this property managment started ok when we moved in 2021. The fees that kept adding on to our rent, were not worth it. We never received one air filter. We actually just bought our own. But still had to pay the monthly fee for the benefit package of $51 dollars. and then added monthly pet rent. the rent was raised $100 each year. besides that the last year we were there It was nearly impossible to get a response back within a few days. It seems they have three people running the place and they're all on separate pages. Our move out process was horrendous. I could never get a hold of anybody through a phone call. We did not have use of our master bedroom or bathroom for over month because of construction for a leak we had to sleep in the family room with a two-year-old and also being pregnant. No compensation or offer of anything. said we can sleep in there it was fine. but with cement floors and workers dust all over things it was not safe for us or livable. so we broke the lease a month early of our year ending and was charged $700 or else we would be sent to collection agency and on our rental history if we did not. even after doing a walkthrough with the manager he said all was good pointed out what would need to be fixed. as stated in there move out instructions we got the house, professionally cleaned, carpets, professionally cleaned, and landscaping, professionally done. After paying all of that out of my own pocket, they still took $1,900 of my security deposit. and they replaced the carpets which they said they would let me know if they were or not and they never did, so i wasted my money getting them cleaned. they charged me for things that were already "damaged" before we moved in but because it was not written on move in paperwork we got charged. and alot of these issues were normal wear and tear after 4/5 years of living. so i advise anyone who is going to rent from this property management company to video tape everything at move in, document everything you see. they will nickel and dime you to get anything they can out of you. I disputed the charges and they only gave me the $10 back for a toy that was left at the home they were charging to remove a small toy my child left on a shelf. they also made us remove a lawn mower at move out that was left behind from previous tenants, that was even stated in the lease contract, and shown to them, but if we did not pay to get it removed they said they would charge us. please be aware of this company if you are a renter! its completely unfair how they did this to us tue last few months and reaching a human was impossible via phone, and emails took 3-5 days to get a response back with the move out process. i still never received a phone call back the last month when i would call to ask a question. i would get an email response back from three different people on completing different pages. horrible experience and we treated that home like our own. read more

Reliable & responsive! I absolutely love Renaissance Property Management! Last year I rented a duplex in Manteca from them which was perfect at the time. As my family is growing I wanted more space and also wanted to move closer to my job because the commute to the Bay Area is crazy. Liz made that possible for me and my family and we couldn't be more happy! She was more than willing to answer all of my questions at all hours of the day, night and weekends! I arrived at my rental house in Tracy in October 2022. The 20-year-old house was for the most part in good condition, however the kitchen clearly had not been thoroughly cleaned. The counter tops, center island, and all cabinets were very greasy with little black things, like bits of tar or something, scattered all around. The floor had a few dried up puddles of former liquids. That was OK. No worries. On a Saturday morning, before moving in my things, I thoroughly cleaned all the counter tops, the cabinet doors, and I mopped the floor with bleach water. Good to go. That winter, the heating system would not turn on. It took them 6 weeks to get the system operational. One space heater jacked up the electric bill. In the summer of 2023, the A/C unit almost immediately crapped out. Another couple of weeks without cool air. The first HVAC man, a very capable man, would not fix the broken A/C motor in the attic, because the attic was littered with rat droppings. Well done, Renaissance: clearly NOT "managing" this property. They're simply collecting rent. That is all they concern themselves with. When something needs repairing, it's like stirring up their little ant hill office. "Let me see if the owner is willing to pay for that." The final, very reasonable complaint comes at the move out, September 2023. I kept that house in tip top shape. I damaged nothing. I cleaned regularly. I thoroughly cleaned the kitchen and bathroom on the day when I paid $250 to have the carpets professionally steam cleaned. The place was left better than when I found it. So Renaissance (apparently a rebirth of shadiness), claimed $80 in light bulbs needing replacing, claimed I bent a screen, which I had never touched, and claimed they had to pay $450 to have the house professionally cleaned. They stole $600 from my deposit. Shady. read more

I have used Liz Tan (owner of Renaissance Property Management) to manage my three properties in Discovery Bay, California since late 2017. These properties are very nice single family homes in two different gated communities in Contra Costa County near the Sacramento Delta. The homes constitute the vast majority of my retirement assets and I need them to be cared for carefully and diligently. I'm happy to say that Liz does that for me. Liz is always responsive to my questions. We have timely conversations regarding the tenants, what improvements need to be made, and whether we should manage a particular issue one way or another. She always has good input. I am very pleased with the way she has attended to my needs and, especially, to the needs of the tenants. This, of course, is critical to the success of management, that is, keeping both the tenants and the landlords happy, not always an easy job. But Liz seems to accomplish this goal. There are, of course, certain unavoidable conflicts with certain tenants, but even then she does her best to maintain civility and to resolve any issues that come up. She has a good cadre of professionals to handle everything from small handyman matters to major issues such as re-painting, landscaping and furnace and A/C replacement. She took care of what could have been a big problem when a pipe started leaking in a kitchen. She had it resolved and submitted to insurance in a timely way so that we had as little down time as possible. I am very happy with Liz and give her my unreserved two thumbs up! read more

When we decided to transition from active duty military to civilian life, we wanted to come back home to CA. We decided on settling to Tracy and looked for a rental home to start our lives in. Now, the only hurdle we have is that since we just moved in this new city, we haven't found work yet. This is our current lease that was signed during the pandemic. The email sent to us regarding move out instructions never stated the keys must be returned and the house must be vacant before it could be listed. I attempted to call multiple times to advise you that the house was vacant and can be shown. If we had been advised of the keys needing to be returned first then we would have made sure to get our last few remaining items that were left in the garage out (the rest of the house was emptied, professionally cleaned, and had the carpets cleaned). It was not a miscommunication, it was a lack of communication on your end and inability to answer your phone. read more

If I could give no stars I would. They made our experience renting from them an absolute nightmare from the very beginning. They have no sense of urgency when it comes to something we needed (such as our upstairs toilet that was leaking for WEEKS) but if they needed anything from us they hounded us and expected us to drop everything to do it immediately. Total slime balls when it comes to saving money. Our house sat cleaned and emptied for WEEKS while we were still paying rent and they made NO ATTEMPT to sell it and never answered their phone when we tried to contact them to get it listed and a new tenant in. Now they're expecting us to pay another whole month of rent. We have emailed the office multiple times and they are essentially just ignoring us now. Liz is very unprofessional. 1. She signed me onto a lease and then reazlied that the owner of the house didnt want dogs. So she actually asked a roomate to get rid of their dog after it was already in our contract 2. A tree fell down from a storm. It ruined the neighbors fence, ours, and since she took 2 weeks to even remove the fallen tree it killed the grass in our front lawn. 3. any time there is a maintenance issue it takes a month to get anything done. 4. she actually told a roomate that she thought one of us wasnt a nice person. What professional gossips to their other tenants? 5. she never answers the phone and is also never in her office. i could probbaly keep going. My boyfriend and I are new tenants (since November of 2017) and and have had nothing but great experiences with Liz and her team. Recently, an unknown problem occurred when there was a gas leak at our house. The second I called Liz, she was sure to send someone out to assess the situation. We recently just moved into a home in Stockton. We did the tour of the home on a Saturday and applied that night. I didn't have access to my paystubs (only accessible from work) and Liz was willing to help us wait until Monday to move forward. They completed the whole application, background and credit check within 1 day we were approved. Jessie was of major help as well, super friendly and helpful in getting things set up for us to move in and so accommodating! We had some plumbing issues our 2nd week moving into the property. I submitted the maintenance request 830pm on a Wednesday and Liz was on top of it! She reached out to the maintenance crew that same night and got someone here at 10am on Thursday to fix our plumbing issue. We were worried since there was the shelter in place but they were prompt and efficient ! read more

Terrible experience. Liz acted in a totally unprofessional way. She managed my property for 2 years. Initially she seemed competent. Everything fell apart when we moved back into our home. Appliances were broken, the floors were filthy, a bath tub was broken, the walls were dirty and pocketed with large holes, the garden was disgusting and in complete disrepair, fruit trees were dead, rose bushes uprooted. This was all after Liz told us over the phone "You'll be really happy when you get back". No. My wife was in tears. Liz clearly had not even looked at the place prior to handing it back to us. But is got worse. I can understand if she was busy, I'll get her to correct things. No. Every phone call to her was ignored. She was completely unreachable. She never once tried to contact us. Finally after an email exchange she stated that the deposit was returned to the renter. She then had the gall to say nothing more could be done when she had done nothing. I would not wish Liz on my worst enemy. She is unprofessional, lazy and incompetent. Our experience with her was a disaster. It looks like many had the same experience. I texted her and called 2x no response until I received a text message about 40 minutes later stating she showed it at 630 to prospect and if they aren't approved she will contact me for showing! And I politely proceeded to tell her that I drove from far away and if that was the deal she should of told me from the beginning and it was very unprofessional.
