Renaissance Property Management has managed my 3 properties in Tracy and Stockton. John and Jessie did a great job in managing my properties and ensuring all issues got addressed promptly. Jessie got the contractors to help get the repair done properly. She gave me peace of mind so that I can focus on my regular daily jobs and not worry about my rental properties and the tenants. this property managment started ok when we moved in 2021. The fees that kept adding on to our rent, were not worth it. We never received one air filter. We actually just bought our own. But still had to pay the monthly fee for the benefit package of $51 dollars. and then added monthly pet rent. the rent was raised $100 each year. besides that the last year we were there It was nearly impossible to get a response back within a few days. It seems they have three people running the place and they're all on separate pages. Our move out process was horrendous. I could never get a hold of anybody through a phone call. We did not have use of our master bedroom or bathroom for over month because of construction for a leak we had to sleep in the family room with a two-year-old and also being pregnant. No compensation or offer of anything. said we can sleep in there it was fine. but with cement floors and workers dust all over things it was not safe for us or livable. so we broke the lease a month early of our year ending and was charged $700 or else we would be sent to collection agency and on our rental history if we did not. even after doing a walkthrough with the manager he said all was good pointed out what would need to be fixed. as stated in there move out instructions we got the house, professionally cleaned, carpets, professionally cleaned, and landscaping, professionally done. After paying all of that out of my own pocket, they still took $1,900 of my security deposit. and they replaced the carpets which they said they would let me know if they were or not and they never did, so i wasted my money getting them cleaned. they charged me for things that were already "damaged" before we moved in but because it was not written on move in paperwork we got charged. and alot of these issues were normal wear and tear after 4/5 years of living. so i advise anyone who is going to rent from this property management company to video tape everything at move in, document everything you see. they will nickel and dime you to get anything they can out of you. I disputed the charges and they only gave me the $10 back for a toy that was left at the home they were charging to remove a small toy my child left on a shelf. they also made us remove a lawn mower at move out that was left behind from previous tenants, that was even stated in the lease contract, and shown to them, but if we did not pay to get it removed they said they would charge us. please be aware of this company if you are a renter! its completely unfair how they did this to us tue last few months and reaching a human was impossible via phone, and emails took 3-5 days to get a response back with the move out process. i still never received a phone call back the last month when i would call to ask a question. i would get an email response back from three different people on completing different pages. horrible experience and we treated that home like our own. read more

The entire team at Renaissance Property Management has been amazing for the entirety of the 8 years we have been working with them. More recently, we had tenants that had been renting for many years. Within weeks of moving out, Renaissance had our property cleaned, renovated, repaired and ready for the market. In that time frame, they secured new renters. Whenever issues have arisen with our property, Renaissance has always rectified said issues very promptly and professionally. The team handles all communication with utmost expediency and efficiency. The entire staff is always a pleasure to deal with. We are very grateful for the Renaissance team and offer them the highest review. read more

Reliable & responsive! I absolutely love Renaissance Property Management! Last year I rented a duplex in Manteca from them which was perfect at the time. As my family is growing I wanted more space and also wanted to move closer to my job because the commute to the Bay Area is crazy. Liz made that possible for me and my family and we couldn't be more happy! She was more than willing to answer all of my questions at all hours of the day, night and weekends! She even worked with me and my husband due to some bad credit! My family and I love this house! It's it an ideal location and perfect to raise kids! Any time I needed a service request at either property, Renaissance was always ready to get somebody out to my home the very next day. Upon moving out of the duplex, Liz was even kind enough to send me a breakdown of the deductions regarding my security deposit (which I've never had any property management do before). They were fair & there were two items listed that did not apply to me(existing wear & tear). Of course I had pictures to show from the move in If needed...But I let Liz know & she removed it! She has made my move out & move in experience so pleasant. My family & I were in tears when we received the approval within 24 hours of applying. Liz has been a blessing to our family! I am very appreciative of the whole Renaissance property management team they are so easy to do business with, very responsive, family oriented and I would recommend them them to all my friends and family! read more

Renaissance Property Management entrusted a property located in Tracy, CA to my family and I when we were in need of a rental property. The staff and representatives have always treated us with dignity and respect . They have responded to all request for service when needed. Liz has coordinated property related issues with the property owners and ourselves in a timely manner and has always kept us updated on the progress. This company responds to your maintenance issues in a timely manner. I've heard some don't get their full security deposit back, well I did. The company just asks to have the place professionally cleaned and the carpets steamed when you move out. They have been reasonable and professional. read more

I arrived at my rental house in Tracy in October 2022. The 20-year-old house was for the most part in good condition, however the kitchen clearly had not been thoroughly cleaned. The counter tops, center island, and all cabinets were very greasy with little black things, like bits of tar or something, scattered all around. The floor had a few dried up puddles of former liquids. That was OK. No worries. On a Saturday morning, before moving in my things, I thoroughly cleaned all the counter tops, the cabinet doors, and I mopped the floor with bleach water. Good to go. That winter, the heating system would not turn on. It took them 6 weeks to get the system operational. One space heater jacked up the electric bill. In the summer of 2023, the A/C unit almost immediately crapped out. Another couple of weeks without cool air. The first HVAC man, a very capable man, would not fix the broken A/C motor in the attic, because the attic was littered with rat droppings. Well done, Renaissance: clearly NOT "managing" this property. They're simply collecting rent. That is all they concern themselves with. When something needs repairing, it's like stirring up their little ant hill office. "Let me see if the owner is willing to pay for that." The final, very reasonable complaint comes at the move out, September 2023. I kept that house in tip top shape. I damaged nothing. I cleaned regularly. I thoroughly cleaned the kitchen and bathroom on the day when I paid $250 to have the carpets professionally steam cleaned. The place was left better than when I found it. So Renaissance (apparently a rebirth of shadiness), claimed $80 in light bulbs needing replacing, claimed I bent a screen, which I had never touched, and claimed they had to pay $450 to have the house professionally cleaned. They stole $600 from my deposit. Shady. read more

I wrote a glowing, 5-star review for Liz and Renaissance Property Management when I started with them over 4 years ago, and my experience with them has only gotten better. If I could, I would give them a 6-star review, and I certainly should have written one a long time ago. Liz and her team have always been professional, and dealing with them has been beyond pleasant. As a landlord, all issues with the property and/or tenant was brought to my attention in a very timely fashion, and they have dealt with these issues with high urgency and efficiency. I have always wanted to be hands-off as a landlord, and they have made sure this was the case throughout my experience with Renaissance. As I stated in my previous review, Liz and Renaissance Property Management comes with my highest recommendation. read more

I highly recommend Renaissance property management. Liz is very professional always helpful and keeps in contact whenever I need anything. Robert takes care of anything. This review is long overdue! Liz has been managing my property for over 5yrs now. She is responsive and follows through on her word. It may take a little while to get a hold of her but nothing out of the ordinary which requires anything less than a 5* review. Im sure covid has a lot of businesses dealing with staffing and other issues, but Liz has still done a great job. Thank you Liz! read more

I have used Liz Tan (owner of Renaissance Property Management) to manage my three properties in Discovery Bay, California since late 2017. These properties are very nice single family homes in two different gated communities in Contra Costa County near the Sacramento Delta. The homes constitute the vast majority of my retirement assets and I need them to be cared for carefully and diligently. I'm happy to say that Liz does that for me. Liz is always responsive to my questions. We have timely conversations regarding the tenants, what improvements need to be made, and whether we should manage a particular issue one way or another. She always has good input. I am very pleased with the way she has attended to my needs and, especially, to the needs of the tenants. This, of course, is critical to the success of management, that is, keeping both the tenants and the landlords happy, not always an easy job. But Liz seems to accomplish this goal. There are, of course, certain unavoidable conflicts with certain tenants, but even then she does her best to maintain civility and to resolve any issues that come up. She has a good cadre of professionals to handle everything from small handyman matters to major issues such as re-painting, landscaping and furnace and A/C replacement. She took care of what could have been a big problem when a pipe started leaking in a kitchen. She had it resolved and submitted to insurance in a timely way so that we had as little down time as possible. I am very happy with Liz and give her my unreserved two thumbs up! read more

My boyfriend and I have recently started working through Liz and Renaissance Property & have been very pleased. We moved into a brand new place where it was the owners first time renting as well as the companies first time finding everything out about the HOA and such which caused a lot of confusion amongst all parties. There have been some hiccups throughout this process however any time we've had questions/concerns, Liz has been prompt to address them and work with us to find a solution. I would recommend working with Liz!! read more

When we decided to transition from active duty military to civilian life, we wanted to come back home to CA. We decided on settling to Tracy and looked for a rental home to start our lives in. Now, the only hurdle we have is that since we just moved in this new city, we haven't found work yet. I have contacted and explained to other property managements that we have a plan and funds to pay for our rent and job that we are working on. Nobody nice enough to even respond to us at all, NOBODY! We were getting desperate until I saw one rental listing when we were driving around and decided to contact the property. To make this story short, Liz, the property manager contacted us and showed us the place. Explained to her about our situation and within days she called us back and the owners were willing to take us in. We were elated and very grateful for Liz and the owners of this place. We stayed in this rental for almost 7yrs until we finally got our own place. They have great communication with their tenants esp if there's any work needed to be done with the place. I say, you're in great care with this management if ever you're looking for a rental property. read more

This is our current lease that was signed during the pandemic. The email sent to us regarding move out instructions never stated the keys must be returned and the house must be vacant before it could be listed. I attempted to call multiple times to advise you that the house was vacant and can be shown. If we had been advised of the keys needing to be returned first then we would have made sure to get our last few remaining items that were left in the garage out (the rest of the house was emptied, professionally cleaned, and had the carpets cleaned). It was not a miscommunication, it was a lack of communication on your end and inability to answer your phone. read more

I would have this property a Big Fat zero. they are racist and very unprofessional. the story is long but they are very misleading and need to be a lot more professional. the will encourage lots of people to apply for a property just to get an application fee. I don't even think the owners of the properties they are representing know them well .. anyways just be aware that all. read more

I met Liz in 2016 when I found my first rental property in Tracy, CA. She is very friendly, extremely fair, and completely ethical. Liz and her company ensure that your health and safety always remain top priority. Our water heater had busted while we were at work, so we had returned home to water draining out of our garage. Liz was able to have it replaced and installed within 24hours. Renaissance property management has been great to work with. In this market, being able to find a rental property that fits each family's unique requirements, then going through a seamless process to get a rental agreement kicked off is next to impossible. We were looking for a rental property for my family and had to go through a couple other management companies before we came across the Renaissance team. Jessie was amazing to work with! In less than 24 hours after we looked at the rental property, we received an approval email. I particularly appreciated the responsiveness! Thanks to Jessie and her team for going above and beyond! I spent the last weeks of June, until the 21st of July, searching for a 3 bedroom/2 bath home for my little family of 3 kids, my sister, and me. I had to be out of the apartment we were living in by the 25th... I was having a really hard time going against dozens of other applicants...for a single rental! I had never seen a rental market like this! Renaissance Property Management is headed up by Liz, an amazing woman who took me under her protective wing and moved me into a gorgeous duplex in 3 days. We are now within 5 minutes walking distance to the kids' school! There is a pool and all other benefits to our home. It's not a "rental"...as a single mom, Liz helped me find the home where I get to give them a small hometown upbringing all the way through high school and beyond...within walking distance lol. There has been so much love and investment put into this house, I couldn't imagine moving anywhere else for a very long time. Liz is not just a property manager, she's an advocate for her tenants, any repairs are done within 48 hours, and I felt we were being treated like family, rather than just a faceless name on an application. Her company offers online payments, online maintenance requests, and we even signed our lease online! The whole experience has been amazing and I would highly recommend Miss Liz at Renaissance Property Management for any rental needs. Because of Miss Liz, I can provide my little family a beautiful home, with new wooden floors, new plush carpet, and cappuccino colored paint. I am so in love with this place... I'm almost done decorating, and it truly feels like home... I want to raise my kids in this house... I'm finally able to give them the home I've always wanted for them. Thank you Liz! Stacy K. I worked worked with Liz during my relocation to the Bay area from Southern Ca. The best part of working with Liz would be her promptness in responding. From my first communication with her when I was inquiring about the property to her responding to all of my questions during the signing of the lease phase, to responding to small request I had once I moved in, she made herself available throughout it all. Being new to the area she was able to give me good advice about the town I was moving to which I greatly appreciated her honesty and attention to my needs. Also this showed her knowledge of the areas of town in which she works. I thought this was a good company until we moved out. We had the home professional cleaned and they said we didn't. Charged us for items on the property that was not ours. If I could give no stars I would. They made our experience renting from them an absolute nightmare from the very beginning. They have no sense of urgency when it comes to something we needed (such as our upstairs toilet that was leaking for WEEKS) but if they needed anything from us they hounded us and expected us to drop everything to do it immediately. Total slime balls when it comes to saving money. Our house sat cleaned and emptied for WEEKS while we were still paying rent and they made NO ATTEMPT to sell it and never answered their phone when we tried to contact them to get it listed and a new tenant in. Now they're expecting us to pay another whole month of rent. We have emailed the office multiple times and they are essentially just ignoring us now. Still haven't been contacted by the owner ONCE regarding any of our issues. This place is a joke and extremely unprofessional. read more

Quite an experience. Full of disappointments. She conducted her business while spending her quality time in Los Vega. Promises, misrepresentations, and in the end a huge waste of time. I've never experienced anything like this in any business deal. She kept us waiting, scrutinized us in every possible way just to buy time, while our time was running out. Just to enjoy her quality time in Vegas. We eventually stayed in our house, because we ran out of time :( won't recommend her to my enemy. read more

Liz is very unprofessional. 1. She signed me onto a lease and then reazlied that the owner of the house didnt want dogs. So she actually asked a roomate to get rid of their dog after it was already in our contract 2. A tree fell down from a storm. It ruined the neighbors fence, ours, and since she took 2 weeks to even remove the fallen tree it killed the grass in our front lawn. 3. any time there is a maintenance issue it takes a month to get anything done. 4. she actually told a roomate that she thought one of us wasnt a nice person. What professional gossips to their other tenants? 5. she never answers the phone and is also never in her office. i could probbaly keep going. But if your looking to rent a house from her seriously look for someone else because you will be here last priority. read more

Robert was very professional, and a very hard worker. He let us know every step of the way what he was doing, and what needed to be done! We also had Liz checking on us and I really could feel the eagerness she had to make sure we weren't inconvenienced. Jessie was of major help as well, super friendly and helpful in getting things set up for us to move in and so accommodating! We had some plumbing issues our 2nd week moving into the property. I submitted the maintenance request 830pm on a Wednesday and Liz was on top of it! Terrible experience. Liz acted in a totally unprofessional way. She managed my property for 2 years. Initially she seemed competent. Everything fell apart when we moved back into our home. Appliances were broken, the floors were filthy, a bath tub was broken, the walls were dirty and pocketed with large holes, the garden was disgusting and in complete disrepair, fruit trees were dead, rose bushes uprooted. This was all after Liz told us over the phone "You'll be really happy when you get back". No. My wife was in tears. Liz clearly had not even looked at the place prior to handing it back to us. But is got worse. I can understand if she was busy, I'll get her to correct things. No. Every phone call to her was ignored. She was completely unreachable. She never once tried to contact us. Finally after an email exchange she stated that the deposit was returned to the renter. She then had the gall to say nothing more could be done when she had done nothing. I would not wish Liz on my worst enemy. She is unprofessional, lazy and incompetent. Our experience with her was a disaster. It looks like many had the same experience. My recommendation is that you stay well clear of her. read more

Liz tan is very unprofessional, I drove an hour and a half to see an open house at 630 . I was about 15 minutes late and she was gone. And I politely proceeded to tell her that I drove from far away and if that was the deal she should of told me from the beginning and it was very unprofessional.
