insulation and a box of 6mil vapor barrier. For whatever reason, I looked at my contract again. The exact wording of the contract says: "The customer agrees to give Crawlspace Cleaning Pros Inc 72 hours notice to change the date in which the work is scheduled to be performed. There will be a $100 fee to move any job, which goes both was between the Client and CSCP. All cancelled jobs will be charged a restocking fee depending on materials ordered." So, the 72 hours Richard mentioned is not the cancellation period. Also, based on other quotes I got, R-30x16 insulation and 6mil vapor barrier is pretty standard material for crawlspace jobs in this area and could easily be used on another jobs. A crawl space so clean our exterminator wanted the company name... This review is a belated one, but to be honest, we had no idea how amazing the work was until today. My husband and I moved into our log cabin style home in April. It is an older house that sits up a private road and feels exactly like a cabin in the woods...complete with all the living creatures one would expect. When our inspection came back, we had one major problem, our crawl space was one of the worst our home inspector had ever seen. We are talking rats, living and dead, mice, destroyed insulation, incorrectly installed insulation, pretty much a living nightmare. We reached out to Crawl Pros and a few other companies for estimates, and not only were they competitive in their pricing, but our small crawl space actually caused one company to forgo even trying. Crawl Pros came out within the week to complete services. They were punctual, fast and after they left, there was no evidence they had ever even been there. Fast forward to today. My husband and I have lived happily in our house for a couple of months; however, neither of us had ventured into the crawl space. With the sunny weather, a wandering colony of ants decided to take up residence in our home, so we reached out to EcoShield Pest Control to rescue us from the onslaught. As we were finishing up, the young man who had gone into the crawl space to deliver us from insect evil asked when we had our crawl space redone. He said it was one of the cleanest and most impressively done spaces he had seen, and he was in need of services for himself. After giving him the name and contact information for Crawl Pros, I ran into the office to pen this review. I'm not sure that there is higher praise for this company's work than having someone who sees hundreds of crawl spaces ask for the contact info for their personal use. I honestly hope we don't have a need for Crawl Pros' services in our current home, but if we ever encounter another crawl space nightmare, we know who our first call will be! They kept $150 from my $2,200 deposit which they returned because they couldn't do the job, since there was some asbestos tape around one of the ducts. Even though they said the original estimate was free, they charged me $150. I txt'd Ken, the estimator, but he never responded to my txt. When I requested a refund of my deposit, the office gal even threatened to keep my entire deposit, saying it was their right as per the contract. The crew never even showed up on the day they were supposed to start. Be aware of this company's policies. We ended up hiring a smaller company that did the job. We are very happy we did. read more

Had a foul odor in a bathroom and after hitting dead ends figuring out the source, Crawl Pros came and discovered extensive mold in the crawl space. The estimate was very professional and included lots of photos of the problem. Probably not the lease expensive company but they were thorough and professional all along the way.
