this property managment started ok when we moved in 2021. The fees that kept adding on to our rent,…read morewere not worth it. We never received one air filter. We actually just bought our own. But still had to pay the monthly fee for the benefit package of $51 dollars. and then added monthly pet rent. the rent was raised $100 each year. besides that the last year we were there It was nearly impossible to get a response back within a few days. It seems they have three people running the place and they're all on separate pages. Our move out process was horrendous. I could never get a hold of anybody through a phone call. We did not have use of our master bedroom or bathroom for over month because of construction for a leak we had to sleep in the family room with a two-year-old and also being pregnant. No compensation or offer of anything. said we can sleep in there it was fine. but with cement floors and workers dust all over things it was not safe for us or livable. so we broke the lease a month early of our year ending and was charged $700 or else we would be sent to collection agency and on our rental history if we did not. even after doing a walkthrough with the manager he said all was good pointed out what would need to be fixed. as stated in there move out instructions we got the house, professionally cleaned, carpets, professionally cleaned, and landscaping, professionally done. After paying all of that out of my own pocket, they still took $1,900 of my security deposit. and they replaced the carpets which they said they would let me know if they were or not and they never did, so i wasted my money getting them cleaned. they charged me for things that were already "damaged" before we moved in but because it was not written on move in paperwork we got charged. and alot of these issues were normal wear and tear after 4/5 years of living. so i advise anyone who is going to rent from this property management company to video tape everything at move in, document everything you see. they will nickel and dime you to get anything they can out of you. I disputed the charges and they only gave me the $10 back for a toy that was left at the home they were charging to remove a small toy my child left on a shelf. they also made us remove a lawn mower at move out that was left behind from previous tenants, that was even stated in the lease contract, and shown to them, but if we did not pay to get it removed they said they would charge us. please be aware of this company if you are a renter! its completely unfair how they did this to us tue last few months and reaching a human was impossible via phone, and emails took 3-5 days to get a response back with the move out process. i still never received a phone call back the last month when i would call to ask a question. i would get an email response back from three different people on completing different pages. horrible experience and we treated that home like our own.

Bernadette is the WORST and most incompetent manager I have ever come across…read more Without writing a book on all of the issues I've had with her after renting from them for the last year, I'll just say DO NOT USE HER IF YOU DON'T HAVE TO. She has TERRIBLE customer service skills and communication etiquette. She forgets everything. So if you have to use her - DO EVERYTHING THROUGH EMAIL OR TEXT SO YOU HAVE IT IN WRITING. One thing with Klemm that I thought was weird from the beginning, was how you pay rent. There is no way to pay online or have automatic payments. I was told it was something to do with the type of bank account it is - sketchy. But whatever, renting was just going to be temporary. Anyway, I have paid by check every month and have NEVER been late. I have either gone into their office to hand it to them in person or more often than not, put it in the mail slot after hours (because you know, I have a job too). So fast forward to this past weekend. I drove to their office to drop in the mail slot, like always, but there was a sign over the slot saying not to use it. (Ok, well that would have been nice to know ahead of time). It's Saturday, so now I have to wait until Monday to get a hold of anyone. In an email chain I told her I went to pay rent, but I couldn't use the slot and asked if it would be available for use that evening as I would not be able to make it during business hours. Mind you, it's already the 4th and you have until the 5th to pay rent. So IN WRITING she tells me to put it in the mail and they wouldn't charge a late fee because it's already the 4th and they'll let us know when the mail slot is available for use again. Fast forward to the 7th. I get an email and all it says is "...we haven't received your rent check, why?" Excuse me?! First of all, how professional is that! Second of all, we literally just had a conversation about this 3 days ago. Well, considering I can't stand this woman and she rubs me the wrong way EVERY time she speaks, I may have had a snarky response of "I am not the mailman, nor do I work for USPS. I put it in the mail the day you told me to". Sure, that wasn't professional, I get it... but by now, I don't care about professionalism anymore because this woman doesn't have any. She then responds telling me how no one told me to mail the check and how it's my responsibility to have it there by the 5th and if I mailed it on the 4th then it wouldn't have made it by the 5th anyway.. and that I will have to pay a late fee because it has nothing to do with the virus and that I need to cancel that check and bring them a new one. Hahaha ya ok. no one told me to mail it?! (See, that's why you get it in writing) so I responded to her forwarding her own email that explicitly said to mail it and they wouldn't charge a fee - and she's not responded since. This is the type of communication I've had with her for the last year. Ridiculous. As I told her in my email... had they put out a notice to their renters that the option to pay by mail drop was no longer available I would have brought the check earlier than the first, because yes, it is MY responsibility to pay and I knew I would not be available to go to the office during business hours this entire week. But they never put it out. I don't know who really runs that place, because she seems to be on vacation all of the time... but whoever is the big boss, needs to do some house cleaning. Simple communication and professionalism is key. It's really not that hard.

If you are a property owner wishing to make $$$$ on your rentals this is the place for you. They only care about making money and it shows in their listings and the way they treat prospective middle class tenants. The office is SEVERELY understaffed and they have more properties then they can humanly handle. Stacey's true colors showed once I mentioned I saw a bunch of reviews on yelp about people having the same experience I felt they were giving me. She told me " you are threatening me with a yelp review and that makes me not want to serve you but I'm going to anyway". I should have known the hint she was giving after that. They also never asked me or any of the other applicants on my application for any type of identification or copies of such whatsoever, making it seem that they were never serious about us to begin with. Also When I called to ask for my credit report to be emailed, maribel told me I have to come in to get it, that she can't email it. Seriously ???!!! I've had it emailed by my phone company and electric company no problem. All they want to do is give you a hard time it seems. Also I have posted 2 reviews for this place on yelp already and they seem to keep reporting them and having them taken down. Now I'm not sure if they're lying to yelp about content guidelines and saying that these things do not happen ... but these things VERY MUCH did so happen. This office practices rental discrimination. And I'm not about to let yelp or any of the employees in there trying to hide this from the community keep trying to take my review down for content! This place needs to change their practices and not try to brush their shady ways under the rug.

But once I saw both properties in person they were disgusting. One smelled so terrible and the carpet had been cleaned but when you walked on it, it sounded crispy and was clearly very old and should of been replaced. Neither home was repainted and fixtures were old, dirty and busted. Blinds were broken. It's was disappointing. I've rented many different homes and apartments and have never been in one that was this bad. Giving them a chance, I called and asked if maybe they were just waiting until the unit was rented to get it clean and fixed up. The woman on the phone assured me, No. That it was cleaned already and the property came as was. I was shocked. There were toilet stains and grime in the showers. Scuffs all down the walls. Who wants to pay as much as you have to for a 1700+ home and need to all this work before you get settled?! So un professional to leave a home in that way and doesn't really instill confidence in the renter that issues will be fixed timely and taken seriously. I will not be looking with Green Gate any longer for rentals or anything else.

Marianne is so knowledgeable, hardworking, and will fight to the end of the earth for her clients. She also deeply cares for the people she represents. I know she's working in my best interest always. She handled the sale of my mom's home that was within a trust, out of the area, and filled with two generations of stuff. I was an emotional wreck and she came in and guided me through it all. We got over asking, all cash deal within 10 days of going to market. Above and beyond work every day -- from clean up, to prep, to staging, to marketing, to negotiating. I'm just so fortunate to have had Marianne represent me. I can't emphasize enough how hard the whole selling decision was for me. She was patient, we explored various options together. When we ultimately decided the right decision was to sell, she sprang into action and got it done quickly so I could move on from a heartbreaking situation. Her style is uniquely hers. There's no bullshit. Marianne is going to tell it to you straight, but I personally wouldn't want it any other way. I can't say enough great things about Marianne!!! Hire her; you won't regret it.

Everything was fine until the tenant stopped paying, and anyone who has dealt with these issues knows how stressful it can be. Lost and extremely frustrated, I called Marianne after doing some research on Yelp. Marianne was completely calm, confident, and professional. She quickly gathered basic information about us, the property, and the tenant. She informed us that she will be taking over and assured us that we will regain possession of the property. By that evening she had already sent over all the necessary DocuSign's and within the next couple days she was negotiating with the tenant on our behalf. Removing tenants for non-payment is devastating for both parties, so Marianne was firm, but also kind and compassionate. She was able to repossess the home within 15 days, without having to go through the process of an eviction, which was our goal from the beginning. Communication was always very quick, clear, and concise. My husband and I had so many questions since it was our first time going through something like this. She has a very extensive knowledge of real estate, the laws involved, and in general how tenants tend to behave, but she was also very patient and thorough when advising us. As someone that runs her own business and manages 100+ properties, Marianne is obviously a very busy person. I expected her staff to communicate with us after the tenant vacated the property. However, Marianne was our point of contact the entire time, which was very impressive. Marianne did not collect a penny from us during the entire tenant removal process, which really speaks to her confidence in her abilities as a property manager and her generosity as well. She is also well connected in the real estate space as all the references she provided to prepare the property for the next tenant were excellent. Our home was on the market for less than 2 weeks when she presented 2 solid potential tenants. Given how smoothly everything went up until this point, we were completely confident in letting her decide which tenant would suit us best. When we finally got to meet her in person, she told us that she takes care of all her properties like they are her own and after witnessing her work, it's clear that the service she provides is a direct reflection of her genuine passion for real estate and helping people. If you are looking to rent out your property, we absolutely recommend working with a property management group, but specifically, Marianne. Thank you Marianne. We appreciate everything that you have done for us, and we look forward to working with you for a long time!
