We purchased a home in Dublin, CA in 2021 from Brookfield. The post closing experience was a year long nightmare due to numerous quality control issues. In our post closing experience we had filed some 50-60 tickets for issues. After two years of ownership, we got most of our issues addressed, but it was a long fight and it left a very sour taste in our mouths. Overall the home is quite beautiful but the failure was in the execution, hence why I'm giving two stars instead of one. For comparison, my family and my parents have lived in a number of new construction homes over the last 20 years. I have a lot to compare with and have seen what is a reasonable standard. This builder is using lowest level talent in trades. We had several big ticket issues which required large fixes. We had an incorrectly installed electrical option which took 6 visits to correct. Two of the visits resulted in electrical code violations. Brookfield was trying to save effort and deliberately wired our outlet incorrectly because it was a cheap way to solve the issue but the fix was unsafe and illegal. We got the city involved. Our wood flooring was installed unlevel due to poor subfloor preparation. The spec for new floor installation from the manufacturer is pretty stringent -- no more than 1/4 inch deviation over 10 feet -- and surely we had several large humps across our wood floor. This was a two week project where we were moved to a hotel and our furniture was moved out of the home. Funny enough, during the repair, the tradesmen made the same mistake again in the subfloor preparation but luckily I was able to catch it before they installed the wood floor. We chose to stay home for the second week as I had to make sure I was personally inspecting the work every day else we'd risk having to have the floor ripped up again. Over half of the windows had substantial scratches in them. These are scratches deep enough where you can feel it when you run your fingernail over them. Brookfield of course tried to tell us that you have to be able to see the scratch from 11 ft away before they can replace it. I don't know how the bar got this low in quality standards, but a visible scratch of any kind is unacceptable. I don't know what the problem is, the builder hiring amateur cleaners or Milgard the window vendor's incompetence, needless to say this was a ridiculous argument. Through a lot of persistence we managed to get all of them replaced. Interior doors were all incorrectly installed. Through the manufacturer they state that the jambs on the doors must be trimmed to place the door at the correct height above the flooring. The tradesmen who installed all of the doors ignored this step which resulted in all doors being 1-1.5 inches above the finished flooring. This is large enough to stick your toes under the door to the other side and has consequences for noise, light and privacy. In addition the doors were not shimmed properly to create the correct gaps between the doors and the jambs. At night when a door is closed but a hallway light is on, you see light blaring through the cracks lighting up your whole room. In addition some doors were so poorly installed you could pull the door past the stop. This was a big fight. And of course, the fix was a solid B- work, although the main issue is repaired, you can see the scarring of retroactive work. There are also numerous technical issues with the design, specifically around HVAC. It seems that many modern builds are incorrectly sizing systems and this is no exception. This home included a Mitsubishi Electric VRF system with 8 heads. Although the system is quite nice and very advanced, it has a large learning curve and has a lot of incorrect setup. Ultimatley though, I believe the system is not properly sized for the home. The 8 interior heads leverage a single large 60k BTU condenser. The system cannot ramp down enough to serve one head and results in over heating/cooling. This required a lot of in depth research in my part to modify the system to perform properly but I worry about its longevity. Out of box the system was delivered in such a way that led to significant over heating/cooling in many of the smaller rooms (+/- 6 degrees). Imagine a baby room that's supposed to be 72 but is heated to 78+. We did get a lot of fixes done. However this was not without a year of blood, sweat, and tears. The builder will drag their feet, take weeks to respond to you, keep stringing you along months at a time, and sometimes walk back and say they won't do something anymore. They will gaslight you and tell you that your issue is normal, standard, or otherwise to get you to back down. On multiple occasions this required escalation to the VP of construction to re-explain our case. Over the year our context was lost because our warranty reps kept quitting. This is the state of new construction in 2020+. They know homes are in demand in CA and assume you will just take whatever you can get. read more

Buying our new home was a milestone experience filled with excitement, learning and thankfully was a relatively smooth process. The management(Shoreh) and her colleagues were professional and communicative throught the construction and closing process. The home itself met our expectations- modern layout, energy-efficient and welcoming community. We recently visited the Brookfield Residential sales office in Dublin and the representative we talked with was patronizing, rude, and unprofessional. We had purchased a home with another builder that essentially shares the same community, and had a question about their development project that will be ongoing in front of our new home. From the moment we walked in and mentioned that we bought with another builder, the sales rep was incredibly patronizing. On our way out, she said "Good luck with, ____ builder!" in a sneering tone. We were so shocked and disappointed by the interaction we had. read more

Rushed the building of our home in OneLake. Since moving in 6 months ago, they didnt clean the place at move in, they didnt fix anything from the walk theough, they''ve come fix the yard x 6 and it still not fixed. Garage was messing up already and big gap under causing mice to get through. The roof caved in and they tried to fix it and now the mold people came to look at the unit upstairs. THESE guys SUCK! No compensation to fix their mistakes. Everything poorly made and this is BRAND NEW. But hey, atleast we're lakeside so we can stare out while we cry about our decision to move in here. read more

They turned over a brand new, 2-storey home with creaky floors. The arrogant man whom they sent seemed pissed and told me that he will re-do the whole floor, provided we pay him. He only made 3 small patchworks, but left the large creaky areas unfixed. We found it difficult to have our Fix-it Requests, approved by the mean head of maintenance of norcal, Chris. read more

Garbage homes. Every neighbor has had water leaks in their basement. It's only a matter of time before we do too. The master bath shower curb is slanted by more than an inch to make up for a wall that wasn't built long enough at one end. As a result, we have not only cosmetic issues but issues with water pooling in the corner of the shower where the curb meets the wall at an odd angle. We now have an issue with the caulk in that area continuously needing to be re-done because the water just eats through it. Brookfield refuses to fix it. We have had to resort to legal action. Stay away from Brookfield. read more

This place is grossly misrepresenting their location as being close to downtown Napa. It is actually in the middle of an industrial park and is a block away from the new Costco which means constant traffic through the neighborhood. Never in my life have I experienced such blatant falsehoods. We were so put off that we refused to even tour the homes after we arrived there. The staff claimed "we were the first to ever complain" about their misrepresentation but there is no way they were being honest. read more

We recently purchased a home in The Boulevard community in Dublin, CA, and the buying experience was nothing but perfect!! It was the first home purchase for us, and having no experience, we expected lots of challenges, but we were wrong. We worked with sales manager Shoreh Mirhadi, who guided us through the process from the first meeting through the move-in date. No questions were left unanswered, the communication was super polite, prompt and accurate. And overall she is an amazing person, enjoyed talking to her! Interestingly, we signed the contract for not built yet townhome in spring 2020, and was communicated with tentative move-in date in the middle of December 2020. I expected delays with the home delivery date due to COVID-19-related supply chain issues, but as a matter of fact, the company did a great job and managed to stay within a week of the original date. Experience with the design center was great too. The only thing I wish could be better if they had some sort of 3D model of the home to see how the chosen materials would look in the interior, but regardless of that, we managed to get great results anyway. It's great that they have all materials in their design center, so you can look at them in person. The quality of home is nice and we feel very happy about this purchase. Based on my personal experience, I strongly recommend Brookfield Residential, and wish them to keep up good work and continue making their customers happy! read more

We purchased a new home back in last November. Debra, a Brookfield sales rep, was one of best we've ever worked with and I'm very thankful she worked (and still is working) with us. Some highlights - Debra was very responsive and follow up to our requests/issues 100%. - We pushed our move-in date really hard so that we can move-in to our new home at the time our apartment lease was expiring. It was tight but Debra and BF somehow made it work, saved us thousands of $$. - A new home is outstanding in the craftmanship (Our hardwood floor looks immaculate) as well as customer service. So far no major problem (we have minor hiccups but everything was solved by now) All in all, I highly recommend Brookfield homes. It has been great! read more

Some things were very poor quality! The floor is abysmal quality, uneven surface and lots of squeakiness. They were not able to fix it when we pointed it out. Also the cabinets are very poorly made, I've been trying for SEVERAL months to get some of the cabinet drawers fixed but the customer service rep has totally gone silent on us. They gave us a new number to reach out but the guy never picks up his phone even after voice messages. So basically they went PEACE OUT after selling a house. read more

I was very unhappy with my home buying experience with Brookfield Residential. We experienced a lot of problems with the design center and with the house. When asked to complete a survey, I expressed my concerns and someone reached out. They told me that they will reach back out after discussing it internally, but nobody reached out. Months later I emailed the representative, and was told I would get a reply back soon. Months later, still no reply. Looks like there was some miscommunication on their end, and finally, someone reached out. This person did not know what our current situation was and I had to explain everything again. He told me he would reach back out the following Monday, and still to this day, over a week later, no reply. The quality of the home is only ok. It doesn't seem worth the price we paid. I'm pretty disappointed with the customer team based off my experience with them. read more

I booked my house in July, and they showed me the model house, but when the actual house came into the picture, it was having huge privacy issues now. I tried to cancel the contract, but they stopped responding to my email for almost two months. Somehow, I got a response, and they still deducted 50% of my earnest money. bought a new home in 1/2020. was told we would move in 7/2020. we sold our previous home in 4/2020. because of delays we did not move until 12/27/2021! we were almost forced to move in by end of year by Brookfield. we moved in with no mirrors or shower doors in bathrooms, unfinished paint on all walls,no microwave,hot water in backyard,heater vents wrong and so much more!, now our lvp is coming up and no one can help. we have to pay out of pocket for a home that's less than 2years old. Covid had a lot todo with delays,but the builder should be more considerate. this home was a huge mistake! I have reached out to consumer service several times. the flooring coming up in under island and has to be fixed. Our house is in Delaney park Oakley California. read more

Make sure you remove every blank cover on every extra electrical circuit, cable, network wire you may have paid for. Because they sometimes do not put in the wiring you pay extra for - you just get a mud ring with a cover. If you wait too long and find out years later, they hide behind the laws that allow them to refuse to service your home. read more

Brookfield is touted to be one of the better home builders and I'd have to agree. The purchase process was quite smooth and workmanship (at least when we did the walk-thru) seemed to be on the better end compared to other home builders that I've experienced. One of the things I really liked about this builder is that they don't nickel-and-dime you. While other home builders I've purchased from make you pay for everything like overhead lighting, cable outlets, and electrical outlets, etc., this builder has a lot of the options already included. When I purchased from Seeno Homes, they actually had me pay extra for a bigger air conditioning unit that suited the size of the house. That seemed a bit ridiculous to me. Brookfield had included tiles for kitchens and bathrooms and included granite kitchen countertops. That should give you some idea of the type of home builder they are. Unlike other builders that are trying to squeeze every last penny out of your pocket, this builder seems to be more reasonable relative to the its competitors. I will update this review should anything change but so far so good with this builder. I have experienced quite a few other builders from Seeno Homes to D.R. Horton to Meritage to Pulte. I can honestly say that so far based on my home buying experience that Brookfield surpasses those builders easily. However, we shall see what happens after move-in takes place. It's been a year now that we have been in our home. The customer service over the last year has been very good. All the service items that normally happen when you buy a new home have been taken care of by the builder. We had a big problem with the flooring and they took care of everything. We recently purchased a home with Brookfield, and the whole process was great. We are first time home buyers, so Debra and Danielle from the sales office worked closely with us, answering all of our questions. They were very responsive from the beginning till the closing date. We were updated regularly with the house construction status. Considering both the pandemic and the bad weather over the summer of 2020, we were happy to see that the construction was completed with minimal delays. We had change in lender towards the end, which pushed our closing date by a bit, and Brookfield was quite flexible about this. Thanks Debra and Danielle for helping with this. We have moved in to the new home, and are enjoying it. Ken from the support office has been very responsive after we moved in. We reported a couple of minor issues, which were fixed right away. Overall the house is in good quality, but I had a bad experience with the management team. I had electrician coming to install car charger for me and he mentioned that the wiring was not installed properly. Conduit was only installed in the one of the outlet plate the wiring for the other outlet plate was not installed correctly. This was an extra package I purchased from builder option so I thought it was reasonable for me to contact the management team and ask for a refund. I contacted Alex from the management team. Initially he said he would send an electrician to come out and check to confirm. Then he asked me to send over what my electrician said, which I did. Then in the midst of this he mentioned that I should have had the option to go over where to put the plates and wiring during builder's option selection. I was NOT given that option at all when I was choosing builder's option. Then in the end he just said he talked to the person who did the walkthrough with me and confirmed that plate was installed correctly. So if your customer said something is installed incorrectly in the house, you just go to the same person who did the walkthrough 18 months and take his word for it and done? What happened to sending an electrician to check it out on site? I waited patiently for a week or so each time to get a response from Alex. Each time it is me texting first to get an update. In the end no one came to my house to check and Alex basically refused to consider a refund for something I requested to install but was not installed correctly. Yes it was only a few hundred dollars, but I just don't think it is okay for me to be charged and not get the installation I asked for. This is the customer service experience I had, so even though the overall house quality is good, I do not recommend Brookfield. read more

Problems identified pre purchase during walk through, were not fixed as guaranteed. Now months later with more problems identified including an architectural flaw, only 3 of the 20+ problems have been fixed. From wrong upgraded items put in to poor cabinet craftsmanship, my home feels like it was slapped together. I'm giving Brookfield opportunities to fix things, but even the repairs have been done poorly and caused further issues versus fixing completely. The contractors hired to fix things are also hard to schedule and not given full information on what they are supposed to fix. This is such a frustrating process. This is the 4th builder I've purchased a new construction from, and by far the worst in quality and customer service. The only positive is that everyone has been extremely nice, but this process would be easier if they actually executed on their word versus just continuing to be nice. read more

DO NOT BUY A BROOKFIELD HOME. Brookfield does not stand by their work. Houses are built so fast and there's clearly no attention to detail. I own a home well over $1m I think it is reasonable to expect it to be as close to perfection as possible. Needless to say it was not! From the moment I met with sales I should've turned around. The model was so pretty, it drew me in. Don't be fooled! all those upgrades are NOT even available. They say they'll refer you to the pros who do the build-in's or other custom features, then they tell you they have no clue who did the crown molding or build-in. Initially I am introduced to a foreman of sorts who basically wastes my time trying to convince me that my issues are my imagination. Well if imagined, we wouldn't be having any discussion today! It has been less than a year since I moved into Crown Point by Brookfield Residential. I have had repair people in here from the start, each one with another window I have to spend my time waiting for! First, my crown molding had seams showing and needed to be repainted, my stairs were lose, needed tightened and underneath rail, only half painted! Recess lights in the kitchen coming away from the ceiling. I had chips repaired in brand new cabinets. I've had counters filed and attempted color, and many more. The final straw which prompted this is a rude member of the Brookfield office, Krystall or some other name like this. Completely rude, unprofessional arguing with me about what I know to be true. This final straw is my discolored countertops. I now have a kitchen island with seemingly two different colors not to mention its shotty installation. I cannot implore buyers to beware enough. This is the short list. Less than a year in my home and literally toilet paper holders are falling out of the walls. Brookfield does NOT stand by their work. read more

I am disappointed and disgusted by the greed of this company and their disregard for their employees and contractors. In the height of this crisis I sit in my window and watch every day the numbers of workers side by side, working on new homes which are being built for profit and not to assist in the housing crisis, i.e. low income, homelessness. There are no sanitizing stations present nor have I seen anyone wear a mask, wash their hands or keep a safe distance. Everything that this company says on their website is a farce. Have they not listened to the news and suggestions by our governor? Have they not seen what is going on in Italy? Again, the almighty dollar prevails over the safety of the community. These people are all going home to their families at night and it is only a matter of time before something disastrous happens. It is our social obligation to be safe and protect those around us. The surrounding companies have taken the necessary steps to keep their community safe. This company is not doing its part to help stop the spread of COVID-19. Prior to closing escrow builder was told on many occasions they had the wrong door on my home. I really didn't want to close escrow, we had a rate lock expiring, I had sold my home and was staying in a hotel, no choice but to close. Brookfield said they would handle the garage door issue. Come to find out Framers framed the garage door area wrong, not disclosed to me! Alcal Contracting the sub contractor on the Garage door can't order right parts or measure door for proper usage. They have been out 7 Times since June and is Still My problem. Bottom Line, Poor Customer care and follow up. Sales rep great, Shoreh, Terry, the field guy nice and doing his best. They are only as strong as their weakest link!!!! Someone higher up should be handling this weather they have a new garage door company come in and re install it and the bent framing! Absolutely, obsurd no one can Handle this properly. The crap we have had to go through time and time again and this isn't right, not to mention today I asked my husband to handle it he took off work, guy shows up wrong parts and not all the things to properly Fix this garage door. If I could give Brookfield zero stars I would, no one needs this BS. Buyer Beware and take notes if you move forward with this company. There is more to come if this is not handled ASAP!! read more
