This agency will waste your time if you are a renter. They are here for home/property owners and not for tenants. If you are a property owner wishing to make $$$$ on your rentals this is the place for you. They only care about making money and it shows in their listings and the way they treat prospective middle class tenants. The office is SEVERELY understaffed and they have more properties then they can humanly handle. Stacey's true colors showed once I mentioned I saw a bunch of reviews on yelp about people having the same experience I felt they were giving me. She told me " you are threatening me with a yelp review and that makes me not want to serve you but I'm going to anyway". I should have known the hint she was giving after that. They also never asked me or any of the other applicants on my application for any type of identification or copies of such whatsoever, making it seem that they were never serious about us to begin with. Also When I called to ask for my credit report to be emailed, maribel told me I have to come in to get it, that she can't email it. Seriously ???!!! I've had it emailed by my phone company and electric company no problem. All they want to do is give you a hard time it seems. Also I have posted 2 reviews for this place on yelp already and they seem to keep reporting them and having them taken down. Now I'm not sure if they're lying to yelp about content guidelines and saying that these things do not happen ... but these things VERY MUCH did so happen. This office practices rental discrimination. And I'm not about to let yelp or any of the employees in there trying to hide this from the community keep trying to take my review down for content! I've been interested to rent two different homes from this agency. One was a condo and the other a house. The photos online looked great. But once I saw both properties in person they were disgusting. One smelled so terrible and the carpet had been cleaned but when you walked on it, it sounded crispy and was clearly very old and should of been replaced. Neither home was repainted and fixtures were old, dirty and busted. Blinds were broken. It's was disappointing. I've rented many different homes and apartments and have never been in one that was this bad. Giving them a chance, I called and asked if maybe they were just waiting until the unit was rented to get it clean and fixed up. The woman on the phone assured me, No. That it was cleaned already and the property came as was. I was shocked. There were toilet stains and grime in the showers. Scuffs all down the walls. Who wants to pay as much as you have to for a 1700+ home and need to all this work before you get settled?! So un professional to leave a home in that way and doesn't really instill confidence in the renter that issues will be fixed timely and taken seriously. I will not be looking with Green Gate any longer for rentals or anything else. read more

ALWAYS COMMUNICATE IN WRITING. This company is not professional, not transparent, and will straight out lie! In September I was going to be moving to Modesto so I signed a lease with GreenGate, however, before moving in I received notice from my employer that I was being transferred, so I needed to break the contract. I called to ask about the fees, costs, and the process of breaking the lease. All GreenGate said is that I would be financially responsible for the rent until a new tenant signed a lease. I complied and paid the rent and utilities til a new tenant signed. A new tenant was signed within weeks and when I inquired about my deposit they said they would send me my FULL deposit back in 21 days along with a refund for a few days I pre-paid in rent. I asked them to put this in writing via email. I received a vague email about how they would send my deposit back in 21 days but did not include the amounts. In addition they had the wrong property address in the title of the email! (See picture) I noticed how sloppy and vague the email was but being naive I left it alone, never thinking they would have the nerve to lie to me! A free weeks later when I received my security deposit check I noticed they took $700 for what they called a "Breach of Contract" fee, later to clarify they said it was a "Rental Commission" fee. Very upset about the fee we called GreenGate to ask why we weren't told our deposit would be charged. They said they did tell us. We asked to speak to a manager and were told she was busy. When we said they were lying about telling us about the fee, Stacy (the manager, who by the way, was sitting in listening to the call on speaker the whole time) aggressively gets on the phone and says the fee is stated in the contract(see pic of contract) and that they had to charge a commission fee for signing a new tenant. The lease agreement itself is vague when it comes to breach of contract, which is why we called in the first place to find out about fees, costs, etc.!!! Also, they had the new tenant lined up, from the same pool of applicants I was a part of, literally the same day I told them I was breaking the lease! And for that they charged me a $700 rental commission fee! The fee aside, why would they tell me I was getting my full deposit back!?After some back and forth she said we were being argumentative and she literally hung up the phone. Be careful with this company! I recommend to ALWAYS COMMUNICATE IN WRITING! They do not communicate well and their customer service is only good if there is no issue or dispute! I'm sure this Jon B person will respond to this critique and make excuses that what they did was legal and in the contract. He'll say that he knows his staff's ethics and that they would never lie. He'll offer regret for our experience with GreenGate and wish us luck. But he won't take responsibility or ownership for his conniving, rude and unprofessional staff, let alone offer a solution... read more

The property was managed by a woman named Barbara who later turned it over to G.G. The home owner lives in Canada so we dealt solely with G.G. & specifically Stacey. We paid our rent on time and we cared for the property as we would want someone to care for ours if we were renting out our home. We scheduled a pre walk through which was good because they want to turn the property asap- meaning we were the professional cleaners usually paid to clean a property before it is put on the market. The place was spotless when we left and therefore we received a full refund of our deposit. They were easy to reach for maintenance requests and any other questions. read more

If I could leave 0 stars I would. The worst property management company I have every dealt with. We rented for a little over 2 years, always paid rent on time, and very easy tenants. Any time we had an issue it would take them months to get someone to come out and fix the issue or the day of they would call and cancel. They tried to refuse giving us our deposit back even though they had no legal right to keep it since we bought the house we were renting. They are unprofessional and become catty and petty when you get frustrated over their screw ups. Stacy raised her voice at us when we were simply trying to get answers because she wasn't making any sense. She started yelling and became extremely rude which caused my husband to get impatient and raise his voice. I had a ruff time before greengate and needed a chance to get things together for myself. I didn't have great credit but my brother was also living next door through greengate. They have lived there for 4 years I think. With little hassle from greengate. Greengate gave me a chance to rent from them and I have done my best to not ruin that chance. The home I rent wasn't the best condition it's a pretty older house. but the communication and understanding and open mindedness of greengate helped me greatly. They dont hound you unless you're not holding up your end of the agreement. Its almost like you own the home. Lol. You have space and privacy. This place is extremely unprofessional and flakey, I made a appt. to see a rental property 2 weeks in advance, even requested the day off work, and they call the day before and cancel because the property wasn't ready for showing. So we reschedule. I had to switch shifts with a coworker to make the appt work because they didn't have anything on my off days available. The day of the appt they call and say they found someone for the house. I'm so angry right now, this place is extremely inconsiderate to anyone but themselves. These people pretend to be nice amd helpful, but are the worst I have dealt with in Modesto. It is sad too because I waa referred by a friend. I am also going to file a complaint with whomever I can for unfair rental practices it is obvious this business has also paid Yelp to bury similar reviews. They told us two different times they were waiting to,hear from the owner and still didn't not let us know until I called and tried to claim they just found out and this owner took longer than normal. But, every answer or unanswer they had for their process they would change or later based on their convenience. They are obviously only there for owners and treat prospective tenants as if they are derelicts who outta kiss their feet for a chance to turn in an application. It is so obvious they do not comply with fair housing laws and keep taking applications when they know it is already rented. They tell you you can move that ap over to another house you looked at (they tell you you can only apply for one at a time and then take over weeks to let you know), but then when you ask, they say, oh you have to wait until we show the house again and reapply? Oh, You mean so you can claim you are submitting every qualified applicant to the owner at once? But, with the other house you took rolling applications? Then when I asked if we were qualified to rent from Greengate at all, she said, we don't know we leave it up to every owner. What? Who would hire a property management company who doesn't vet anyone and gives you every application? No one. Every answer they had while working with them shows they are just trying to make money on apps and have no heart or concerns for renters in this crazy market. You can read down in Yelp and see where they have treated others like this too and just like the other reviewer stated, we have good credit, rental history and income. Whoever is running this business needs to train personnel on ethics. I recently located here from Texas and called this company with my interest to see one of their properties. 3000sq feet $2000 a month. Rather than setting up a time with me to view the property. I was hit with pre-qualification questions. The agents name was Stacy. Anyways her first question/statement was "You do realize this property has $2000 security deposit right?"... Really? Why would I even be calling in on a property for $2000 a month rent if I couldn't afford it? Her second question "Where do you rent from now and why are you leaving?" Seriously? I own a house in Arizona and Texas. I need a rental for 1 year while my house is being built in Riverbank... Third question she says "I'm showing the property tomorrow to another family at 9:30AM would you like to see it with them?" Is this agent off her rocker? Then she said "I'm having hard time hearing you please call back when your connection is better" and proceeded to hangup on me... Vacancies went down, monthly reports were very detailed, and repairs were handled very professionally - they even kept on my father-in-law's maintenance man. Green Gate has to be one of the worst property managements I have ever gone through. The lack of effort and communication from the employees was the worst. We lived in one of their properties for almost a year. During that time we had windows needing repair since we moved in. Windows with holes in the glass, others which wouldn't open. After multiple attempts they never got back to us to fixing them, until we told them we were going to be moving out. The disrespect from one of the ladies in the office Stacy, was the worst. When trying express my concerns she was nothing but RUDE. She would cut me off when trying to talk and talk down to me like I didn't understand. The office never was on the same page and would always give us the run around. They ripped us off, and only cared about the money never about the property. The property itself was never taken care of properly and we had to spend our own money into fixing it because they did a quick clean up and after the last people vacated. Once we moved we found all the flaws. Broken washer, holes in doors, no rods in closets, no blinds, torn laminate strips, plaster in showers covering holes. Needless to say, I would never refer anyone to their office or properties due to the lack of effort and respect for their office. read more
