The in-home consultation with Mike planning a basement bathroom was helpful to get an idea of the layout of things. However, during that consultation in our home we talked about budgets as the initial quote for a basement bathroom was $15000. We tried to find ways to stay within our budget. Crazy ideas like, what if we buy a vanity ourselves for $500 instead of budgeting $1500 for one they want us to use, were met with annoyance and reasons why that wouldn't work. Long story short, Mike ghosted us. We never heard back from our calls and ultimately ended up using another company to complete our basement project. I wish I could recommend them, but I truly cannot. I get the business end of wanting a certain price so you can turn a certain amount of profit, but ghosting someone is never acceptable and only required a quick call to say "it doesn't sound like we can do business together due to different budgeting priorities ". It left a bad taste in our mouths and that is the story we tell anyone who asks about using Modern Kitchen & Baths.

Dealing with this company has been incredibly frustrating/stressful. Despite their claims about…read moreclient satisfaction and obtaining proper permits, they failed to meet basic expectations of this in my case. This saddened me due to knowing them on a personal level. In 2021, I hired them to remodel two bathrooms. While there were issues like missing grout and plumbing leaks I overlooked and later had repaired, the main problem was their failure to obtain the proper permits. This became evident in early October 2024 when I was selling my house. During the occupancy inspection, it was noted that the necessary permits had never been filed, causing the inspection to fail and jeopardizing the sale. I contacted the company immediately, but after several follow-ups, they did nothing to resolve the issue promptly. Despite my constant calls and emails, the company showed no urgency, and I never spoke with a manager/owner, despite my constant requests. The administrative assistant assured me the permit would be filed, but it wasn't. When I discovered that it was note filed, she told me she had her brother's birthday party she went to that night and she would file it the next day. This was very unprofessional and continued to delay the sale of my home The permit was finally filed on October 22, 2024, but by then, it was too late to close on time, costing me thousands in loan extensions and extra mortgage payments. When I requested reimbursement due to the failure of work on their end, the company refused. After the permit was filed, multiple revisions to the building plan they submitted caused more delays because they did not draw it correctly. I paid for the permits myself to keep things moving and took the initiative to contact inspectors directly. When I asked the company to send an employee to an inspection, they said they would do it, but it would cost them extra on their end. This should have been standard! By December, with only three days left to avoid losing the sale, further mistakes caused delays. I had to personally call the plan reviewer, who then approved the plan, enabling me to proceed with inspections and close on the house. There are so many details to share about this experience, however on this platform I am unable to fully express them due to the lack of space allowed. Throughout this ordeal, I received rude and accusatory responses, with the company attempting to shift blame onto me. Their failure to handle the permits correctly led to unnecessary financial and emotional stress. I will never use this company again and cannot recommend them due to their lack of accountability, poor communication, and unprofessionalism.

We received quotes from a dozen contractors and none of them could stick to our budget. Rick provided some solutions that would help us stay under budget and still have a really nice space. It is now the BEST space in the house. We will be calling on Rick again for our next renovation. We had a one-year-old at the time of renovation and it was in the middle of the Covid 19 Pandemic. Rick and his team were incredible with checking on us and letting us know in advance how our day might be disrupted by the work. They were considerate of sound levels when he was napping and so courteous of our home life, which we were still adjusting to ourselves. This showed us a lot about the character of Premier 1 Properties. They care about the quality of their work, but they also care about their customers and their experiences during renovations.

I hired Rick in Jan 2025 to complete finish our unfinished basement. The 'team' of 3 men were from…read moreIllinois. I live in O'Fallon mo. These men didn't arrive until 10:30am to begin their day. They took a lunch break and left each day by 3pm! One day, I saw that they were using my extension cord that they'd taken from my garage without asking! Umm bring your own equipment please or at least ask to borrow. Only one of them could speak broken English. They were scared of my dog so I HAD to be home while they were working. It was ridiculous. Their drywall skills were pathetic and tape and muddying looked like my preschool kids did it. When I would show Rick their shoddy work he would had them correct it but it was over and over and over. Their paint work was poor. Parts of the floor tile had to be removed and replaced. We found The ductwork was left unhooked up and ceiling tiles right over unfinished ductwork. I would not recommend and I will never use again. DO NOT USE THIS COMPANY as they hire non English speaking men who do do not know how to do interior construction work. Egress window leaked too

I would not recommend using Henry kitchen and bath for anything…read more My first visit was in April 2022. I met with Joanne Connolly and she seemed to be knowledgeable and very helpful. We picked out cabinets, flooring, sink, faucet, handles and pulls and she designed the kitchen. She came out to the house and did measurements and drew up the suggested design of my kitchen. The nightmare started when the orders started coming in. First, the orders were delayed for months and then when it did show up, I received wrong product and the sink, faucet handles and pulls, as well as the grout were not ordered. I then was told by Joanne to go onto Amazon, and order all the products that did not show up or use build.com. I did that,but,the prices for everything were more than what I originally had paid to Henry kitchen and bath. When the countertop was delivered, it was not the right size around the sink, and my stove did not slide in to where it should have been due to improper measuring given to the countertop people from HKB. The countertop people did come out and remove the large piece from behind the stove but now I have an open area behind the stove with nothing, just open space. So, I contacted Joanne twice now to get in touch with the countertop people, but there has been no result from that. There have been other issues regarding the design and cabinets and doors hitting one another but there's too much to go into it here. Due to the lack of customer service and unwillingness from Henry kitchen and bath to take care of their mistakes, I would never recommend using them.

They told us it would probably take a few months to get everything ordered, scheduled, and completed. Almost a year later and the project is still not completed! It was a comedy of errors from the start. First, they forgot to order the sink/counter. Then they ordered, delivered, and installed the wrong sink/counter. Then they forgot to order the handles/knobs for the cabinetry. Then they ordered the wrong handles and knobs. Promises were always made and most of the time they were broken. Excuses and delays. Excuses and delays. Making matters worse, communication was abysmal. But here is what my wife and I found most unforgiveable: at no time in this entire ordeal were we ever provided an apology; no recognition of how outrageous it was that a project that was originally expected to be completed in May 2022 was still unfinished in January 2023; no acknowledgement that the inconvenience that we were going through wasn't normal. Is this business as usual for them? Maybe. Henry Kitchen and Bath made it crystal clear that they didn't care and that they weren't willing to take any responsibility for their mistakes. They were very adamant about us paying upfront. But not so adamant about doing the job correctly or in a reasonable amount of time. Run - don't walk - away from Henry Kitchen and Bath. It was a horrendous experience.
