ATTENTION I am writing to formally express my dissatisfaction with my experience while dealing with Jack from HBR Rental. I recently applied for one of their rental properties and regret to inform you that I encountered significant issues that I believe may indicate discriminatory practices. Throughout the application process, I found the communication from HBR Rental to be severely lacking. My application was canceled without any explanation, despite the information on their website indicating a first-come, first-served policy. I was the first tenant to submit my application. I view the property and while I was there jack asked the maintenance guy about my appearance I felt as though I was being subjected to discrimination. Additionally, both my previous landlord and I were asked to provide personal documentation like my landlord's mortgage statement that, in my opinion, should not have been necessary. Due to these troubling experiences, I will be filing a report with the Department of Housing and Urban Development (HUD) to investigate this matter further. Home owners beware!! Well after I wrote this glowing review, I'm sad to report that my latest experience has been a nightmare that ended up costing me 6k in damages done by the tenants. Shotty repairs by Rui Handyman, repeated repairs that were fixed before and costs double the price to homeowner. Did not conduct site visits per the management agreement and the one time the current tenant did submit a report, it was too late and damages were done! Green pool, dead grass, kitchen pergo floor damaged beyond repair, dog poo and uncleaned garage are just a few of the items that I've had to replace or repair. Quoted me 450.00 to fix my brand new gate and it cost 3.00 to replace the bolts. Karen recommend these tenants because they had been property managers and knew them well. This is the second time Karen had her friend's occupying my home and the last time I'll ever use her services again. Tenants submit work orders for little thing like a faucet valve and charge 350.00 for repairs. Then next tenants move in and more repairs are needed after the walk through. It was fixed again, then again. Quoted me 750.00 to replace microwave that only costs 200.00 to replace. This is how they make extra money, because 8% of rent is not enough. Stay away!! read more

Coming from an absolutely terrible property management company to one like HBR rentals really put into perspective a new gold standard on how I think EVERY property management company should operate. HBR gave us a "family business" feel. With people there who genuinely understood, respected, and cared about our families needs. Everyone at HBR was professional, kind, and communicative. The move in and move out process from the beginning was streamlined and convenient. Any maintenance requests or concerns were addressed promptly and professionally. Let me just start by saying if I could give 0 STARS, I would! Renting from them has been a terrible experience. This office is very disorganized. I was told that I would be able to renew my lease for an additional year. Then after I had signed the promissory note stating that I wanted to renew my lease. They came back and said that the owner now wants to do a month-to-month. I stay OK let's do month-to-month and I'm waiting for them to send the month-to-month lease. I get another call saying now that the owner wants to take possession of their property and we have to move at the lease end. Then I was told I could look at some available properties they had since they knew we didn't have a lot of time to find a home. The rep I spoke with told me about a property and I scheduled a viewing. I proactively completed and PAID for the application since the viewing was scheduled for a week away. I then get an email a day before the scheduled viewing stating that it was canceled and Walter telling me that they can't accept applications before the property is viewed so I explained the timing issue and he told me that the property was given to someone else. No refund for the application fee but I figured as much anyway. A month goes by and I find a home to rent and was informed once again by a staff member that it would benefit the owner so they would let me leave at the end of April instead of the end of May which is when my lease ended. I sign a DocuSign notice stating that I planned on leaving 4/30/24. After it was signed and accepted on their end, Walter emails me again stating that even though I signed the move out notice I would still be responsible for paying May's rent. It was until I mentioned getting my attorney involved did they honor my move out date. Now I professionally had the home cleaned. I sent them the receipt. That home was cleaned better than when I moved in however, they said that my cleaning ladies did not clean the sliding door window sill, under the washer and dryer, and the master bedroom window sill so they took an additional $500 out of my deposit to have those 3 items cleaned. There is NO way that little bit of cleaning costed an additional $500 when I paid $500 for the whole house to be cleaned and have videos showing how clean it was. These people are crooks and are petty. Avoid renting from them if you can. Oh and by the way, they said the owner wanted to take possession of their home but when I went there to retrieve a package that was accidentally mailed there, a month and a half later there is still a lockbox on the property. So they are liars as well. Smh!! read more

We have a few properties and know a good quality property manager. Sadly, our HBR was a let down. We chose this company based on reviews. We became dissatisfied with the service. Our home was newly remodeled. We purchased new appliances, carpets, painting etc. We became concerned that there were multiple work orders for misc repairs. Each totally almost our entire reserve of $500. We repaired a few things twice in 2 months . Not to mention other repairs. Keep in mind she uses contractors that charge for driving to the job-site and charge for coming out just to give an estimate. (My experience with other prop managers is they notify you before the repair and the initial fee for driving out is deducted from the cost of the job.) During those 2 years we never saw inside our home as HBR does home inspections. Upon reviewing the HBR Portal - there were no issues reported after the inspections. Due to other concerns with HBR, we decided to end our relationship. When we inspected the property it was infested with cockroaches. We had two pest control companies come out. They pulled out the appliances and 100's of roaches scurried out! (no exaggeration) Both pest companies agreed, these disgusting critters had been there for quite a while. The garage looked like hoarders (fire hazard), and the house smelled stale due to the infestations. I contacted Karen (HBR) sine she recommended this tenant. She not only was not sympathetic, but only explained her company was not responsible to do a final inspection since we were not renewing our contract. If we had known this tenant had brought hoards of roaches to our home, we would not have renewed her lease. We are now facing an eviction. Home owners beware. Here is my recent experience with HBR in 2024. HBR clearly prioritizes its "ongoing business relationship and deals" with its vendors over the vendors' job performance at the expense of the Owner. Some HBR hired vendors are negligent, clueless, careless, and inept. This includes Salco Garden Services and Jasso Housecleaner. A vendor's negligence and failure to perform is a breach of contract by definition. It is as simple as that. This is basic contract 101 which HBR willfully ignores, denies, and evades. No apologies from HBR and its vendors. As far as HBR is concerned, its vendors can do no wrong. HBR insists that its vendors live in a bubble and be shielded from all financial consequences. HBR misguided actions and misrepresentation clearly demonstrates an inherent conflict of interest. This is very disturbing. In the end, the burden rests on the Owner to report such "failures" to HBR, to submit photos, and to provide instructions for HBR to pass on to the vendors. HBR hired vendors are grossly incompetent, and HBR has by default assigned the Owner to be their babysitter. Vendors are hopelessly lost and cannot deliver unless the Owner holds their hands every time. This situation is beyond absurd and pathetic. Finally, HBR is comfortable hiding behind mumble jumbo corporate language to do damage control and make promises of "meeting high standards in the future". What a joke. Such promises are disingenuous, hollow, and meaningless. They are also disrespectful, unprofessional, unethical, and an insult to the Owner's intelligence. HBR and its vendors are delusional, entitled, and lack integrity. As such, the Owner has no confidence in the HBR and its vendors. Where practical, the Owner would opt to hire his own vendors or get the job done by himself. read more

I can't say enough good things about HRB Rentals. We moved to California from Florida and had no where to live as there were so few rentals available and it was the middle of COVID. Karen did everything to get us in a home as fast as possible and put up with all my stressed out calls. While we lived in the property they did everything we needed (luckily very few maintenance issues) quickly and efficiently. Then unfortunately we had to break our lease due to my husband getting a job in GA. I was expecting to lose all our deposit, but all they took was the amount stated in our contract and they re-rented the property within a month. I would recommend HBR to everyone.
